Remodeling activity remained relatively flat in the first quarter of 2012, as the Remodeling Market Index compiled by the National Association of Home Builders decreased one point to 47 from the upwardly revised 48 in the previous quarter. The overall index combines ratings of current remodeling activity with indicators of future activity. An index below 50 indicates that more remodelers report market activity is lower, compared to the prior quarter, than report it is higher.

The Moore project house, at 2800 SE 38 in Moore’s Seiter Farms addition, was built by Tamie Haworth, Marvin and Shelia Hayworth’s daughter. All that dark wood around the fireplace once was a coffee table the Haworths came across at a garage sale. They are always on the prowl for items they can repurpose in the Haworth homes. An enormous mirror destined for a secondary bathroom has a similar story. And some of the cabinets in the kitchen are painted with art that lends a French country feel to the space. Those, too, started off as something else.

Touch-ups make difference when selling A couple in their mid-50s with grown children are eager to sell their 3,800-square-foot contemporary house in favor of an easyto-maintain apartment nearby. If they could free their equity, they’d have funds to travel the world and pursue their passion for jazz. But after six months and no offers, they’re dispirited. They’ve cut their price twice and now are offering their place — located in a popular suburban neighborhood — for less than similar homes nearby. The agent is urging them to remove furnishings that reflect their quirky tastes, such as the futuristic neon orange sofas in their living room. She wants them to take down art reflecting their favorite pastimes, including a couple dozen posters of jazz artists. And she advises them to pack away the many family photos they have on display. “People buy houses on emotion, not logic or reason. When you have all that personal stuff around, like all your kids’ pictures,

they can’t get beyond that to visualize their own family living there,” said Sid Davis, a longtime real estate broker and author of “A Survival Guide to Selling a Home.” Here are a few pointers for home sellers: I Add style to your home with classy moldings. It’s no surprise that in their model homes, builders make extensive use of decorative interior trim, including crown moldings, chair railings and wainscoting. That’s because these decorative touches give a home a finished quality that exceeds the cost of the work, said Dorcas Helfant, a real estate broker and former president of the National Association of Realtors (www.realtor.org).

“Some people who are truly handy can install their own moldings. But most sellers are better off hiring a trim carpenter. For just a few thousand dollars you can get a tremendous amount of woodwork done by a pro,” Helfant said. I Change the colors of your interior and exterior paint. To maximize the showing appeal of a property, extensive painting could be a key to enhancing salability. For example, Davis strongly recommends that all sellers repaint the front door, the most visible surface of any property. And make sure you repaint any other interior areas where wear is apparent. As a finishing touch, replace the hardware on your kitchen and bathroom cabinets, a move that should cost no more than $50 to $100. I Treat your place to a thorough professional cleaning. “Once you’ve found the right cleaning company, give them a checklist of everything you need done. Among other projects, this should include a deep scouring of

bathroom and kitchen tile to remove mildew and a painstaking cleaning of all the chandeliers and light fixtures. Expect the entire job to cost in the range of $200 to $400, depending on the size of your home,” Davis said. I Make your windows sparkle again. “Screens look a great deal better when they’re clean, as do windows, which sparkle in the sunlight. Remember that the first visuals buyers see when they drive up are very important,” Helfant said. Of course, home sellers can attempt to clean their own windows. But Davis said professionals have the equipment and skills to do a superior job, especially on hardto-reach windows. The cost for professional window cleaning? Q: I have been using Murphy Oil Soap exclusively to clean my kitchen cabinets since they were installed in 2009. Recently sunlight was hitting the two cabinets under my sink, and I was surprised to see streaks and film. I called the place where we got the cabinets, and they recommended Guardsman products, which I am going to try now. But I wondered if you had ever heard of or experienced a problem with Murphy. A: Most kitchen cabinets have a hard factory finish, so when you clean the cabinets, you’re really cleaning the finish, not the wood. Oil soap can leave an oily residue. Although some cabinet manufacturers do recommend Murphy Oil Soap, you might have better luck with a product made specifically for cleaning kitchen cabinets. goes back to the 1960s when builders banded together to highlight southwest Oklahoma City, and the Southwest OKC Home Builders Association eventually joined forces with the Moore Home Builders Association. “It’s a great partnership for both of us,” said Marvin Haworth, who has participated in the showcase for about 25 years. “Both organizations benefit.” For Marvin Haworth Homes, it’s become a three-generation family affair. Shelia is the company’s designer. Tamie Haworth is the building superintendent, and her brother Todd is the residential framer. Their uncle Jerry Haworth works as the company’s trim carpenter, while another uncle, Mel Haworth, runs Western Door and Plywood in Moore, which supplies a

lot of material. Meanwhile, Gene Haworth, the 83-year-old father of Marvin, Jerry and Mel, installs aerobic sewer systems. He, too, started out as a trim carpenter, and Marvin Haworth started out working for him. “I came to Moore in 1960 and went to work at the corner of Main and Telephone Road,” Marvin Haworth said. “There were six builders at the time working in a development called Southgate, and I’ve been in Moore ever since.” He, his brothers — including another brother Mike, who has since died — and their father got into the building business in 1972. “Moore has always been good to work with,” Marvin Haworth said. “But I think Moore has become proactive in bringing business to Moore to where you don’t have to leave the city to get what you need.”

New timelines may speed short sales WASHINGTON — If you’re one of the estimated 11million homeowners burdened with an underwater mortgage, a new federal policy change could be good news. Starting in June, when you want to do a short sale to shed your mortgage debt load and avoid foreclosure, you may not have to wait for months to hear back from your bank when you submit an offer from a potential purchaser. Instead, if your loan is owned or securitized by either of the dominant conventional mortgage market players — Fannie Mae or Freddie Mac — you can expect a response within 30 business days, with a final decision no later than 60 days. If you don’t hear back during the first 30 days, the bank will be required to send you weekly updates telling you precisely where the holdups are and when they are likely to be resolved. None of this is typical of short-sale procedures today. Banks and servicers that don’t comply will face fines and other penalties. The mandatory timelines, which real estate and mortgage industry experts say should speed up what traditionally has been a glacial process, are being imposed by the Federal Housing Finance Agency, the regulatory overseer of Fannie and Freddie in conservatorship. Short sales represent an important alternative to foreclosure, and involve the lender or loan servicer agreeing to accept less than the full amount owed by the borrower.

Though they can be complex and messy and can take anywhere from several months to more than a year to complete, short sales are turning into a mainstay of the real estate market. According to a report from the foreclosure data firm RealtyTrac, short sales jumped by 33 percent in January compared with the same month in 2011.

Step in right direction This trend is welcome, say regulators, but the total time required to complete short sales is still far too long. The 30-day and 60-day mandates address just one of the key points of delay in the process, but regulators promise a series of additional steps in the coming months designed to speed transactions. They include clearer guidelines on borrower eligibility, property valuations, compensation for lenders holding second liens, and mortgage insurance issues. All of these are points of friction that can delay short-sales agreement for weeks or months. Realty agents who specialize in short sales say setting mandatory timelines is a step in the right direction but won’t solve all the problems. The new rules and promises of more “are great if they really

happen,” said broker Erik Berry of Erik Berry and Associates in Sacramento, Calif. Short sales that his firm handles take an average of about six months from start to finish on FannieFreddie loans. But FHA transactions, which will not be affected by the new regulations, average much longer, and sometimes drag on for a year. Berry also is skeptical that banks and servicers will be able to reform their staffing practices quickly enough to meet the compressed timelines even if penalties are imposed. In some cases, he said in an interview, banks switch personnel and negotiators five or six times over the course of a short sale. “You’re dealing with one person one day, and they say, don’t worry, everything’s fine, then suddenly they’re gone, and you never hear from them again,” he said, which can stall a deal for weeks. On top of this, some of the complications inherent in short sales are beyond the control of regulators or banks. For instance, buyers put in offers to purchase but then change their minds, forcing the sellers and brokers to come up with replacement offers, and the bank to reset the clock to analyze the new package. The takeaway for potential short sellers: Be aware of the new moves afoot to streamline the process but don’t expect miracles. Ken Harney’s email address is kenharney@earthlink.net. Fire damage in attic was not disclosed DEAR BARRY: When we bought our home, the inspection report said nothing about damage in the attic. This week, I was in the attic, and one entire wall is scorched wood. What can I do to hold the sellers and the home inspector responsible for not disclosing this damage? Eric DEAR ERIC: The sellers may have a plausible excuse for nondisclosure because the fire may have occurred before they owned the property. The home inspector, on the other hand, appears to have been negligent. Inspection of the attic is standard procedure for a home inspector, if the attic space is accessible. Since you were able to enter the attic, accessibility does not appear to have been a problem unless you had a portly home inspector. You should contact the inspector to get an explanation for this undisclosed condition. Blackened wood from a past fire does not always mean that the wood members are significantly damaged. Therefore, further evaluation of the fire damage is recommended. You should also contact the local authorities to see if a fire report on the property was ever filed. DEAR BARRY: I live in a split-level house, and the upper area will not stay cool no matter how long I run the air conditioner. On hot days, the unit runs almost all day. What can I do to fix this problem? Paul DEAR PAUL: There are a few possibilities. The first is that the air conditioner is in need of service or repair. To check this, place your hand over one of the air registers to see whether the system is producing cold air or simply recirculating the roomtemperature air. Another possibility is that the unit is undersized for your home. Either of these conditions warrant attention by a licensed heating, ventilation and air-conditioning contractor. A third possibility is that your attic is poorly vented or insufficiently insulated or both. In either case, the house could be gaining heat from the exterior faster than the air conditioning can produce cold air. This could cause the system to run continuously. Again, it is recommended that all of these issues be reviewed by a qualified contractor. DEAR BARRY: Before we bought our house our

home inspector recommended service and maintenance of the furnace before close of escrow. The sellers had someone come out to look at it. According to the real estate agent, the system worked, but no maintenance work was done. After moving in, we tried to turn it on, but it was inoperative. Who is responsible now that we have a nonworking furnace — the sellers, the real es-

tate agent or the service worker? Mary DEAR MARY: When the home inspector recommended “service and maintenance,” I assume he meant that this should be done by a licensed contractor. The question is who did the service? If it wasn’t a qualified professional, then the agent and sellers are responsible. If it was a heating, ventilation and air-conditioning contractor, you should contact that person and find out why the system was working then but is not working now. When it seemed like everyone was outfitting their kitchens with granite countertops and Sub-Zero refrigerators, Pam Kueber was on the hunt for steel cabinets. Ten years ago, Kueber and her husband bought a 1951 ranch house in Lenox, Mass., with ugly plastic tiles in the bathroom and a 1970s kitchen that was showing its age. But rather than bringing the house up to date, she wanted to take it back to its mid-20thcentury character. A communications professional with a degree in journalism, she put her reporting skills to work on ferreting out sources of vintage materials to renovate her midcentury home. Five years into her search, she struck gold: a set of aquamarine Geneva steel cabinets in what was once a cooking school run by nuns in New York City. Her experience prompted her to start a blog to share her research with like-minded souls. Today her Retro Renovation blog (www.retrorenova tion.com) attracts about 220,000 readers a month and is the go-to site for homeowners with a passion for restoring midcentury homes. Kueber shares resources and tips on great finds, like the stash of 1960s tile a guy in Mansfield, Ohio, found

recently when he was cleaning out a contractor’s house. “It’s like Whac-AMole,” she said of the constant chase of the latest bonanza. The blog celebrates what Kueber calls “midcentury modest” homes, houses like hers that sprang up across the United States in the wake of World War II. Unlike the chic, glass-walled atomic ranches that are revered as the epitome of midcentury modern style, these are the simpler Colonials, ranches and split levels that housed a much larger segment of the postwar population. Now many of them are housing young homeowners, who can afford their modest prices and appreciate their vintage style. Her blog sometimes addresses high-style midcentury homes, but “I write about pink bathrooms and knotty pine kitchens more,” she said. And more than write about them, she touts their appeal. Indeed, Kueber argues that midcentury modest homes have a lot going for them — high-quality materials, excellent craftsmanship and attractive appearances.
