Orange County is a unique place, and our homes and décor reflect the nuances of the area. When I first moved here, I was astounded to find no screens on windows and doors, since we are devoid of the mosquitos and other flying pests that wreak havoc on homeowners elsewhere. Along with near-perfect temperatures throughout the year, this helps inspire the indoor-outdoor lifestyle that is a hallmark of design and décor in Orange County. We are proud to celebrate this blending of indoors and out throughout this issue of Design OC.

When I arrived, I was also surprised to find that my house had no gutters – not needed in droughtladen southern California. While our water situation is a serious problem, the good news is that it has inspired significant changes in local home design, materials, and décor. This issue showcases “sustainable living” in Orange County, including a church-turned private residence; a former boy scout camp that has found new life as a family home and organic farm; and a boys bedroom inspired by the skate culture born here. Throughout the issue we celebrate the environmentally conscious design, from flooring made from recycled wine barrels to water-efficient appliances. Outside, the changes are equally dramatic, as homeowners embrace drought-tolerant plants instead of thirsty lawns; cut chemical use with saltwater pools; and create outdoor environments unique to Orange County’s temperate climate.

The Reformation Transforming an old church into a family home was nothing short of a miracle for this laid-back couple. by Suzette Lipscomb Photos by Suzette Lipscomb and Melissa Layton
T
he double glass entry doors of the “Church House” open onto an incredible, magically lit, airy space lined with floor to ceiling glass that frames the hillside views culminating in a triangle of blue sea. But it wasn’t always this way. This family of five is six years into a challenging project that truly began in childhood. One of the owners, Kim (last name withheld for privacy), explains that her engineer father and stay-at-home mother bought and sold at least 17 houses while she was growing up. “While my dad worked, my mother ran the jobs with his contractor’s license, and renovating and moving is just part of who I am.” When she saw the church come up on the market, she thought it was such an interesting idea. “From the moment I set foot on the land, I felt in my gut it was meant to be ours. We wrote the offer, and it was declined twice over 18 months. I asked myself, why is the universe so mysterious and cruel? I shed countless tears over the rejection of the offers.” Then their luck changed and the third time became the charm. She and her husband decided to give it one more shot - this time, the universe answered their prayers.

Like her mother before her, Kim ran the day-to-day project details of transforming a ’70s era Lutheran church into a sprawling family compound geared around their three children – Luke ,11 Sophia, 9 and Olivia, 5 – while her husband, Rob, performed vascular surgery. Repurposing the church was a labor of love carried out with thoughtful design details that left the footprint substantially the same, and many of the original materials intact. But the devil is in the design details, especially many of the reclaimed materials. The baker’s sinks and faucets were salvaged from another remodel in Palm Springs and became the centerpieces of the powder and laundry rooms, and the open kitchen shelving is affixed sturdily to the wall by galvanized turnbuckles Kim found hidden in a box under a workbench in a marine supply store. “Lucky for me, my father is a genius at making our nutty ideas work!” Scott Laidlaw, of Laidlaw Schultz, came up with the architectural design on his first visit to the property. He suggested opening up the former “coffee and doughnut” room into a welcoming, transparent breezeway that lets you see through the house, seamlessly connecting the outdoors to the indoors. It was also his concept to turn the former church offices into the bedroom spaces, which were purposely left open and interconnected, like sleeping cubbies. “He is wildly talented and an amazing listener, but most importantly, he understood the way we wanted to live,” she explains. By keeping as many original materials as possible, and using “pedestrian” materials as Scott called them, they were able to keep the color pallette simple, neutral, and connected to nature. The children’s bedrooms all have the joie de vivre of a child, but with the simplicity and elegance of the natural surroundings that shine through all the windows via views, or in the case of Luke’s room, actual original split concrete blocks that frame the window of the pebbled bath. A pristine white volcanic limestone soaking tub, complete with a rusted handmade “pump” that Kim’s father created from old rusted parts she found in the back of her plumber’s truck, looks out onto the copper toned metal cladding set back along the exterior of the building, LEFT: The former “Coffee and Doughnut Room” now serves as a light-filled great room with original polished concrete floors. creating a feeling of expansion with privacy. Kim addressed the rumor that, for a period of time, a half pipe skateboard ramp ran through the middle of the house. “It’s true,” she says. “For a time, (a long time), the kids and their friends rode bikes and scooters through the house and played the drums, loudly.” The skate ramp long gone, “The Sanctuary” is now a grand room, complete with a Moroccan lounge, a rehearsal space for the drums that overlooks the ocean, and the great wall of concrete and glass that unlocks the views of the property’s 21/2 acres street-to-street lot and opens up a visual keyhole down to the ocean. On this back lot is where Agotilio, the goat herder, parks his trailer a few months out of the year, just as he has done for many years. They immediately adopted him, of course. He’s very much a part of their family now. This lifestyle of community is exactly what the family hoped for when they envisioned life in the Church House.

hen Allison Kowalcyk lost her mother unexpectedly after a short and dramatic cancer diagnosis, she literally could not drag herself out of bed, except to care for her two young twin boys. So when she and her fiancé became engaged and prepared to move in together, he encouraged her to take some time off and do whatever she needed to get her energy back. Her healing journey involved redecorating every inch of a drab beige room into a skateboarding nirvana. The inspiration for the room took seed several years ago when a close friend had her newborn baby’s name painted over the crib in a graffiti art style. That image stuck with her when she set out to decorate the twins’ room. The transformation began with the plywood “brick” where she painted wall art indicative of an urban street scene, but with better colors. Chain link fence headboards frame the red and black plaid bedspreads, and a ledge surrounding the entire room showcases a train track and nostalgic city silhouettes that are worthy of a Disney set, all hand-painted by Kowalcyk. New York was first – the boys’ favorite city that they had only read about in books. Texas was added for Allison’s family roots and the Polar Bear Express in Arizona was a reminder of a trip they actually took. Big Bear was included because that is where the family has a retreat. The Incredible Hulk hangs from a corner of the ceiling watching over the boys, and on the opposite wall, there is the skateboarding wall of fame. Each

modern day skateboarding legend smiles in a real life family photo with her boys, Reese and Chase, (and one special photo that includes her mom). Her eight years of previous experience teaching preschool is evident in many of the room’s accoutrements. A pair of matching old-school-style desks and industrial style reading lamps provide a comfortable study area, while a vintage suitcase and drink cooler are stuffed with a variety of classic books. A Simpsons chess game sits at the foot of one bed, begging for her erudite boys to play. She turned a plain white Ikea dresser into a Mod Podged Santa Cruz skateboard custom edition, sporting wheels as drawer pulls. The kids’ original skateboard trucks do the heavy lifting for the boys’ jackets on the back of the bedroom door. “I just wanted my boys to be happy,” she says. “They were suffering from the loss of their grandmother, the breakup of my relationship with their father and all that goes along with that pain. And we were moving into unchartered territory with my new fiancé. Having this to focus on really helped me get up, get out and get on a path to healing. I tried hard to create a place for happiness and new beginnings.” Channeling her grief into this creative outlet helped her get through her darkest days. Kowalcyk will return to her hair-styling job this fall at Lloyd’s Barbershop in Irvine, as long as someone doesn’t hire her away as a budding interior decorator first!

he Kitchen Lady knows a thing or 200 about kitchens. Aside from the fact that she has been designing them for around 30 years, Priscilla Crother grew up in the business. She was raised by parents who owned a kitchen and bath company, was inspired by a degree in Home Economics and Interior Design, and has completed hundreds of kitchen remodels and build-outs. She’s convinced it’s the job she was born to do. Houzz named her Best in Kitchen Design for 2015, an award that reflects her commitment to excellence in her field, and captures the passion she has for livable kitchens that match a client’s personality. Shuttling between Los Angeles and San Diego, the Orange County-based Crother still meets with all of her clients personally to assess their needs and lifestyle. Her partnership with Pirch at SOCO has been a great marriage, with three of her kitchen designs featured there (including a spectacular outdoor one). She also maintains a traditional showroom in San Juan Capistrano and a newly minted modern one in Laguna Beach.

our years ago, Scott Tenney and his wife, Mariella Simon, took over an eroding hillside in Bluebird Canyon that was once home to six rundown structures that served eclectic purposes over the decades. With painstaking precision, they restored the original structures with reclaimed lumber, built a design lab to construct furniture from found objects and integrated designer elements to create what is now the 15-acre unique compound that makes up the bio-dynamic Bluebird Canyon Farms. After four years of development and construction, the land now houses a two-bedroom lodge, a one-bedroom “Flower Chateau,” a greenhouse, design lab, apiary, hen house and more, all reflecting a design loyal to the history of old Laguna Beach. While spruce floors, cedar walls, roped chandelier lighting and shelving connected by pipes from old sprinklers found around the farm give it a rustic feel, Ann Sacks tiles, Walker Zanger countertops, Manual Gaillardo designed cabinets and Vertigo outdoor cushions fill in the collage that has become an experimental hill village of sorts. Design practices on the property include green construction, grey water irrigation, rainwater harvesting and composting to help reduce the use of energy and, in particular, water. The farm’s large steel sink basins allow recycled water to run into the orchard, while a 3,000-gallon cistern catches rainwater used to irrigate the plants and trees. Terraced gardens were constructed from concrete from sidewalks from an urban development project in Lake Forest. A small workshop staffed by the Bluebird Canyon Collective, a cooperative guild of

artisans and craftsmen, is maintained on site. The workshop supports various design, product development and fabrication efforts required by the farm and other projects, and occupies a new 1,500-square-foot “barn” near the Hobo Camp Trailhead. It contains tools and equipment for working wood, metal, leather and textiles, as well as a variety of land tools. Monthly workshops at the farm cover a variety of topics, ranging from how to organize a productive food pantry, building and maintaining composting systems, creating delicious home-cooked meals using fresh picked ingredients, starting a new hobby as a backyard beekeeper, or keeping backyard hens. The farm’s custom made chicken coop and hen house, with double paned windows designed to match the architecture of the main lodge, houses 20 heirloom black copper marans, a rare breed of chickens that lays brown speckled eggs with creamy yolks sought after by gourmet chefs. Work is soon to begin on the last of the rundown structures on the property, a worn down, red wooden bungalow designed as a residence by Laguna Beach architect Mike Blakemore, as soon as construction permits are received. “Our intention was to create an urban farm designed so that it could be managed and operated by hand to demonstrate sustainable living in an urban setting,” says Tenney. “Nature is the main emphasis and the architectural improvements are intended to represent an old Laguna Beach or California ranch vernacular that is slowly but surely disappearing from the area.” Bluebirdcanyonfarms.com LEFT: The restored one-bedroom Flower Chateau was one of the original structures on the property. An Eclectic History The site has been home to a colorful cast of characters over the years. The first recorded settlement on the site was a homestead established in the late 1800s to early 1900s. During this time, according to stories told by the Laguna Beach Historical Society, the owners, along with the Skidmore Brothers, built a drilling derrick on site for mineral exploration. As the story is told, one night the derrick caught fire, and was completely consumed and destroyed. In 2011, while excavating to install new utilities on site, pieces of large charred timbers and remains of an old cable anchoring system were uncovered, which may be have been part of this original installation. In 1926, the land was purchased by William and Al Schleicher, two brothers who established the Tom Sawyer Camp for Boys, which provideded summer camp experiences for Southern California youth on the property until the summer of 1942. At that time, the Schleichers were compelled to relocate the camp farther inland for fear of a subsequent attack on the West Coast. The property was sold to a family who used it as a retreat until the early 1960s. From the early 1960s until the late 1970s, the site was transformed into an artists’ colony led by Roger Van De Vanter. A renaissance man, Van De Vanter is a multi-media artist whose work is exhibited in many private collections worldwide, including the White House and Guggenheim Museum. His technique for creating multi-layered rubber sandals made popular by Cher in the 1970s was the inspiration behind the Rainbow Sandal Company. Van De Vanter was an original member of the Sawdust Festival, an art exhibition run democratically by local artists each summer in Laguna Canyon. In its heyday, Van De Vanter’s “Colony” hosted a variety of celebrated individuals, including Merry Prankster and author Ken Kesey, guitar virtuoso Jimi Hendrix, Sonny and Cher Bono, Timothy Leary, and members of the Brotherhood of Eternal Love troupe led by John Griggs. As that era came to a close, members of the “Colony” drifted away and the site fell into a long period of abandonment and disrepair, becoming a popular hang-out of vagrants until the Tenneys purchased the land in 2010 and began transforming the property into its current incarnation. 4 / The most important trend and one of vital importance is the use of upgraded irrigation systems, watering efficiently using drip lines to saturate roots of plants and trees. Outdated irrigation systems use full spray waste water and don’t allow for deep root saturation. Directing water efficiently to plant roots uses less water and the saturation levels are adequate for all plant types (not pictured).
