he Brisbane property market is gaining momentum as we enter the back end of 2014 with sales in the river city looking strong and we follow on from big upswings in the Sydney and Melbourne markets. The 2013 – 2014 financial year saw some outstanding results in Brisbane, injecting a strong feeling of confidence back into the market. Properties at the top end have performed better than expected over the last financial year with significant price growth apparent when compared to previous years. You can read more on current conditions in the high end market in our story ‘Property Sales $5 Million+ by Suburb’ that follows. Demand is strong and we are currently experiencing high levels of interest particularly in the inner east with many buyers searching for top end properties. Top end homes in Brisbane’s inner south eastern region are currently fielding multiple offers with some properties receiving up to ten. This is a far cry from the slump in the market following the 2011 floods when buyers were scarce and those that were keen to buy were looking for bargains.
This high level of demand is leading to a number of off-market transactions. We have also seen multiple offers on properties between $10 million and $15 million in the inner east area. Most notable is a recent sale in the inner east, which amalgamated two properties, selling in the $15 million to $20 million price bracket. As we start to look towards 2015, Place expects the property market across the board to perform well for the next 12 to 18 months as we play catch up with the southern states. Current lending conditions are having significant impact on growth, as general buyer sentiment improves generating feelings of confidence. The Sydney and Melbourne markets have performed very well over the last couple of years seeing unprecedented growth, however this is now beginning to stall. By comparison, Brisbane has a lot of room to move up in the short to medium term. The future of the property market is often difficult to predict however barring any large negative external forces there is no reason we shouldn’t see the predicted growth.

he inner east has taken the lead for the highest number of top-end house sales in the last financial year when compared to other regions across Brisbane. RP Data figures show that of the 15 houses sold and settled in Brisbane for over $5 million in the period from July 1, 2013 to June 30, 2014, six were in the inner east and all were riverfront properties.

Other sales across Brisbane include three in the Ascot and Hamilton area, two in New Farm and one each in Ashgrove, Auchenflower, Tennyson and Fig Tree Pocket. The inner south east is one of the best places to view the stunning Brisbane City skyline and if you combine this with water front living, it’s no doubt this area of Brisbane is running away with the lead in terms of number of high end sales. “People are drawn to the relaxed lifestyle this area offers. The homes that are on the water boast absolute river frontage while those in the hills offer spectacular views,” Mr Hackett added. “A lot of the river front homes also have their own private jetty which for those with boating interests is a huge bonus.” The inner east is in close proximity to the mouth of the Brisbane River which opens out on to Moreton Bay offering many recreational opportunities. The growth seen in the high end across Brisbane is promising as it indicates confidence in the property market has returned. This is creating the expectation that Brisbane is following in the footsteps of the Sydney and Melbourne markets which have seen unprecedented growth in the last couple of years.
