Designers Guido Drocco and Franco Mello were way ahead of the curve when, in 1972, they “brought the outside in” in the form of the huge, so , and thornless Cactus for Italian company Gufram. Celebrating its half centenary, each four-armed hall tree, in exible polyurethane, is still produced in the original 1972 mold and nished by hand, meaning each piece is unique. Green, white, red, and multicolored, there have, over the years, been many di erent editions of the piece, some of which have sold out in just a few days. Gufram recently announced a collaboration with e Andy Warhol Foundation for Visual Arts—limited-edition plants in vibrant pink, yellow, and blue. gufram.it
Tim Neve graduated in costume and set design before becoming an interior designer, so he knows how to create drama. Having designed pillows, throws, and bedding, the Australian has released Début, his first collection of furniture. “Not driven by trends and inspired by the organic forms found in nature—from the fluid contours to the slight imperfections,” Neve’s seating, tables, and sideboards are made using natural materials such as rattan and teak, handcrafted by artisans. “Each is designed to work as a statement piece, or to be even stronger when placed together,” says Neve. “I can’t wait to see how people style them into their homes.” timneve.com
Australia’s Omvivo has been designing bathroom spaces for more than three decades. And as its latest sink—the Washplane—demonstrates, the brand has kept step with washroom trends. A minimalist’s dream, the floating sink has cleverly concealed plumbing (installed into a wall cavity) and, thanks to its seamless benchtop and “slump,” no areas for dirt and harmful bacteria to be trapped. The Washplane’s designers hope that it “encourages us to interact thoughtfully with the water, creating a unique, therapeutic experience.” omvivo.com
GLASSWARE
Sisters Elena and Margherita Micheluzzi grew up watching their glassmaker father at work. They clearly paid attention to his craft because in 2019 they launched their own collection of Murano glassware as Micheluzzi Glass . Inspired by the “magical lights and colors of Venice,” the duo creates vases and glasses that are defined by their vibrant faceted surfaces and iridescent sheens. For their curved vases the sisters mouth-blow the glass before transforming the vessel via molatura, a cold-carving process, which reveals unexpected shades and light reflection meaning each piece is unique. Their glasses, meanwhile, are also individually mouth-blown and shaped while molten to achieve a gentle effect of motion, meaning no two are ever alike. micheluzziglass.com
In 1977 Swiss watchmaker Vacheron Constantin debuted its 222 “Jumbo,” designed by Jörg Hysek to mark the company’s 222nd anniversary. e brand has now released an updated version, a 37mm-diameter timepiece in 18-karat 3N yellow gold. It joins Vacheron Constantin’s Historiques collection as a permanent entry, so it is not a limited edition—unlike the original, of which only around 500 are thought to exist. “ e 222 watch crystallizes the spirit of the 1970s, marked by an evolution of design towards something more authentic, personal, or even more ‘disordered,’” says Christian Selmoni, the company’s director of style and heritage. vacheron-constantin.com
If you like homewares with a backstory, take a look at Clé Tile’s new Cinema collection. Founder Deborah Osburn created seven narratives to showcase her suggested color groupings that form 47 sets of tile duos and trios. Among the stories are Wildwood, “forest folklore… dusky earthtones,” and Flanders, “ ltered grays, blues, and high-gloss tones, of water-re ected light.” You can, of course, create your own story using the palette of 70 colors including 34 new hues. cletile.com
HOMEWARE
Fornasetti recently launched new table decorations and scented candles featuring its facial and architectural designs. The idea for the pieces began “on a winter’s evening, during a candlelit dinner in the hall of a crumbling Tuscan castle,” says Barnaba Fornasetti, artistic director of the Milanese atelier. Three ranges—Peccato Originale (original sin), Architettura (architecture), and Farfalle e Balaustra (butterflies and balustrade)—include this candelabra, storage jars, and natural-wax candles. fornasetti.com
Virginia Valentini and Francesco Breganze de Capnist of LATOxLATO came up with the idea for their architectural cache pots when they saw that there were fewer options for succulents than there were for other plants. “We started exploring the world of succulents—some of them very rare—and discovered marvelous examples of varied colors and complex, eshy shapes,” they note. “It’s not always enough to show o one of these unique beauties on a plain white wall or a crowded bookshelf. at gave us the idea to design a real ‘stage’ where a cactus could be the star of the show.” e Scenogra e collection has three designs to display your succulents: Quinta n. 1, with a series of arches; the cathedral-like Quinta n. 2; and Quinta n. 3, with an abstract stairway design. latoxlato.com
Climate change is always a sobering topic, but it has inspired Raw Color’s Temperature Textiles, which at least bring some environmentally aware brightness to the subject, and to our interiors. The knitted blankets, designed and made in Eindhoven, Netherlands, carry climate data about global warming embedded into their stitching. A cleverly curated color scheme nods to three elements of the issue. Warm hues feature data on temperature change, cool shades carry sea-level information, and a mix of warm and cool refers to emissions. rawcolor.nl
If there’s been a vinyl revival in your home (see our feature on page 54) you might be thinking of upgrading your sound system. Indianapolis-based audio specialists Klipsch recently unveiled the latest in its range of Jubilee speakers. Each new Jubilee features a pair of two-way, horn-loaded loudspeakers and stands at 5 ft 8 in (1.7 m) tall. The speakers are all handcrafted and available in satin black or American walnut, and promise the kind of sound you would normally experience in a club or movie theater. Jubilee was the last project that company founder Paul W. Klipsch conceived before his death in 2002, and the speaker was born out of his desire to build a fully horn-loaded speaker capable of emitting sound that would win over even the most demanding of audiophiles. klipsch.com
Named after the French word for “hilly”, the new suspended Vallonné and Vallonné Opale lamps from Barovier&Toso were designed by Luca Nichetto of Nichetto Studio then mouth-blown and handcrafted in Venice. The lamps follow a year of rethinking the processes and production of blowing glass. “The company has taken risks, leaving the possibility of wide-ranging experimentation open, also by rethinking some of the main tenets of the tradition. The result has been a brilliant synergy,” says Nichetto of the softly curved pieces that are available in white, two metallic finishes—black chrome and honey bronze—and four colors— crystal, indigo, periwinkle, and sand. barovier.com

pandemic a ect the market?
Auction houses and dealers had to pivot quickly, and an amazing amount of technological progress was made in the space of a couple of months. Clients had to change their behaviors too, relying on the exceptional quality of the digital images available, sophisticated online viewing rooms, and relationships with the specialist teams for guidance. A er the initial shock, the auction market has been unbelievably resilient, to the extent that 2021 was one of the strongest years on record and 2022 has continued in the same vein.
If a reader were interested in collecting Old Masters, what advice would you give them?
Buy what you like, because you will always have something you can enjoy. Collectors need to be aware of condition, attribution, and provenance. We are dealing with very old objects that have lived through multiple centuries and the condition of a painting can a ect its value enormously. Collectors seem less inclined to focus, as they once did, on one particular area, and I think this is a good thing and follows my advice to be open and diverse in your collecting. christies.com
How did you fi rst become interested in Old Masters? I’m not sure there was one moment, but I remember, as a teenager, my mother taking me to an exhibition in Dulwich, London, on Pieter de Hooch and I instantly fell in love with Dutch 17th-century painting. I studied French and History of Art at university and I was lucky enough to spend a year as the porter to the Old Masters department at Christie’s Paris, and that was where my love of the fusion of Old Masters and the commercial world was born. I was fascinated by the process from consignment to the point of sale, with the auction itself being the crescendo of that process.
What is the enduring appeal of Old Masters?
In a modern world where contemporary art o en makes all the headlines, it is gratifying that the most visited museums are still the Louvre in Paris and the British Museum in London, principally known for their ancient artifacts. I think the public maintains a love for Old Masters because of the visual window they provide into history. e artists themselves tended to be such fascinating people. Take Leonardo da Vinci,

Crafted by artisans in Samarkand and Tashkent using traditional methods, Anor Living’s homewares bring Uzbek style to the west. The collection of cushions and suzanis—large embroidered textile panels— are handmade from handwoven silks and velvets and showcase the unmistakable Ikat design Uzbekistan is famous for. As well as homewares, the company produces eye-catching limitededition Ikat-design coats and jackets with neutral colorways as well as bolder multicolored options, which, as the Anor Living design team says, “look as fabulous with a pair of jeans as with an evening dress.” A collection of Ikat dresses has also launched. anorliving.com
“Our world and ways of living have changed,” says Cassandra Ellis, acclaimed colorist and founder of paint company Atelier Ellis. “And like anything that you must adjust to, there follows a period of acceptance and ease—an elegant sufficiency. We now want to create homes as both an escape and as an opportunity to create something personal, emotive, and unique.” When it comes to colors for our homes for 2023, Ellis predicts “a pleasing move towards elegance and sensuality. This isn’t a return to white or minimal spaces. It is a much more nuanced collection of serene colors.”
Ellis suggests we opt for “easygoing, pared-back, and warm neutrals” that sit behind the special objects and ephemera that we have collected. “Soft colors that quietly glow rather than provide a clinical or clean frame. Khadi has been our most popular
neutral in the past 12 months—and it is because it is soft but very definitely not white. Cass, our new neutral, is deeper yet magical to live with.”
Another way to think about color, she believes, is living with tonal depth —demonstrated here by Amrita Green—“choosing slightly more saturated colors than perhaps we were brave enough for in the past.” These mid-tones, counsels Ellis, quieten rooms and make them feel more grounded, “which is a lovely way to feel at home. It’s thinking about color as an emotional tool first. Any color that has natural pigments at its core will work beautifully.” atelierellis.co.uk
Between them, Bob Bakes and Paul Kropp have more than three decades of experience in designing dream kitchens, which they bring together as Bakes & Kropp, known and loved for “defining fine cabinetry across the United States.” Big on details, Bakes says, “It is important to thoughtfully balance all the elements in a design. Every element should ‘have a friend to talk to,’ meaning each accent or texture is reflected in some way throughout the kitchen and doesn’t stand out on its own. Subtle balance, texture, and symmetry are important elements that influence my designs.
“Our top priority when designing a kitchen is to get the flow right. A good layout allows the chef to maneuver unhindered between the different activity centers, from gathering cold and dry goods from storage to prepping them in another area, to carrying them to the range or oven for cooking. For safety reasons, you don’t want anyone except the chef moving around where there are hot things. We typically create open walkways where we want traffic to flow, and slightly closed passages where we don’t want as much traffic.”
Lighting is important, too. “One lighting trend that we incorporated into our recent kitchen at the Kips Bay Decorator Show House in Palm Beach is illuminated cabinetry. We used linear cabinet lighting from Häfele, an eighth of an inch wide, which has a magnetic sensor and illuminates upon opening the door,” says Kropp. “It improves organization and turns secondary spaces into focal pieces.”
Bakes & Kropp has recently added a new showroom to its portfolio—which includes New York City, The Hamptons, Long Island, and Michigan. The West Palm Beach, Florida, showroom opens this fall and will showcase the company’s offering, from custom cabinetry to wine cellars and even libraries. “This will be a true flagship location steeped in Palm Beach glamour, but tempered by essences of Bakes & Kropp intimacy,” says Kropp. bakesandkropp.com

“I’m inspired by my travels, by other cultures I’m lucky to experience,” says Birdie Fortescue. Her latest collection, Ando, nods to Japanese themes “tempered for western tastes—there’s a subtle eastern theme” running through the tableware, soft furnishings, and lighting that, like all the British designer’s output, has been two years in the making. Fortescue hopes her new collection will bring “calm into the home and is inspired by the Japanese word ando, which can mean peace, comfort, calm…” A first for this fall is a new floor lamp, made using a traditional bobbin design carved in northern India that is, according to its creator, “perfect for the gloomy corner that most homes have.” The Ando collection also includes handknotted rugs, cushions, and throws. birdiefortescue.co.uk
The world’s favorite piano, Steinway is still the number one choice for musicians after almost 170 years at the top

The reputation of a Steinway piano extends way beyond the world’s great concert halls. So celebrated is the name, even by those who do not play, it is synonymous with the instrument itself.
A cursory look at some of the most lionized musicians past and present—from John Lennon to Emanuel Ax—shows that they owned a Steinway. For Oscarwinning Maximilian Schell, owning one was a must: “When I was a young actor, in my first apartment, the first thing I bought was a Steinway piano. There was no bed at first. I slept on the floor.”
The Steinway & Sons legacy began in 1853 when German immigrant Henry Engelhard Steinway founded the company in a Manhattan loft. Over the next 30 years, he and his sons developed the modern piano, building their instruments one at a time and “positioning the Steinway as the piano by which all others are
judged,” as Guido Zimmermann, president of Steinway & Sons Europe, says.
Today the pianos are constructed in one of two factories in New York and Hamburg, Germany, where generations of craftspeople, some from the same family, pass down their expertise. “They are special places, where many functions remain the same as when the company was founded,” says Zimmermann. “But in keeping with the philosophy of the company founder, we don’t stand still. It is the company’s innovation, attention to detail, and superior quality materials that have established a Steinway piano as the world’s finest.”
Whether grand or upright, all pianos require a soundboard—the heart of the instrument through which the sound is amplified. In a Steinway, this is made from solid Sitka spruce, the most resonant of woods. The specific conditions demanded by Steinway ensure high-quality grain density that gives the soundboard unparalleled transmission, while its curved shape allows it to vibrate more freely—key to the Steinway sound.
This fusion of heritage and innovation helps set Steinway apart. Core to its status is the base of its limited-edition pianos, crafted to commemorate and celebrate events and musicians.
“Steinway can also create any piano bespoke,” Zimmermann says. “A client has a dialogue with their local Steinway dealer who liaises with the factory directly. They can request materials and finishes, but sizes are standard.”
A Steinway is the choice of nine out of 10 concert pianists, so what puts this instrument at the pinnacle?
“Since the first Steinway patent in 1857, there have been an additional 135. Today’s integration of old-world building methods with state-of-the-art technology has resulted in the most responsive touch of any instrument we have ever built,” Zimmerman says. steinway.com

After studying architecture at the Technical University in Graz, Austria, you each set up your own o ces. Can you tell us more about this?
Armin Pedevilla With the necessary ease and some student levity, three fellow students and I decided that we would go into business for ourselves and try to get commissions through competitions right a er graduation—which we were soon very successful at. A er a few instructive years together, our paths diverged… and new ones were to begin.
Alexander Pedevilla I, too, started out by founding an o ce immediately a er graduation, together with a friend of mine.
at is how the rm LP architektur was born, which is still successful today. We were full of drive, but also had to realize that a lot of perseverance and resilience were necessary.
You founded Pedevilla Architects in 2005. Why did you decide to work together?
Armin In 2004, during one of the holidays back home, Alex and I had the chance to take part in a public competition, which we ended up winning, marking the beginning of our journey together. Maybe it was meant to be, or maybe, without knowing it, we sensed the potential we had together and embarked on this exceptional voyage.
Alexander I would also say that the time was simply right to give it a try together.
Tell us about your fi rst joint project…
Armin Our rst built project was a nursing home in Bruneck—it was quite an extensive and challenging project in which we were entrusted to construct for people in need of care. We had to think about how people with limited perception could cope in the built environment, so it became a project about

sensory perception, which is very di erent at an older age. While working on this project, we were also able to gain a lot of experience in dealing with public commissions.
Alexander Over the course of this project, we were able to showcase what we had learned independently during the previous years. us, we were able to master the task well together.
What is your architectural philosophy?
Alexander Shedding abundance, extracting the simple, and presenting the valuable. It is a search for a kind of purity. We build with local materials, local cra smen, and the personalities of South Tyrol’s people. It is not so much an intellectual matter as an emotional one—we want to give our projects the opportunity to age with dignity. We are looking at the cycles of the materials used, their durability and longevity, but also at traditional cra smanship methods that have been handed down. Above all, we want to bring materials to life.
Armin For us, the integration of a building into existing local structures is just as crucial as responding to the particular temperature and climate in uences or the selection of natural building materials. None of our projects are alike, each of them is special and unique for the task, the location, and its people.

for over long periods of time. We want to cra buildings that are emotionally touching. A er all, appreciation leads to preserving value.
Armin Clients have o en already come into contact with spaces designed by us. ey have an impression of what we stand for and how we deal with architecture. O en they remember speci c tactile experiences, surfaces, or details—the timeless formulation of buildings and spaces, the power of the buildings as they are entered. e decisive factor for us entering into and succeeding with a commission and project lies most of all in the interpersonal
relationship between the clients and us, as it creates the necessary basis for mutual trust. Alexander We take a lot of time to read and interpret the location and site, its background, culture, and craftsmanship. Our projects then often evolve from a particular quality we want to bring to a building. For example, when designing the Hotel Bühelwirt, we were impressed by the beauty of the surrounding panorama. Thus, we focused on maximizing the view from the inside of our hotel extension. We developed peculiar windows, which now so strongly characterize the project. To achieve a satisfying result, we usually work with many different options and physical models.
You are champions of traditional craftsmanship, how does this manifest?
Armin A house is the result of teamwork, of a process using lots of expertise, motivation, dedication, and pride of local craftsmen. In South Tyrol, their work expresses the regional values and culture. It is the local characters who shape construction, and who have an image of familiar spaces, materials, surfaces, motifs, or expressions. It is our task to bring these deep images and often subconscious memories to life. Building with locals therefore means to work not only physically together, but to think on a meta level and bond culture to the physically tangible. Social acceptance and the urge to care for the building in the end are being created by an emotional approach through materiality. The material and its appearance are very important. When we work with wood, we take advantage of its great malleability. It can be used not only as a construction material, but also as a decorative material. Its peculiarity of being cut and worked into small elements might give us the possibility of creating a precious ceiling like the one in the Bad Schörgau Cooking Academy, or to build an all-wooden house like ciAsa Aqua Bad Cortina, without the need for insulation, adhesives, resins, or metallic joints.
How do you split the work? Do you each oversee distinct projects or do you both work on everything?

Alexander We are quite different. I am a more emotional and spontaneous person, Armin is very consistent, thinks about things for longer, and has his thoughts sorted better. Thus, we complement each other quite well. Having the same surname is strengthening. We look for our path together and in the end we agree on what defines good architecture for us.

There can be a lot of smoke and mirrors in the art world, with many preferring to keep their techniques to themselves. Not so Rico Gatson, who recently posted a clip on Instagram that revealed how he achieves the razor-straight lines found in many of his kaleidoscopic works. The secret? Masking tape. “I thought I would reveal a little bit of the process.”
The artist, acclaimed for works that are both graphic and politically charged, was born in Augusta, Georgia, grew up in Riverside, California, and is now based in Brooklyn, New York, where he often combines abstract and figurative elements in bold colors with those sharp boundaries. “My ‘Icons’ and ‘Beacons’ feature the figure in the foreground with radiating lines in the background in contrast, generating dynamism and energy,” says Gatson, who completed an MFA at Yale, where he studied sculpture before branching out into video, digital photography, painting, and collage, all of which still figure in his output.
“I developed a multidisciplinary practice because I found that it was easier to communicate my ideas in various media,” he says. “I didn’t want to be locked into just one medium.”
Gatson’s 2018 work Beacons—eight mosaic portraits of iconic African-American and Latino figures, such
as James Baldwin, Maya Angelou, and Tito Puente, commissioned by MTA Arts & Design for a Bronx subway station—was an extension of his first New York museum solo show, Icons, at Harlem’s Studio Museum in 2017.
Creating from a studio in Brooklyn, often arriving at 6am, he says he prefers “to work on multiple pieces at once, especially when I’m working towards a show. I like to create a certain rhythm and dialogue between the works. Plus, my brain is organized in a way that I enjoy focusing on multiple works.”
Gatson’s assistant arrives a little later. “[Then] we’ll cover the plan for the day and will continue to work on the various projects in development. This can consist of painting, working on drawings, design work, and administration. I can spend up to 12 hours a day in the studio during a regular work week.”
While Gatson’s earlier works were often described as confrontational, featuring subjects including the Ku Klux Klan, the Watts Riots, and “other subjects related to black experience and history in America,” today he is “still thinking about said subjects in the current work, but in a more subtle and sophisticated way related to beauty, spirituality, and uplift.” ricogatson.com / @rico_gatson

No one knows alpine style quite like the designer known as the Chalet Queen, who has taken cozy après-ski interiors to dizzying new heights
“I will never forget installing a chalet by helicopter in an avalanche zone,” says Nicky Dobree nonchalantly. While lesser designers may balk at such a prospect, this is all in a day’s work for the so-called Chalet Queen.
Dobree has been creating dream chalets across the French and Swiss Alps for two decades. She still returns to her first project— Ferme de Moudon—as often as she can. “It is our family hideaway, our escape from the city, our home away from home. It is where our children grew up, where we spend summer vacations and many winter weeks skiing.” Unsurprisingly, many of the motifs Dobree
incorporated into her own home are found in those she creates for others. “When designing a chalet, it is important to work with local materials such as timber and stone,” she says. “What types of materials these are and how they are used within the chalet to complement the space are key to how the interior will feel. Too much and it can feel oppressive, too little and it can feel bland.” She adds that good lighting is key—“timber absorbs light”—and suggests that you should never underestimate how much storage you will need. “I think that a great chalet should have a sense of place, be grounded by its location, embrace local ideas, celebrate the mountains, and frame the views so that the landscape is revealed at intervals through the space.”
Of course, no chalet is complete without a roaring log fire. “For me there is nothing better on a winter’s night than to light a fire, watch the flames dance, listen to the crackle and pop of the logs, feel the warmth, and enjoy the smell of the fire. It is instantly welcoming and brings a chalet alive.”

Dobree grew up between Paris and Vietnam and briefly worked in publishing—“I got to travel the world, opening up markets and being immersed in many varied cultures”— before training as an interior architect and designer, a career that worked better for her when she was bringing up her children. While chalet design still remains at the heart of her business, “my style has evolved tremendously in 20 years, not only in the types of properties that we work on, but also the locations and countries, too. It is constantly evolving from chalets, townhouses, country homes, and Mediterranean villas to a recent boutique hotel in Andalucia, Spain. Each one requires a different aesthetic, yet they are all based on my founding principle of being grounded by their location and reflecting a style that is quietly elegant and timeless.”

A leopardess lounges on a branch high above us. “She’s lazy!” laughs our guide, Ed, of the Singita team, who has driven us through the bush to find her. And he should know, he’s been looking out for the big cat since she was a cub, as well as keeping an eye on several herds of elephants, thousands of wildebeest, lions, giraffes, and five rhinos, all of which we will have magical encounters with during our stay.
Singita is a series of 15 lodges and camps across South Africa, Rwanda, Zimbabwe, and here in Tanzania, that combine once-in-alifetime safari vacations with environmentally conscious, sustainable conservation.
I spend my first night at Singita Sasakwa Lodge, which was refurbed during lockdown by South African design practice Cécile & Boyd. Set on a hill, the lodge’s main buildings and its 10 spacious and comfortable cottages (from one to four bedrooms) now combine traditional African design motifs with classic period furniture—mud-cloth fabrics and campaign-style pieces. There’s also a standalone property, the Hillside Suite, which has its own butler and is perfect for families.
All accommodations are positioned to enjoy panoramic views over the plains and wildlife below, and each cottage has its own grounds and infinity-edge pool. A family of baboons
looks on as I take an afternoon dip before sundowners and dinner, which we enjoy on the lawn under an enormous full moon. Dinner is just one of the many times that I think how lucky I am to be here and say to myself, “Remember this moment.”
After two days we transfer to Singita Sabora Tented Camp, an hour’s drive away. En route we pay a visit to The Grumeti Fund, which manages and conserves the 350,000 acres (141,640 ha) of Singita Reserve Grumeti, to learn about its trust and work.
Drawing close to Singita Sabora, we pass a couple of huge ostriches, “It’s the mating season, that’s why their necks are so pink,” Ed tells us, before the camp’s tents come into view.
Ostensibly hotel suites encased in canvas and glass, the tents are elegantly furnished, each with a private deck; a family of wild boars walks past as I make notes about my stay, and a herd of antelope greets me in the evening.
Days here start with optional early-morning game drives. On one of ours we come across a pride of lions moments after it had taken down a buffalo, and watched as the big cats devoured it in front of us, before we saw vast herds of zebra and giraffes wandering across the land.

veryone knows the Sunshine State has the weather to impress—that’s why so many people dream of retiring there. But what was once famed as a haven for seniors now has a more thrusting dynamic, spurred on by its generous tax breaks. With average temperatures of 85 degrees Fahrenheit (29°C), azure seas, powdery beaches, and an enticing alfresco lifestyle, this paradise is morphing into somewhere to put down family roots.

Located in the city’s Design District, it was awarded not just a star but the Florida Sommelier Award in Florida’s inaugural 2022 Michelin Guide Star Revelation.
Starchitect David Rockwell is about to unveil his $200-million transformation of The Boca Raton, in the city of the same name. The 27-story hotel features 224 spacious suites and guest rooms that make the most of its Tower’s 360-degree views of the Atlantic Ocean. A new Harborside Pool Club is the perfect spot for cocktails, perhaps after viewing a potential future property purchase.
“Previously, most buyers were investing in second homes,” says Patricia Hann, marketing director at American Caribbean Real Estate, an exclusive affiliate of Christie’s International Real Estate in the Florida Keys. “However, we have seen a shift as Florida has become a primary home market. Even before the increase in the sales prices, we saw many high-net-worth individuals moving here for the warmer weather and to enjoy outdoor space and activities throughout the year. As an added bonus, Florida is one of only seven states with no personal
income tax. If the pandemic has showed us anything, it was the importance of having space in your home where you can relax and be at peace, and what better place to do that than one where you are greeted by the ocean and tropical temperatures.”
Because there has been a long-term emphasis on leisure pursuits for those retiring to the region, Florida excels in that department. Whether that means enjoying cultural diversions, exploring the state’s history—the oldest continuously inhabited city in the country, St. Augustine, was founded in 1565—or communing with nature (there are more than 30,000 lakes, 1,700 rivers and streams, and the third most extensive coral barrier reef system in the world here), there is an endless supply of engaging activities and discoveries to be made.
More billionaires live in Palm Beach than any other city in Florida, so the competition to find the perfect home can be fierce. “The trick is really to make sure that you fully explore the off-market,” says Brandt. “Out of $300 million that we transacted since April 2021, nearly 50 percent of it was off-market, so making sure you are locally plugged in and getting the inside scoop is absolutely paramount to optimize your exposure to inventory and find the hidden gems.”

Miami is certainly having a moment. The overwhelming feeling of positivity and possibility that pervades the city is tempting more and more tech business owners and start-up founders to put down roots here. This has as much to do with the tropical climate as it does Miami mayor Francis Suarez’s enabling catchphrase, “How can I help?” And given that the Financial Times recently quoted experts describing Miami as “Silicon Valley in 1999” and a “mecca of freedom,” things don’t look like they’ll slow down any time soon.
But where to set down those roots? As we saw in our introduction to Florida on page 42, the private city island of Sunny Isles Beach—aka Florida’s Riviera—is quieter and more select than South Beach and lies halfway between downtown Miami and Fort Lauderdale. It’s attracting investment because it’s safe, spacious, and diverse. While the beaches are,
of course, a huge draw, so is the access to nearby natural and man-made attractions—Bal Harbour to the south, Aventura to the north and west, and the Atlantic Ocean to the east. The vast expanse of Oleta River State Park is minutes away and the half-milelong (0.8 km) historical Newport Fishing Pier is close by, too. For big-game fishing enthusiasts, dive vessels are easily available, while spear fishing and wreck diving off the reefs allow a closer inspection of life below the glittering surface.
This special enclave is also home to The St. Regis Residences, Sunny Isles Beach. At 62 stories, it will be the tallest project on the oceanfront, its two shimmering towers situated on a 4.7-acre (1.9 ha) plot. Importantly, the towers are residential only.

albums do numbers like that nowadays.
arlier this year the Harry Styles album Harry’s House sold the equivalent of 521,500 copies in a single week. is is remarkable enough in its own right—not many albums do numbers like that nowadays. But more impressive, and rather more surprising, is that more than a third of these—182,000 copies—were sold as old-fashioned vinyl records.
It’s not just Harry Styles either. Vinyl is back. In the United States, 41.72 million vinyl albums were sold in 2021. is represents a rise of more than 50 percent from 2020, which saw sales of 27.55 million. Moreover, 2021 was the 16th consecutive year in which vinyl album sales grew, and the largest year for vinyl sales since MRC Data began tracking them in 1991.
So, what gives? Aren’t “records” (which date back to the Victorian era) supposed to be a thing of the past?
e Vinyl Factory owns the U.K.’s largest record pressing plant. Group director at the company, Patrick Cli on—previously head of music at Amazon Music U.K.—says that for a while it did look like the party was over for vinyl. “Retail record sales will be worth about £150 million ($180 m) in the U.K. this year. Ten years ago sales were a tenth of this.”
It’s worth a bit of backstory here. In the U.S., record sales peaked in the late 1970s. By the mid ’80s, cassettes were the dominant medium (convenience beat sound quality, as it would again 20 years later). By 1990, compact discs dominated and record sales were tiny. In fact, says Cli on, what kept vinyl records going well into the CD era was dance music—DJs liked them.
In the early ’00s, rock music eclipsed dance and records looked set to become an obsolete format.
Disgraced pharmaceuticals CEO Martin Shkreli paid $2 million for the only pressing of this record. The disc was seized by the federal government after Shkreli was jailed for fraud, and it was resold in 2021 to cryptocurrency group PleasrDAO for $4 million.
It was this record’s serial number that explained its elevated sale price. Reading 0000001, the very first pressing of the 1968 album belonged to Ringo Starr—both rarity and celebrity provenance explaining its impressive $790,000 price tag.
Musician Jack White paid $300,000 for this vintage test pressing, going on to issue a limited-edition version on his own label.

However, around 2010, something unexpected happened. Record sales started to grow again, albeit from a very low base. Fast forward to the present and it looks like records are set to outsell CDs in 2022—although streaming and downloads still dominate and are likely to do so until some new technology supersedes them in the future.
Cli on says that music consumers discovered that they wanted something more tactile and real. “With the streaming services, what you’re buying is completely intangible and commoditized. You don’t get that emotional impact.”
“I have very strong memories of going to the record store and being trans xed by the jackets and promo displays, crazy artwork, and music that was out of reach and unknown to me,” says Seth Yamasaki (known to many as “Shef”), who has been running A1 Record Shop in New York City since 2004. “By the time I was buying music myself it was the CD era, but very quickly I started picking up vinyl at punk shows as that format was still very alive there. at soon lead me down the rabbit hole of used records and older music. I love vinyl because—apart from the sound—it is the archive of modern recordings.”
Nick Collins of All Ages Records, London’s only dedicated punk and hardcore vinyl shop, takes a similar line on the appeal of tangible assets. “Many people in the industry thought consumers were going to completely buy into the ease of MP3s and consider an MP3 ‘a thing’ —when it clearly isn’t,” he says.
Initially, says Cli on, the vinyl revival was driven by the artists. “Many of them had these great memories of listening to and buying their rst albums, hanging around record shops and so on. And they wanted to create that experience for themselves and their fans.” He notes that as well as being tangible and tactile, listening to an album in the order the artist intended is a very di erent experience to picking distractedly at the millions of tracks available on a service like Spotify.
Record buyers vary widely. Some are people over 40 who remember buying records in their youth and may never have stopped. Hipsters, with their love of all things retro and pop-cultural, got into the game early. ere are music lovers, serious collectors, professional musicians, and, increasingly, mainstream consumers. Many of the new buyers are younger people who have grown up with digital music. “We’re seeing a lot of customers in their 20s and early 30s who have become interested in vinyl,” says Fred Cohen of the Jazz Record Centre in New York City.
As well as being increasingly desirable, the price of vinyl has gone up considerably during the past 18 months. e drivers for this are the drivers
behind much of the recent in ation. Vinyl is made with oil, so volatile oil prices have made it more expensive. Nickel is also used in record manufacture and Russia is a major producer—the war in Ukraine caused a big price spike. But these do not account for the entire cost increase: the rest is down to supply and demand.
When record plants closed in the ’90s and ’00s, they were o en either demolished or repurposed. Now supply lags far behind demand. “ ere is a global capacity issue with vinyl manufacture,” says Cli on. “ ere aren’t enough pressing plants in the world and there aren’t enough raw materials to make as many records as people want.”
On Amazon U.K., Harry’s House costs £10.99 ($13.20) as a download, £11.99 ($14.41) as a CD, and £24.95 ($29.97) as a record. Clearly, in their second coming LPs are luxury goods.
If the price of new records has increased, the value of many collectible records has shot up. Again, there’s a slightly counterintuitive element to a lot of this. “Many records that are now collectible were once prevalent and so common,” says Yamasaki. “If you take a Led Zeppelin IV LP, it was produced in the hundreds of thousands— even millions—of units and so nobody thought of it as being rare.”
However, he explains, good-condition copies of many mainstream records eventually became rare, partly because, although mass produced, they were largely seen as pop cultural ephemera. Add to this “the way that music is meaningful at di erent points in people’s lives, o en when they’re coming of age and these objects get really loaded with a lot more meaning.”
is may be true of the buyer of a collection of records spun in the 1970s by DJ Kool Herc, “Father of Hip-Hop,” which sold at Christie’s New York this August as part of its DJ Kool Herc & e Birth of Hip Hop sale.

culture. Nowadays, everything from rare Star Wars gures to children’s stickers from the ’80s are collectible.
This July, Christie’s in London sold the fi rst new studio recording of Bob Dylan’s Blowin’ in the Wind since 1962 —for £1,482,000 ($1,769,508). Produced by multi-Grammywinning producer T Bone Burnett, the recording is a one-ofone “Ionic Original” handmade disc that uses new patented recording technology specially designed for superior reproduction and preservation of analog sound. The times, they are indeed a-changing, especially in the world of music.
Ian Shirley, the editor of Record Collector magazine’s Rare Record Price Guide, says that even relatively common records can become quite valuable, “Pulp were a famous band and Di erent Class, which was released in 1995, was a famous album. But a good copy is now worth about £300 ($360.26), while some George Michael records are worth £600 ($720.86).”
For collectors, the days of nding a bargain in junk shops are largely over, he continues.
is is because the online music database and marketplace Discogs means everyone has price information at their ngertips. “Years ago, if I went into the right second-hand record shop and I saw a record that was worth thousands of pounds, the guy in the record shop might not know its value. I could buy it for £20-40 ($24-48). Whereas now, anyone in a charity shop can look it up on their phone.”
However, the most expensive record ever sold on Discogs is not what you might expect it to be. At $41,095 we have… Scaramanga Silk and Choose Your Weapon, from 2008. Silk is hardly a household name and the record sold in 2021 to an anonymous buyer.
e second and third highest-priced records make more sense—number two is the single remnant of an otherwise destroyed 1987 production run of Prince’s pulled e Black Album and number three is a promotional copy of e Beatles’ Love Me Do. e latter has a misprint on the label, which makes it rarer, adding to its value. In 2015, it sold for $1,300, and since then its value has gone up by more than 1,100 percent.
As Discogs notes, rarity always drives top prices: “In the vinyl resale market, promos are viewed as extremely valuable due to their limited availability.” In a related vein, a record with a

great backstory—say one that was gi ed by the artist to a celebrity—may be more valuable than a record without the provenance. And oddly, records that are pressed with the very intention of being collectible o en do become valuable. ese may include everything from colored vinyl to limited editions done with retail chains. “ e technology of colored vinyl has come on leaps and bounds,” says Collins. “You’ll sometimes get a record made in half a dozen di erent colors and the kids are buying the same record in di erent variants. ey want to own them all.”
As with any collectible, the special element that generates value o en throws up surprises. For example, there is not a single Elvis Presley record in the top hundred Discogs sales. Why? Well, reasons range from the management of the back catalog and reissues to the fact that people don’t endlessly discuss and unpick the legacy of Elvis online in the way that they do with e Beatles. But why Eminem and not NWA, and why the Sex Pistols and not the Ramones?
Collins says that while “all pop culture is about creating brands,” the way these brands age is di cult to predict. Which of today’s pop stars will have resonance in 2062?
e record resurgence is having knock-on e ects, too. “We’re seeing a lot of new audio equipment coming out,” says Cohen. “We’re seeing turntables, ampli ers, and speakers, many of which are being geared to the vinyl market.”
Indeed, furniture brand Neville Johnson believes “vinyl rooms”—a dedicated space in which to listen to your records—are “the next big thing in interiors.” (See boxout, right.)
While not every discophile will go as far as dedicating a room in their home to their collection, one thing’s for sure: the surprising revival of records is not just a ash in the pan. “I have no reason to think that this is a shortterm trend,” says Cohen. “For the foreseeable future, vinyl is here to stay.”

A prized record collection deserves to be appreciated in a space that encourages optimum audio quality, which is why the demand for stylish listening rooms is on the up
“There is so much to love about vinyl. Music lovers want something tangible, something they can physically collect. Playing and listening to vinyl has a ritualistic quality to it, something people are looking for in a fast-paced digital age,” says Adam Wexler, principal of hi-fi specialists Resolution Audio Video. “Audibly, vinyl sounds better than digital music because it’s analog, the music is reproduced mechanically through vibrations… like all of the natural sounds around us. Our brains subconsciously connect to this, it sounds more natural, it triggers pleasure inside of us.”
Wexler goes on to say that hi-fi sales are currently on the increase, and that “people are willing to invest in more high-performance sound systems now than they have in many years.”
So, once you’ve got yourself your sound system, where should you put it?
Earlier this year Architectural Digest ran a report on the growing trend of adding a “listening room” to your home, while, as mentioned, British company Neville Johnson also noted increased interest and has created a custom room offering to cater for this demand.
Apart from the all-important sound system, and storage for your vinyl, what should you consider when creating or commissioning your own listening room?

Sofas, chairs, curtains, rugs, pillows, plants, bookshelves, lamps, sculptures, and art are all great items. Simply use your imagination. This will make the sound clearer, better separate the instruments from each other, and soften the sound. Nothing sounds worse than an empty room with uncovered, hard surfaces.”

Architects and designers are increasingly shrouding and softening the hard-edged stone and concrete planes of urban buildings with lush vegetation. The first shoots of this green architecture trend sprang up in the 1980s, which saw the construction of the first vertical garden in Paris’s La Cité des Sciences et de l’Industrie, designed by botanist Patrick Blanc. Since then, vertical gardens have burgeoned, morphing and expanding into a relatively new phenomenon— the vertical forest.
This architectural “greening” is becoming more and more ambitious, moving from high-rise apartment blocks and monumental, mixed-use projects comprising several buildings housing residential and cultural facilities to entire cities. While the modern metropolis was once metaphorically dubbed a “concrete jungle,” a new breed of city is starting to resemble real jungles or forests, which can engulf an entire urban infrastructure—houses, offices, hotels, schools, hospitals, and environmentally friendly transport links. These chime with our pressing need to combat climate change because they are designed to mitigate the urban heat-island effect (urban areas that are warmer than surrounding rural land due to human activity) and encourage biodiversity. Today’s vertical forests absorb carbon, improve air quality, cool buildings, and reduce stress-inducing noise pollution.
A decade ago, the height of skyscrapers was cause for wonder as cities competed to build the tallest towers on Earth. True, these fulfilled an important function, providing much-needed high-density housing. But now architects are calling into question the classic, generously glazed skyscraper and its monolithic, geometric outline and are dreaming up vertical forests whose forms are often asymmetric and organic.
A major pioneer in this field is Italian architect Stefano Boeri, who experienced an epiphany on a trip to Dubai in 2006 where he was perturbed by its sea of skyscrapers. “I thought, ‘Glass is an amazing material, but making everything in the
desert out of glass—I’m not so sure,’” he recalls. “I started thinking we needed a new approach.” This led to the creation of his first vertical forest in the Porta Nuova area of Milan, completed in 2014. His practice, Stefano Boeri Architetti, describes it as the “prototype building for a new format of architectural biodiversity.” Now a world-famous, emblematic example of the vertical forest, it consists of a 367-foot-high (112 m) tower and a 262-foot-high (80 m) tower housing 800 trees and 5,000 shrubs. It ticks several boxes: its greenery counteracts air and noise pollution and absorbs carbon, while its high-density housing was conceived as an antidote to urban sprawl.
Two years later, Boeri envisioned Liuzhou Forest City in the mountainous but very overpopulated and smog-wreathed province of Guangxi in southern China. The metropolis —a green satellite to nearby city Liuzhou, with the two conurbations linked by rail and roads for electric cars—will incorporate about 40,000 trees and a million plants of more than 100 different species. It will generate its own wind and solar energy and also use geothermal energy, allowing it to be self-sufficient.

of this intensity and density of plants and trees—they clean the air, they absorb CO2, they produce oxygen, and they reduce the heat,” he said of the floating work.
While Boeri is busy exporting his vision of vertical forests worldwide, the city-state of Singapore has been at the vanguard of the green architecture movement since the 1960s when its first prime minister, Lee Kuan Yew, advocated sustainability out of necessity, decreeing that it should aim to be a “city in a garden.” With its high-density, built-up environment and tropical climate, Singapore is particularly susceptible to the urban heat-island effect. Green policies, gradually phased in since the early 2000s— including vertical sky gardens and rooftop urban farms cultivating fruit and vegetables—help to mitigate this. So, it’s hardly surprising that London-based architect Thomas Heatherwick has created his project, Eden, in Singapore. Commissioned by Swire Properties and completed in 2019, this apartment block radically departs from what the practice describes as “the glass-and-steel tower typology.” It enables the occupants of its 20 apartments to enjoy views of tree-lined streets while feeling removed from frenetic city life in private homes whose balconies brim with tropical plants.

is a densely planted garden and swimming pool with green tiles that simulates a natural lake. Meanwhile, the rapid rate of urbanization and concomitant loss of vegetation in Vietnam motivated the country’s VTN Architects to combat this with its 21-story project Chicland Hotel. Incorporating a lobby, restaurant, and rooftop spa with an infinity-edge pool, this was conceived as a riposte to its location—Da Nang, a built-up tourist destination. It bills itself as an “exemplary” project to be emulated in other tropical cities such as Ho Chi Minh City, Hanoi, Jakarta, or Bangkok. Each floor has concrete planters providing sky gardens for all rooms. A crucial aspect of vertical forests is choosing the right planting to optimize its benefits.
Indigenous vegetation, suited to the climate the building is found in, is essential. “Chicland Hotel is near the sea and subjected to severe storms,” says its lead architect Nguyen Van An.
“We chose plants that grow well in this coastal environment—maple tree, sea vine, sea primrose, Indian chrysanthemum, and mountain fortune tree. The greenery on the balconies filters out pollution and strong sunlight and reduces noise levels. We had to select the appropriate types of plants and soils for the balconies according to their height. Bougainvillea and Indian chrysanthemums are found on the lower levels to protect them from strong winds.”
Another determinedly green project is Valley, a mixed-use, 807,293-square-foot (75,000 sq m) development in Amsterdam with apartments, offices, shops, restaurants, and cultural amenities, designed by Dutch firm MVRDV. Calling to mind a futuristic canyon, it’s intended as a green antidote to the predominantly conventional, commercial architecture of the neighboring Zuidas financial district.
A key trait of vertical forests is their irregular forms, and Valley is no exception: it comprises three towers at different heights. The craggy silhouette of its stone-clad balconies evokes rock faces, and the terraced podium linking the towers resembles a valley. It houses 200 apartments, all different in design. An internal atrium, called Grotto, has two skylights flooding the space with daylight, mirrored at ground level by two ponds that cool the interior.
Dutch garden designer Piet Oudolf has added 13,500 trees and plants, watered by automatic irrigation systems, to Valley’s outer layer. In time the building will be carpeted by a verdant carapace. “We worked with city ecologists who assessed the project’s ability to increase
biodiversity,” says Gijs Rikken, associate design director at MVRDV. “One thing they did was to ensure the towers offered the right conditions to attract butterflies from nearby gardens.”
By contrast, another vertical forest, Mata Atlântica Tower, designed by French starchitect Jean Nouvel and part of Rosewood São Paulo Hotel, meshes with an existing local, leafy monument—Matarazzo Maternity, a former hospital nestling within a park. “The tower was designed to be the verticalization of the park,” says a spokesperson from the practice. Terraces on the tower’s façade are planted with the same species of trees, for example ipê and pau brasil, as those found in the park.
Rosewood São Paulo Hotel’s interiors were designed by Philippe Starck. “The project’s developer, Alexandre Allard, requested that Starck source and create a design project using 100 percent Brazilian resources, the finest natural materials, and expert craftsmanship,” continues the spokesperson. “By procuring local materials and labor, significant environmentalist gains were made in terms of avoiding intercontinental transport and greatly reducing the carbon footprint.”
One important aspect of the vertical forest phenomenon is that it doesn’t appear fully formed overnight. Green architecture takes time to come into its own as its trees mature and form shady canopies. While the vertical forest trend is blossoming, it will be a while before our cities fully turn from gray to green. Originally two separate duplex apartments, the property was transformed into a beautiful single residence for a young international family by interior designer Katharine Pooley and her team.
“When I rst saw the two apartments, I knew we could make something incredibly special by merging them together,” says Pooley, who has won multiple awards and is one of the world’s most respected interior designers. “Double-height spaces, especially those with intricate plaster moldings, columns, and marble replaces, are very unusual in London and this was, therefore, a very exciting and striking backdrop to create the contemporary design this client requested.”

book, which bulges with British and European cra speople. “I found inspiration in the views this home enjoys of Hyde Park and commissioned hand-painted silk wallpaper with tree motifs, leaf-shaped chandeliers, and bespoke foliagethemed ironmongery to ensure that the timeless beauty of the trees outside was incorporated into the space within,” she says.

In São Paulo, Brazil, Studio Melina Romano cleverly transformed a 226-square-foot (21 sq m) studio apartment in Brazil’s frenetic second city into a peaceful haven through both the design and the choice of materials. “We challenged ourselves to bring creative solutions to the small space,” says Melina Romano, head of the eponymous practice. “One is a shelf that runs across one wall of the studio. It transforms from the worktop in the kitchen to a platform for the television in the living room and a desk in the home-o ce space. We also combined textures and colors to create a peaceful atmosphere that also conveyed the warmth of a home.”
Di erent again is an apartment in New York City’s NoMad neighborhood. Here, Ahmad AbouZanat helped a couple completely furnish their new home, right down to the dinnerware and bed linen, and notably with a chic mix of American and North Italian statement pieces, many created by exciting new talents. “ e couple were well-traveled and had an appetite for design but they lacked con dence in deciding what pieces worked together,” says AbouZanat, the acclaimed head of Project AZ, who has also overseen
projects in Saudi Arabia and Qatar. “I was able to use my contacts to introduce them to designers and pieces they would never have been able to source on their own.”
Whatever the size of the project, finding the right interior designer is crucial to a successful end result. The owners of the NoMad apartment chose AbouZanat on the basis of a light fitting. “They had interviewed other designers but felt none were a good match as not only did their proposed designs lack their aesthetic, in particular they did not like any of the light fixtures suggested,” he recalls. “So, before I did anything else, I sent over five suggestions for a light over a dining table (the only piece they were bringing to the project as it was the first item they bought together). They liked them all—and when we began working together, they already knew which light fixture was going in the dining room.”
Usually, however, the process of choosing a designer begins with a look at numerous portfolios of work—a good starting point in finding those to view is personal recommendations along with suggestions from industry bodies (and this magazine). Then it is a matter of narrowing your choice down to those whose work you like. “Consider three designers but be wary of choosing those whose portfolio of work shows a pattern in terms of style and look,” advises Pooley. “If you
like that look, great, because that is what you’re going to get. However, I would suggest you opt for those who show a variety of styles as this means they design for the client and the location rather than imposing their look on you.”
AbouZanat adds, “Make sure they have experience in doing what you want them to do, whether that be furnishing a space or remodeling and reconfiguring it.”
The next step is meeting your short-listed designers and explaining what you want them to do. “It is important that it is face-to-face so a client can connect with us and understand if we are the ideal people to design their space,” says Romano.
Think of everything you want to ask your designer ahead of meeting them so you know what information you want. “This way the process is clear and transparent,” says Pooley. “Ask how the designer quantifies their fees, and what happens

A clever use of furniture and storage has turned small apartments into welcoming, surprisingly spacious homes in which to live and work in São Paulo, Brazil. Earthy tones add a sense of bucolic peace to the residences.
if you don’t like something and want to change it. Is the owner of the organization involved? I have a lot of projects and I have a lot of staff but I am on every project and you can get me night or day.”
Also key is whether you like the designer. “It’s an intimate relationship, you’re allowing them into your home and sharing the details of your life,” says Brigette Romanek, head of Los Angelesbased Romanek Design Studio whose clients include Gwyneth Paltrow and Beyoncé. “But it’s not an organic relationship that forms over time. Instead it happens rather quickly, so it’s important that the initial conversations are really transparent, revealing, and honest, covering all the meaty stuff so that you know how to move forward and that it all makes sense to you.”
After the first meeting, each of the designers will send you their starting-point ideas along with a timeline and budget. “Always go for the designer that you feel has really listened to you,” says Pooley.
Once you have chosen your designer, it is a deep dive into the detail that will inform the brief. “I ask a lot of questions about the client’s lifestyle. I tell them, ‘I am going to get very curious about your personal life!’” says AbouZanat. “For example, do you watch TV? If so, how many hours? Is it something you do once a week or every day. How do you like to sit when watching TV? Do you eat when you watch TV or just have a drink?”
Don’t hold back if there is something you want incorporated. “One client wanted us to include an old iron-leg sewing machine that was an heirloom and meant a lot to her,” says Romanek. “It was tricky to include, but we painted it all black and now it looks like a sculpture and she loves it.”
Visual input from the client is useful. “Rather than an overload of inspiration images, though, have an edited selection of ideas that show what style you like,” says AbouZanat. “For me, it’s more important that a client understands what they want from the project—is this their home for the next five years or forever more?”
However, interior designers are happy to work with very little input, too. AbouZanat recently transformed a 3,000-square-foot (279 sq m) apartment in New York City’s Tribeca that was, at the start, just one bedroom and bathroom with an open-plan kitchen and living space. Today, it has three en suite bedrooms and a home office. The kitchen has been expanded for extra storage and the pantry is now a chic bar; the living room enjoys vistas over the Hudson River. When AbouZanat’s client, a young marketing professional who liked to entertain and have friends to stay, saw the end result he was thrilled. “He told me, ‘This is exactly what I wanted, I just didn’t know what I wanted until now,’” says the designer.
The information gathered comes together to create a set of designs that includes everything from floor plans and renders to details about the fixtures and fittings. It also includes the cost and the length of time the project is estimated to take.
Where decisions have to be made, the interior designer will, where appropriate, offer a choice. “Once there is a clear idea of the direction a client wants to go in, it is easier to narrow down the
decisions they have to make,” says AbouZanat. “I show a selection of items in an order of preference, which I find helps a client to choose.”
Romanek likes to throw in what she calls a “wild card” option. “It’s something unexpected,” she says. “It’s fun to keep people interested and to think, ‘I didn’t know I would love this!’ Gwyneth [Paltrow] is a good example. I wanted to put a chandelier in the dining room of her home and she wasn’t sure, but we went ahead and today she loves it, and so many people who see it are struck by the piece and it becomes a talking point.”
Once the brief has been signed off, work begins. How long a project takes depends on its scope, as well as any planning restrictions. It is possible to change furniture and materials until quite late in the day. “We even change things on-site if we don’t like them,” says Pooley.
The remodeling of a home—during which the layout is restructured—is stressful, so what can clients do to keep the process moving smoothly? “Trust us,” says Pooley. “When we give an estimate it’s because we have gone to three or more suppliers—a client won’t find it cheaper.”
Similarly, AbouZanat counsels against ignoring an interior designer’s advice. “If we say no to a piece of furniture or material, there is a good reason for it. Creating someone’s home is like a puzzle and we know how the pieces fit together.”
Be in no doubt, emphasizes Romanek, that however much a challenge it might be, the end result will be worth it. “Your home influences how you live, and I want you to be happy in your space,” she says. “Whatever is important to you is important to me. It’s all about creating a home that is beautiful, timeless, and uniquely yours.”

Christie’s International Real Estate recently announced its newest presence in Japan through an affiliation with Hokkaido’s H2 Group. Founded by co-CEOs Simon Robinson and Michael H. Chen, H2’s mission statement is to “create sensational memories for our clients.” The company’s real estate brokerage division will be rebranding as H2 Christie’s International Real Estate to reflect the new partnership.
Of its areas of operation, Robinson offers this update: “The Niseko resort market has started to bounce back as the world recovers from the pandemic. Despite closed borders and an inability to travel, there has been a strong level of inquiry with investors anticipating a surge in activity when travel reopens.” He also reports that the luxury residential market in neighboring Sapporo has been active, and is poised for long-term growth due to the 2030 arrival of the Shinkansen (bullet train) that will connect Hokkaido to Japan’s other major cities.
But the area’s year-round appeal is also driving interest now. “It’s the perfect four-season destination. It is, of course, one of the world’s foremost winter playgrounds with the best powder snow in the world. There is access to the best Japanese cuisine and freshest ingredients, a vast natural environment with fresh water and clean air, and great proximity to all of Asia.”
So, who is investing? “Our market is primarily driven by international buyers,” says Chen. “Around 90 percent of our demand comes from outside of Japan, with domestic sales making up the remaining 10 percent. A large percentage of homes purchased in the Niseko region serve as second homes or lifestyle homes. The ability to own a home with great lifestyle characteristics, that can also be rented out during busy periods, is an attractive proposition.”
Buyers fall into three categories: home buyers looking for more space; condo buyers, who want to be closer to the ski resort; and land buyers who enlist the services of a local project development company to build a custom home.
There are no specific requirements for international purchasers to buy property in Japan. Property is mainly freehold title and can be owned 100 percent outright by non-resident foreigners or by an offshore company. The process can be done in both English and Japanese and is, according to Chen and Robinson, straightforward.
Robinson predicts a surge in interest in the region as international tourism becomes easier. “This will be a mix of new and old buyers, those who have heard about the ‘Aspen of Asia’ and want to enter the market, and those who are already in the market and are looking to expand their investment portfolio.”

When it opened in 1959, New York City’s Solomon R. Guggenheim Museum challenged the traditions of museum design. Where were the columns? e steps? Four decades later, another Guggenheim appeared in Spain that reinvented museum design once more. Many spoke of the “Bilbao e ect” when the Basque Country’s Guggenheim opened in 1997, nodding to new museum and gallery buildings that were themselves as important as what they housed. Bilbao sits on the west bank of the River Nervión and resembles a ship at dock, its 33,000 paper-thin titanium panels sparkling in the light—a nod to the city’s life as an industrial port. e architect responsible, Frank Gehry, was proud not just of his nished work but also of delivering it on time and on budget (approximately $89 million). It was a very sound investment on the part of the Basque government: calculations in 2017 suggested that the museum generated around €400 million ($406.5 m) per year for the local economy.
