THIS LADERA RANCH HOME belonging to a well-traveled family who collects art from France and Japan features a custom-made wallpaper design inspired by the “rosace” found on the exterior of the gothic Cathédrale Notre-Dame in Rouen, France. “The burst of colored glass just drizzles down the wall to the staircase,” explains interior designer Peggy Dupuis. She imported the wallpaper from a supplier in Italy, which has a unique effect as your eye follows the shapes in the narrow staircase.

here are more options than ever before to add color, character and texture to the walls of every room in your home. From wallpaper and wall tiles to murals, there are almost no limits to giving your walls a makeover. These fresh ideas from local designers and showrooms will inspire you to bring your walls from the background into the foreground as the focal point of your space.

1. One on-trend idea for adding depth and an artful element to walls is to select a 3D wall tile. The goal of this relaxing bedroom was to keep the design simple, modern and monochromatic, but with a twist. “We chose this 3D Porcelanosa Wave Natural Porcelain tile because it mimicked the waves of the ocean right next to the home on the Newport Beach Peninsula,” says interior designer Erica Bryen. “A tile focal wall is a great alternative to paint, as it pulls in another element to a room. It’s a great way to add texture and interest in a room that you can’t always achieve with a wallpaper or paint.” 2. Wallpaper remains a popular way to add color and dimension to walls. While selecting the right wallpaper pattern is one thing, proper installation is even more important. “Each wallpaper texture or pattern is going to have unique variations and there are many ways you can install a wall covering to either enhance these variations or minimize them,” says Elle LaFleur, creative director for Harsey and Harsey. “For example, natural materials can vary in the way they absorb color, so you will have natural highs and lows. A great installer will recognize these gradients and install accordingly.” 3. A Wallpaper Pattern Dramatically Impacts A Room, But Don’t Overlook Its LongTerm Care. Durable materials make maintenance fuss-free. Inspired by vintage floor tiles, the 100-percent vinyl Cairoli wallcovering by Chivasso, available at Thomas Lavin in the Laguna Design Center, brings sophisticated color with its honeycomb pattern. “This wallpaper can have a classical feel—and can go modern. It can be used in many ways,” says Sheldon Harte of Harte Brownlee and Associates. “In a modern house it could be a paneling detail. 4 4. Since this San Juan Capistrano home had many neutral details and textures, the kitchen was an ideal place to introduce pattern. This Moroccan motif Ann Sacks concrete tile combines bold lines with refined style. “This kitchen is a mix of classic and modern,” says interior designer Denise Morrison. “I added interest by interplaying the cabinet style to include two stain colors and two door styles. One is a classic raised panel and the other is a continuous modern V-groove. When adding pattern to a kitchen, you should make a choice between pattern and a lot of color.” 5. Because this room was designed for a toddler who loves buildings and anything on four wheels, Nazgol Seyedi, ASID-OC president elect, selected a city scene with a “Things That Go” theme. The mural was painted by artist Eloise Lowry of A Brush With Life. “All the white windows glow in the dark during night time as well as the day, and the little cars and planes on the wall are actual toys that can be removed from their little magnet on the wall to play with and put back on,” says Seyedi. “As a designer I see more and more requests for murals from my clients. A mural is a piece of art that can be customized especially for you without any limitations to make a great statement and a perfect focal point for your space.”

Inspired by the beauty of the Mediterranean and Mexican coasts, places to which the couple traveled several times, this five-level summer and holiday house is an ode to the California Riviera. With views cascading down the hillside to the stunning beach below, this “oceanfront villa with simplicity and soul,” according to Tran, makes the most of the sunlight and breathtaking views.

“The design of the house minimizes the barriers between the inside and the outside, allowing nature to become part of the interior landscape,” KAA Design’s team says. The rough stone walls provide a sense of permanence; the exterior plaster gives a touch of warmth; and the wood conveys a casual feeling.

ffering magnificent views over Emerald Bay, this resort-style holiday house by KAA Design is a dream family getaway.

When the owners of this Laguna Beach home—a couple who live in Las Vegas with their three children—wanted to find the best architects to create their coastal retreat, they took an unconventional approach: They launched a design competition. Ultimately, the Los Angeles-based firm KAA Design prevailed. “The fundamental architectural and spatial concepts were driven by the client’s desire to maximize visual and pedestrian connection from all the habitable rooms, down to the white sand beach of Emerald Bay,” KAA Design Partner Duan Tran says. “As a result, all of the living areas were designed to have 42 | Design OC | Fall/Winter 2017


“The home exhibits muted color tones in order to not distract from the surrounding context. The house very much attempts to be the background, the canvas to the subsequent layers of the people, furnishings and art,” Tran says. Alexandra and Michael Misczynski, principals of interior design firm Atelier AM, were in charge of selecting the right furnishings. With five suites, a public area on the second level, outdoor spaces and a pool, this timeless, perfectly balanced property embraces Orange County’s laid-back yet chic beach lifestyle. F

armhouse style is warm and comforting, and it’s no wonder why this design trend is so appealing. While this home in Newport Beach was newly constructed, the homeowner wanted an elegant yet cozy farmhouse aesthetic. “As a young girl, her parents had a farmhouse where they would vacation,” says Kathryn Smith, chief designer of Kensington Smith Design, who worked with the

client to achieve her vision. “She just had the fondest memories of that farmhouse and she wanted to recreate those memories.” A mix of furnishings with French undertones created a refined rustic look, while the vintage-inspired barn doors, hardware and plumbing fixtures, as well as shiplap walls add a sense of history to every space. “The ceilings are very high, so we did a lot of beams and trusses, which gave it a homey, farmhouse feel,” Smith says. “We added some modern touches with metal glass French doors that open on to the backyard and pool area. There’s an outdoor patio with chandeliers and an outdoor fireplace.” Upon entering the home, the great room captivates the eye with wood-beam ceilings, metal lanterns and fireplace. “The great room is very grand with the limestone and handpainted tile fireplace. There are so many beautiful features,” says Smith. For the hardwood flooring, they selected a wide, gray-washed plank to give it a vintage look and incorporated some patterns in the wood so it interlocks at every corner. This

adds a textured layer to the flooring and visually breaks up the space in the nearly 5,300-square-foot home. A prime space for entertaining was important to the homeowner, so they added a built-in banquette in the breakfast room. “She wanted to have a huge sweeping, round bench with a coordinating table that she could pull up more chairs to if she had company,” says Smith. “The big island and grand ceiling heights in the home is really striking and it’s one of the best focal points of the house. You could look out the windows to the beautiful pool.”

Perched on the bluff ’s edge over the sandy Thousand Steps Beach in Laguna Beach, this 5,300-square-foot waterfront residence is a visual masterpiece. Divided into three levels, the house offers exceptional views of the Pacific Ocean and vibrant sunsets thanks to its coastal northwest orientation. Designed by renowned architect Paul McClean—who grew up and trained in Ireland before founding McClean Design in Orange, California, in 2000—the property has floorto-ceiling curved glass walls. W

hen you embark on any restoration project, you brace yourself for a long process and hope to preserve what’s best about the home, while breathing new life into it. “It takes so much time because you’re not just replacing the windows—you’re working with a house in rough condition,” says Clark Collins of Collins Design and Development, which restores and revives many local historic cottages. This French Normandy revival in the El Mirador neighborhood of Laguna Village, built in 1940 by Roy Ropp, who designed some of Laguna’s historic buildings, was dilapidated but had great bones, according to Collins. “Standing in the living room, you could see the sunlight coming through because there were gaps in the tongue-and-board ceiling and it desperately needed a new roof,” says Collins, who carefully chose what to keep and what to replace.” On the exterior, for example, the dormers with single-pane, double-hung windows are original. “Those were in surprisingly good condition. They just needed to be refurbished,” says Collins. Inside, the original, white oak hardwood floors were sanded and refinished in a dark wood stain, while the tongue-and-groove paneling was

repaired and repainted. “All the door hardware and window hardware, I stripped and restored.” Much of the house was lath and plaster, as drywall insulation wasn’t available in the 40s. “We restored a lot of the paneling and the lath and plaster stayed in place,” Collins says. The footprint essentially remains the same, although the kitchen was enlarged slightly and updated with all new appliances and additional storage. Tile counters were replaced with limestone counters for a more period-appropriate touch. A Lacanche French range, old factory ceiling lights and an antique butcher block enhance the vintage vibe. “All the hardware throughout is a lacquered brass so it would age on its own,” adds Collins. The 2,300-square-foot house is now in the Laguna Beach historic register and

also received Mills Act historic status, which grants property tax relief for rehabilitating qualified historic homes. The payoff of restoring a historic home is always well worth it to Collins. “It definitely takes more time and money to fix the old rather than tear it down and replace it,” Collins says. “You have to take things down with care, strip off 75 years of paint and recondition it and replace broken parts. You have to be patient, but the result is going to have so much more warmth, patina and character.”

ike many other Laguna homes, this renovation project, which began in 2011 and finished in 2016, took several years to complete.

During the remodel, the homeowner got engaged and then married, which altered the plans, as the newlywed couple designed their dream home with the help of architect Anders Lasater. Since this was a home where they would be planting roots, they added square footage (from 2,500 square feet to 3,570) and some defining elements to give it wow factor. The low windows in the main living space were replaced with a large gable end topped window to frame the ocean view and serve as a main feature of the space.

They love the farmhouse aesthetic in this large, barn-like structure so that was important to capture and give them this sense of space, but also sophistication, says Lasater.

Giving the roof some height is always a challenge in Laguna, but they were able to work within those building restrictions and make it feel like a new home. This also meant they had to collaborate with the neighbor so they could accentuate the interior, while protecting the neighbor’s view. “We ended up with a room with a big volume horizontally and vertically, but a thoughtful division of space,” Lasater says. “This house captures a way of living that’s casual, classy and today because she had such an eye for what furnishings, hardware, light fixtures and materials belong in the house.” The home’s white-on-white look is casual and chic, but lighting is the key to getting it right.

BEFORE The white oak floors, for example, were a bright white and Lasater had to fine-tune the space by bringing in skylights for the main floor and large, European steel windows on the ocean facing side of the house so it’s inundated with light.

“The other side doesn’t have that same light; the skylights to bring in light from above to balance that,” Lasater says. “So now both sides have equal amount of light and all the white has a nice glow … You’ve got to think about the way the light moves through your house and reflects on the surfaces.”

ome properties have such beautiful natural surroundings, you would want your outdoor living areas to blend in rather than compete with your view. This home in Irvine’s Shady Canyon is one such example. Designed as a Country French estate, the property has plenty of open spaces, while its details are very understated, according to landscape architect Mark Scott, of Mark Scott Associates. 72 | Design OC | Fall/Winter 2017

“We followed a natural woodlands theme,” says Scott. The main features include a pool “floating” out in the middle of the grass, a courtyard in the entry with a fountain, an arbor, a loggia, an outdoor fireplace, stone walkways with groundcovers and native as well as French plants. “There aren’t any formal gardens. It’s just very random and natural looking,” Scott says. “The goal was to keep it very simple with the natural French farmhouse feel and not overdesign. Here Scott shares his three keys to a harmonious outdoor landscape.

1. Natural Materials.

While the stone walkways give the outdoor spaces definition, it also connects to the home’s exterior. That’s why Scott selected the same stone finishes to make everything coordinate. “There’s a tower element on the house, so we used that same kind of stone for the paving,” Scott says.

2. Design for Entertaining.

Designed with entertaining in mind, the outdoor spaces feature many relaxing seating areas for parties and gatherings. “In the space between the house and poolhouse, we created a fireplace and seating area and we tried to make it into a ‘green room’ where the olive trees would grow and create a canopy over that space,” Scott says.

3. Green Elements.

The outdoor space incorporates a mix of California native plants as well as lavender, grasses, olive trees, oaks and Italian cypress that you would find in France. “The stone walkway loosens up with the groundcovers growing in between,” says Scott. “The ornamental grass at the edge of the pool softens the edge between the water and the turf and the planters ... like [it would at] a 700-year-old French farmhouse or villa,” Scott says.

The fireplace hood is made of curved steel plate with a smooth white automotive paint finish, while the soothing curved shape is inspired by the ocean waves,” says Noppenberger. “The face of the fireplace is cladded with Ocean Silver unfilled travertine and the cantilever hearth cladded in Hera limestone extends to the outside, becoming the master deck fire pit.

To keep the focus on the ocean view, the motorized TV slides inside the hood. The room’s clean design and warm textures make it feel like a restful space.

The key elements are the delicate natural color palette drawn from the beach below, soothing shapes, the fire element, the sound of the ocean and the intimate scale of the room, Noppenberger says.
