AS 2014 COMES TO A CLOSE, WE TAKE A MOMENT TO STOP AND REFLECT ON THE YEAR THAT WAS.

Demand has been high and we started to see some positive growth with Brisbane gaining momentum off the back of the big upswings we saw in the southern states.
To learn from past experiences, acknowledge outstanding achievements and evaluate our year in order to plan for a prosperous year ahead.
According to the latest figures by RP Data, Brisbane housing prices are up 6.2 per cent and apartments are up 4.4 per cent in the last 6 months. This is the strongest growth we’ve seen for over five years.
2014 was an exciting year for the Brisbane property market with strong results achieved injecting a strong feeling of confidence back into the market.
2014 was also a very successful year for Place Estate Agents. Place was recognised on a national level when we were named Australian Major Independent Agency
of the year at the Real Estate Business Awards in July for the second year running. Many of our agents also achieved great success at a state and national level. Coming off a very successful 2014, Place is looking forward to the New Year. AS WE ENTER 2015, THERE ARE A FEW MIXED MESSAGES AROUND BUT I EXPECT THE BRISBANE PROPERTY MARKET IN COMPARISON WITH OTHER CAPITAL CITIES TO PERFORM WELL. There is a bit of negativity surrounding the economy, unemployment levels and the ability of the federal government to get the budget pushed through because of the tensions in the Senate, however the one big driver that we’ve seen that affects real estate more than anything else is interest rates. Lending conditions have had a significant impact on property in Australia as interest rates have been kept on hold by the Reserve Bank in December for the 16th consecutive month. This has created feelings of confidence and has prompted buyers in the property market. There has also been some talk of stimulation of the economy in 2015 which will potentially push interest rates down again. I’d expect that it’ll be the low interest rates that will see us drive right through the New Year. When you compare Brisbane to places like Sydney and Melbourne who have had those huge price growths over the past couple of years, we’re positioned better than most.
There is currently the widest gap in Brisbane average property values when compared to Sydney and Melbourne that we have seen in over 17 years. Therefore my expectations for 2015 are that baring any huge negative external forces impacting upon us, we’ll have some good steady growth in Brisbane over the next year. As we look forward to an exciting 2015 I’d like to, on behalf of Place Estate Agents, wish everyone a very Merry Christmas and a happy and prosperous New Year. 3
