AUCTIONS ARE HEATING UP AS WE HEAD TOWARDS THE BACK END OF 2014

AUCTIONS ARE BECOMING THE HOTTEST TICKET IN TOWN THIS SELLING SEASON AND WITH THE BRISBANE PROPERTY MARKET TIPPED TO FINISH 2014 WITH A BANG WE ARE EXPECTING AUCTION EVENTS TO CONTINUE TO DRAW A LOT OF INTEREST AND BIG CROWDS. Place has seen some fantastic results over the past few months as the weather has started to warm up and people are out there ready to buy and sell.

“The average rate of buyers that register to bid per auction has also increased to 3.9 which is the highest number we have ever experienced at Place. “The current market is the most balanced I have seen it in years and the clarity around value is growing for both buyers and sellers alike.”

Place Chief Auctioneer Peter Burgin said we have had some great results at Place recently with statistics reaching record levels.

Buyers are following auctions more closely than ever before and it is apparent there is a definite shift from both buyers and sellers towards the auction process. This shift has been seen in New South Wales and Victoria and it is apparent the Queensland market is now trending the same way.

“This quarter to date we have done 91 auctions and out of those we have sold 69 properties which is a clearance rate of 76%,” Mr Burgin said.

Auctions offer vendors an alternative to a private treaty sale. At the moment days on market are averaging around 47 for auctions whereas private treaty sales is about 59 days.


As a buyer, it is getting a lot easier to position yourself to buy at auction. Banks are becoming aware that buyers need to be in a position to commit on the day and many banks and lending institutions now have processes in place to ensure they are ready to unconditionally purchase property on the day. “This is a result of the market conditions,” Mr Burgin said. “There is so much demand for property in the current market that buyers need to be able to fully commit at the time of the auction otherwise they risk losing out to another bidder.” Buyers should also be aware that when it comes to the auction process, it is possible to purchase a property before the auction takes place.

“If you are buying or selling, I’d really encourage you to embrace the auction process as it gives you the option to buy or sell on or before the auction event. “Gone are the days where you had to wait for the auction. If it’s the right property, you do have the option to purchase before; we actually see that quite regularly at Place.” It is important to note that both auctions and private treaty sales achieve fantastic results for sellers.
