DALLAS — Long before granite and stainless-steel dominated kitchens, chrome mixed with high-gloss, playful color was the look. These kitchens and their appliances of years past have droves of fans. The owners of vintage appliances are a proud lot, quick to show off a refrigerator’s special features, discuss the steps they take to keep a stove shiny or share a charming story about a previous owner. Many aren’t afraid to fiddle with this or that part to get their equipment back in prime working order, and the ones who leave repairs to the experts have had little trouble finding a professional to get their appliances humming once more. While all of the vintage appliances we found are in older homes, there are plenty of collectors who put vintage appliances or reproductions in new construction. Meet three homeowners who live with appliances that have sailed past the half-century mark.

1950s-era Chambers high-back stove. The proud owners: Van and Elsa Moushegian of northwest Dallas. Its colorful past: When the Moushegians bought their house, the seller was sure to tell them about how, when he was a boy, his father gave his mother the stove to mark a special occasion. The seller had moved the stove to a couple of other houses but didn’t have a place to take it to the next, so it stayed and became the Moushegians.’ Bells and whistles: Instead of four burners, the stove has three. In the place where the fourth would go is a deep well, which works like a built-in slow cooker. “I’ll do tamales or beans in there,” Elsa said. “I can put them in before I go to bed and cook them overnight or start cooking them before I go to work in the morning.” There’s also a broiler and griddle. The oven has a retained-heat cooking option that the Moushegians rave about.

Fannie Mae clarifies credit report rules WASHINGTON — Despite earlier reports to the contrary, it turns out that your mortgage lender will not have to pull a second full credit report on you hours before closing on your home purchase or refinancing. In a clarification of a policy announced earlier this year, mortgage giant Fannie Mae now says that applicants will need to come clean about any debts they’ve incurred since they submitted their mortgage application — or debts they never disclosed during the application. But a formal pre-closing credit report will not be mandatory to confirm their creditworthiness. Instead, loan officers can use other techniques to verify that you haven’t financed a new car, taken

out a personal loan or even applied for new credit in any amount that might make it more difficult for you to afford your monthly mortgage payments. Among the techniques Fannie expects lenders to use on all applicants: commercial or in-house frauddetection systems that have the capability of tracking applicants’ credit files from the day their loan request is approved to the moment of closing. curred after mortgage applications? It’s mainly because Fannie and others have picked up on a key type of consumer behavior pattern that has helped trigger big losses for the mortgage industry in recent years: Some buyers and refinancers hold off on creating new credit accounts until they’ve cleared strict underwriting tests on the debt-to-income ratios and been approved for a loan. Then they splurge. Additional debt loads can run into the tens of thousands of dollars, executives in the mortgage and credit industries say. Had those new accounts been present on their credit files at application, borrowers might have been turned down for the mortgage, or required to

make a larger down payment or pay a higher interest rate. Fannie’s new policy puts the burden of detecting these debts squarely on lenders’ or loan officers’ shoulders. Whether they pull additional credit reports — still an option allowed under the revised policy — or use some form of monitoring service, lenders must guarantee that the debt loads stated in any mortgage package submitted for purchase by Fannie Mae are scrupulously accurate as of the moment of final closing. If not, the lender likely will be forced to endure the most painful form of punishment in the financial industry: a forced “buyback” of the entire mortgage from Fannie Mae. What does this mean for

you if you’re planning to finance a home purchase or refinance your existing mortgage into one with a lower interest rate? Tops on the list: Be aware that sophisticated new credit surveillance systems are being placed into operation in the mortgage industry. Next, try not to inquire about, shop for or take on new credit obligations during the so-called quiet period between your application and the scheduled closing. Count of underwater mortgages falls BY THE ASSOCIATED PRESS

LOS ANGELES — Foreclosures are helping to thin the ranks of U.S. homes with mortgages that exceed what the properties are worth, new data shows. Real estate data provider CoreLogic said there were 11 million homes with so-called underwater mortgages at the end of June. That’s down from 11.2 million at the end of March and represents the second consecutive quarterly decline. The number of underwater mortgages typically rises when home prices are falling. The majority of the underwater mortgages are concentrated in five

states: Nevada, Arizona, Florida, Michigan and California, CoreLogic said. Among those, Nevada had the highest rate at the end of June, with 68 percent of its residential mortgages underwater. In Arizona, half of the home mortgages were underwater. In Florida, it was 46 percent. In Michigan, the rate was 38 percent, while in California it was 33 percent. Foreclosures, rather than rising home prices, accounted primarily for the declines. “They basically were just flushed out of the system,” said Sam Khater, CoreLogic’s senior economist. “There is a small decline and that’s

good news. The bad news is it’s occurring via foreclosures.” The higher the number of homes with underwater mortgages, the greater the probability of more defaults. In all, 23 percent of U.S. homes with mortgages were underwater at the end of June. Another 2.4 percent of homeowners with a mortgage had less than 5 percent equity in their home, making them more likely to end up underwater if home prices drop to a lower level. The total number of underwater mortgages represent roughly $2.9 trillion in mortgage debt, according to the firm.

After preheating the oven at a very high heat, such as 500 F, they’ll put a roast or some other type of meat in and keep it on for about 20 minutes before turning it off. The meat stays in the oven and the door stays shut for several hours. “Steam comes out when you open the oven,” Van said. “Because it’s so wellinsulated, it all comes out steaming and supertender.” Up and running: “The real beauty of the stove is the way that it’s so easy to clean — it all comes apart so easy,” Van said. Sticking with vintage: “The first time I saw it, I thought it was just decoration. I didn’t realize it would still work,” Elsa said. Once she started cooking on it, it was love. “It cooks better, and I’m happier with this stove than I was my previous modern one.”

Its colorful past: Lee Higginbotham inherited the pink appliances when he bought the 1957 house from a friend’s grandmother in the ’80s. It was a model home when the neighborhood was first developed. The pink sets the tone of the entire kitchen; Melissa’s mother, an artist, painted the cabinets to complement the pastel appliances. Bells and whistles: “It was the latest and greatest that 1957 had to offer,” Lee Higginbotham said. The refrigerator features a foot pedal beneath the door that opens the door for cooks who have their hands full. The pastel appliance, complete with turquoise lining, has a copper lazy Susan for shelves, and the shelf height is adjustable. Up and running: Though the oven is 30 to 50 degrees off and its clock no longer works, the Higginbothams have learned to adjust. The fridge, which Lee’s partial to, has required only normal maintenance, he said.

Bells and whistles: The maker of the vintage vacuum, Electrolux, keeps up with the Kauffmans and calls to schedule regular in-home tune-ups and to sell replacement bags. The Electrolux folks have replaced the vacuum’s retractable cord. The stove, with a couple of storage drawers, electrical outlets and a lamp on the high back, also features a griddle. There’s also a “grillevator,” which lets you adjust how close you want your broiler pan to the flame. Under each burner is a crumb tray that slides out from the front for easy cleanup. Up and running: “The inner workings of a stove haven’t changed much in the last 50 years,” Mitchell said. Anything that has gone wrong with the stove has been easy to fix, he said. Sticking with vintage: Vintage goes with the look of the Kauffmans’ bungalow, and while there have been plenty of updates, they like the way their vintage appliances fit in. “At the end of the day, you’re just cooking over a flame,” said Mitchell, a restaurateur. “There’s not much difference cooking over a flame coming out of a Viking versus a flame coming out of my O’Keefe & Merritt.”

That includes defrosting it every so often and cleaning the back coils. Sticking with vintage: Lee said he’ll cry the day the fridge no longer works. He keeps an even older fridge, which isn’t running, in case he needs to mine it for parts for his beloved pink GE. The Higginbothams have a thing for vintage, but only in the kitchen. “We had no problem replacing our pink bathroom,” Melissa said. They have a few other pink-and-copper vintage accessories for the kitchen, including the canister set that came with the house, a cake carrier and an ice crusher.

Selling the empty nest can be liberating Are you a midlife woman with college-age children who’s recently become divorced or widowed? Would you like to reinvent your life but are confused about how the family home fits in with your plans? If so, you have lots of company in your conundrum, including many single women also living alone in the homes where they raised their kids, said Connie Cusick, a life coach who counts many such women among her clients. For women whose lives have been centered on their children for many years, keeping the big family house gives them a sense of preserving the past.

They realize that it’s much better to have a big life than a big house,” Cusick said. Mark Nash, a real estate broker and author of “1001

Tips for Buying and Selling a Home,” said that while selling the family home is the best choice for many single women who’ve become empty nesters, it’s not the right plan for all. Here are a few pointers for women with grown children who are trying to chart their housing plans: Tackle the money issues around your decision first. Given the continuing twists and turns of the economy, many households have suffered an income decline or, worse, a job loss. Moreover, many have lost home equity, which complicates any plans for refinancing or selling their property.

Because there are now so many obstacles facing those making financial decisions, Nash suggests they consult a trusted financial planner or tax accountant before moving forward. Before you visit your adviser’s office, Nash encourages you to spend time with your checkbook and credit card statements to determine exactly how much your house is costing you. Chart your housing moves in context with a holistic “life plan.” Frequently, people see their real estate choices in isolation from the larger issues of their lives, said Michael Knight, a financial planner affiliated with the

Garrett Planning Network (www.garrettplanningnetwork.com). But he says all major financial decisions should be made with your lifestyle preferences in mind. To be sure, many newly single women who own a family home have no choice but to sell, perhaps due to a divorce decree or simply to maintain their standard of living. But others aren’t compelled to downsize due to financial imperatives. Ease into your plan of action rather than rushing forward. Nash, like many veterans of the real estate business, knows it can be a mistake to hurry into a

home sale soon after a lifechanging event, such as the death of a spouse or a marital breakup. For many women, this can be an especially traumatic period if it occurs around the time their children are leaving for college or other endeavors. That’s why he advises those going through a major life transition to wait at least one year before deciding whether to hold or sell their place. “If time allows, postpone any big housing moves until the dust has settled on your life,” Nash said. SAN FRANCISCO — When Karol Enferadi finally received a contract for her home-loan modification, she wrote “rejected” on it in large letters and mailed it back to Wells Fargo. Under the contract, the 65-year-old’s monthly payments would have been reduced for several years, but then eventually her payments would have jumped higher than her current monthly payment — and she didn’t foresee her income increasing accordingly. “I was in total shock and total disbelief about what this contract was all about,” Enferadi said. “Where do they miraculously think I’m going to get this huge increase in income between age 65 and 70?” Many homeowners say they have been struggling with getting their loan modified through the federal government’s Home Affordable Modification Program since it began in April 2009. Nearly half of applicants have dropped out of the program since it began in March 2009, the Treasury Department said. Banks have been swamped with an influx of applications and have been struggling to adapt to new federal standards, said Joe Ohayon, senior vice president of community relations for Wells Fargo Home Mortgage. “It really transformed how home-loan servicers review applications,” Ohayon said. “It was not such a simple change for the mortgage industry. Just the volume of cus-

tomers in distress was something the industry had to adjust to. I think that led to some issues.” Banks like Wells Fargo have responded by ramping up staffing to accommodate the volume of applications and adapting new technology to minimize multiple requests for documents. And in response to complaints from customers who said they were getting bounced between departments, Wells Fargo also started a oneon-one program in which one agent is assigned to a case so homeowners have one point of contact. Ohayon said the industry is continuing to adapt to HAMP standards and homeowners seeking a loan modification should be persistent and patient, and should not hesitate to contact their servicer. In June, about 166,000 homeowners were still in limbo after having waited six or more months in a trial period that was de-

signed to last three months, according to the federal data. Mortgage holders such as Enferadi have learned hard lessons in the process and have advice and warnings to those just starting their application. MarketWatch worked with ProPublica, a nonprofit news organization, to find homeowners participating in HAMP, including Enfe-

radi. These homeowners said the process of modifying a

loan is often time-consuming and frustrating, but staying organized and

Foreclosures drop, but new delinquencies rise BY AMY HOAK MarketWatch

CHICAGO — The percentage of homes somewhere in the foreclosure process fell in the second quarter, the first drop since 2006 and the largest quarter-toquarter drop since 2005, the Mortgage Bankers Association said. Still, the Washingtonbased group’s quarterly delinquency report showed that short-term delinquencies are on the rise — a foreboding number that could signal more foreclosures in the future. The percentage of mortgage loans somewhere in the foreclosure process was 4.57 percent in the second quarter, down from 4.63 percent in the first quarter. The latest percentage is still up from a 4.3-percent rate a year ago. However, the proportion of home loans one payment behind is 3.51 percent, said Jay Brinkmann, the bankers association’s chief economist. This percentage peaked in the first quarter of 2009 at 3.77 percent, before falling to 3.31 percent by the end of 2009. Brinkmann cited two reasons why some mortgage holders are falling behind: “First, 30-day delinquencies are very closely tied to first-time claims for unemployment insurance.

The number of first-time claims fell through most of 2009 but leveled off in 2010 and have started to rise again. This increase in unemployment directly impacts mortgage delinquencies. Second, some percentage of the loans modified over the past several years have become delinquent again because those borrowers, by definition, have weak credit.” It will take a strong recovery in employment for there to be a permanent improvement in delinquencies, he said. While the percentage of 30-day delinquencies is on the rise, the percentage of mortgages 90 days or more past due has fallen, Brinkmann said. The so-called serious delinquency rate — or mortgages that are 90 days or more past due or in the process of foreclosure — was 9.11 percent in the second quarter, down from

9.54 percent in the first quarter. “Working through longterm problems is good news,” he said in a phone interview. “That being said, the hurdle for good news is pretty low these days.” There are at a couple of possible reasons why foreclosures fell in the second quarter. For one, a tax credit acted as an incentive for many buyers during that time — allowing more people to buy homes from distressed homeowners who needed to sell to avoid foreclosure, Brinkmann said. He also noted the increase in short sales; in a short sale, the homeowner sells the home for less than the amount of the mortgage balance with the permission of the lender, in an attempt to avoid a foreclosure. Regal Duke Chapel celebrates 75 years When traveling or visiting friends and family, I like to tour buildings and view architectural landmarks that I can incorporate into my columns. Recently, I have been spending a lot of time in North Carolina and I wanted to share a special building that is celebrating 75 years of serving the student body and the Durham community. On the campuses of Duke University you’ll find an architecturally diverse array of structures, from Georgian, Modern to Gothic Revival. But one building that stands out and rises above the rest is the Duke Chapel. Located on West campus, this sanctuary is an exquisite example of neoGothic architecture in the English style, characterized by ribbed vaults, large stone piers, flying buttresses, expansive ceilings with minimal columns and grand pointed arches. The chapel was built by James B. Duke who made his fortune in tobacco and electric energy. He hired the Philadelphia firm of Horace Trumbauer to build this Gothic structure which was

Among his other notable designs were Harvard’s Widener Library, the Philadelphia Museum of Art, and mansions for James B. Duke and other wealthy clients. The cost of the construction in 1935

was nearly $3 million. The materials used to build the exterior of the chapel included volcanic stones, known as blue stone, from a Hillsborough, N.C., quarry and limestone from Indiana. The interior features Guastavino tile. Reportedly, many of the stone masons and other workers were Italian immigrants. Highlights of this grand structure include a 210-foot-high bell tower, a memorial chapel, a crypt and three pipe organs. The main chapel seats 1,500. The grand scale of the chapel, the location and the incorporation of stone and wood carvings, sculptures and a breathtaking rib-vaulted ceiling and beautiful stained glass windows, make it a favorite for weddings and a must-see when traveling through Durham. Hoping there are big profits to be made in the aftermath of the housing collapse, professional investors in California are flocking to the business of buying foreclosed homes at distressed prices. The investors, primarily private equity funds and groups of wealthy individuals, purchase the homes at public auctions, which are held daily on the steps of local courthouses. They refurbish the properties and try to sell them for quick profits. Not long ago, the typical home flipper was an amateur tapping a home equity line or savings for an investment property. But professionals have rushed in, partly because of sparse investment opportunities elsewhere. “In crisis there’s opportunity,” said Rick Hudson, president of investment firm Prosperity Group Real Estate in Irvine, Calif. “Right now, there’s huge opportunity with flipping houses.” Closely watched gauges of professional buying
