MOORE — Tom Pollard has spent this summer, triple-digit temps and all, cozied up next to a fireplace. But don’t commit him just yet. It’s an outdoor fireplace, and it accentuates the warm feel of the feature home built by Pollard’s TLP Custom Homes for the Southwest Showcase of Homes. The annual event is today through Sept. 19 and showcases 40 new homes in 24 subdivisions in the southwest Oklahoma City metro area, said Marvin Haworth, Southwest Home Builders Association board member and owner of Marvin Haworth
Homes. The homes will be open free to the public from 1 to 7 p.m. each day. (Photos and information about the homes can be found inside this section.) Pollard’s featured home, at 1113 Ryan Road in Moore’s Rock Creek addition, is a 2,612-squarefoot, three-bedroom, 2½-bath layout. Rock Creek is off SE Fourth between Bryant and Sunnylane. Pollard described the open-design, split-floor home as “traditional” with a “unique elevation and floor plan.” With popular finish features such as stucco and red-framed windows, it’s “a little different” from the homes that surround it, he said. The home, with a threecar garage, upstairs media room and custom-fin-
ished master suite, is offered at $294,000. Pollard said the outdoor fireplace is a feature he’s including in about 40 percent of the homes he builds now. Following a sharp drop in the months immediately after expiration of a tax credit for homebuyers, national pending home sales have modestly risen, according to the National Association of Realtors. The Pending Home Sales Index rose 5.2 percent to 79.4 based on contracts signed in July from a downwardly revised 75.5 in June, but remains 19.1 percent below July 2009 when it was 98.1. The data reflects contracts and not closings, which normally occur with a lag time of one or two months. Lawrence Yun, the Realtors’ chief economist, cautioned that there would be a long recovery process, although “improved affordability conditions should help with a recovery.”

Don’t fret about making your kids move during the school year. Many parents hold back on selling their home during the late fall or winter months because they fear their kids will have a hard time making a midyear switch to a new school. produces comparative information on public and private schools, said students who make a midyear change often fare better than those who move in the summer. One reason is that midyear switchers are typically showered with attention from teachers and classmates. In contrast, those who start a new school in the fall typically receive less academic and social support, Bainbridge said. Don’t be afraid of seasonal decor when selling during the holiday season. But Phipps said homeowners who seek to sell during the winter holiday season, from Thanksgiving through New Year’s, need not fear decor that’s suitable for the season. “Actually, seasonal wreaths and other generic holiday decorations give buyers a warmer, more comforting and embracing feeling when they walk into your house. This could help sell the place,” he said.

Energy efficiency was a major concern in the home’s design, with foam and fiberglass insulation pumping the walls up to an R-19 value and protecting the attic with an R-40 value. Two separate 14-SEER heat and air systems will provide “a lot more comfort between the upstairs and downstairs,” Pollard said. Those features, along with vinyl, low-E windows, mean the home’s buyer should expect “big energy savings and a higher comfort level immediately,” Pollard said. Haworth said all the Showcase homes reflect current trends and demands of the market. This year, he said, “Market trends seem to be larger-footage houses with fewer amenities or smaller homes loaded with amenities.” In addition to Pollard’s featured home, the Southwest Showcase of Homes is highlighting a project house at 12616 Olivine Terrace in Oklahoma City’s Rockport addition, built by John Baxter of JB Homes LLC. Rockport is off S Portland Avenue between SW 119 and SW 134. Haworth said he expected a good turnout for the weeklong Showcase despite the slowdown in home sales. Soffit vents help provide ventilation Q: My house has a continuous ridge vent in the attic and two gable vents (one on each end of the attic). However, it has no soffit vents at all. I’d like to install some but I’m not sure what kind are best. Is it bad to have more ventilation at the eaves than at the ridge? Any tips are appreciated. A: For the typical attic, ventilation is achieved by installing a series of low vents along the eaves or soffits of the roof, and a series of high vents along the roof’s ridge or gable ends. Since the air in the attic is warmer at the ridge than it is at the eaves, the natural upward movement of the warmed air creates a current of moving air. The low vents act as air intake vents and the upper ones act as exhaust vents — lower temperature air is drawn in through the low vents, pushing the higher temperature air out the high vents. Without the low ventilation, as is the case of your attic, you are dependent solely on wind pressure to move air in through one of the high vents and out through the other, which doesn’t work very well. You want to use a ratio of approximately 1 square foot of ventilation area for every 300 square feet of attic area, including attached garages. That ventilation should be equally divided between high and low vents. So, simply divide the square footage of your attic by 300 to get the total amount of ventilation required, then divide that number by 2 to determine approximately how much should be high and how much should be low. Ideally, you want to keep the amount of high and low ventilation roughly equal, and you also want to keep the low vents roughly balanced on each side of the house. In other words, don’t put all the low vents on one side and none on the other. However, as long as you install the correct total amount of ventilation required for the entire attic, if you have a little more low than high it won’t matter. The type of soffit vents to use depends on the construction of your house. If you have open soffits, where you can look up and see the underside of the roof sheathing, you can remove some of the solid wood blocks between the rafters and replace them with screened eave vents. If you have a closed soffit, which means the underside of the rafters are covered, you need to cut a slot through the soffit and install long continuous soffit vents, of which there are several types on

Q: We have two fairly new appliances (dishwasher and convectionmicrowave) that are bisque (color). Our present stove is bisque and the fridge has wood panels on the doors to match the cabinets. I have found a fridge and stove in bisque but now am beginning to wonder if the way to go is with stainless steel. Will the bisque “date” the house? Merillat cabinets (the brand we now have) do have bisque laminate cabinets, but then I’m thinking everything bisque may be way over the top. This is the part I hate about doing anything in the house — too many decisions! A: I definitely sympathize. Too many decisions, and a lot of them, especially when you’re dealing with the kitchen, can be quite expensive. As such, you need to make your decisions based on what’s practical and affordable, not just on what’s currently popular. Discarding perfectly good appliances doesn’t make any sense. Stainless-steel appliances are hot, and have been for several years. I suspect they’ll remain so for quite awhile, since they look classy and blend well with a wide variety of cabinets, counters and flooring. Black appliances tend to do the same thing, and while they’re not now a hot trend, they tend to remain relatively popular year after year. Bisque will probably date the house to some degree, but it’s such a neutral color that I don’t think it would be a huge turnoff to a potential buyer. One thing I would strongly recommend against is bisque cabinets! As you mention, that would be way over the top. What’s now popular in the way of cabinets is neutral, softer-grained woods such as maple and alder. Finally, try not to get too stressed. Don’t look at too many options. Inspector doesn’t meet inspection DEAR BARRY: I am a Realtor with 10 years under my belt. I’ve attended hundreds of home inspections and have worked with dozens of home inspectors who are thorough, professional and reliable, who provide accurate disclosure, without whitewashing the truth or going overboard with negative comments. But last week, I watched a home inspector literally overwhelm the buyers with a multitude of things that “could go wrong in the future,” comments that were not based on what was but what could possibly happen. Besides this, comments in his report turned out to be inaccurate. For example, he said the roof rafters were not reinforced with collar ties. This turned out to be untrue. And he said there was mold on the roof rafters. This, in fact, was lumberyard mildew, commonly found on new wood framing. I don’t mind a deal falling through because of genuine defects, but this was entirely unjustified. Could you please share your thoughts about this? Lisa DEAR LISA: It is always disappointing to hear of home inspectors who perform their work in ways that are inappropriate and unprofessional. Excessive examples such as this are

unusual, but they do exist. They cause financial damage to individuals, and they damage the public perception of the home inspection profession. If this inspector is an affiliate member of your Realtor board, perhaps there is a complaint process whereby he would be obliged to appear and to answer specific questions regarding the alleged errors in his recent inspection and report. If he is a member of an established home inspection association, such as the American Society of Home Inspectors, the National Association of Home Inspectors or a recognized state association, it might be possible to file a complaint in that venue. Another thing you can do is to send the inspector a letter, specifically listing the details of your complaint, with signatures from both agents and both brokers in the transaction. If he realizes that he has incurred the displeasure of two local real estate offices, he might reconsider the ways that he conducts his business.
DEAR BARRY: The home we are buying has a garage that was converted to a bedroom, bathroom and laundry room. The sellers disclosed that this was done without a building permit. We’re worried about what the building department might do if they discover this nonpermitted conversion. What do you recommend? Mike DEAR MIKE: Consult the local building department to learn its official position regarding unpermitted garage conversions. Municipal agencies have different policies in this regard. Some building departments are busy and tend to look the other way; some are very strict and actively enforce violations; some only take action when they receive a complaint from an unhappy neighbor; some allow garages to be converted with a permit; and others do not allow garage conversions under any circumstances. Above all, you don’t want the city ordering you to restore the garage after you’ve taken possession of the property. Undoing a conversion of that kind could cost thousands of dollars. There are two main options with HomePath: mortgage financing to buy the house “as is”; and “renovation” financing, where Fannie loans additional amounts for “light to moderate” fix-ups, such as a roof repair or replacing a heat-and-air system. Standard HomePath listings are in “move-in condition,” according to Fannie. That is, the company has inspected them, performed at least cosmetic repairs as needed and determined them to be structurally sound with no code violations and all systems in working order. Listings eligible for renovation financing generally require some work to be funded through addon amounts to the mortgage that are held in escrow by the lender after closing and disbursed as repairs are completed during the succeeding six months. Maximum rehab amount is $30,000 or 20 percent of the projected “as completed” value of the house. Interest rates on both options
are slightly higher than prevailing conventional or FHA-insured loan rates. Peter Boutell, coowner of Santa Cruz Home Finance in California, said that in mid-August, when 30-year fixed rates on owner-occupied home loans dropped to 4 3/8 percent, applicants making less than 20 percent down payments were required to pay mortgage insurance premiums that pushed their effective rate to about 4 7/8 percent. At that time, HomePath loans with 5 percent down payments were available at 5 1/8 percent. Are there potential downsides to HomePath? Yes. Though Fannie Mae said it owns foreclosed houses in a wide variety of neighborhoods, mortgage brokers say they are more likely to be found in lower- to moderate-priced areas that took deeper hits when the housing market unraveled.
