“It took five years to purchase all the land necessary for the Circa Nundah Village development and in more recent years construction has been underway, which has already resulted in a huge transformation of the suburb.
Nundah on Brisbane’s Northside has moved ahead in leaps and bounds in the past five years due to the development of the master planned Circa Nundah Village by Property Solutions who are the masterminds behind current Brisbane hot spots James Street in New Farm, The Barracks in Paddington and SW1 at South Bank.
“Circa Nundah Village has taken shape and the entire suburb of Nundah has been completely revitalised. New trendy and boutique restaurants, cafés and shops are moving in every day.”
Kevin Miller of Property Solutions said they expect this area to be Brisbane’s next big thing. “We identified Nundah as a future hotspot around a decade ago,” he said. 2
While Nundah is eight kilometres from Brisbane’s CBD, recent transport infrastructure upgrades have significantly reduced travelling times and brought it much closer to the city. Residents can get onto the AirportLink and be in the city within six minutes, and for those wanting to use public transport, Nundah is only seven train stops from the CBD.
NUNDAH IS ALSO LOCATED WITHIN WHAT HAS BEEN DUBBED THE GOLDEN EMPLOYMENT TRIANGLE WHICH INCORPORATES; THE CBD, PORT OF BRISBANE AND BRISBANE AIRPORT. With the Brisbane Airport Corporation’s plans to invest $2.5 billion over the next ten years to expand and upgrade the airport and the Port of Brisbane Corporations plans to oversee a total spend of $950 million on the Port of Brisbane in the next five years, Nundah is ideally positioned between key employment hubs and significant planned infrastructure projects. “We expect the golden employment triangle to have up to 360,000 people living and working in this area within the next two decades,” Mr Miller added. Place Advisory Director, Lachlan Walker, said we can learn a lot from the rate of growth which has occurred over
the years in areas which are now considered hotspots in Brisbane and buyers should take this into consideration when choosing an area to buy. “It has been 18 years since the James Street precinct was launched in 1996, and in that time the median price for an apartment in New Farm has experienced year on year growth of 7.4% per annum,” Mr Walker said. “We have seen similar growth levels in South Bank where over the last ten years; the median price for an apartment has had an average growth rate of 6% per annum, increasing by more than 80% in total. “We expect to see similar figures in Nundah over the next 10 to 20 years.” Place Nundah Principal Steve Grimbas said demand is starting to increase in Nundah and surrounding suburbs. “We know that infrastructure lures growth and with the amount of expected infrastructure planned for this area, we are expecting to see demand continue to increase in this region,” Mr Grimbas said. “What’s on offer in Nundah is the lifestyle of those trendy inner city areas, with all the sought-after amenities and funky atmosphere and at the moment it’s available without the price tag. “We are seeing a lot of interest from families and our statistics show that 67% of our sales are houses and 33% are apartments with 65% of buyers being owner occupiers.” The expansion of the Brisbane Airport is expected to make this area of Brisbane the second largest employment hub in the state which combined with plans for the Port of Brisbane, Nundah is right in the thick of all the action.
