Great architecture. The roofs resemble sails in the wind. Very appropriate for a coastal city like Newport Beach.
3 / Best tile showroom: Porcelanosa in Anaheim. The Spanish company is a leader in the industry. The latest products are 3D tiles. I took these photos at the Cersaie Show in Bologna Italy.
2 / Best appliance and bath showroom: Pirch in Costa Mesa. Something new they carry is a fully integrated Miele dishwasher. The placement is new. No more bending over to load it!
4 / Best hotel lobby: Montage Laguna Beach. It’s not really my style - I would love to pick a lobby that is modern, exciting and minimal at the same time, but I don’t know of one in Orange County. This has the best setting, for sure.

After moving to a Smithcliffs estate, a Laguna Beach couple found a Zen practice in decluttering their lives by Justine Amodeo photography by John Ellis

ll day, Shaheen and Linda Sadeghi look at things. Furniture, architecture, galleries, branding logos, and menus color the palette at their Costa Mesa retail properties the Lab and the Camp, as well as the Anaheim Packing House, a 1900s era citrus packing house turned eclectic food hall and downtown Center Street, three blocks of retail space in downtown Anaheim. “When we get home,” says Shaheen, “it’s all about a clean canvas.” It wasn’t always the case for these creative entrepreneurs, who met at New York’s Pratt Institute’s School of Design as students in the ’70s and have traveled the world both together and with their three sons ever since. Along the way, they’ve collected a lot of stuff, art and furniture treasures that hold history and memories that filled up their Tuscan style, Laguna Niguel home. While “all the souvenirs we bought traveling all over the world” still live in that home, the Sadeghis made a decision in 2013 to buy a spacious concrete-and-steel Smithcliffs home and practice the art of Zen simplicity. “It was a test of what we were attached to and not attached to,” said Shaheen. “In a brush stroke we moved here to be closer to Sage Hill School (where all three kids attended). We moved almost nothing - all of that history, every piece has a story and a memory. After six months here we moved the piano. And the books.”

And a few other things. While the Mark Singer-designed, 27,000-squarefoot property on three lots (and the Sadeghis just expanded into a fourth lot) is a clutter-free space with views to the outdoors through large glass windows, the Sadeghis did bring along some of their favorite pieces: Shaheen’s Triumph TR6 motorcycle from 1956 is displayed under a massive stairwell. A garage full of top condition vintage cars. A large macrame and ceramic sculpture the couple designed themselves that was created by local textile artist Alisha Rivera and ceramicist Kathryn Stovall-Dennis. A ceramic birdhouse Linda dragged back from Norway. Fashion illustrations from artist Antonio Lopez given to Shaheen by fashion designer Charles James, who Shaheen assisted in New York in 1976. “( James’) philosophy was all about air,” Shaheen explained, “the space 22 | Design OC | Spring/Summer 2016
between fabric and your body.” In similar fashion, the Sadeghis home is all about air as well, the space between the interior and the exterior. One of the first things they did when they moved in was replace a large stove with a 14-foot picture window to open up the view to the outside. They removed a sunken indoor fountain and filled the space with a massive wood dining table Shaheen designed with legs made from trees from the backyard and a huge slab from Northern California. Some 19 containers were removed from the backyard with trees, plants, dead bushes and dirt (they repurposed their bed from the discarded wood planks and tree stumps). Concrete floors were refurbished and dark stained wood was lightened up. Their cream and heather gray color scheme provided a neutral canvas for the art and furniture, an

eclectic mix of original organic artist creations, vintage and contemporary pieces and eclectic pieces from their travels abroad. Both inside and outside, the couple’s collection of wire David Torosian sculptures make statements – a statue of lovers embracing sits on a wooden bench outside by the pool; a huge wire sun shines behind plexiglass in the living room, and an angel melds into a wall, barely separate from the flora that embraces it. Outside, a tranquil Zen garden with native trees, gravel, indigenous grasses, a fountain and a saltwater pool make up the views from many windows and balconies, flooding the house with light and nature. But one of the family’s favorite rooms (at least the four boys) has no light at all. Accessed by a bookcase with a hidden wall, a large man cave with the custom made couch still in place from the home’s former incarnation curves around a large screen TV and vintage movie posters. “We love this room,” Shaheen said. “It’s a dude thing.” TOP: In the formal dining room, a hand-blown Lightopia chandelier hovers over a table made from a repurposed metal canopy from a small patio and a glass door, which opens to the outside by turning industrial wheels. Home is Where the
Two local entrepreneurs blended the past with the present when decorating their newly remodeled San Juan Capistrano and Laguna Beach homes with family heirlooms and modern Latin American art. by Suzette Lipscomb
W
hen George Arzente and Carla Tesak Arzente moved from New York to California to begin life as newlyweds, they started with a blank canvas. And that blank slate served them well as the two young entrepreneurs founded the independent and successful business ventures, Catch Surf and Salt Fine Art, respectively. Nearly 10 years and three active children under the age of 5 later, the blank canvas now fills two homes with a collection of art and stories about their family history, lives, politics and nature. Their first home in Laguna Beach is reminiscent of a Montauk Beach House, filled with shellacked warm wood that softens the hard edges of this modernish home. That choice was made prior to a full house of children, and while it suited their move from the East Coast by being walking distance to the beach and her gallery, it morphed into a weekend home once the group gatherings got too large. Over time and due to the burgeoning family size and constantly visiting artists and guests, the family headed farther south to San Juan Capistrano to a more traditional family compound closer to George’s San Clemente based business. Carla worked closely with designer Kathleen Abel of Abel Design to navigate (obsess) over every detail. “Other than my children, it’s honestly my life’s work,” she says. The changing tide of art reflects the confidence she gained by curating

successful sold-out show after show at her gallery of Latin American Art, named “Salt” after something essential, not superfluous. That is what art meant for her family growing up all over the world, and how her father and mother taught her to appreciate art as something that is part of life. The old and the new blend curiously and seamlessly in nearly every room of their homes. In the master bedroom, playful wallpaper contrasts with a wall-sized, politically charged, charcoal-colored giant toy tank, that in turn sits opposite a painting of a glossy beach and banana-palmed paradise. To further develop the relationship between old and new, Carla and Kathleen spent countless hours searching through the family storage, flea markets, and using local store owner and upholsterer, Chris Oswalt of Vertigo in Laguna Beach, to reinvent oneof-a-kind items, and to resurrect old things and give them new life. Each of the children’s rooms possesses a new version of an antique chair, so even if their maternal grandfather passed away before the kids were born, he’s surrounding them with both love and art in spirit. Her parents’ antique chairs are upholstered with thick comforters for the children’s rooms. Automatic custom curtain/blinds raise and lower themed fabric compliments. Their son’s race car bed is the one that all kids dream of, yet it’s also furnished with a sixline executive phone and a pair of whimsical canine paintings by Andrea Brown, a renowned sculptor, who 20 years into her career, decided to paint. Their daughter’s room is pink and white, complete with a family heirloom corner chair emblazoned with pink bunnies, and a mini kitchen. She has the same company phone. Carla recounts each artist’s story with such joie de vivre and passion, it’s interesting even the second and third time you hear them. There’s the one about the Leonora Carrington original (a well known, female, 20th century master surrealist) found by chance in a box of her father’s papers in storage 35 years after it was purchased, which now graces the entry hall. Or there’s the one about artist Luis Cornejo’s sense of humor, and how it’s expressed in his hyper realist piece with two “friends” entitled, Tale with Tails. In that piece, the “friends” are whispering secrets while they “lean in,” their thought bubble is blank, and each girl has a hidden thick black rat tail growing out their backside. Over the fireplace is the Americana oil of a man and woman in a standoff. This was in her parents’ home growing up, and serves to remind all of us who have been there of the sheer determination of

After buying it, Carla found out it was by a Hungarian artist named Balazs Sipos, who by coincidence, is from the same small town as her uncle. LEFT: Red heart (untitled). Cuban artist William Perez feels that love is the greatest force on earth, and that which keeps the world spinning. This piece features five anatomically correct hearts within one larger heart. Carla, having three kids and a husband, instantly wanted this piece. It spoke straight to her heart! Pink Girl (untitled) is by a young and talented El Salvadorian artist, Hugo Rivas. In addition to working as a full time artist, he also teaches art therapy to victims of domestic abuse. He feels that whatever you live through emotionally, your body stores, hence the storm crossing through her throat and chest, yet her serene eyes exude a sense of calm and survival.

the “standoff,” and the passion and balance of power in marriage. But the most important piece of all must be the $5 drawing purchased in Chicago by Carla’s father with his last $8 as he was escaping the Holocaust and en route to El Salvador (solely because that was where he was able to obtain a visa). Carla found this piece with a note on the back, written in her father’s hand, saying it was the first piece of art he had ever purchased. She keeps that one close, hanging by her side of the bed in the master suite. In the spirit of her father, she expanded the gallery in 2015, adding an annex called Raw Salt with a collection of unique and more affordable pieces, often by local unknown artists, that make it possible for anyone to pick up a piece of art that moves them and carry it home, so that they too can live artfully. Tip: Art aficionados can join the fun by attending one of the Cuba lectures Carla regularly gives in conjunction with the Latin American Museum of Art, or for the Friendship Shelter, which is coming up in March. Even better, accompany the gallery on a Salt Fine Art Cuba tour, planned by Carla, as only a woman born in Hungary, raised in El Salvador during the revolution, and then living in the U.S. is poised to give. It is part of a series entitled Illustrations of the Pacific, which is named after a publication Guatemala put out in 1898 when it was planning a large pier and port and touting itself to be the next maritime power. The pier and port were never finished, and life goes on in these coastal towns quite similarly to how it did a century ago. These are modern portraits of a coastline that never modernized. sk most women where the sanctuary is in their home and they’ll tell you the bathroom, or more specifically, the bathtub. It is there where we light candles, pour in aromatherapy oils and bath salts, set up a shelf to read or drink wine, or immerse in steaming hot water to relax our muscles. We start the day there, end the day there or spend the whole day there.

LEFT AND ABOVE: This Dana Point bathroom is a modern version of a Pompeian bath, inspired by classical-subject painter Alma Tadema, famous for his depictions of the luxury of the Roman Empire, with languorous figures set in decadent marbled interiors against a backdrop of the Mediterranean Sea and sky. Painted by Florentine artist Franco Degl’Innocenti, the mural here was completed in 2004. The ceiling was painted in 2010, and was the most recent mural depicting musicians and entertainers. The ceiling beams and mouldings are Calcutta marble and are held up by columns carved from an extremely rare Breche Meduse marble. Hand-cut mosaic tiles make up the floor, and Rose Perlino and Breche Vendome marbles line the walls throughout the room. The Michaelangelo statuary bathtub was carved out of a single block of marble weighing 59,000 pounds. The two wash basins are Italian baptismal fonts

Since the beginning of time, the art of bathing has been essential to good health and peace of mind. Egyptian, Roman, Turkish and Greek baths were ornate temples so grand they contained art galleries, meditation rooms, rich hand-woven carpets, tapestries and ornate columns, and gold, silver, or brass fixtures, combining healing practices with entertainment, social festivities, and physical fitness. The Romans bathed to keep themselves healthy – they were believed to be the first who used different colored plasters for specific ailments – while the Greeks believed only women should immerse their whole bodies in water. The Japanese for centuries have been obsessed with bathing rituals and in Europe, epsom, mineral and sulphur baths are all the rage. Since then, bathtubs have become smarter - and are becoming more about in-house therapy than basic bathing. This tranquil outdoor living space was designed and built by Geoscape Landscape Construction with materials provided by Geoscape Decor. o matter how much rain El Nino brings this spring, climatologists say it won’t be enough to quench the thirst of the state, which will remain in a drought. So property owners, required to reduce watering to one or two days a week in Orange County, are using municipal rebates to replace lawns with turf, installing rainwater collection tanks and replacing water guzzling gardens with drought tolerant landscapes - those that, once established, can survive

How to identify a drought tolerant plant • Ornamental grasses are drought-tolerant, turf grasses are not. • Check plant labels for water usage and drought tolerance. Most nurseries supply information. • Succulent plants survive by storing water in their thick foliage. • Native plants are often hardy and drought-tolerant. • Small or narrow leaves reduce water usage and transpiration (water loss through the leaves). • Plants with gray or white foliage, or foliage with a silvery underside, tend to use less water. 68 | Design OC | Spring/Summer 2016

Frank M Berry Jr., founder of Southwinds, tells us about his favorite trends in outdoor living. 1 / Flat screen TVs: If you have a party or event, everybody always seems to gather in the kitchen, so you have to draw them outside and make sure they don’t want go back in. The flat screens and surround sound does it. 2 / Outdoor showers and furniture: To me, you have to treat the outdoors the same as indoors as far as décor and design. An Orange County realtor, who specializes in midcentury modern homes, is updating surfaces and interiors that harken back to the future. by Suzette Lipscomb
M
idcentury modern homes are back in the limelight (although we’re not sure they ever left), harkening back to a time when postwar Americans recast home design through a chic yet functional new lens. These homes presented homebuyers with an organic and illuminating concept – picture windows, sliding doors and enclosed courtyards that brought the outside in and vice versa. Artists and designers developed the sculptural egg and womb chairs, Bubble lights and Arco floor lamps. Surfaces became artistic in their simplicity – kitchens with wood stained cabinetry, space age surfaces, and later, walls with mod geometric wallpaper. An entire design industry developed around furnishing these simple and chic tract homes, many of which were built by Joseph Eichler and his company, Eichler Homes. Functionally, these homes take people back to a time where the living was easy. The indoors and outdoors seamlessly interconnected and the smooth lines of concrete, linoleum, and polished terrazzo offered a shiny platform on which to wine, dine and most importantly, lounge. For the past decade, Kelly Laule has been pairing these architecturally significant homes with the perfect artsy buyers. Anti McMansion and pro neighborhood, her firm, Better Living So Cal, sells perfectly turnkey midcentury modern homes (as well as many others), which Laule remodels herself, “connecting interesting people with unique spaces,” she says.
Functionally, these homes take people back to a time when the living was easy. PICTURED: This Yorba Linda “ranch” was updated with midcentury elements. Planked hardwood floors that appear aged , a simple concrete hearth with Black Onyx detail, and an open white kitchen with simple wood complete the vibe.

Take all the best things about these architectural marvels and reimagine them with modern conveniences. The smallish bathrooms, mostly without tubs, are gone, and now reflect open airy bathroom suites. The linoleum floors have vanished, replaced with custom mixed polished concrete and shiny terrazzo tiles. Basaltic lava rock surrounds the fireplaces, and modern surfaces honor the style, but with an updated durability found in the likes of Caesarstone and Quartz. These rooms are open, airy and inviting, with finishes that respect the past, but allow you to enjoy the present.

achel Skelly likes to break things, and put them back together - but she does it with the organization of a master. Her work area in her Laguna Niguel home is lined up with broken pieces of tiles, plates and fabrics, in color coordinated stacks, labeled and ready for her next project. Her most recent commission was an 80-foot backyard wall filled with monkeys and elephants, flowers and dragonflies, and a zebra, all painstakingly created with her mosaics. Having shared her mosaic process with the Waldorf School community for 18 years, she finally

started making things for herself and her friends. Her business began to grow organically as people began to order a variety of items, such as tables or flower pots. In the beginning, she couldn’t bring herself to charge people for doing something she enjoyed so much, but as the orders grew, so did her business, and soon she had to hire apprentices. Now, felted pom pom pillows and ottomans lay near a mosaic tables, which are on rugs she made from discarded fabric. It is nearly impossible to find a surface in the house that hasn’t been touched by her creative hands. The patio and BBQ, the kitchen, the walls and counters, and even her showers, are all covered in patterned mosaic tiles that are memory keepers for her. “This polka dot part of my kitchen wall was made from my favorite old teapot, and this one is from a platter I picked up on my travels,” she says, pointing to various projects around her house. Friends continue to encourage her by bringing their own broken things, but it’s hard not to imagine she drops a platter or two “by accident” to balance out her collection. smashingmosaics.com.

Architect Horst Noppenberger discusses the timeless elegance of Rudolph Schindler’s Lovell House When I think of favorite buildings, I gravitate toward those that have retained a timeless elegance over the years. In my opinion, the best example of this in Orange County is the Lovell House, located along the boardwalk and 13th street on the Balboa Peninsula, designed in the early 1920s by Rudolph Schindler. What I love about this building is 88 | Design OC | Spring/Summer 2016
the truthfulness of its unadorned forms, materiality and its apparent defiance of the myriad architectural styles reflected in the buildings surrounding the site, which now appear like remnants of abandoned theme parks. This building also gives a sense of Schindler’s robust spirit, his willingness to create something which was, and truly continues to be, of extraordinary vision and originality. Often when I stand before this house, I find myself in the presence of young architectural students from around the world who have made the pilgrimage to experience this wonderful work of art.
