Throughout 2015, Brisbane has experienced stable and consistent growth with strong sales activity evident across the city from both owner occupiers and investors. Compared with southern states, Queensland’s market has been relatively stable and has resisted the volatility shown in southern capitals. November Corelogic data revealed that dwelling prices in Sydney currently sit 75 per cent higher than the median dwelling prices in Brisbane, representative of a 13 year high; these figures are the peak since 2002, when the median difference was 97 per cent. Looking back, an increasing price gap between Brisbane and our southern counterparts is key in shifting momentum – investors observe Brisbane’s high yields, and families seek the great lifestyle we have here as affordability and high quality of life continue to be top priorities for buyers. It’s no surprise, then, that over the past 12 months Brisbane’s housing market has staged the third strongest performance for growth in dwelling values across Australian capital cities, according to December Corelogic figures. Brisbane is gaining momentum in both transaction numbers and the level of buyer interest. As we observed earlier this year, low interest rates led to more home loans, more investors and more owner occupier activity in the city. In response to concerns that property markets were overheating and increasing risks to the banking system, The Australian Prudential Regulation Authority (APRA) recently led a crackdown to slow growth in their housing investor loan portfolios. APRA’s move was designed to slow the rate of growth in lending to investors, as well as impose a slowdown in housing market conditions and tighter lending practices; this move has seen the share of investor participation in the housing market fall, and has manifested in the cooling of Brisbane’s investor market. Seemingly the brakes have somewhat been placed on residential investment generally.

However, toward the back end of 2015, we’re starting to see increasing numbers of investors who see Brisbane as an alternative to southern capitals; these buyers reject Sydney and Melbourne’s unstable market in favour of purchasing in Brisbane, where affordability and investment factors remain steady. This means 2016 is looking increasingly positive for the River City, because while markets have begun to cool in Sydney and Melbourne, prices there are set to remain relatively inflated for some time. Brisbane is tracking steadily, and this will most likely put us in a great position for coming years; Brisbane is a safe place to buy and we expect a continued upward trajectory into 2016. At a company level, it’s been a spectacular year for Place Estate Agents. Earlier this year, Place received the great honour of being awarded the 2015 Real Estate Institute of Queensland’s Award for Large Residential Agency of the Year, for the fifth time in seven years.
