Hidden doors can be stored in the wall and taken out to divide rooms. They are often found in older Craftsman and Mediterranean-style homes in Palo Alto, he said, adding that they can separate dining and living rooms, and the craftsmanship of their paneling and glazing is a focal point. Dining-room tables can be set for a dinner party with the pocket doors closed, then the spaces merged into one large room when they’re opened, according to Stoumen. Other examples include a home office adjacent to living space, hidden by a pocket door, or even an exterior door (when stowed) that can merge indoor space with an adjacent porch, he added. Barn doors, which are hung from a rail above the door opening, can “conceal work alcoves, sleeping alcoves, storage, even bathrooms,” and take up no room other than wall

space. The flexibility and value they add to living situations is well worth it, although they cost a bit more and require adjustments over time, he added. “Since they allow an unimpeded access, they are great opening onto porches, gardens and areas with a great view,� he said. “During parties, they integrate indoors and outdoors in a way that is seamless and much less cramped.� Stoumen has been designing homes with pocket doors since the ‘90s, when he added a 10-foot-wide extension to the dining-room opening by the garden and pool. However, pocket doors can cause problems more often than regular doors, according to John Hammerschmidt of Hammerschmidt Construction, Los Altos. “I’m against them,� he said. Pocket doors slide into the wall, and rollers can wear out. He’s also concerned that pocket doors in bathrooms could warp, due to the humidity in the room. “Barn doors are good if the person is OK with a more modern look,� he said, adding some people would rather have a more traditional-looking door. Barn doors are hung on a rail and slide open and closed. Not many people have asked his company to install these types of doors, he said. Barn doors are becoming very popular now and are a type of fashion statement, according to Bobby Stenrose, owner of Bay Area Molding and Door, Fremont. People who want their doors to be visible use barn doors instead of the pocket doors because the barn doors are exposed at all times. “Barn doors are fancy, stylish and exposed
on the wall,� he said. “Doors are furniture hanging from the wall.� While barn doors are getting more popular, he said pocket doors are “on their way out.� And more aesthetically pleasing doors are definitely on the rise, he said, especially in nicer homes. Bi-folding doors, which stack to one side, are another option. In the Southgate neighborhood, Stoumen designed a home with two sets of Italian folding doors that provide an 18-foot-wide opening between the kitchen and dining room and the garden and entertainment area. Sophia Stevenson, vice president of America Italiana, San Jose, sees an interest in bi-fold and pocket doors as a new trend. The company designs and manufactures windows and doors, including custom-made work for clients. She finds clients can maximize indoor/outdoor access by using space-saving doors, such as bi-folds. “It’s a way to get more from a home,� she said. When the door is made of glass, the standard procedure is double-glazing. Stevenson said people now ask for them to be triple-glazed, with sunshades incorporated in the frames or with mosquito screens enclosed. The investment in glass and ventilation saves energy and creates more of a visual space, she said. Part of what drives up installation costs is creating the box for the pocket door, or adding in the right hardware for a barn door. “It’s a way for people to have more freedom,� she said. “There’s more flow between the inside and outside, people can enjoy nature and close off the elements when necessary.� N Editorial Intern Rebecca Duran can be emailed at rduran@paweekly.com.

his column is for kids. If you are an adult, go ahead and check it for safety and credibility and then give it to a
kid. Have you ever thought about growing your own food, flowers and beautiful gardens. You can and this column will show you how. It doesn’t matter how old you are, how smart you are or what you look like. You can grow just about anything you want. All you need is time, which you have because you are young, and the willingness to learn. Here are tips to get you started and keep you going for a lifetime of gardening: 1. Check your food for seeds. Try checking tomatoes, apples, oranges, pears, avocados, and just about anything you eat that was once on a plant. 2. The more seeds you gather, the more places you can plant them. Try sprouting them between damp paper towels. Once they sprout, plant them in the ground. Ask your mom where. 3. If none of your seeds grow then ask your parents to buy you a six-pack of baby plants (I like lettuce to start) and plant them in your garden. 4. Water your new plants whenever they seem dry to you. Stick your finger in the soil and feel if it is dry. 5. Look at your plants every day. Write about them in a notebook. Draw pictures of

them. Write when you planted them, how you planted them and how much you water them. 6. If you have plants in small containers and the top gets as big as the container, move it to a bigger container so it can grow bigger. If it is already in a big container, put it in the ground somewhere. Ask your parents where you can plant it. 7. If you are growing lettuce, you can pick off a leaf once in a while and eat it. If you are growing a lot of lettuce you can make a salad. If you are growing a whole lot of lettuce you can make salads for your friends. 8. If you are growing flowers, pick some and make a bouquet for your mom. 9. Read books and check websites about the plants you are growing. 10. Rent Watch Can a landlord refuse to rent to a convicted felon? edited by Martin Eichner
Q
I started drinking alcohol and using drugs when I was in high school, and I kept it up until recently. I didn’t think I had a problem because I have maintained good grades in school and held a steady job. Last year, I was stopped by the police for driving under the influence. When the police searched my car, they found a pipe and a backpack with crack cocaine. I pled guilty to felony drug possession. As part of my sentence, I completed a government-mandated drug-rehabilitation program, and I have been clean since then. The expenses from the case meant I needed to find a new, cheaper apartment. However, most of the property managers for communities where I apply tell me they can’t rent to me because their policies prohibit them from renting to applicants with felony convictions. Is there anything I can do? The federal Fair Housing Act prohibits discrimination in housing on the basis of disability. A disability is defined as a physical or mental impairment that substantially limits one or more of person’s “major life activities.� This definition covers persons re-

covering from alcoholism or drug addiction. Individuals like yourself who have successfully completed a d r u g- t r e a t ment program are protected under the disability provisions of the Fair Housing Act. This means that a potential landlord cannot refuse to rent to you solely because of a history of drug addiction, since you are currently in recovery. Your history of abusing drugs in the past may not be an accurate measure of your current ability to be a good tenant. However, the law does not protect persons who are currently using illegal drugs or persons that cause a direct threat to the health and safety concerns for other residents. Your challenge is that you have a record of criminal activity associated with your prior drug use and that resulted in a criminal conviction. Landlords have a duty to provide peaceful enjoyment of their premises to their tenants and avoid illegal activity, particularly
use of illegal drugs, on their property. From this perspective, your recent conviction raises a reasonable suspicion that you might engage in similar activities, which could permit landlords to deny your application even if they ignore your history of drug addiction. One suggestion might be to live in an environment that won’t currently screen you for a criminal record or in a residential setting established for recovering drug addicts. In that type of housing, you could establish a history of law-abiding behavior. Once sufficient time passes, you could ask housing providers to view your conviction as “ancient history� that shouldn’t raise a concern about future violations.

I rented my townhouse for several years to the same tenant. At the beginning of this year, she gave notice that she was vacating. I knew I was required to deal with the security deposit I was holding for her, so I offered her a joint inspection on the day she vacated, which she accepted. When we looked at the house, I saw that the carpets had not been cleaned and that there were holes in the walls, probably from pictures being hung. I decided to return half the deposit and kept the rest to compensate for the cost of cleaning and repairing the halls. I sent her an explanation within the 21-day period required by the security-deposit statute, and I provided her with receipts to justify the costs.

You were also required to give the tenant a copy of the actual language from Section 1950.5(f) (1) through (4), so that the tenant would know the exact procedures and understand her right to correct the defects prior to vacating. The only exceptions to your duty to list all potential deductions would have been hidden damage, such as a hole in the carpet covered by a sofa, or subsequent damage such as a hole in the wall later made by the movers. The predeparture rules do not apply to an eviction pursuant to a three-notice or some other departure not resulting from a normal termination of the tenancy. Since you didn’t comply with this procedure, your tenant has the right to argue in small claims that she could have fixed the deficiencies if she had been advised her security deposit was in danger. Rather than face the uncertainty of small claims, as well as the investment in time and energy, you might contact your local community mediation program to pursue a mediated settlement. I thought I had done everything correctly, but now I have a letter from her threatening to sue me in small claims court because we didn’t have a walk-through before she vacated. Did I do anything wrong? It sounds like your former tenant is asserting that you violated the “pre-departure� inspection requirements outlined in California Civil Code Section 1950.5(f). This procedure was added to the security-deposit statute eight years ago. Its purpose was to give tenants an opportunity to preserve their security deposits by correcting faulty conditions before they vacate. Although it is also a good idea to have a joint inspection at the time of move-out, by that date the tenant no longer has an opportunity to make repairs or carry out additional cleaning. The pre-departure rules in subsection f required you to give your tenant written notification of her right to a joint predeparture inspection approximately two weeks prior to the date she vacated. Unless the tenant waives the right to this inspection, you should have scheduled a mutually convenient date, or given 48-hours written notice of the date for the inspection, which you should have conducted regardless of whether the tenant was present. At the conclusion of the inspection, you were required to give the tenant a written itemization of every defect that you were going to charge against the deposit, such as unclean carpets and holes in the

REALTORS® Offer Seniors Free Assistance with Household Tasks May 6-10 Deadline for applications is March 15 For homeowners or renters who are advanced in years or disabled, tasks like replacing smoke detector batteries, flipping a mattress or washing the windows can be a major challenge. Seniors and the homebound living on the Peninsula or in the South Bay may now request free assistance with such household tasks through the REALTOR® Service Volunteer Program (RSVP) for the week of May 6-10. The deadline for seniors to request assistance is Friday, March 15. RSVP is a community outreach program offered each year to qualified seniors who cannot otherwise perform certain household tasks due to physical or financial constraints. This free assistance is offered by local REALTORS® in cooperation with various community organizations and senior centers. During RSVP Week, teams of REALTORS® and affiliates (professionals who provide industry-related services) will visit senior citizens and perform various cleaning and maintenance tasks free of charge. Seniors can request to have light bulbs replaced, house numbers installed, furnace filters changed, windows cleaned, mattresses turned or new smoke detector batteries installed. The annual hands-on effort was first organized in 2001 by members of the Silicon Valley Association of REALTORS®, the local trade association representing
over 4,000 REALTORS® and affiliates on the Peninsula and in the South Bay. The program has since expanded to include volunteers from the San Mateo County Association of REALTORS®, Santa Clara County Association of REALTORS® and Santa Cruz County Association of REALTORS®. Last year, 386 RSVP volunteers from the Bay Area provided free assistance to 284 senior households; 213 REALTORS® and affiliates from SILVAR assisted 148 senior households in SILVAR’s five districts. “Our seniors have built our communities,” said Eileen Giorgi, chair of SILVAR’s RSVP program. “RSVP is one way we can show our appreciation for what they have done for our communities.” Homeowners or renters who are advanced in years, face physical and financial challenges, and live in the communities of Atherton, Campbell, Menlo Park, East Palo Alto, Palo Alto, Woodside, Portola Valley, Los Altos, Los Altos Hills, Mountain View, Cupertino, Sunnyvale, Santa Clara, Saratoga, Monte Sereno and Los Gatos, may apply for services by contacting the Silicon Valley Association of REALTORS® at (408) 200-0100 for information and an application before the March 15 deadline.
