BRISBANE’S BLUE CHIP INNER NORTHERN SUBURBS IN HIGH DEMAND
ONE OF THE MOST SOUGHT-AFTER LOCATIONS IN BRISBANE, THE ECLECTIC INNER NORTH HAS IT ALL WITH HIGH END DINING AND SHOPPING STRIPS, PRIMARY AND HIGH SCHOOLS, ACCESSIBLE PUBLIC TRANSPORT AND CLOSE PROXIMITY TO THE CBD. Brisbane has experienced a strong culture shift in the last 15 years towards alfresco dining and café village style precincts making the inner northern suburbs of New Farm, Teneriffe, Newstead, Fortitude Valley and Ascot, that offer all this and more, at the top of buyers lists. The interest in the inner north is characteristic of today’s marketplace where demand is created by highly liveable suburbs. There are a number of entertainment strips in the area including; Racecourse Road in Ascot, James Street in Fortitude Valley, Merthyr Road in New Farm and the new Gasworks Plaza in Newstead that act as huge draw cards. 2
The high demand in these areas is having a subsequent positive impact on property value. Teneriffe was the best performer in the Greater Brisbane region for the June quarter recording a 13.4 per cent increase in median value, while according to Place Advisory the New Farm/Newstead precinct has been another clear top performer in terms of capital growth with the Newstead Terraces the top performing building in Brisbane in the last year. Place New Farm Lead Agent Aaron Woolard said it’s predominately the lifestyle factor that is attracting people to this area. “We are seeing a lot of professional couples looking to purchase their first home in the apartment market and this comes down to the fact that they can buy in an area that’s close to all the action, but far enough away to still be quiet and tranquil,” Mr Woolard said. “We are expecting the next 12 months to remain fairly stable
as we see more properties come on the market through new developments which will give buyers more choice.” There are some exciting projects underway as major local, national and international developers have recently released new projects into the area. These have all had successful sales campaigns that will add greatly to the local amenities when complete. Place New Farm Lead Agent Simon Caulfield, who is marketing new projects in the Gasworks Precinct alongside Aaron Woolard, which include Casa by Dibcorp, said the developments offer a range of options to buyers. “There are two major developments underway in this area which are due for release in the next six to twelve months,” Mr Caulfield said. “Our developers have really focused on keys points of difference like additional storage in the apartments and varying price points between investment stock of one and
two bedrooms and owner occupiers looking for something special at the top end.” The same lifestyle factors that attract people to New Farm, Newstead, Teneriffe and Fortitude Valley also attract buyers to Ascot and surrounding suburbs. Peter Burgin, Place Ascot and New Farm Manager said Ascot and surrounding suburbs is considered by many to be the jewel in the Brisbane property market crown. “With its timeless character homes and reputation, not only in the Brisbane market but in the national and international markets, there is genuine belief that any investment into Ascot and surrounding suburbs will not only be a great lifestyle choice but a very sound financial decision,” Mr Burgin said. Place Ascot Lead Agent Leisah Beutner said the Ascot area is achieving results reminiscent of the prosperous times circa 2007. “What we are noticing is shorter days on market with buyers acting decisively,” Mrs Beutner said. “Competition is of course a key driver of price and at this point we are seeing healthy competition and subsequent excellent outcomes.” Place Ascot and New Farm Director Judy Goodger said the positive state of the current market and the predicted growth in the inner north area is a very exciting prospect for the Brisbane property market as a whole. “The New Farm, Teneriffe and Newstead peninsular offers fantastic opportunities which are being recognised by buyers while Ascot and the surrounding suburbs remains one of Brisbane’s premier suburban locations,” Ms Goodger said. “What we are seeing is a lack of consistent supply of homes and apartments across all price ranges which consequently is creating fierce competition in these highly sought after ‘blue chip’ suburbs. “I haven’t seen the market this strong since the peak of 2007. I predict that 2015 will be bigger and better than ever and I cannot see the market slowing any time soon.” 3
