RECORDS SMASHED AS BRISBANE SEES HIGHEST OFF THE PLAN SALES SINCE 2002
BRISBANE’S OFF THE PLAN APARTMENT MARKET HAS RECORDED ITS BIGGEST EVER QUARTER DURING SEPTEMBER TO DECEMBER 2014, SMASHING ALL PREVIOUS RECORDS WITHIN A THREE MONTH PERIOD WITH A STAGGERING 1621 UNCONDITIONAL SALES TAKING PLACE. These results equate to over 135 off the plan sales per week in the inner Brisbane market, outstripping the previous record set in the June 2002 quarter when 1463 unconditional transactions were recorded. These final numbers represent a significant 44 per cent growth in total sales for the 2014 calendar year compared to 2013. 2
Apartments sold during this quarter revealed a weighted sale price increasing to $551,558 from $545,478 during the three month period to September 2014, a figure which remains relatively unchanged. An apartment boom is evident with a total of 12 new projects released during the December 2014 quarter, spanning a colossal 2760 new apartments – more apartments in a single quarter than during the entire 2013 calendar year. The highly-anticipated Skytower was the city’s top performing project for the quarter with 415 apartment transactions registered in total.
At 90 storeys, the structure is set to become Brisbane’s tallest building. Place Advisory Director, Lachlan Walker, explained that the magnitude of Skytower and similar large-scale buildings as well as affordable prices are the two key elements driving sales momentum. He also explained that Brisbane could expect bigger and better inner-city projects in the future. “One key trend is that new project activity is increasingly focused around the Newstead and Teneriffe precincts, which has heavily influenced these results. “These record-high results are the culmination of a three year building cycle; most importantly we’ve seen that buildings this cycle are inherently bigger compared to the last. However, we don’t believe these sales rates are sustainable longer-term,” Mr Walker explained. "The Brisbane market is becoming saturated with investment quality stock; design and target markets will inevitably change. Looking forward, we’re going to see higher quality, more expensive stock developed which will see sales rates decline and selling prices naturally increase throughout Brisbane, this is very positive news for our city”. “WITH APPROXIMATELY $2.4 BILLION WORTH OF NEW AND OFF THE PLAN RESIDENTIAL SALES RECORDED DURING THE YEAR 2014, IT SHOWS THE BRISBANE RESIDENTIAL MARKET REMAINS IN MASSIVE DEMAND CONSISTENTLY CITY-WIDE,” MR WALKER SAID. “Due to the diverse nature of the market, it’s anticipated that the more high-quality the project, the better the sales and investment results, Brisbane is certainly entering a new phase of development.
“The results are increasingly clear: Brisbane residents wish to invest in quality one and two bedroom residential products, however, they will live in two and three bedroom stock in superb inner-city locations,” Mr Walker concluded.
