FROM THE EDITOR August has long been one of my favorite months. Perhaps it’s because

I was born in August, or perhaps it’s because I’ve always wanted to make the most of the last weeks of summer. After all, growing up in Michigan meant that winter came early and stayed late! The months of summer were precious. Now that I live in San Diego, August still holds a charm. But now there

aren’t mosquitos to bother me at bonfires or hot, humid nights that make sleeping uncomfortable. Instead, the ocean, canyons and parks offer many ways to have fun, and community celebrations occur regularly. Evenings have their own appeal. In addition to concerts, plays or sporting events that happen yearround, August is filled with unique nighttime activities—outdoors under the stars and indoors in cool air conditioning.

The derby began in 1968. The Chula

Vista Jaycees ran the race through most of the 1970s, down H Street from Hilltop Drive to 1st Ave. In September 1979, Kirk and Pat Dolan ran the first Orange Crate Derby in Bonita. The race took off from there. As the area built up, it was moved to Rancho Del Rey in Chula Vista. This family-oriented community event is sponsored by the Chula Vista

Sunrise Rotary Club with support from the Chula Vista Sunset Rotary Club, South Bay Family YMCA, Allied Waste, Cherniss Tire World, Chula Vista Elementary School District and the KOA. Additional sponsors are needed with t-shirts, trophies, and necessary equipment. If your business can sponsor or you are willing to volunteer, please respond by August 10.

The race had a one-year hiatus in 2013, and the Chula Vista Sunrise and Sunset Rotary Clubs took over the organization for the 2014 race. For more information, please contact event coordinator Tom Calhoun at tcalhoun3@msn.com or visit www.

City of Chula Vista Offers Solar Financing Options The financing program provides an opportunity to fund solar upgrades through property taxes with no money out of pocket and no credit score requirement.

Residents living in Chula Vista are able to participate in a new solar financing program called Clean Energy Chula Vista. The financing

program provides an opportunity to fund solar upgrades through property taxes with no money out of pocket and no credit score requirement. The City of Chula Vista has already installed 500,000 watts of solar energy across three city facilities and is committed to helping residents shift to clean energy, too.

500k watts of solar energy have been installed across City of Chula Vista facilities

“Chula Vista is dedicated not only to reducing governments’ greenhouse emissions,

but also to helping residents and their ability to adopt alternative energy and implement efficiency efforts that result in financing savings,” said Chula Vista Mayor Cheryl Cox. The local, governmentsponsored, property assessed clean energy program, Clean Energy

Chula Vista, allows homeowners to go solar for no upfront payment and to repay their solar power system through property taxes; the interest is tax deductible. This allows homeowners to tie their solar investment to property taxes rather than taking a personal loan, and the investment stays with the property when homeowners move.

“Property Assessed Clean Energy is a game changer for Chula Vista property owners who have thought about going solar,” said Daniel Sullivan, president and founder of Sullivan Solar Power. “Residents who were not approved in the past for solar financing may now be approved through Clean Energy Chula Vista.”

What to Expect in 2014-2015 Chula Vista Elementary Schools are Excited about New School Year

The Chula Vista Elementary School District’s motto this year is “Accelerating Innovation Through Imagination.” Our focus in the 2014-2015 school year is

providing a rigorous 21st-century learning environment that is rooted in high-quality instruction. Our teachers are providing this instruction through the implementation of Common Core State Standards. These new standards engage students in active learning through rigorous opportunities for engagement and literacy through listening, speaking, reading and writing as well as solving complex and real-life problems in mathematics.

We encourage innovative methods

of instructional delivery. Our students will receive an education that nurtures their imagination, intellect and sense of inquiry. Our ongoing commitment is to eliminate the achievement gap and ensure that our programs and curriculum enrich and support students as they become innovative, critical thinkers who readily adapt to a rapidly changing 21st century. We are also improving the physical

first three schools to be modernized utilizing voter-approved Proposition E funds are Castle Park, Lilian J. Rice, and Rosebank. Work is proceeding rapidly at these campuses. Structural improvements include electrical upgrades and underground utilities; energy enhancements include heating, air-conditioning, and window replacements; and wireless technology enhancements include the installation of a wireless access point in every classroom, allowing more students and staff to be online at once. Prop E, a $90 million general obligation bond, will provide funds to renovate and modernize facilities plus improve technology at 31 of our oldest schools. One of the most significant changes

we have experienced is the state’s new Local Control Funding Formula, which replaced California’s finance system for K-12 schools. The result was that districts like ours received additional funding for low-income students, English learners and foster youth. School districts were required to produce Local Control and Accountability Plans to demonstrate how the increased resources are linked to meeting the needs of students. Students, parents, teachers and community members provided input on our plan. This is a three-year plan, a living document that will be reviewed each year to ensure goals are being met. Whether you are new to the community or have seen generations of your family members come through our doors, please know that we are a student-focused and decentralized district where children remain at the heart of our commitment and decision-making process.

Recently the food truck craze hit Eastlake.

Those colorful trucks of delicious delicacies are now hanging out in the parking lot of Eastlake Church every Wednesday from 5:30 to 8:30 p.m. They’re not your construction-site food trucks. They’re the home of fresh, locally sourced cuisine from throughout San Diego. The unofficial masterminds of this event are Kenneth and Daniel from DEVILICIOUS, an upscale, high-quality food truck serving such masterpieces as butterpoached-lobster grilled cheese and soft-shell-crab club sandwich.

With an average of five to six different food trucks in attendance every Wednesday night, you’ll be hard pressed to run out of options. If you’re a conscientious carnivore, try burgers made from 100% organic, grassfed beef at STUFFED! Don’t forget the awesome sides, too, like their mac and cheese or tasty “tots.” Got a craving for some beer-battered fish and chips, spiced lamb or catch of the day? truck uses produce that’s locally grown, and the seafood is caught daily in the open waters off of San Diego. Then there’s barbeque. From 13-hour, hickory-smoked meats at SUPER Q to TABE’S mouthwatering Korean fusion barbeque, it’s all there. For dessert, Sweet Treats offers decadent confections. “We purchase our sweets daily from only the best bakeries in San Diego,” stated Chris Saint, who owns the SWEET TREATS food truck with his wife, Jennifer. Arrive early, as the parking lot fills up fast. The family-friendly environment is a cross between a tailgate party and a family picnic. However you describe it, it’s fun, fresh and fast.

If food nourishes the body, music nourishes the soul. Despite many musical options,

KARAOKE has become America’s favorite party pastime. It’s an open stage for fantasy and entertainment. For some, it has become the starting point for a successful vocal career. For others, it’s a time “to let your hair down” and sing your heart out. The beauty of karaoke is the nonjudgmental environment. You can hear live music at many venues, but “real,” undiscovered, live music is found wherever karaoke is performed. One of the most popular spots for karaoke in Eastlake is Casa Bella in the Shops at San Miguel Ranch.

ON TOPIC The State of Real Estate in Chula Vista

San Diego is one of a few large markets that has experienced a stronger than average recovery. Ultimately, home values are up and interest rates are low.

The right signs are there:

“Home for Sale” and “Just Listed.” But there is more to know about buying—and selling—a house than what’s posted in a yard. Foreclosures and short sales are available, but they’re not the driving force in the Chula Vista real estate market. That’s great news for homeowners looking to step up or refinance due to lower interest rates.

average time a home was on the market, the price a comparable home sold for (at, above or below the asking price), and a marketable price your home could sell for. A realtor who knows the market and will tell you the truth is more valuable than one who tells you what you want to hear. Ask someone you trust for a referral, or ask the realtor you’re interviewing for two or three references.

The rising home prices in many areas of Chula Vista are a positive sign toward a recovering real estate market. If you plan on selling your

Angelica Wallace, of Realty Executives Dillon in Eastlake, says that the maximum home price in San Diego, with no money down, is $546,250. Anything above that requires the buyer to pay 25% of the difference as a down payment. With the housing bubble and credit crisis of 2007-2009, we witnessed the mortgage industry change dramatically. confidence. At the same time, traditional lending guidelines tightened up significantly. It became harder for wellestablished, reputable lenders to serve qualified borrowers. Even borrowers with outstanding credit and median income experienced difficulties when getting their loans approved. Five years later, we are returning

to a more normal course of lending. There are a few more guidelines, and lenders are held more accountable in their lending practices. We are also enjoying historically low interest rates. San Diego is one of a few large markets that has experienced a stronger than average recovery. Ultimately, home values are up and interest rates are low. “This is a good time to secure a home loan or refinance,” suggests Annette Hernandez with Wallick and Volk Mortgage Bank in Bonita. Do your research, speak with a professional you trust, and buy or sell your home with confidence.

CrossFit CHULA VISTA Richard Santa Maria has been a Chula Vista resident since 1963. He is married and has three children and three grandchildren. As the owner of CrossFit Chula Vista, Rick isn’t kidding when he says, “You will be in the best shape of your life,” after working out. Using nutrition as a foundation, Rick’s passion is to educate clients so they can lead happier, healthier lives and reach their fitness goals. Rick and his coaches teach clients functional fitness to create athletes who are better prepared. “CrossFit makes you better at life,” Rick proudly states. He should know; he qualified for the Reebok CrossFit Games two years in a row and placed 4th and 9th respectively in the Masters 60+ Division. CrossFit is for everyone, whether you are already an athlete or you have let everyday life struggles get in the way of your health and fitness. CrossFit is also scalable; a 9-year-old or 90-year-old can complete the workout and see benefits. In fact, CrossFit Chula Vista, which was established in 2005, is launching a specialized kids/student athlete program in August to help young athletes prepare for and excel in the demands of their individual sports. CrossFit Chula Vista creates a sense of camaraderie among its clients. That community extends beyond the walls of the gym. CrossFit holds fundraisers for the 31Heroes Project, benefitting the families of the 31 Special Forces members who lost their lives in the 2011 helicopter crash in Afghanistan. CrossFit also supports Barbells for Boobs, which raises money to provide free mammograms, and South Bay Community Services by donating meals and gifts for families at Thanksgiving and Christmas. Call (619) 934-9934 for a free introductory workout.

TELEGRAPH CANYON ANIMAL MEDICAL CENTER From the joy of a new puppy or kitten to the heartache of making end-of-life decisions for a cherished pet, thousands of Chula Vista residents turn to Dr. Lynette Henderson at the Telegraph Canyon Animal Medical Center. Dr. Henderson graduated from the prestigious U.C. Davis School of Veterinary Medicine at the top of her class. She has established a reputation of being the veterinarian of choice for the Chula Vista community by keeping the focus on whom she serves and by staying active in the community. Her staff, many of whom have been with Dr. Henderson since 2001, live in and around Chula Vista. As a result, she was recognized by Mayor Cox for opening and providing a safe place to board pets during the 2007 fires when parts of Eastlake were evacuated. She was also voted the best veterinarian in the South Bay by her patients and readers of the Star News for the last five years. When establishing the Telegraph Canyon Animal Medical Center, Dr. Henderson wanted to make sure it was a full-service medical and surgical facility that could provide the most complete, compassionate, and caring experience to clients and patients. The hospital boasts a full in-house lab, pharmacy, ultrasound and digital X-rays. The hospital is also the only one south of Interstate 8 that is contracted with County Animal Control to provide veterinary services to animals that are adopted from the South Bay shelter.

RESIDENT SPOTLIGHT

MANDY MEDLIN

For those who know Mandy Medlin, many would identify her as the owner of Chick-fil-A in Eastlake. Others would say that she is a great supporter of the community. But only a few know the real Mandy.

Mandy grew up understanding the value of hard work and sacrifice. Her father worked the family farm and kept a full-time position with General Motors. Mandy’s mother was a stay-at-home mom until she returned to work as a church secretary to help pay for Mandy, her sister and brother’s education at a Christian school. Born

for about 18 months. At the same time, she worked at a local Chick-fil-A with her older brother, Travis. The knowledge and education she gained there ignited a passion to be an entrepreneur, and she quickly moved through the ranks of management. At age 23 she became one of the youngest franchise owners in the company’s history.

Their corporate purpose states, “To glorify God by

being a faithful steward of all that is entrusted to us. To have a positive influence on all who come in contact with Chick-fil-A.” This statement goes beyond the walls of the restaurant for Mandy. She spends much of her free time doing international missions work in some of the most impoverished areas of the world. In the past, she has traveled to Guatemala, Bolivia, Ecuador and India. She feels compelled to change human injustices by supporting such groups as the International Network of Hearts, an anti-human trafficking organization in Tijuana. She also supports local and international efforts that address homelessness and feeding the poor. She feels blessed to be able to make a difference in the lives of the less fortunate.

Now in her mid-30s, Mandy has much more to give, and she’s

not shy about talking about it. A goal for the future is to adopt a child and give him or her a loving home. That loving home today is shared with her younger sister Lindsey, Lindsey’s husband David, and their two children, all under one roof.

To achieve such a milestone, you may think she had to eat,

success. She believes it allows her to be a conduit for God to bless others in the world. And Mandy is just getting started.
