Guests making their way through this year’s Symphony Show House aren’t just on a tour — they opt to go on a Musical Mystery Tour, as well. Designers have incorporated a musical element into each room of the freshly redecorated Jazz Age Manor at 440 NW 15 in Heritage Hills. Those who want to play along can note on an entry form as they go through for a chance to win two nights at the Skirvin Hilton Hotel in downtown Oklahoma City or four box seats at an Oklahoma City Philharmonic performance next season. it’s really causing everyone to take a step back and really look at the room,” she said. And there’s a lot to take in with a tour area covering two floors, a basement, outdoor areas and what once was a carriage house out back. The stately Englishstyle mansion was built in 1925, the year F. Scott Fitzgerald published “The Great Gatsby” and unleashed the “roaring ’20s” sensibilities on the literary world. Age and wear were beginning to catch up with the old house by the time thoracic surgeon Marvin Peyton and his wife, Sandra, bought it in 1983. According to the show house guide book, the Peytons spent three years restoring its arched windows and slate roof, replacing wooden floors, renovating a bathroom and the master suite, enclosing SEE SHOW HOUSE, PAGE 2F

Tips on deciding to prepay a mortgage Americans have built an addition onto the dream of homeownership. Due to economic uncertainties, more people now crave ownership of their property “free and clear” of mortgage debt. Few have the cash to pay off a home loan in one lump sum. But many are attempting to make extra payments to principal to shorten the term of their mortgage. “People have a growing aversion to debt. So there’s a trend toward wiping out mortgage debt as quickly as possible,” said Bruce Hahn, president of the American Homeowners Foundation, a consumer education group (www. americanhomeowners.org). There’s more than one way to knock off mortgage debt before the term of a loan ends. Those who receive a windfall — perhaps through an inheritance — can sometimes pay off the full mortgage all at once. But most prepayers simply make extra payments each month. That way they could cut the payoff time on their mortgage from, say 30 years to 15. Hahn said the pros and cons of

mortgage prepayment depend on the circumstances for the homeowners involved. Considerations include age, income, expenses, job stability, how long the owners plan to live in their home and their investment philosophy. Here are a few tips for homeowners thinking about prepayment: I Take all the pros into account. Besides the savings you can enjoy from reduced interest charges, one obvious benefit of paying off a mortgage early is that your living expenses will decrease once your home is paid off. That means you’ll free up funds to use for other, perhaps more fun purposes. Prepayment often makes the most sense for homeowners with a mortgage rate well above the

prevailing market rate, though another option for such owners would be to refinance. But even those with a low current rate could be justified in prepaying their home loan — assuming they recently took out the mortgage. “Full ownership of your house gives you a tangible asset with a bundle of values. You can live in the house, borrow against it, sell it or rent it out,” said Barry Zigas, director of housing policy for the Consumer Federation of America, a Washington, D.C.-based advocacy group (www.consumerfed. org). Does it make sense from an investment standpoint to prepay your home loan? Most homeowners whose properties have lost value in recent years are skeptical. But Zigas said that in the near future a modest level of appreciation is possible. I Don’t overlook the negatives. “A house is a less liquid asset than money in a savings account. You don’t want to sink all of your funds into the house. You might need liquid savings in case of a

catastrophic medical expense or some other crisis,” Hahn said. While prepayment may make sense for older couples, Hahn said many families with young children have a greater need for cash to keep up with current expenses, such as day care and educational costs. Thus it may make sense to keep mortgage payments as low as possible in such cases. I Carefully calculate how much extra it would cost for prepayment. One good way to find out how much your prepayment plans would cost on a monthly basis is to use one of the free mortgage calculators now available online. Two of the websites that offer these are: www.hsh.com and www.bankrate.com. Any homeowner can stop voluntary prepayments to principal at any time. It’s intended as a sort of mentor-onpaper, offering tips and guidance that can benefit woodworkers of all skill levels. a sun porch, revamping the landscaping and adding amenities such as a pool and spa. And then, right after showing off their work in a neighborhood home tour, a faucet leak flooded the home and forced them to do some of the work all over again. The Peytons lived in the house 28 years, raising two children there, before putting it on the market in 2011 and moving to smaller, more manageable quarters in Edmond. “I’m excited to see what it’s going to be,” Sandra Peyton said as designers prepared to move in and get to work in February. “I can’t say it’s not sentimental for us to leave, but we know we’ve made the right decision.” That was three months ago. Now, the Jazz Age Manor looks much the same on the outside with its intricate brickwork and arched doorways. Step through the front door, though, and magic unfolds. The Salle D’Attente — the English-inspired entry hall designed by J. Mark Taylor of Traditions Fine Furniture and Design in Edmond — seems to capture the sunlight in its very walls, and Taylor manages to do the same in the nearby formal-but-cozy Grand Salon. Mood smoothly shifts from room to room, easing, for example, for the pink-and-ruffled fantasy of The Secret Garden, a girl’s bedroom upstairs designed by Debbie Francis and Dian Sill, of Room to Dream of Oklahoma City, to the bold, industrialtoned boy’s bedroom designed by the University of Oklahoma’s Department of Design-Interior Design. There, bugs preserved under glass grace the walls, and old organ pipes have been transformed into hanging lights by the bed. G.I. Joe figures stand at the ready on a toy shelf near the door. “It’s very simply done, and yet it’s just like you could come in here and you could just feel a little boy living in here,” Minter said. Some rooms offered challenges, such as the

into a tribute to Elizabeth Taylor, the violet-eyed actress who died in 2011. Her picture graces the vanity, flanked by two of her signature colognes, and touches of purple — including an ottoman in the middle — provide sharp contrast to the silvery, glittering palette dominating the space. The theme continues in the adjacent master closet, where furs help further capture the glamour. “They did a lot of research,” Minter said.

All about the music But at the end of the day, it’s about the philharmonic, the music and the opportunities to share it with the public. That comes down to 19 educational programs, five or six fundraising events per year and four general membership meetings for the orchestra league, league President Rhonda White said. “So it’s like planning a large party once a month for a year, and then culminating here where we have a party every night.”

Purchasers are wise to get energy audits WASHINGTON — It may be the best-kept secret in home real estate: For a couple of hundred dollars, a potential buyer thinking about writing a contract on an existing house can ask for a formal energy audit along with the standard inspection clause. That audit, in turn, can save the buyer thousands of dollars in future operating costs, and pinpoint the specific features of the house that need correction to improve efficiency. It might also be a tipoff to a sobering reality: This house is an energy guzzler. Either the asking price comes down, the seller fixes the problems, or I walk. Though energy audits have been available to consumers for years — the best known is the socalled “HERS” (Home Energy Rating System) — virtually nobody in the real estate field promotes them to buyers. Of the 120,000 HERS audits completed last year in the country, according to experts, just 12,000 were done on existing houses, a trivial number in a market with 4.5 million resales. The rest were performed on newly built homes. Since energy costs rank high on the list of ongoing expenses for many homeowners, and multiple studies have demonstrated that energy-efficiency renovations more than pay for themselves in utilities savings, why aren’t more audits performed? In an era of $4-a-gallon gas and autos that are marketed on the basis of their low fuel consumption, shouldn’t buyers know about the operating costs of the houses they are bidding on? Shouldn’t energy audit contingency clauses in purchase contracts be as commonplace as home inspection clauses? Realty agents who primarily list houses and represent sellers say buyers hardly ever ask for them. Nor do sellers, who prefer to avoid giving purchasers ammunition to make lower offers during negotiations or costly demands for repairs before closing. Even real estate agents who carry the “EcoBroker” green designation — described on the EcoBroker website as “the premier green designation for real estate professionals” — don’t necessarily push the subject. Frances Vernon, an EcoBroker with Dilbeck Real Estate Real Living in La Caqada, Calif., said in an interview that she’s “never been asked by a buyer or seller” to order a HERS energy audit on a house. “It’s just not done

here. It’s not a pressing issue,” Vernon said. June Gardner, an EcoBroker with the Evers & Co. realty firm in Washington, D.C., said, “It’s not on people’s minds really. They’re much more worried about mold or radon and lead paint” — the sort of defects that standard home inspections turn up. Of four EcoBroker designees randomly selected for interviews around the country, only one said he regularly recommends energy audits to both sellers and purchasers, and finds that they help sell houses — even raise prices — rather than wrecking deals. Leland DiMeco, owner and principal broker of Boston Green Realty LLC, said that although not all clients opt for one, “I do bring it to the table” with everyone. “It just makes sense. Most buyers want to feel comfortable that they’ve done their due diligence and know what they’re getting.” Even sellers are warming to the idea. DiMeco recently made the energy audit pitch to a seller of an 87-year-old New England Colonial that had significant energy leakage and efficiency problems. The seller agreed to do a HERS audit, then spent money putting spray cellulose insulation in the attic, replacing the leakiest windows, upgrading interior lighting and replacing some low-effi-

ciency appliances. The result: Shoppers loved seeing the energy audit, the upgrades and the seller’s full disclosures. The house sold six days after listing for $50,000 more than any nearby, energy-wasting comparables. Doing the HERS audit “turned out to be a great marketing benefit for the sellers,” said DiMeco, even though they needed some convincing up front. Steve Baden, executive director of RESNET, the organization that trains and certifies inspectors conducting HERS audits, said that although the “adoption rate” on existing homes “has been low,” builders of new homes have been enthusiastic. Forty percent of all new homes constructed in the country now get HERS audits and scores, he said. About 4,000 auditors are now certified to conduct HERS studies. They can be found along with information on contractors to do energy efficiency improvements at www. RESNET.us. Equally important to homebuyers, Baden said, is that RESNET has negotiated agreements with two of the largest home inspection networks to begin offering lower-cost energy efficiency surveys and performance audits as add-ons to standard inspections. Once this becomes commonplace, there may be little need for separate contract contingencies for energy. Energy efficiency will just be part of the package. ATLANTA — There are many reasons to go green, whether building a new home or renovating an existing one. You’ll save money when you make your systems function more efficiently, and you’ll have a warm glow of satisfaction at saving the planet one solar water heater at a time. A beautifully seductive billboard for the merits of green building is the striking house that HGTV built sits on a hill in the 1,000acre Serenbe neighbor of Chattahoochee Hills, Ga., 30 minutes from Hartsfield-Jackson International Airport. The three-bedroom, 2½-bath home will be awarded to one lucky sweepstakes winner in late June and is open for public tours through June 24. houses trying to be green, it’s a whole community,” Barcik said. With the economy affecting the way people think of home buying, there have been philosophical shifts that will impact the green movement. One of the key green features of the HGTV home is its size. “Building smaller is the best green thing to do,” Kemp said. “I would say that the one thing we pushed in this home was challenging how much space we really need. Having a maximum-efficiency geothermal system and you’re still heating and cooling 5,000-6,000 square feet? If you can live the same way in 3,000 or 2,000 square feet, then you have gone way beyond anything you can do with any particular system.” What contractors, designers and architects recommend most often is that homeowners spend a little money up front in building or renovating a home, for greater cost savings and quality of life.

Green building tips Barcik offered these green building tips. I Take your site into account and how rain flow, wind and orientation will impact heating, cooling and irrigation around your home. I Consider setting up your home for solar power even if you don’t plan on using it right away.

AT&T enters home security, automation services THE ASSOCIATED PRESS

NEW YORK — AT&T Inc. will start selling home automation and security services nationwide, taking on incumbents led by Tyco International Ltd.’s ADT. The installations and services will be sold in AT&T stores, starting with a trial this summer in Dallas and Atlanta. Several of AT&T’s competitors, including cable TV company Comcast Corp. and phone company Verizon Communications Inc., have ventured into the home automation and security field. Dallasbased AT&T is showing more ambition

with its stated goal of selling nationwide, rather than sticking to its landline service territory, as Verizon does. Steven Winoker, an analyst at Sanford Bernstein, said about 23 percent of U.S. homes have security systems, so there’s plenty of room to grow. Even fewer have automation systems for controlling appliances, lights, heating and cooling. The biggest player in the field is ADT, but it has only 25 percent of the market. It’s a very profitable business, Winoker said, but it’s not big enough to significantly affect the earnings of a company of AT&T’s size even if it’s successful, given

The roofer said the inspection report was worthless. Does the wording in the report absolve the inspector of liability? Douglas DEAR DOUGLAS: Most roofs can be reasonably inspected without walking on the surface. If it is a one-story roof, the inspector can go around the building with a ladder, placing it against the eaves in various locations, to view as much of the roof as possible. In most cases, this enables the inspector to see visible defects. If the roof is on a twostory building, it is often possible to see defects by using high-powered binoculars. If neither of these options was exercised, then your home inspector was not sufficiently motivated to find defects and was not doing a professional-quality job. In this case, however, alternative viewing methods were not necessary since you and your contractor were able to walk on the roof. Unfortunately, the fact that you waited until you had purchased the property before calling a roofing contractor weakens your claim against the inspector. If you had followed the advice in the inspection report and had called a roofing contractor before closing the deal, you could have known the condition of the roof in a timely manner. The bottom line is that the roof defects could have
