NORMAN — At the tail end of the 1980s bust that left many Oklahoma families and businesses drained, a couple of University of Oklahoma pals and a successful Realtor found opportunity in one of the local economy’s most busted sectors: homebuilding. By focusing on customer service, Ideal Homes partners Vernon and Gene McKown and Todd Booze have watched their company grow to national acclaim, said Booze, president of construction. This year, as Ideal Homes celebrates its 20th anniversary and opens a new neighborhood in Norman, the company also added Professional Builder Magazine’s 2010 Builder of the Year award to its already-bulging trophy case. The new addition, Red Canyon Ranch, is just east of Porter Avenue off Tecumseh Road in Norman. Red Canyon Ranch eventually will have 338 homes on what used to be a 122-acre farm, said Gene McKown, president of de-

velopment. The addition’s design features walking trails and green areas that will make up around 20 percent of the development’s total acreage. Red Canyon Ranch homes measure from 1,600 to 2,400 square feet and sell from $166,000 to $219,000. The neighborhood “maintains native grasses and the natural contours of the land, in-
cluding two canyons from the old farm,” Booze said. As the company continues to roll out additions and enjoy “exceptional demand” for its homes, Vernon McKown, president of sales, credited one source for the continued success: the customer. “We asked our customers what they thought about our homes, and they told us where we could
improve. We listened to them, and our products got better,” McKown said. McKown credited treating every customer “like friends and family” with Ideal’s evolution over two decades. The company has built more than 7,000 homes in 18 Oklahoma City-area communiSEE IDEAL, PAGE 2F
Avoid impractical home upgrades when selling In their eagerness to make their properties more salable, some homeowners get carried away and spend more than necessary for upgrades. But experienced real estate specialists said this can be as foolhardy as spending too little to prep a place for sale. “When picking home improvements, you want to be pragmatic and practical, not exuberant and carefree,” said Ronald Phipps, president-elect of the National Association of Realtors. Phipps said it’s particularly unwise to overspend on presale upgrades during this phase of the economic cycle, when appraisers are being very conservative in making home value estimates. “Even if you find a buyer willing to pay more than market value for your over-improved house, the appraiser for the buyer’s
Q: Some lighting fixtures have a wattage limit. Is this true of fluorescent bulbs? If so, how do I equate the maximum allowable in fluorescent bulbs? A: The wattage limit of a lamp or fixture applies no matter what kind of bulb you use. Watts measure how much electricity a bulb uses, not its brightness. Brightness is measured in lumens. Compact fluorescent lightbulbs, CFLs, use considerably less power than incandescent bulbs to produce the same amount of light, so you can use a much brighter fluorescent bulb in a lamp or fixture than you could an incandescent bulb. In other words, you could safely use a 39-watt CFL in a 60-watt fixture and get the same amount of light as a 150-watt incandescent bulb.

What commonly happens is that owners who try to recoup the cost of excessive presale improvements find the price they’re demanding is too high. Hence, their property is likely to sit unsold for a lengthy period until they take a price cut. Sometimes home sellers make the mistake of both over-improving a property and personalizing the improvements to such an extent that potential buyers are put off by the changes; this can also hurt the sale.
Here are pointers for homeowners who want to ensure their presale dollars are spent wisely: Ask your real estate agent for a checklist of suggested improvements. “Before you sell, the key is to distinguish between changes that give you a big bang for your buck and those that simply represent money burned,” said Eric Tyson, a personal finance expert and co-author of “House Selling for Dummies.” To come up with a focused plan for presale improvements, Tyson urged home sellers to ask their agent for a written checklist. “A good agent will know which improvements are needed and justified and which are not. By doing a written checklist, it’s more likely your agent will be thorough and not just gloss over the highlights,” he said.

In addition, Tyson suggested that budget-conscious home sellers consider selecting an agent trained in the art of staging a home. Skillful stagers make a home look appealing to potential buyers by culling through its furnishings, removing superfluous items and rearranging what’s left. Discard any notion of a presale addition. Tyson said those who attempt a presale addition rarely recoup more than 50 to 60 percent of the money invested. Moreover, any construction project that involves the removal of walls can be very timeconsuming and stressful. Limit your upgrades to your neighborhood’s standards. As your listing agent will likely tell you, your kitchen is a high-priority area when it comes to presale improvements. If it’s a turnoff to buyers, many

will pass on your place. But “the idea is to meet and not exceed neighborhood standards,” Tyson said. For example, he said, replacing linoleum countertops with fancy granite makes little sense in a neighborhood of small, low-end starter homes. Emphasize the landscaping of your property. Tyson said upgrading your house’s landscaping need not be costly, assuming you’re resourceful and don’t inhabit a palatial estate. He advised sellers to trim the shrubs and to remove dead plants. For replacement plants, Tyson suggested they turn to a local nursery for free guidance on plant selection and design. Or look to a helpful neighbor with a green thumb.

BOOK OFFERS CABIN VIEWS If you can’t cozy up to a fire in your own backwoods retreat, you can at least cozy up to Ralph Kylloe’s “Rustic Elegance.” The book takes readers on a virtual tour of cabins designed by architect Larry Pearson. The term “cabin” might be a bit of a stretch, since some of the homes are sprawling lodges. But all share Pearson’s rustic artistry, attention to detail and talent for designing homes that play off their surroundings. All the homes emphasize comfort and incorporate natural elements, but their interior decor varies widely. “Rustic Elegance” is published by Gibbs Smith and sells for $60 in hardcover. The one area in which Ideal Homes didn’t necessarily follow customers’ lead? “It took us a few years to get customers interested in energy-efficient construction,” said Gene McKown, who had been a successful Realtor and developer before founding Ideal Homes with his son and Booze. Vernon McKown agreed that Ideal had “marketed energy-efficient features from the beginning.” But in a state built on cheap and abundant energy, it was sometimes hard to make the case for the higher construction costs required to achieve higher efficiency ratings, he said. Attitudes have changed. “Today, we show our customers utility bills that are half what they’ve been paying, and they’re sold,” Vernon McKown said. In homes built to Ideal’s specs — above and beyond basic Energy Star ratings — lower energy bills translate into “a 20 percent return on additional construction costs,” Booze said. Currently Ideal has about 200 homes under construction with 35 finished models open for viewing. With a significant percentage of homes priced less than $200,000, “We’ve always had an appeal to first-time buyers,” Vernon McKown said. Even as overall housing starts in the metro area have pulled back since hitting an annual high of about 7,500 in 2006, Ideal Homes’ market share has ballooned to nearly 10 percent for 2010, up from 7 percent four years ago, the company said.

The company’s vision and positive customer feedback have landed Ideal Homes on the radar of national publications and associations — and national television. The National Association of Home Builders awarded Ideal Homes its 2006 National Housing Quality gold award, and in 2007 Builder Magazine honored Ideal Homes with its prestigious America’s Best Builder award. In January, ABC’s hit reality show “Extreme Makeover: Home Edition” selected Ideal Homes to work its magic on an “Extreme” home. Vernon McKown said the best part of the project was seeing all the professionals and volunteers come together as a team to get the job done. “And then seeing the look on the family’s faces — it just doesn’t get any better than that. It’s the very heart of what our company is about,” he said.

Coral reefs supply rich bounty of design ideas The third stop on my recent Caribbean cruise was George Town, Grand Cayman. The beauty of this island is underwater where you’ll find design inspiration from the island’s world-renowned coral reefs. Jewelry stores were abundant. Kirk Freeport, an exclusive shop on the island, sold a number of pieces made from the riches of the Caribbean. Black Coral was a specialty on the island and was marketed heavily. Another shop I found interesting was BlueBay Jewelers, which carried a colorful line of enamel jewelry from Paris called Belle Etoile that had all the colors of the sea embedded in the pieces. For the ultimate in design inspiration you can visit the conch shell house. It was made entirely from mollusk shells. Our last port was Cozumel, Mexico. A bounty of color met us ashore from the bold and bright colors of the handmade pottery to the delicate pieces of shell that created art work, purses and other accessories. WASHINGTON — Sales of existing homes climbed 10 percent in September, with a drop in prices helping transactions increase for a second straight month, according to a recent report. The National Association of Realtors said sales rose 10 percent to a seasonally adjusted annual rate of 4.53 million, from a downwardly revised 4.12 million in August. Economists polled by MarketWatch expected a smaller gain, to 4.39 million. Nonetheless, sales were 19 percent below the 5.6-million-unit pace in September 2009, when first-time buyers were ramping up in advance of the initial deadline for the tax credit last November. And prices of existing homes slipped 2.4 percent to a median price of $171,700. Distressed sales accounted for 35 percent of all sales, compared to 34 percent in August and 29 percent in Sept. 2009. “A housing recovery is taking place but will be choppy at times depending on the duration and impact of a foreclosure moratorium. But the overall direction should be a gradual rising trend in home sales, with buyers responding to historically low mortgage interest rates and very favorable affordability conditions,” said Lawrence Yun, chief economist at the National Association of Realtors. Steven Ricchiuto, chief economist at Mizuho Securities USA, said in a note to clients that the home-price drop may have spurred activity. “Home-price declines of this size and the rebound in sales show that the key to a better housing market is lower prices, not lower rates,” he said.

DEAR BARRY: We purchased our home recently and had a sewage backup within 12 hours of moving in. Our first load of laundry caused flooding in the basement, so we called a plumber. He said the main sewer line is full of roots and has been that way for a long time. His estimate to replace the line was over $5,000. According to the sellers’ disclosure statement, all drain lines were in good working order, but the plumber says this cannot be true. So now we are stuck with a major expense that we cannot afford. Our home warranty doesn’t cover tree roots and our homeowners insurance says it doesn’t cover preexisting conditions. Are the sellers liable? Amanda DEAR AMANDA: The plumber’s description of old root congestion in the drainpipe indicates that there have been previous sewage backups in your home. The sellers probably knew about the problem and failed to disclose it, but proving that could be difficult, if not impossible. You could ask the neighbors if they ever noticed a plumber’s truck on the property. If they can provide the name of a plumber who serviced the drain, you might be able to prove nondisclosure. Aside from the question of seller’s liability, there is the matter of repair costs. Fortunately, there is an alternate method of drainpipe repair that is becoming popular because it eliminates the need for excavation and costly pipe replacement. Plumbing companies now are installing synthetic liners in old deteriorated drainpipes. This enables the old pipes to remain in place and prevents further root intrusion. To determine the viability of this approach to your drain problem, call a few plumb-

ing contractors in your area to see who installs drainpipe linings, and get at least three bids. DEAR BARRY: My son wasted his money on two home inspections. In each case, he made a verbal purchase agreement with the sellers, hired the inspector, and then was told that a higher offer from another buyer had been accepted. His real estate agent told him that this is the chance you take when you buy a home. I think the agent is not protecting my son’s financial interests. When, in your opinion, should a home inspection be done? Joe DEAR JOE: The time to hire a home inspector is
after you have an accepted offer and a signed purchase contract. A standard purchase contract states that the buyer has a specific number of days to conduct inspections, and the purchase is contingent on the buyer’s acceptance of the inspector’s findings. Your son, as a first-time buyer, would not have known this, but it is inexcusable that a real estate agent would not know it. If your son was counseled to hire a home inspector without an accepted purchase offer, then his agent is not representing his interests and, in fact, is professionally irresponsible. Your son needs to find another agent immediately. If the agent is not willing to pay for these two wasted inspections, you can file a complaint with the state agency that licenses real estate agents. Check gas appliances: If you have a gas fireplace, range, water heater or other appliances that use propane or natural gas, have your utility company or heating contractor inspect flues, fittings and other components for potential problems. Install a carbon monoxide detector: The possibility of carbon monoxide poisoning from a malfunctioning appliance increases substantially as we close our homes up for the winter. Take the time right now to buy a carbon monoxide detector and get it installed. Check smoke detectors: Fall and spring are the times to replace your smoke detector batteries as well as check that the detector is operating correctly. If you have an older house with a limited number of

smoke detectors, you also need to install more detectors outside each bedroom. Check the heating system: A heating system tuneup is always in order this time of year. This should include changing the filter in your furnace; having your ducts cleaned; checking and possibly increasing insulation over ductwork running through the attic or crawlspace; clearing debris and overhanging shrubbery from around outdoor heat pump equipment; and having faulty or inefficient thermostats repaired or replaced. Prepare humidifiers: Winter is a dry time inside your home, and many people choose to use a portable or central humidifier to put much-needed moisture back into the air. Now is the time to check your humidifier to make sure it’s operating properly, that all necessary plates and filters are in place, and that the system is clean and the water supply is correct. being used for countertops — it’s really durable.” If the walls are a solid, neutral color, Burnham likes to go “a bit crazier on the floors, like a black and white pattern or a stone mosaic.” A wooden bathroom floor is also a possibility. The wood can be treated to resist moisture and can be painted any color. What about wallpaper? It’s hugely popular now, though it’s more common in small powder rooms than in master baths. “Can you do wallpaper in a bath you use daily? Yes,” Burnham said. “My wallpaper guy told me about this wonderful finish-coat that your painter can paint over the wallpaper” to protect it from moisture over time. If you don’t want to commit to an entire room of wallpaper, Soto suggests papering one wall in a large, bold pattern.

Five years ago, the ideal master bathroom was large and lavish, with a huge Jacuzzi tub and a mile-long marble vanity. Times have changed, and so have budgets. “Everyone’s scaling down in every single room,” said Sabrina Soto, a real estate agent and host of HGTV’s “Real Estate Intervention” and “Get It Sold.” And yet, Soto said, people still want their bathroom to be something special. It’s where their day begins and ends, “so it’s really a destination for them within their homes.” Soto, decordemon.com founder Brian Patrick Flynn and Los Angelesbased interior designer Betsy Burnham weigh in on the best ways to create an extraordinary, truly personalized bathroom:
Custom creations Burnham often makes medicine cabinets for clients. It’s surprisingly simple: “The contractor or builder creates a box for me, and I pick a wonderful frame at my framer and have a mirror made. We use a big hinge on the side that opens 180 degrees. In a bathroom, you want to use every bit of space you have for storage. So it’s a great way to have an original piece over your sink” and also create ample shelf space. Rather than buying a complete sink and vanity, Flynn suggests choosing a cabinet or dresser at a flea market and then having a sink fitted into the top. Choose a cabinet with legs if you want the illusion of more floor space. You’ll just need a car-

penter to cut holes in the top and back. Then a plumber can attach the sink and install the whole thing. Vessel sinks, where the bowl rests above the vanity, can work well with this kind of design. They come in a huge array of colors and materials. But Burnham cautions that they are very trendy right now and might feel dated as time passes.
The right materials Consider the overall design of your home as you
choose the permanent elements of the bathroom. “A more classic bath in a classic, traditional house really does ask for ceramic tile” in crisp white or a soft cream, Burnham said. “If you’ve got a more modern house, and you’re putting in metal windows, then I love stone” for floors, countertops and even walls. Other possibilities: “People are now going into the eco-friendly options, like bamboos or recycled glass,” Soto said. “And recycled tires and paper are

said, “and then any single color you mix in will go great.” Flynn also likes white in contrast with charcoal or black/brown (which he describes as “basically a mix of super-dark brown and charcoal, richer than black and not as harsh”). You can bring in a bold accent color by painting one wall, or just through towels and accessories. In choosing accent colors, Soto said, pick something that works well with the decor of the master bedroom. Also, Flynn said, consider how a given color makes you look in the bathroom light. This is a place where “you spend a lot of time looking at yourself,” he says, and if the walls give off a greenish hue you may not feel very attractive first thing in the morning. Another color tip, this one from Soto: Use darker shades of grout, because they’re easier to keep looking clean.
Popular splurges “Instead of a big Jacuzzi
tub, people want a soaking tub. Or they’re getting rid of the tub altogether,” Soto said. “People would rather have a huge shower that maybe has two showerheads, or do the steamroom shower.” Rain and waterfall showerheads come in many styles, and some units have sprays that run head-to-toe. If you want a tub, consider a freestanding model. They are modern versions of old claw foot tubs, but with a base that goes all the way to the floor. They feel more like a distinctive piece of furniture than a built-in part of the bathroom. Heated floors are a splurge that some people consider well worth it. Heated towel racks, which are less expensive, offer some of the same luxury. And some of Burnham’s clients say they must have a TV in the bathroom for watching news in the morning. One last fabulous touch? Flynn loves using a chandelier in place of a basic ceiling light.

National debt could change, end tax benefits WASHINGTON — Could the forthcoming report of a bipartisan presidential deficit-reduction commission — due Dec. 1 — lead to fundamental changes in the way homeownership is treated by the federal tax system? Are you kidding? For decades the political rule on Capitol Hill has been that nobody messes with homeowners’ tax benefits — mortgage interest deductions, capital gains exclusions, property tax write-offs — even if they cost the government hundreds of billions of dollars in tax revenues a year and increase the federal deficit. But now the sheer size of the country’s fiscal problems — a $1.3 trillion deficit for 2010 and a fastmounting $13.6 trillion debt overall — could be slowly altering the equation. Not only are some Republicans and Democrats joining in support of plans to lower the deficit through across-the-board cuts in defense spending, social programs and tax subsidies, but even leaders

At an opening session Oct. 14 of the annual fall meeting of the Urban Land Institute here, all five of the panelists — Democrats and Republicans — agreed that while continuing tax system support for housing is important, the current mix of tax incentives is costly and imbalanced, favoring homeownership disproportionately over rental housing alternatives. Bixby, executive director of the nonpartisan Concord Coalition, which advocates deficit reduction, said writeoffs such as the mortgage interest deduction could be reduced significantly below the current $1.1 million loan amount maximum without diminishing the financial attractiveness of homeownership for the vast majority of consumers. But is any of this politically doable? Tough question, but the answer is: not unless the deficit-reduction commission comes to Congress with a powerful and skillfully balanced set of recommendations that require concessions from every interest — real estate included — in order to meet the larger goal of rescuing the economy from debilitating debt.
