Having graduated high school in Ottawa two years before, I was a 19-year-old Canadian immigrant, living between Palm Harbor and Tarpon Springs in a home at the campground dad decided to build on the banks of Lake Tarpon in 1969. Professor Freeman caught us passing notes and reminded us we were not in high school anymore. I soon learned the summers she had spent in Montreal had predisposed her to liking Canadians. Lucky me.

Renee was a dance teacher in Tampa and Hillsborough County for over 10 years. She impacted the lives of hundreds of youngsters in Tampa and Brandon. I was a Publix man and U-Save grocer while in college, then a CPA and management consultant for a few years, before both of us, almost accidentally, became magazine publishers. We had been producing office guides to Florida and other publications in the mid-1980’s, when we moved to St. Pete Beach for our only child to attend high school at Admiral Farragut Academy. Renee was soon recruited to found and publish Grille Bits for the Pass-a-Grille community. Paradise NEWS began a few years later. Renee is a Leo and is full of ideas. It was her idea, for example, that St. Pete Beach should be named the “Sunset Capital of Florida,” and that Corey Avenue should have a Sunday market. In our half-century together Renee and I have worked together most of the time. We have also vacationed together, and I believe if you ask either of us, we’d be willing to do it all over again. We have been producing and sending some of you Paradise NEWS for over 26 years, more than half our married life. It’s been good for us, for our loyal advertisers and it has been good for countless readers – old and new. Sometimes, I wonder about and give thanks for the forces at work in the universe that brought these two soul mates together 50 years ago.

It seems to me, the same power brings us the people we need to publish Paradise NEWS, just when we need them. Our good friend and The Encouraging Word columnist, Dr. Dennis Merritt Jones, author of The Art Of Abundance, would counsel, “Have Faith. Live Boldly. The Endocannabinoid System The endocannabinoid system interacts with naturally produced cannabinoids that our bodies form and metabolize every day. We know of 113 different cannabinoids, and each one individually or combined in various ways has a different effect on our bodies. In-depth studies into this network of receptors have proven that this system is a crucial part of our central and peripheral nervous systems and peripheral organs. It is this system that allows us to experience the therapeutic benefits associated with cannabis use. Estrogen levels have a clear link to the endocannabinoid system, and when estrogen levels rise, so do endocannabinoid levels. The reverse is also true. John Collins Gets Key to St. Petersburg – The recently retired leader of the St. Petersburg Arts Alliance, John Collins, received a key to the City at the May 13 council meeting. The Mortgage Contingency Clause Any number of things can go wrong when buying real estate, so you need several safety protections to keep you from being bound to go forward with a transaction that you should just walk away from.

want to go forward with the deal, as opposed to cancelling if the lender offers you a less desirable interest rate or other terms. Those are the terms you should insert.

The first is where you are depending on getting a mortgage, but, for whatever reason, your efforts fail. While no one can force you to close when you don’t have the money, you can all too easily lose your earnest money deposit, which, in a Sellers’ market like today’s, tends to be large.

Next, understand that you will not have the protection of this contingency if you don’t follow all of the requirements spelled out. Be sure to read and understand them all. You have a deadline for making application for a loan (a complete application, that is, with all information required by the lender). There is a deadline for receiving your mortgage commitment, and if you fail to give notice that you haven’t been accepted by then, you can lose the benefit of the contingency.

To make sure you have the right to walk away without losing your deposit should financing fail, it is important to do the paperwork right, and fulfill all of your duties as you go through the process. First of all, make sure you clearly show on the contract that you are using a loan for part of the purchase price, and put the actual amount of the loan you will be seeking on its face (paragraph 2(c) of the FAR/BAR contract). Surprisingly, I have seen contracts where that number was not filled in!

Next, you should be certain that the box in Paragraph 8(b) is checked, to make clear that you are relying on a mortgage contingency to protect yourself. That, too, is sometimes skipped in the rush to submit an offer on property that is drawing a lot of attention and offers. Every year this language gets a little longer and more involved, but each blank should be filled in. Before you state the mortgage terms you wish to make a contingency, you should ask yourself the following question: What are the WORST mortgage terms (if they were the best you could get) where you would still

For our first adventure we checked out the murals from the 2020 SHINE festival. Armed with a printout of the map on the St. Pete Arts Alliance website, we took off down the Pinellas Trail toward St. Pete. I knew to keep “Hey guys, come on out and play!” an eye on the battery, so we’d have enough juice for the return trip. So we stuck with murals in and around Central Ave. First up was iBOMS’s “Where the Bloom Begins” on the Grand Central Brewhouse. I’d seen photos, but they don’t prepare you for the different textures the artist infused into the wall, especially the glittering teeth. While there, Julius tried to befriend a posse of e-scooters, but they couldn’t escape their corral. Next was Nneka Jones and Bianca Burrows’s “The Global Currency” on the Goodyear Rubber building. A commentary on social injustice, the mural exudes sadness and anger. We rode along 1st Ave. N. looking for the murals there. We saw some old ones but were frustrated at not being able to find the 2020 additions. Meanwhile, Julius was intrigued by the arrays of rental bikes we passed. “When I grow up I want to be a Coast bike,” he confided.

I needed a break. Locking a lonely Julius at a bike rack, I enjoyed amazing pistachio non-dairy ice cream at Plant Love.

With the battery display at about half, it was time to head home. We cruised Central Ave until turning south to Gulfport, wandering through a neighborhood we later found out was Westminster Heights. Before long we popped back onto the Pinellas Trail and the spur into Gulfport. What a fun day! Tourism Revival on the Beaches with New Tourist Hotels and Restaurants

Story by STEVE TRAIMAN As we edge out of the COVID-19 pandemic, the busy tourist season has been extended by what some in the tourism business are calling a “Perfect Storm for Florida Tourism”– probably not the best choice of words with a “worse than usual hurricane season expected.” The combination of cabin fever, cheap flights, warm weather travel restrictions elsewhere, stimulus money, and the #1 US Beach award from TripAdvisor has led to a windfall for our local hoteliers and restauranteurs. At the same time, renovations and new construction are occurring and plans are being made.

The Former Grand Plaza is now the Bellwether Beach Resort

The former Grand Plaza Hotel at 5250 Gulf Blvd., the tallest structure on SPB, originally opened in 1975 with magnificent views of the Gulf of Mexico, the city and Tampa Bay. It will reopen in mid-June as the new Bellwether Beach Resort, part of the Benchmark Resorts & Hotels Group. Features include a wide variety of resort amenities with four restaurants highlighted by a rooftop venue, four bars, a beachfront pool, beach services and more. Only Bongo’s Beach Bar has been open to the public during renovations.

Under the conceptual plan presented to the City Commission the current Miramar facility at 4200 Gulf Blvd., a one and two story 27-room motel-type structure built in 1953, will be demolished to make way for a six-story, luxury resort. The new Miramar Beach Resort includes 54 rooms and a rooftop lounge, which will be accessible to the public. Ronnie Galant, Miramar’s VP of operations, said the reimagined and recreated Miramar will include many in-house amenities, including a fitness center, indoor and outdoor dining on its main floor, and a rooftop pool and lounge. Along with resort guests, the public will be invited to enjoy the gulffront restaurant or rooftop lounge, and may be offered memberships to the new fitness center. The lobby of the new Miramar resort will feature both a covered and open outdoor dining area with a lounge facing the gulf, along with a full-service indoor lobby restaurant and tavern. He noted the developers, including Kevin Bowden, recently opened their larger Cambria Hotel in Madeira Beach with a rooftop bar amenity that presents acoustic music at reasonable hours, and there have been no complaints. The Titan Global Group of investor developers, a local familyowned company that did an amazing job rebuilding St. Pete Beach Suites just north of Upham Beach in the boutique hotel district, has hit a home run with their latest project: The Saint Hotel that opens in early May at 7201 Sunset Way. Its restaurant, 82 Degrees, offering full-service for breakfast, lunch and dinner, opens later in the month. The hotel’s key amenities include 19 suites, both efficiencies and 1-bedroom units, all with kitchenette and either Gulf, courtyard or pool views. There’s also a hot tub, several fun courtyard games, and a spa, with free use of the hotel’s bikes, beach wagons, pool towels, and beach chairs.

The former Sloppy Pelican/Shark Tales was rebuilt and reopened as Buoy’s Waterfront Bar & Grill at 677 75th Ave. one of the most coveted Gulf Beaches coastal areas. With boat docks soon to be repaired and more to come. Buoys is one of the unique places you can dock your boat and enjoy lunch or dinner with small town vibes while you mingle with the locals, and enjoy chef-inspired fare with island inspired ingredients to hand crafted cocktails by our mixologists. They strive to provide a relaxing, enjoyable dining experience in a friendly, fun and family-oriented atmosphere. Buoy’s is open daily from 8am to 11pm with no reservations required. What was once Charlie’s Oasis, Philthy Phil’s, Twisted Tarpon, and Crab Daddy’s is now the Toasted Monkey, relocated from its former Howard Johnson’s site on Gulf Blvd. to 678 Corey Ave. on the west end of SPB. Their waterfront location is just south of Buoy’s and both restaurants are co-owned with the Reef. That Howard Johnson’s site was bought by OTO Development in December 2019 and was thoroughly rebuilt. It reopens May 10 as the new Hilton Garden Inn, with 136 rooms, a heated outdoor pool and beachfront bar and grill serving inspired cuisine all day. Long-time breakfast/lunch landmark Beverly’s La Croisette at 7401 Gulf Blvd. was sold to French couple Mickael and Natalie and will reopen later this spring as “La Croisette.” Commenting on the new hotel and restaurant activity, Mayor Al Johnson told Paradise News, “Resort reconstruction on St. Pete Beach is taking off and, with it, improvements to supporting businesses like restaurants and bars. The surge in tourism activity has much to do with easing the restrictions caused by the coronavirus but, for SPB, this activity is exaggerated. It is a response to the wastewater system capacity improvement project that began in October 2020. The maxed-out system resulted in a 2016 building moratorium on multi-unit projects until capacity is increased. With the sewer project currently underway construction permits can now be issued. “Redevelopment of the tourism infrastructure in St. Pete Beach is very much needed. Various projects have been discussed with city staff who have educated developers to the limitations on unit density, building height, etc. contained in our Comprehensive Plan. No project discussed is allowed to exceed the plan’s limitations – it is the governing document. Once completed, the sewer project will support the full scope of that plan. “It’s an exciting time in SPB! The city is executing and completing infrastructure projects and guiding private development that will renew our island paradise for the enjoyment of our residents and visitors alike. Being blessed to be named #1 US Beach doesn’t mean we can’t improve – I believe even the best can improve and we are doing exactly that!”

MADEIRA BEACH Cambria Hotels, a Choice Hotels upscale brand, celebrated the grand opening of its third property in the Sunshine State with

the opening of the Cambria Hotel St. Petersburg-Madeira Beach Marina last December. On hand were Madeira Beach Mayor John Hendricks and City Manager Robert Daniels, and Janis Cannon, senior VP for Choice upscale brands. Located on the waterfront in MB Town Center at 15015 Madeira Way, the hotel offers stylish accommodations and amenities that include breathtaking ocean views, a rooftop infinity pool and rooftop bar, an elevated courtyard and fitness center. Some waterfront guest rooms include private balconies, and all offer free WiFi and Bluetooth connections. Town Center offers easy access to some of the waterfront’s best shopping, dining, beach activities and entertainment—all within walking distance. And the hotel is less than two miles from John’s Pass, Pinellas County’s top visitor attraction. The Schooner, a 42-unit hotel at 14500 Gulf Blvd., has been described as one of the last remaining “old school Florida hotels in Madeira Beach.” It would be redeveloped as The Schooner Resort, a seven-story building with a 56-room hotel, restaurant and resort services on the west side of Gulf Boulevard with a two-story parking garage above retail space on the east side. Kevin Bowden, a veteran hotel developer and one of the partners who operates the Schooner, said the project would cost between $25 to $28 million. Bowden hopes to break ground later this year. Construction would take about 14 months with opening projected for February 2023.

TREASURE ISLAND Mayor Tyler Payne is excited to see the move of all city departments to the new City Hall Center, built in the

transformed former Allied Insurance building at 10451 Gulf Blvd. Some of the cost is unseen, but necessary in a modern era where officials have to plan for the unforeseen and unthinkable. It is designed to define the city’s character, be ADA accessible, secure, welcoming and easy to navigate, Stacy Boyles, assistant public works director, told city commissioners in December 2019. It will incorporate safety features that a small island city never had to imagine or budget for years ago. The building will have a number of security cameras and card readers at certain doors used by staff, but no metal detectors at public entrances. City Manager Gary Brumback, who is retiring June 1, said there is “a lot of staffing associated with (metal detectors); it’s much bigger than just detecting metals, and has no use unless there is somebody there to prevent something bad happening if the metal’s found.” ParadiseNewsFL.com | MAY 2021

Boyles told commissioners planners are studying sustainability and have listed initiatives in both construction and operations. Some of the details involve “how we are going to procure the items like having requirements for recycled composite materials, engineered wood and things like that,” she said. The third floor will be renovated at the same time as the second and fifth floors. Partial renovation will be done on the fourth floor to bring it up to building code, with items such as installing a sprinkler system and removing the drop ceiling along with some of the walls and flooring. The fifth floor will be utilized as a community space that can be rented for events, meetings and provide much-needed programming space for the recreation department. It boasts a beautiful view of the Gulf, the downtown corridor and Treasure Island Park, and features multiple-sized rooms for classes or meeting spaces for community groups and activities. It is also home to one larger premier event space with a catering kitchen, making it an attractive venue for a variety of functions. Entrance to the new City Hall Center will be on the east side of the building at Treasure Island Park. Visitors can take an elevator or stairs to the second-floor customer service lobby. “Beyond the lobby is the Commission Chamber that overlooks the beach, and the Community Development Department is to the other side of the lobby,” Boyles said. “The next floor up is the staff working floor, with a primarily open floor plan, 22

designed to keep staff located in close proximity for efficiency and collaboration. The workspaces have been designed with flexibility, keeping in mind the potential needs of the future workforce,” she explained. In addition to the new City Hall Center, the ghost town on the south side of John’s Pass is coming back to life. The site of the former Gator’s Café, a vacant symbol of the coronavirus pandemic, is about to become the 11th restaurant on the Beachside Hospitality Group roster, opening May 1 under the name Crabby’s on the Pass. “Everything came together on this, and we were able to work out a great deal. We’re so excited to be in Treasure Island,” said Julia Cassino, director of marketing and events at Beachside. Gator’s, a three-decade legend among Gulf beach restaurants and watering holes, was an early victim of the COVID-19 contagion, closing its doors in March 2020. In October, owners announced the shutdown would be permanent. Known for its Florida Gators football watch parties, boisterous Sunday livemusic events and stunning views of the Gulf, John’s Pass and the drawbridge, the facility took advantage of its surroundings with floor-to-ceiling windows and indoor-outdoor seating to become a favorite among locals and tourists. The boat-up docks will remain, and there will be a fish filleting station and indoor space for banquets, weddings and corporate events. Beachside has been steadily expanding from its Clearwater stronghold, where it operates Crabby’s Bar & Grill, Crabby’s Dockside, Salty’s Island Bar & Grill and the Salty Crab North Beach. Marine turtle nesting and hatching occurs each year from May 1Oct. 31. Female turtles come ashore in the dark, dig a hole using their flippers, and lay 100 to 150 eggs at a time. During the course of a season, a single female lays three to eight nests. After a 45-to-70-day gestation period, hatchlings emerge from the nest at night and follow the moonlight reflecting off the Gulf. Sea turtles can become disoriented from lights and illuminated objects visible from the beach. Most importantly, bright lights disorient hatchlings by attracting them inland where they often die of dehydration, predation, or are run over by motor vehicles. The city’s Eco-Friendly Business Toolkit assists businesses and customers to cut plastic use. Primary-care physicians often find themselves on the frontline of recognizing and diagnosing mental health issues in their patients, especially depression. In fact, according to the National Institutes of Health, more and more patients, especially patients with depression, are receiving psychiatric treatment from primary-care physicians. May is Mental Health Awareness Month, and research has found that mental health disorders are so common that an estimated one out of five adults in the U.S. experiences mental illness, but less than half of those seek and receive treatment. “Many patients think there’s a stigma associated with mental health or depression,” says Family Physician Ryan Baker, M.D., FAAFP. “Mental health is just as legitimate an issue as blood pressure, heart disease, or diabetes, especially during this last year or so, with COVID-19 and the pandemic.” Dr. Baker says he has seen a definite uptick of patients, especially the Medicare-age demographic, coming into his office with signs of depression. “It’s the isolation and the loss of social interaction,” he explains. “It really takes a toll on some people, but it can and should be addressed.” A depression screening is just one part of the annual wellness visit, where you talk with your primary-care provider about how you’re doing, along with discussing all of your preventive care. Dr. Baker estimates that about half of the depression screenings he administers reveal signs of depression. “Depression manifests itself in a lot of different ways,” he says. “Fatigue, loss of interest in activities, sleeping problems, loss of appetite, even guilt. These all can be signs of depression. It’s not always the classic, ‘I feel sad.’” The depression screening includes a questionnaire that you complete yourself or with the help of your doctor. This questionnaire is designed to indicate if you are at risk or have symptoms of depression. If your results show that you may be at risk for depression, your doctor will perform a thorough assessment and refer you for follow-up mental health care if appropriate. “We can start treatment right away. Either medication or therapy, or a combination of both, which most often has the best results.” Poor mental health can have a negative impact on physical health and well-being. Research shows a strong relationship between depression and several diseases and conditions, including cardiovascular disease, immune system response, and substance abuse. Dr. Baker says he sees it across the board, and patients should feel comfortable talking to him about any issue, physical or psychological. “There’s a long list of embarrassing things that you already talk to your primary-care provider about. Powerstories Theatre is launching the Voices of Youth Theatre Festival July 16-August 1. A Life Well Lived

Zelda Troiano was a special woman. We were introduced by Richard Seviur, a veteran weather forecaster from the second war, and fellow publisher who had started newspapers for several local communities, including Feather Sound, Davis Island and Tierra Verde. At the time, Richard was a healthy 90something year-old, who was working on a book with a working title “How to stay healthy to 100 years old.” He was researching at the St. Pete Beach Library, where he had recruited a volunteer to type his handwritten manuscript. Richard and I were friends and colleagues, and Richard raved about what a treasure Zelda was on several occasions. As she was completing his manuscript, Richard turned Zelda over to me, saying she needed a new project. That was the best thing Richard ever did for us. We met in March, and Zelda enthusiastically accepted the challenge of updating the Paradise NEWS Arts & Leisure and Events section each issue, starting in April 2017. Over the ensuing months and years, as Zelda’s long-time husband declined and passed away, her three daughters, Amy, Emily and Liz, each visited at least annually. COVID-19 came and went, changing everything. She celebrated her 76th birthday in February and Zelda turned in her “column” religiously, right on schedule. Last month, on March 21, 2021, Zelda turned in her April column saying, “someone else needs to do the proof my column this month. I’ve been feeling lousy all month and I am going in the hospital for a few days to find out why.” When I emailed to ask how she was a few days later, her daughter Amy answered. She was not doing well. They had to stabilize her just to do a biopsy. She was soon diagnosed with liver cancer that had spread, and before the month was over, she was gone. Amy told me her folks made a courageous move to Florida in the mid-eighties, to satisfy dad’s dream to live on the water. They loved it here. “Just Another Day In Paradise” was practically their motto. After Zelda retired as a guidance counselor, she wanted to stay busy and volunteered with the Coast Guard Auxiliary. Amy had been a page at the library during high school, and her sisters followed her footsteps. Zelda followed their example too. It led her into her work with Paradise NEWS. The girls all agree that was a blessing for Zelda and the whole family.“ When we came to visit, Mom knew EVERYTHING that was going on in the entire area, and we benefitted from that knowledge. Her work ethic never faltered. Even at 75, she would say “I need some time to work on my column.” The universe seems to bring us the people we need when we need them. This is our acknowledgement to the contributions of Zelda Troiano over the past four years. Rest in peace Zelda. We love you. 46

BEE CAUTIOUS: What to do if Your Pet is Stung Bee stings hurt, but seldom cause severe reactions in dogs. These steps can help soothe the pain. Severe Reaction Danger Signs Make an emergency trip to your veterinarian or after-hours emergency clinic if you see: pale gums, vomiting, hives, lack of energy, severe swelling, difficulty breathing, collapse problems can also occur if your dog is stung in the nose, mouth, or throat. Although dogs may not be allergic to bees or wasps, stings in these sensitive areas can cause swelling that partially or fully blocks airways, making breathing difficult. Severe swelling in the mouth, nose, throat or neck also warrants

an emergency trip to the veterinarian. How to Prevent Bee Stings Lessen the chance your dog will get stung: • Check for hives and nests • Limit exposure – Keep dogs from smelling flowers • Remove outdoor food promptly – Bees are attracted to sugary food and drinks Bee or wasp stings are little more than a minor, but temporarily painful, nuisance for most dogs. The Secret to Going the Distance . . . Is Really No Secret The “C” word sends a chill down many spines. The “C” word I am referring to is Commitment and it takes you beyond the point of no return.

If the fruition of your vision of a life worth

living awaited you at the top of a mountain, would you have the commitment to traverse the unknown elements between here and there and go the distance? The metaphorical mountaintop experience we seek can be different for us all: It could be the completion of a college education, or the realization of the career we have long desired. It might be honoring a diet or exercise program long enough to see the results we desire manifest. It could be learning how best to just get through another day by managing a debilitating emotional or physical problem in a manner that allows us to stay connected to a life of purpose and meaning. For many of us, the mountaintop for which we dream and strive is a deeply rewarding relationship with a lifetime partner. It doesn’t much matter what mountain peak we seek because the power of commitment is equally applicable (and available) to every area of our lives—and it is the power that will get us to the top.

What is your part, you might ask. • FIRST, enter each day with faith and an awareness of your oneness with a higher power that is larger than yourself—call it God, the Buddha, Nature, the Christ, Life, Infinite Intelligence, the Universe, or

whichever word has meaning to you. • SECOND, approach your chosen pathway with a persistency that has no off switch (like the Energizer Bunny). • THIRD, to echo the words of author Steven Covey, you must “begin with the end in mind”: persevere in holding a vision in your mind’s eye that gives purpose and meaning to your life by seeing yourself standing on the mountaintop. • LASTLY, connect with the passion for life that lives in your heart. Passion is the energy that will bring you to the edge of all you know—it becomes the bridge that spans the gap between where you are on the pathway and where you want to be. When combined, these four things comprise the essence and power of commitment that will take you where you may have never gone before. What I know is this: Irrespective of the personal mountain you might be climbing, the view of your life from the top is unparalleled. You can take a gentle gaze back and see down the pathway from whence you have come with the pride and satisfaction of knowing that you stayed the course . . . you went the distance. These mountaintop moments are among the sweetest experiences you shall ever have in your life, and they are the moments most worth pursuing. Commitment is, and always has been, the secret to going the distance; it’s a choice we get to make daily. Commitment is a prerequisite in creating a life worth living, and it’s a power that is no further from you than your next thought, and then the next thought, and then the next thought, followed, of course, by a corresponding action. Over the span of my adult life there have been numerous occasions when I found myself “waffling in the wind” on some commitment I was about to make, or perhaps had already made, and I needed a “sign” to assure me I could do the right thing and go the distance. Sometimes we need a hero or two who have demonstrated the power of commitment in their own lives to show us the way up the mountain. My heroes were my parents, Russ and Evelyn Jones. Up until almost the time they both passed at 95 years young, Mom and Dad

were still like a couple of Energizer bunny rabbits . . . and had been able to celebrate their 75th wedding anniversary together a few months prior. Anyway you slice it, creating and sharing a life together for over 75 years is a tremendous example of commitment to an idea that was larger than either of them as individuals. I happen to know firsthand that although they stumbled more than a few times on the many pathways of uncertainty we traveled as a family, they always found the courage, wisdom, and strength to pick themselves up and continue their journey up the mountain with four wild children in tow. That’s what the power of commitment does; it is bigger than our obstacles and it sees us through our uncertainties and the temptations to stop short and pitch a tent before we reach the top of our personal mountains—it’s what keeps us keeping on long after others have pulled off the path and set up camp in the foothills of unfulfilled dreams.
