Get into the Festive Spirit: Top Tips for Preparing your Home for Christmas With Christmas just around the corner, it’s time to start thinking about the festive period and whether you embrace the glitz and glamour or opt for a more subtle approach to the season, we have some top tips for ensuring your home is ready!

Decorations: No Christmas is complete without a tree. Acting as the focal point in many homes, the tree often sets the tone so it’s important to decide if you’re looking for something classic or colourful. Once you’ve made the decision, extend this to the rest of the home. While many families will make a real effort in the living space, the remainder of the house can often be forgotten. Why not add embellishments in the kitchen, hallway and even the bedrooms to spread Christmas joy throughout the property? To really add a personal flourish, consider adding some handmade touches. Baubles and wreathes can be created quickly and easily, and are a fantastic way to help the kids feel involved in the decorating process. Colours: While changing the colours of your living space every season is somewhat impractical, incorporating winter tones can really help to create a mood. A bold curtain or a crimson rug in front of a fireplace will make the place feel more homely, while adding seasonal accessories like tea towels and oven gloves in the kitchen will act as a simple reminder that Christmas is coming.

Rather than relying on a mix-match of tables and chairs from various rooms, why not invest in a new dining table - allowing enough space for the entire family. Finishing Touches: One great way of adding a finishing touch is to bring the outdoors, indoors. Trimmings of holly and ivy, pinecones and artificial snow can help to create the perfect winter feel but be careful not to overdo it - you don’t want to create clutter! Selling a property through the Modern Method of Auction Selling a property through auction has never been easier thanks to the Modern Method of Auction, developed by IAM Sold.

Traditionally, auction is seen as an option for those wanting to sell dilapidated properties to cash only investors to upgrade and sell on or put on the rental market. However, now this is far from the case and auction is a realistic option for a wide range of sellers and buyers. Below are the 5 steps a seller will take to sell their property with IAM Sold through auction. This shows just how simple the whole process is.

1. Free valuation IAM Sold will provide a free valuation of a property which will enable IAM Sold to agree a reserve price, this will be the lowest price the property can sell for at auction. 2. Property details & the legal stuff The IAM Sold team will gather property details and prepare all legal documents needed for action. 3. Generating interest IAM Sold will carry out an array of pre-auction marketing activities in order to generate as much interest as possible in the property and encourage competitive bidding.

4. Going live After 14 to 21 days the property will go live, bids can now be made on the property via the online auction in real time, 24/7. A specific end date and time will be set on the bespoke auction. 5. Auction end & completion The property will sell to the highest bidder who will pay a non-refundable reservation fee to secure the purchase. Completion takes around 28 to 56 days on average and the seller keeps 100% of the price achieved via auction, with no sales fees to pay.


What are the benefits of selling via auction? Buyer pays reservation fee When a property is sold via the Modern Method of Auction there are no seller fees to pay as the cost is covered by the buyer. The buyer will pay a non-refundable reservation fee to secure purchase, this reduces the chance of the sale falling through and indicates the buyers’ commitment to the sale. The fee doesn’t form part of the final purchase price. Speed and structure Exchange and completion must happen within 56 days, this provides more flexibility for buyers looking to purchase with a mortgage and enables an efficient and quick sale. Fixed timescales also provides clarity for both parties. Interest and fair market value The timescales allow for increased exposure, this is complemented by IAM Sold’s dedicated auction team who work tirelessly to gauge interest, arrange viewings and carry out negotiations. IAM Sold also employ a pricing strategy that increases interest and encourages more viewings and a quick sale on a property. Winter Wonderland, Adventure Valley November 25 - December 24 While there are many Christmas Grotto’s across the region, Adventure World Durham’s Winter Wonderland remains one of the most popular. A 90-minute experience, children are guided by their very own festive Elf and will meet real reindeer and other winter animals, even taking home twinkling Reindeer Dust. They’ll have the chance to get creative and decorate their own Gingerbread Man in Mrs. Claus’ Kitchen before visiting Santa’s Grotto and choosing their own gift!

One of the most anticipated events of the festive season is the revealing of the window display at Fenwick department store on Newcastle’s Northumberland Street. Whether it’s a traditional display like 2005’s The Snowman or a more modern take like 2012’s Reindeer Express, crowds of people will undoubtedly pay a visit to the store.

No Christmas is complete without a trip to the theatre and the Theatre Royal’s pantomime promises fun for all the family. Pantomime trio Danny Adams, Clive Webb and Chris Hayward return to the stage for another spectacular performance, this time taking on the classic story of the boy who never grew up. The theatre’s first production of Peter Pan in over a decade, the audience can expect laugh out loud comedy, special effects, amazing sets and a few surprises along the way!

New Year’s Eve Party Around The World, Seven Stories December 30 - 31 Say goodbye to 2017 and welcome 2018 with Seven Stories as they explore when and how New Year traditions are celebrated across the world. Discover traditions, customs and celebrations from around the globe and enjoy themed story times, party games and crafty activities!

Edinburgh Christmas Markets November 18 - January 6 A little further afield, but we think it’s worth the trip! While there are plenty of Christmas markets taking place in the North East this season, the Edinburgh markets really do offer something special. Just a short train ride from Darlington, Durham or Newcastle, the Edinburgh markets span the whole of East Princes Street Gardens and George Street, and are home to some of the best food and crafts the city has to offer. In addition, there’s a pop-up ice rink, Ferris wheel, helter-skelter, carousel and even a Christmas tree maze which promises fun for all the family.

Trees and plants If you have any trees close to your home, or plants growing up the side of your property, make sure they are properly maintained to avoid preventable damage to your home.

Get your boiler checked In the cold weather, there’s nothing better than curling up on the sofa with your heating turned on - but what happens if your boiler breaks? The last thing you want in winter is a home without central heating, so ensure you hire a qualified engineer to check it’s in shipshape. Insulation Not only does insulation help to keep your home toasty and warm, it can also save you a substantial amount of money on energy bills. The first place to start is by insulating your loft, as this is where you lose approximately one quarter of your home’s heat, then you may wish to consider cavity wall insulation. Check you’re on the best energy tariff No one should have to worry about whether they can afford to switch on the heating, so make sure you shop around for energy deals to make sure you’re on the best tariff. Using comparison websites is a quick and easy way to do so.

There are lots of reasons why you may think about a loft conversion, but whether you need extra space for guests or want a private space for a home office, it’s important to get the most out of your space.

ou may be shocked to hear you only require a minimum head height of 2.3m for a loft conversion, meaning almost all loft spaces are suitable. However, the sloped ceilings and strange angles found in lofts can appear challenging, so here are some of our favourite tips for using your space wisely.

> Lower your windows Lofts are a fantastic place for natural light, however you can sometimes miss out on the views outside your home by adding your windows too high. By lowering the height of your windows, you can benefit from both a light, airy space and external views.

> Take your conversion to a new level Does your loft have a particularly high ceiling? If so, you may want to consider maximising the space by adding a mezzanine. This could be used as a lounge area, study, or bedroom space.

> If there’s space, find a use for it In a loft it’s not unusual to find tight spaces and, of course, slanted ceilings. However, that doesn’t mean you have to compromise. For example instead of leaving a tight space empty, add shelving to create extra storage. You should also consider having bespoke furniture built to fit the space.

> Is there room for a staircase? A staircase can take up a lot of space in the room below your loft, and can also be quite costly, so if you’re looking for a little extra storage, why not consider using a strong ladder?

s winter approaches, here’s some ideas to brighten up your garden using plants, shrubs and berry bushes to add colour, depth and scent throughout the snowy season:

> Winter flowering plants While most winter bedding plants flower in spring, pansy, viola and primula will bloom during milder spells. Hellebores, or the Christmas rose, flowers in January too, adding a dash of pink, red and white to your outside space. Finally, firm favourites, snowdrops and irises bloom early in the year and make for an ideal winter bouquet.

> Evergreen shrubs Evergreen shrubs keep their colour all year round and add real depth to your garden. A camellia is a flowering evergreen shrub which boasts exquisite pink to red flowers and blossoms throughout the winter.

> Climbers A clematis cirrhosa ‘freckles’ can be relied upon to brighten up bare outdoor walls with a mass of cream and maroon or violet flecked flowers, from November to March.

> Berry bushes A berry-filled holly or virginia creeper bush can add a splash of colour to your garden, as well as provide a much-needed sanctuary for birds and wildlife during the winter months.

> Herbs Invest in some winter containers and you can benefit from a rich array of scented, evergreen perennials, such as such as rosemary, thyme, lavender and sage. With the short winter days, remember to position your containers so your plants can gain as much sunlight as possible.

> Winter vegetables Brussels sprouts and kale can be picked throughout the winter, providing you with a steady supply of seasonal vegetables – ideal for meat dishes and warm, hearty soups.
