Most people won’t notice the main thing Jason Nieuwenhuis loves about his new home. “Right now, I’m really loving the spray-on insulation,” he said one recent and chilly afternoon. “Our electric bills have been 80, 90 bucks a month. It’s fantastic.” Carter, his wife, Amy, and their two children moved in August into their 2,700-square-foot home in the Wynchase addition near NW 164 and MacArthur. They shifted into slightly smaller quarters after living in a 3,000-square-foot home in Antler Farms, near NW 206 and May, for about two years. That slimming-down trend is gathering steam in markets across the country, said Cecil B. Pounds, city manager for D.R. Horton in Oklahoma City. He moved up from San Marcos, Texas, in August to take over the reins here. The company, based in Fort Worth, Texas, is rolling out new floor plans — some simply tweaked and others scaled down for customers like the Nieuwenhuis family. “I think a lot of people are just being a little more conservative

about home buying, and that fits into the idea of what Horton has always been,” he said. “We’ve always been in the first-time buyer home market or a move-up market.” Those new floor plans are taking shape in several neighborhoods, including Johnson Farms near Mustang Road and SW 44

and Hawthorne Place near NW 192 and Pennsylvania. D.R. Horton also is offering new four-bedroom plans as well as “one-and-a-halfstory” plans, which put a single room such as a bedroom or game room upstairs. “That doesn’t take on the whole top of the house,” Pounds said. “It just takes on a portion of it.”

With locations scattered in more than two dozen cities coast to coast, D.R. Horton might be in a particularly good position to judge housing trends. But when it comes to the Oklahoma City-area market, it could have proved to be a disadvantage. The state, it seems, SEE SLIM, PAGE 2F

But Weber is not blind to the disillusionment that continues to color many people’s thinking about real estate, especially those with friends or relatives who’ve faced foreclosure. “Real estate used to be seen as a slam-dunk investment. For many people, it’s no longer viewed as an airtight, wise invest-

For many people, Weber said that saving for a down payment on a home makes sense. Even so, she allowed that many Americans find saving money exceedingly

challenging. To summon the self-control necessary to save, she urges wouldbe homeowners to stay focused on their goal. Celia Brugge, a financial planner with Garrett Planning Network (www. garrettplanningnet work.com), said that despite the fact that Americans are saving more than before, they slip easily into temptation when it comes to discretionary purchases. Brugge urges anyone trying to embark on a savings program for the purchase of a home — or any other major financial goal — to first go through what she calls “the boot camp period.” During this initial phase, she suggests you do an inventory of where your

money has gone during a recent three- to 12-month period. You can do this by reviewing the entries on your checking or credit card statements and then by using paper and pencil to summarize your outlays. Another handy tool for tracking spending that Brugge likes is available though the website of a company called Mint (www.mint.com). Through it’s free software, Mint lets you expedite the budgeting process by easily identifying and organizing your transactions. Once you know where your money is going, it’s time to start making cuts in low-priority categories. To help exercise willpower against out-of-plan expenditures, Brugge urges

would-be homebuyers give up shopping as a recreational activity. She said many people find low-cost social activities — such as inviting friends over for a potluck supper — to be even more gratifying that recreational shopping. In addition, Brugge said many would-be homebuyers can find savings by cutting off their cable TV and instead tuning into free TV options now available through the Internet. To stay on track and accountable for their spending, Brugge advises couples to set regular times — as often as weekly — to allocate 15 minutes or so reporting to each other on their recent spending. Home sales rebounded in 49 states during the fourth quarter with 78 markets experiencing price gains from a year ago, while most of the rest saw price weakness, according to the National Association of Realtors. Total state existinghome sales, including single-family and condo, jumped 15.4 percent to a seasonally adjusted annual rate of 4.8 million in the fourth quarter from 4.16 million in the third quarter, but were 19.5 percent below a peak of 5.97 million in the fourth quarter of 2009. In the fourth quarter, the median existing single-family home price rose in 78 of 152 metropolitan statistical areas from the fourth quarter of 2009, including 10 with double-digit increases; three were unchanged, and 71 areas had price declines. prefers familiar faces. “This is one of the few states that I know of where there’s not a lot of national builders,” said Jim Schuff, president of the Central Oklahoma Home Builders Association. “You can pick up builders’ magazines and look through there, and almost every state, Texas and Kansas and California and all over, they’ve got the national builders — but pretty much not here in Oklahoma.” And that could be why some in the industry might be surprised to see D.R. Horton still standing after five years in Oklahoma. “First of all, you have to have land to build on,” Schuff said. “And you have developers, individuals, who own the majority of the land here, your J.W. Mashburns and your Paul Odoms and guys who own the land. Well, they’re not going to sell to a national chain. These guys are strong enough they’re going to maintain it themselves and develop for the builders they typically sell to.” Still, D.R. Horton has built homes across the metro area. It closed on about 150 homes in 2010, according to Pounds’ estimates, and about 170 the year before. Compared to the rest of the country, housing in Oklahoma is far more affordable, Pounds said. Buyers moving in from other areas are often surprised by how much house their money will buy. “It goes a lot further here,” he said. “There’s no question about it.” Joe Carter, a program analyst at Tinker Air Force Base, said value drew him and his wife, Kim, to D.R.

Horton in 2009. “More bang for your buck, I guess you might call it,” he said. They lived in a 2,700square-foot home in Roselake at NW 178 and Portland for about a year and a half before putting it on the market. D.R. Horton aims to finish their new home in Wynchase in June. “This other one we’re building is a little bit smaller,” he said. “Being attracted to the value and all, I think we bought a little bit bigger house than was actually needed, and my wife was having a hard time keeping up with all of it.” They quickly sold their original house, closing on it Jan. 31. “We bought a little bit smaller one this time around, but we love the house,” he said. And if Pounds has his way, more Oklahoma City-area families will be loving their D.R. Horton homes. “Hopefully, in the next few months we’ll be drawing and expanding, moving out to where we can cover more of the metro,” he said. Though Horton is a national company, it shares a lot with its homegrown competition, Pounds said. “The families are here, our employees are here — Oklahomans,” he said. “We’re hiring local people. We’re hiring folks who are in the market.” And he plans to nestle his company even deeper into Oklahoma City, he said. “Horton is a familyowned business even though it’s a national corporation — it’s still family owned,” he said. “We’re really big into our communities. We like to be involved in our communities.”

Get made in shades DEAR MI-LING: I have some favorite classic lamps but need to replace the shades.You said in your column one should change light shades with the seasons. Where can I find unusual and quality shades? Phyllis H. DEAR PHYLLIS: Finding unusual and highquality shades is not that difficult. You can find them online or by visiting your local lighting center. But before you go on the hunt for the perfect shade, you need to know a few things: First, measure your current shade. Start by measuring the vertical length of the shade on a slant and up and down. Next measure the diameter of the shade at the top and the bottom. It’s always a good idea when possible to take your lamp or shade with you to the store for a perfect fit. Next, determine what type of connection your lamp has to the shade. The most common is a spider with harp. This type of connection screws into the top of the shade and slides into place and locks at the base below the bulb. Another type of connection is Uno. This type is found on smaller lamps. The wiring is attached directly to the socket of the lamp. The third type is a clip-on. Most accent lamps and chandeliers use this

After deciding which type of connection you have, consider all of the styles of lamp shades and stay true to the base but don’t be afraid to change things up a bit. Common styles of shades include: Bell lamp shade. Pleated shades. Classic squared shade. Floor lamp shade. Curved with cut corners. Drum shade. Scalloped shade. Materials for high-quality shades can consist of linen, silk, leather and suede. But you can find velvet, sea grass, embroidered, stamped or printed shades, to name a few. Basically, the sky is the limit. However, before buying a new shade, consider the purpose of the lamp. Do you need good light for reading or just ambient light? Are you trying to use the lamp shades to pop color in the room?

If the shade is too dark, it will block out some of the light, which can affect the total amount of lighting generated in the room. If possible, take your base and test it in the showroom. CHICAGO — Mortgage loan servicers negotiated 1.76 million permanent loan modifications for homeowners last year, but more than two-thirds of them were completed inhouse and not part of the federal government’s Home Affordable Modification Program (HAMP). A year-end report from Hope Now, a private-sector group of mortgage servicers, investors, insurers and nonprofit counselors, showed that mortgage servicers arranged 1.24 million proprietary permanent modifications, compared to the 512,712 modifications begun under the government’s more rigorous HAMP program. In 2009, more than half of the total number of loan modifications made were through HAMP. It’s unclear how many of those permanent in-house modifications received during 2010 are still current. The Treasury Department said one in five homeowners who received a permanent HAMP modification during 2009’s final quarter was at least 60 days delinquent on mortgage payments at the end of 2010. In an indication of the serious difficulties that lie ahead for consumers and the housing market this year, the number of consumers who were at least 60 days behind on their mortgage totaled 2.87 million in December. Still, 60-day loan delinquencies are 30 percent lower than they were at the end of December 2009.
