PUBLISHER’S LETTER It is a fun time for us as publishers of a community news magazine on the barrier islands of the west coast of Florida. The weather is perfect this time of year, with mornings in the high sixties and daytime highs in the low eighties. Business is brisk for the most part on the islands, and we have to allow a few extra minutes when we venture out to see clients, shop or do errands, knowing there will be frequent stops for pedestrians crossing Gulf Blvd. from their beachfront accommodations. The real estate industry, our biggest advertising category, has been so good lately with continuing record low interest rates that the most frequent complaint is a low inventory of homes to sell. The “height of season” has been active on the beaches, with almost weekly events, new restaurants and even a new resort opening, new projects being studied in our readership area and plenty of newcomers looking for their own little corner of Paradise. New advertisers in categories like personal wealth managers, yacht brokers and more have joined a growing list of restaurants in advertising their services to our loyal readership, and our business seems to get better each month. Renee and I continually enjoy meeting our readers and we never tire of hearing you say “I Love My Paradise NEWS”. We have been mailing out roughly 20,000 copies to our friends and neighbors up and down the beaches of south Pinellas for over 20 years now. We are also seeing the growth of thriving downtown St. Petersburg and have been expanding our coverage and distribution in that direction as well. Paradise NEWS has been covering the activities and events there, as well as the performing arts centers of the entire Bay area, as we are well aware that our readers prefer not to leave the beaches for minor needs, but are willing to travel a half hour for sporting and cultural events. We also see a growing connection between the islands and downtown as a residential target for our readers. We know of several who have happily sold their island homes and moved into downtown condominiums for their later retirement years. With over twenty years of publishing Paradise NEWS behind us (where does the time go) we have a reliable group of writers helping to keep you informed in a wide area of specialties. We constantly try to improve your community news magazine, both in print and online. Back issues are available on our electronic archive for the past 7 years, and stories are searchable for more than three years, since our online coordinator joined us. If you have not subscribed to our weekly e-blast “Discover Paradise this weekend” you should. Just sign up for free on the right side of our home page, at www.paradisenewsfl.com and we will email you each Thursday with a list of the top 5 + things to do each weekend and more. This issue includes an infrequent report about growth and progress in Treasure Island and residents vision of the future there. It is time to wave goodbye to some of our seasonal guests, even the Canadians who are cutting their stays shorter this year due to the sagging value of the ‘Loonie’, which has been devastated by low oil prices. Have a GREAT SUMMER folks and we will see you back in a few months. Renee & Pete and the PN TEAM! Build an Oyster Shell Bar at Abercrombie Park Volunteers needed for Friday, April 8 Tampa Bay Watch is recruiting volunteers to build an oyster shell bar to restore the shoreline of Abercrombie Park on Friday, April 8 from 9am - noon. Abercrombie Park is located at Park St. and 38th Ave. N in St. Petersburg. The City of St. Petersburg is concerned with erosion along the shoreline of this park. Located at Park St and 38 Ave N in St. Petersburg. The meeting location for the project will be shared with registered volunteers. Oyster shell projects involve shoveling fossilized shell into mesh bags, transporting the bags to the project site and placing oyster shell bags on the shoreline to create a series of oyster bars. It is pretty physical labor with oyster shell bags weighing around 30 pounds each, so the minimum age to participate is 15 years old. The goal is to restore lost habitat systems to the bay, prevent further erosion of the shoreline and improve water quality through natural biological filtration.

PINELLAS BAYWAY ABC, Alliance for Bayway Communities, a group of community leaders, have been quietly addressing their local issues. An industry consultant was hired and negotiations with area telecommunications providers were begun. The effort eventually resulted 10

in an agreement with Bright House Networks that significantly reduced charges to 33 Community Associations for basic cable TV services. The ABC has formed a team to engage Bright House Networks in an annual review of services provided. The intent is to track the quality of service and to anticipate the future needs of residents in the area. This continuing effort will provide important information for negotiating future telecommunication agreements. So, over the eighteen months of its existence, the Alliance concept has proven viable and effective. The ABC is now well known to most elected and non-elected officials from the City Council District to the State levels. As the ABC matures and formalizes itself in the future, they hope to continue as a voice for Bayway residents who want to enjoy the ambiance of life along the water of the Sunshine City, but who don't want to be taken for granted. The Alliance is led by a small working group, and takes on a few "projects" of multi-community interest, each led by one of the "Principals" of the Alliance leadership team. Currently, the Alliance is pursuing four projects: 1. The Water Treatment Plant upgrade, 2. Landscaping 3. Safety and Security, and 4. Telecommunications services.

The City and DOT have been responsive to the ABC campaign to improve the visual condition of landscaping along the Bayway. The Alliance has been monitoring the condition of the landscaping and directly requesting mowing services when the medians or rights-of-way start to become unsightly. The installation of St. Petersburg’s $600,000 upgrade to Bayway landscaping commenced in January at the eastern edge of Bayway. ST PETERSBURG Cobb Tyrone Luxury 10 Theatre will open in mid-April at Tyrone Square Mall. The 10-screen, 50,000 SF building was built in the mall's northwest parking area as a free-standing structure facing Tyrone Blvd. The theater holds 1,200 seats and invites customers to dine while watching movies in oversized, reclining seats. The city's bike share program is moving closer to becoming a reality. City Council voted in support of Mayor Kriseman's $1.5 million bike share proposal at their meeting in late February. The city is in negotiations with CycleHop, which runs Tampa's program, and City Council should take a final vote in April. The program will start with 300 bikes dispersed among 30 stations primarily in downtown and

Last week, Kobie Marketing announced the expansion of its corporate headquarters in downtown St. Petersburg with plans to hire 255 employees over the next few years. Kobie, a global leader in fullyintegrated customer loyalty marketing and customer retention agency, currently has nearly 200 full time employees. The company is headquartered in over 30,000 SF on two floors of the City Center building at 100 2nd Avenue South. They will be leasing additional office space at the Ceridian building in the Skyway Marina District to accommodate their expansion. The Skyway Marina District will be seeing many improvements in the

coming months, including a newly rebuilt Publix in the Bay Pointe Plaza shopping center at 54th Ave. and 34th St. South set to open in December. This summer, Maximo Marina will begin multimilliondollar renovations and Bay Pointe Plaza will be transformed with a new facade. Gateway signage is coming this year to three prominent locations identified along 34th St. S. in the Skyway Marina District Plan. Each gateway sign is expected to cost $120,000 to install and will be funded by the city. Along with gateway signage, new landscaping will be installed in all 11 existing medians along 34th St. S. from 54th Ave. S. to 30th Ave. S. through the Florida Department of Transportation (FDOT) highway beautification program. The cost of the work is estimated to be $350,000-$400,000. The new landscaping will feature drought tolerant, sustainable plant selections in keeping with FloridaFriendly Landscaping principles. The historic Vinoy Renaissance Resort and Golf Club will be receiving multimillion dollar renovations to enhance the beautiful retreat on the city's waterfront. The projects will begin in May and are anticipated to take two & half years to complete. "I think the demographic of St. Petersburg is changing, as well as the demographic of the Vinoy Club. The timing is really perfect. I think that St. Petersburg as a destination is really blossoming," said Barbara Readey, General Manager of Vinoy Renaissance Resort & Golf Club.

Clifford Wright (r) of Sarasota, FL was presented the time-honored Carnegie Medal for Lifesaving by Paradise NEWS columnist, retired mayor, and fellow Carnegie Medal awardee, Julian Fant. Mr. Wright, a retired electrician, was 72 when he went to the rescue of a male driver, 86, and a female passenger, 82, occupants of a car which had just plunged into a 12-foot deep pond. Wright was able to free both of them, as the car filled with water and slowly submerged. All 3 recovered from the ordeal. The event was in observance of the Carnegie Foundation's recently introduced "Awardee to Awardee" program. This marks the 3rd such presentation by Fant, who was one of five awardees who took part marathon beach rescue of 10 people who wereswept out to sea by rip tides off Ponte Vedra Beach, FL, in October, 1958.

Construction will begin in April and is expected to be completed by summer 2017. The airport has seen record number of passengers in recent months. RESTAURANT UPDATE & More

Seasonal residents tend to flock north as Easter looms. This year, by April 1, it has come and gone, making for a short ‘height of season’, from February 14th to March 27th. Canadians, whose dollar is depressed compared to ours, have been even more thrifty than usual this year, and many shortened their stays to save rent, food and out of country health insurance fees. While they have FREE healthcare at home, they pay big bucks to cover any use of our health care system. Spring break will last another couple weeks, but it is a different crowd, not as attuned to fine dining.

In just the past month, however, several changes occurred in local restaurants. Bruce Nye’s Elvis act at Gators Mondays 6-8 & Tuesdays 6:30 - 8:30 through April. The Pearl features Jazz nights on April 13 & 27. The new BRGRrestaurant has opened at the all new Treasure Island Resort. Feola’s next door at the Thunderbird Resort offers home cooked Italian family dining three meals a day with a large outdoor patio for weather like this, and a full liquor bar.

Remember our Dec. issue, when we named part of Blind Pass Road Little Italy and had a newly opened Verducci Italian Market on the cover? The market sign is now shared with “SeaFire” the newest fine dining venue in St. Pete Beach. Just north of Verducci’s very popular restaurant, the same culinary team has opened their meat and seafood specialty venue of similar quality. We thoroughly enjoyed our first visit to SeaFire. Utilizing the stainless kitchen and deli counter, with ample table seating indoors and out, and forty parking spaces within two blocks to the north of the building, the proteinheavy venue is a very welcome addition to the pasta and pizza center of Little Italy. Knowing we would be sharing our experiences with you, we ordered more than we could eat. We started with Tuna Tartare ($14). Small chunks of tuna in a slightly spicy wasabi aoli served like a personal cake, enough to share, and too good not to finish. Soup of the Day or salad was includsed with entrees as is the homebaked mini-breads, served by the basket with colorful and delicious spreads, like roasted red pepper and Kalamata Hummus. The Gumbo was flavored perfectly but in need additional hot sauce for our tastes. Renee had a steak, served medium rare, as she prefers. I opted for the Grouper, chargrilled, juicy and delicious. Each came with choice of several sauces which made the dishes extra special. There is a short list of wines, but diners are also invited to peruse the extensive selection offered on ParadiseNewsFL.com | APRIL 2016

SeaFire: Special of the Day - Butter Fish in a Lobster Cream Sauce, Tuna Tartare & Spicy Maine Lobster Pasta shelves & wall brackets for bottles at market prices. A modest $5 ‘corkage’ fee is added and any remaining at the end of the meal can leave with you. A block south across the street, just north of Winn

Dixie, Mastry’s Brewing Company is converting the old Pinellas Tire Center into a bar. An old name from downtown St. Petersburg, this is, we believe their first venture on the islands. Construction at The Pit has stalled while owner Craig Monroe focuses on a more pressing challenge. Taking over Shark Tales, (formerly Sloppy Pelican) on very short notice, he moved his construction crew two blocks west to make some badly needed renovations. Beth Morean’s new place is apparently named after us. The Roost looks ready to open, with broasted chicken and homemade sides. If you’re in the mood for a refreshment, with or without your best friend, check out Nikko Mussolini’s DOG Barrrrrrr, just south of the Blind Pass Bridge in Mulligan’s Plaza. Owned by Tony, Cody and their dictator dog Nikko, this new concept in watering holes redefines Cheers. People may not know your name, but they will remember your dog. Drink prices are reasonable and variety is amazing, from draft domestic and bottled craft beers, 30 types each of wine and Sake, coffees, and an amuzing new list of wine based“Doggedy-Dog Cocktails”. Tony reports that his fresh-baked, flown-in, preservative-free dog biscuit business is brisk, including a line of politically incorrect biscuits. “The Trump Bones sold out in a matter of hours”, said Tony. Live music on Friday & Saturday Nights. Check out the newly arrived line of t-shirts with sayings like… “I got my butt sniffed at Nikko Mussolini’s.” PN Caution: you will be judged by your dog’s behavior.

GET REAL ABOUT PROPERTY Travels Through Real Estate Law

LOVE IS NOT ENOUGH

BY THOMAS A. BRODERSEN, ESQ.

We live in an age where people have the freedom to live their lives in many different ways. Some make the choice to forego getting married, even though they are in committed relationships which they intend to honor. Having felt the great pain of going through divorce, they don’t want to ever again, and for good reason. Almost everyone who’s been divorced felt like they were “screwed to the wall.” Also, the emotional trauma of all those broken dreams is more than people think they can endure again. But life is about learning and growing. Part of that growth needs to be learning to heal, but even more, learning not to make the mistakes that led to that pain and suffering in the first place. Sincere people of good conscience can put personal trauma aside and learn to trust again. We’re older, we’re wiser, and we’re less likely to choose the wrong person again. Hopefully, we’re a lot less likely to contribute to the destruction of our relationships, as when we were

younger. Getting stuck in the past is a disability, which we all need to overcome. Meeting later in life, each partner perhaps having had a previous family, there are plenty of forces that would discourage us from conquering our fears. But happiness, as well as a simple sense of fairness, requires that we do. Your new partner is not to blame for your past mistakes, only their own. But to fail to plan for the needs of both parties is a mistake. The unmarried partner can be put at a huge disadvantage as changes in life come. That person you love (and actually do trust) might not have their name on your shared home. If you don’t have proper documents, medical professionals might not be able to talk to them when it counts the most. The person who may have the best insight into the choices you would make might be locked out of the process. And your children,

who might never accept someone new taking the place of their natural parent, cannot be expected to automatically respect your new partner as you do. What would happen to your partner if you should die tomorrow? Would he or she be homeless? Many are. Would they be without sufficient funds to meet everyday expenses? Most are! Would they even have use of the car you might have shared? Simply put, can you live with the thought that your lack of planning contributed to their ultimate demise? You must, at least plan for these possibilities. Sooner or later we all pass. Thomas A. Brodersen, Esq., A NDERSON & B RODERSEN , P.A. 350 Corey Avenue, St. Pete Beach • (727) 363-6100

Sell NOW! Buy LATER! Brad Inman, real estate guru, said that he was thinking about buying another house. I wanted to stand up and say, “Dooon’t dooo it — the next downturn is on the way!” There are multiple signs the next downturn is around the corner, but what if you could predict whether a specific property in a given market area would increase or decrease in price during the next year? Ever since we listed our house in September and lowered our listing price just two weeks into the listing, my gut has been telling me the next slump is coming. Our decision to lower our price paid off. Out of 47 listings in our price range and location during November and December, there were only two sales, and ours was one of them. My sense is that we are in 2006 again. Prices are flattening while inventories are increasing slightly, a precursor to the next downturn. - Bernice Ross, Inman News. When we are confused about buying or selling we tend to do nothing until we get enough information to make an informed decision. I believe that “Trust is the Currency of the Future”. I’d like to help you with some facts, theories and ideas about local real estate. If you want to learn interesting stuff about our Gulf beach real estate, I invite you to attend one of my Tuesday 1-hour discussion sessions about barrier island assets and liabilities. I call it “Informed Confusion” because of all the factors to consider before moving to or from one of our 16 unique beach towns. There is too much info to print on my short monthly article. Find out why I’m advocating selling now and waiting to buy, depending on your personal situation, of course. RSVP to my mobile, 727 254 8144 or jimbeggins@c21be.com . There is never an obligation, just barrier island information. Before you sell or buy, investigate. I have an agreement with an analytics company that gives the current value of property you own or are interested in and lets you correct any misinformation that you may find. Go to propertywizard team.smarthomeprice.com and we’ll email your value… no obligation. I also suggest that you check values on other sites.

Just google an address and other analytics sites will come up. Be careful, because the prices they give are very often way too high or too low compared to reality. Our informal weekly discussions cover any barrier island real estate subject that may interest you. We meet each Tuesday 5.30-6.30 pm at 5050 Gulf Blvd., St. Pete Beach. If you can’t make it, I’ll be happy to answer your questions by email or phone. All the best, Jim“property wizard” Beggins

Welcome Diny Jewelers to Treasure Island by Janet West

130 107th Avenue, Treasure Island, In Clock Tower Plaza Beverly J. Diny is a highly-trained and trusted, experienced fine jeweler who focuses on her client’s particular wants, needs and desires. An innovator with strong interpersonal skills, Beverly has more than 33 years of experience in the fine jewelry business. She and her husband Pete own two Diny’s Jewelers, one in Middleton, Wisconsin and a new one on 107th Ave., just north of Treasure Island’s clock tower. When I first met Beverly in 1983 when she and Pete opened their first store in Darlington, Wisconsin, a small agricultural city of 2,500 people. When they moved to Stoughton, Wisconsin two years later, I followed them. In need of several appraisals from a jeweler I trusted, we became friends. Our friendship continued as they moved their store to Madison and then finally to Middleton where they have been for 14 years. We have become good family friends! That happens to Beverly a lot. About 10 years ago I invited Beverly to a girl’s week in St. Petersburg. I kept saying to everyone, “we have got to get to the beach”. Beverly fell in love with the beach and the community that I had been telling her about for years. We parked in the public parking area near the Bilmar and set up in front of Sloppy Joe’s for an afternoon of sun and fun. She has been returning to the Bilmar 2-4 times a year for vacation ever since 2010. When her store space came up for sale, she had to have it. She obtains, or creates your very own personalized custom jewelry. A diamond expert who travels to Antwerp, Belgium to buy diamonds directly for stock, she takes personal orders. Beverly is dedicated to continuous satisfaction with every individual experience. She constantly invests in continuous training. She uses this knowledge to provide such high quality, delicate care to each customer that they often become long-lasting friends. New Municipal Complex, Causeway Bridge, ‘Visioning’ The City of Treasure Island is on the brink of an even more exciting future for its residents, businesses and a growing number of tourists. 24

STORY by STEVE TRAIMAN & PETER A. ROOS

igh on the City Commission’s list are vital upgrades for its deteriorating municipal buildings, with the possibility of a new complex similar to the recent improvements in Madeira Beach … Necessary repairs to the Treasure Island Causeway bridges, continuing maintenance costs and possible reinstatement of tolls … And positive responses to the recent Vision Group survey and community workshop looking toward Treasure Island in 2020. One prime example is the recent opening of the new 77 all-suite Treasure Island Beach Resort, operated by the Ocean Properties’ Opal Collection at 10800 Gulf Blvd. Nasser Wehbe, General Manager and Ocean Properties’ Regional Operations Manager, has a very positive outlook for Treasure Island that led to building the first new hotel in many years here.

He told Paradise News, “By bringing this hotel to Treasure Island, the local establishments will also thrive as we welcome both residents and tourists. Our luxury suites offer an escape to a refreshing blend of casual beachfront luxury, soothing coastalinspired design and charming ambience. Our signature restaurant, BRGR Kitchen & Bar, offers delicious gourmet burgers and hearty salads, as well as handcrafted cocktails while guests watch our world famous Gulf sunsets. We know that everyone who visits our Treasure Island Beach Resort will not be disappointed!” Mayor Robert Minning and City Manager Reid Silverboard provided Paradise News exclusive insight on the community’s problems, possibilities and very positive outlook for the future.

New Municipal Complex

Causeway Bridge Situation

City officials are looking for solutions to transform the current City Hall, Police, Fire and Public Works buildings into a modern administration complex that could include its existing City Hall/Fire Dept./Police Dept. area and the Community Center and city park.

Treasure Island Causeway is a series of three bridges (the outer ones fixed, the middle one a bascule drawbridge) crossing Boca Ciega Bay between the City and mainland St. Petersburg. Under an agreement that dates to 1938 all three bridges were constructed, owned and maintained by the City of Treasure Island. All motorists paid a $1.00 toll, with discount stickers for residents, until June, 2006, when the first span of the drawbridge was reopened with no toll booth.

As Silverboard explained, “A recent bid was about $700,000 for critical repairs to the windows, doors and low-sloped roofs for the Police and Fire buildings, and roof and fascia board repairs to City Hall. This would just get us by for another day, so the City is preparing an RFQ (Request for Qualifications) to send by the end of the month to engineering/architectural firms. This will be for an assessment of the current buildings with recommendations and costs for replacing them with a modern complex on the current 108th Avenue site, or another City site.” “A much-needed parking garage is another option for consideration. It would offer public parking to meet the city’s needs and could be done as a public/private partnership with businesses purchasing spaces. All our hotels and many businesses would be able to participate.” The Mayor added, “Parking is the Number One issue from our Commission.” He reiterated that “We can no longer continue to throw money down a rat hole. The RFQ is for site selection, to develop a conceptual design, an engineering design, and for construction management, for the project. Local residents and businesses would have plenty of input on where and how the project would be done.” Silverboard noted, “The City’s financial condition is such that we have plenty of leeway to issue bonds to pay for a new complex.”

The Causeway was first opened to traffic in 1939 and quickly became a popular route to the Pinellas County barrier islands for beach getaways. By 2002, an engineering study revealed that all three bridges had become so structurally deficient that immediate action had to be taken to replace the bridges. Construction on the West and East fixed bridges started in late 2003 and was completed in October 2004. Three months later, construction of the new drawbridge began and the “new Causeway bascule bridge” was dedicated in ceremonies held on August 25, 2007. “Total cost of the project was about $65 million,”Silverboard explained.“Funding included a $5 million TOPS grant from the State for the two fixed bridges, and $10 million from the City for extensive permitting and engineering design. Thanks to late Congressman C. W. "Bill" Young the City got about $50 million for the new drawbridge through the Federal Highway Administration. Then Mayor Mary Maloof agreed to take off the tolls once the first span of the bridge was completed.” “We offered the East fixed bridge to St. Petersburg, and the drawbridge to the State or County, but no one wanted to take them. As a result, we’ve had to budget between $700,000 to $800,000 a year for operation, maintenance and repairs, and had to spend about $900,000 extra last year for concrete repairs and painting of the three bridges.

“We can no longer afford to maintain and repair these bridges and 1.8 miles of causeway, and we’re now in the final stage of an RFQ to hire an engineering firm to undertake various studies to get the information needed for the Commission to make a decision on whether or not to reinstate tolls. These studies would focus on Traffic and Toll Revenue, including where the Causeway users are coming from and heading to, the amount of traffic at different times of the year, and times of day The Commission needs these details to determine future funding, toll collection methodology and design, cost of operation and maintenance, and setting up a toll rate structure including discounts for residents and other frequent users and city businesses.” “The Commission is adamant that all tolls would go toward bridge operation and maintenance. Any tolls would be all-electronic, to eliminate traffic bottlenecks. With the survey starting as soon as possible, the public and Commission will be kept fully informed, with a likely portal on our City website. We would hope to have a decision later this year.” Unique Vision Group Treasure Island is fortunate to have an innovative Future Vision Group that dates to 2009, and recently completed a community workshop whose results were recently mailed to all 5,000 resident homes. Both Mayor Minning and City Manager Silverboard are very pleased with the recent survey results and workshop. TheVision Steering Committee chairman is Mitchell Shenkman, a former publicly traded company president who moved to TI with his wife Whitney in 1998 from NewYork City. He told Paradise News, “I got involved with theVision Steering Committee in 2009 at its inception, with 20 other residents and business people. We were tasked with identifying community priorities for the next 20-year future vision for TI. In 2010 a community survey was launched with 1,332 respondents and we also held three community engagements facilitated by the Collaborative Labs of St Petersburg College. In March 2011 the Commission was given the results and a jointVision/Commission/City Staff group made the next steps to mobilize the vision. A new stewardship committee was formed to insure the vision of the community was being accomplished.” “That brings us to 2015 when the nextVision Steering Committee was appointed with the same task, with a survey started last March and completed in September. We got approximately 800 survey respondents, which led to our January 30 community workshop. We had an enthusiastic turnout of 83 TI residents and 10 TI business folks.” “Now the results of the community workshop and surveys are getting to our residents and business people. This will insure all will be informed, with many of this year’s results similar to those of 2011. Included are beautification and preservation of our beaches … redevelopment of the north end and west beach trail, from 104th to 119th street … consideration of a modest increase in height and density, 26

Here’s a sampling of attendee comments from the January 30 Treasure Island Visioning Session: By Steve Traiman Arthur Czyszczon, General Manager, Page Terrace Hotel: “I attended the Community Input Workshop that the Vision Steering Committee held for the Vision of Treasure Island's 2020 look. Treasure Island is my home. My family lives and works here. I am excited for our future. New development with an appreciation of green spaces and environmentally forward thinking will catapult Treasure Island into a Top 10 destination to visit and live. Redevelopment not only benefits our residents now, it secures a bright future for our children and grandchildren.” Saleene Partridge, Educator & Board Member: “We’ve lived here since July, 2010, and for 17 years I’ve been a teacher, education administrator, and have a Master’s in Writing Curriculum. I am active on the Planning & Zoning Board, the Local Planning Agency and the Vision Steering Committee. With a great turnout at the Visioning session, we were extremely pleased to see many new faces of residents who had not attended earlier meetings. It was inspiring to us to hear more items for discussion we had not heard earlier. A lot of residents had good ideas on the need for more downtown area redevelopment, and it was encouraging that many residents are concerned about helping small, local businesses by doing more to promote tourism.” Atul Shah, Owner, At Cost Liquors: “I’ve been here 28 years and started from scratch in 1989 with our site at 9861 Gulf Blvd. We’ve seen a lot of changes in the community and have been involved with the Visioning group since it began about five years ago. As a local businessman, I would like to promote more businesses outside of downtown, into the South Side and other areas. Celebrations should be spread out to more beach areas away from the recent site behind the Bilmar to get more tourist traffic. That’s why we have so many vacant storefronts as our officials are not doing enough to promote all of Treasure Island. We need more public parking as well all over the beach. The City needs to talk to some local developers to help with new parking.” Ric & Danute Krebs, Retired Schoolteachers: Ric notes, “We’ve been here about three years, coming from Naperville in west suburban Chicago. We both attended the recent Visioning session that was definitely positive with many good ideas. For me as a new resident it was very educational and an opportunity to learn what others concerns are.“ Danute adds, “It was intriguing that many did not realize this was a ‘community’ Visioning session as they had only their own private concerns. There were times when discussions were good but better monitoring would have kept one topic from monopolizing the floor. One disappointment was as relatively new residents, we felt the City Manager could have given a clearer background about the Visioning group and its mission.” Greg Tong, American Legion Post 158: “Although I’m not a resident, I have a keen interest in the community. I’ve been active for several years with the Treasure Island/Madeira Beach Chamber, and am on the Board. I’ve been involved with our Visioning group since we had the last Collaborative Lab Session five years ago. At the recent Visioning session, everybody seemed on board that we have to move forward together. I’d like to see a more concerted effort to bring more high-quality tourist visitors to the community. Having more places such as the new Opal Collection Hotel for these tourists to stay at will give our Chamber more impetus to promote our beautiful beach. It was great to see so many residents and business people interested in helping build our community. Whatever we do we need to keep in mind that the focus is to keep the tourists coming, and to keep the residents happy.” ParadiseNewsFL.com | APRIL 2016

Paradise News’ NEW Personal Financial Column In these challenging economic times, preserving and growing your wealth is a daunting task. Investment fads, hidden fees, and rising taxes are relentless. Many investors end up taking too much risk for too little return, receiving mediocre service and conflicted "advice," and paying too much in taxes, commissions, and fees. Paradise NEWS has been seeking an author to help guide our readers. We just found Brian Puckett, a resident of Vina Del Mar, and one of Business Week’s most experienced top 50 financial advisors in the US. Brian was a CPA for Price Waterhouse Coopers, a business lawyer for Fowler White in Tampa, and a Certified Financial Planner™ with Align Wealth Management for the last 23 years. Align is a team of highly credentialed professionals with decades of wealth management experience. “What I hope I’ve gained from my training and long experience is the wisdom to offer ideas and strategies that work for you,” said Brian. “This column will begin with a series of articles called Evidence-Based Investing. A set of a half-dozen or so wealth-building ideas based not on the whims of Wall Street but on peer-reviewed inquiry into how capital markets really work. The goal is to help you make the most of your one financial life.” So let’s begin our journey with the first in this Series: Evidence-Based Investing 28

EVIDENCE-BASED INVESTING by Brian Puckett, JD, CPA, PFS, CFP®

Controlling Investment Costs Popular gurus are always telling you what to buy, sell, do or not do with your money. Chasing the next hot trade in an essentially unknowable future only distracts you from more effective ways to manage your wealth. Among your most effective actions is the art of cost control. It’s intuitive: The more you pay to invest, the less you have to keep for yourself. And yet, what you won’t find in the popular media is a great deal of advice on how to identify, let alone control your costs. Let us fill in the blanks. There are several reasonable cost controls you can apply in your pursuit of net investment returns. Fees, inglorious fees. The retail financial services industry is masterful at hiding the true costs of investing, which can include, but are by no means limited to, broker commissions; mutual fund expenses; trading costs incurred inside the mutual fund, front-end, back-end or other types of loads; and bid/ask spreads. If you’re investing in mutual funds, you can start by comparing expense ratios that are provided within the fund’s prospectus. Don’t stop there because the trading costs incurred inside a fund can be higher than the disclosed expense ratios. And taxes are another insidious cost. A good website for ascertaining the true costs of any mutual fund can be found at www.personalfund.com. (Please note that we have no affiliation with personalfund.com) In individual bonds, it’s even harder to assess the real costs involved. Hidden commissions (referred to as “markups”) are not required to be disclosed. And, they rarely are. But, of course, the higher your price on a bond, the lower your yield to maturity. The lesson: Do yourself a favor and strive to minimize your expenses bydesigning, implementing and maintaining portfolios that consist primarily of institutional asset class funds, index funds, exchange traded funds (ETFs)

and other investment vehicles where costs are minimized and transparently disclosed. Taxes matter too. Taxes are among the most insidious portfolio costs, so minimizing their debilitating impact is critical to building real wealth. While it is incumbent upon each of us to pay our fair share, there are actions you can take to create an even playing field for yourself, such as investing in tax-managed funds within your taxable accounts; placing tax-inefficient holdings within your tax-sheltered accounts; harvesting tax losses when available to offset taxable gains; and managing philanthropic activities with an eye toward tax efficiency. Why pay more for less? So, when some of your lowest-hanging, most productive fruit is found simply by controlling your investment costs and expenses, why don’t you hear more on the subject in the popular press and from brokerage houses? As Charles Ross explains in his book, The Unbeatable Market, “The people on Wall Street simply can't imagine how they would make a living if they weren’t trying to beat the market. But that’s their problem, not yours. It’s not your responsibility to provide livelihoods for stock analysts. What’s rational on Wall Street isn’t usually aligned with the best interests of you as an investor.” To be an evidence-based investor, we recommend you recognize the guise for what it is; focus on keeping your own costs to a minimum, and let others worry about tilting at windmills with an unpredictable market. That is it for this month. Join us again as each insight will explore one essential concept about investing, with an emphasis on ensuring that evidence, not emotion, guides the way. Before you know it, we’ll have introduced you to a dozen or so solid principles, based on more than a half-century of peerreviewed inquiry into how capital markets really work and how you can

harness their power to achieve your goals and dreams. Don’t worry, unless you specifically ask us about it, we’ll skip the detailed calculations and multi-factor modeling. Instead, we’ll translate each insight into its meaningful essence: the “What’s in it for me?” you need to know, so you can apply the science of investing to your own portfolio. You see, being a better investor doesn’t mean you must have an advanced degree in financial economics, or that you have to be smarter, faster or luckier than the rest of the market. It means: •Knowing and heeding the insights available from those who do have advanced degrees in financial econom-

ics and are not hampered by conflicts of interest •Structuring your portfolio so that you’re playing with rather than against the market and its expected returns •Avoiding your own most dangerous behaviors – ingrained through eons of evolution – that tempt you to make the worst financial decisions at all the wrong times. Are you ready to become a better investor on these terms? Join us for our next Evidence-Based Investment Insight: “You, the Market and the Prices You Pay.” Brian Puckett, JD, CPA/PFS, CFP® alignmywealth.com Align Wealth Management, 125 5th St. S., St. Pete, FL 33701 • 727.455.0033

CONSTRUCTION DEPARTMENT by Tom Smith, Contractor GHD Construction Services, Inc.

Finding the Right Builder There are good and not so good companies in every profession. That, of course, is true with the building industry. Contractors and sub-contractors normally specialize in specific types of construction of which they are best experienced. When a builder reaches beyond their area of expertise, problems can arise. The biggest problem that arises generally relate to financial incompetence. When a family decides to build a new home, in almost all cases they are embarking on the biggest financial investment of their lives. They need to be assured that their builder has the experience and financial strength to coordinate the various subs and suppliers, and keep all bills paid as the project progresses. All too often an inexperienced contractor receives the large draws during construction, but doesn’t have the business background to allocate those funds to suppliers, subs and the

large amount of overhead that it takes to properly complete a project, before they take their profit. Many times builders underbid jobs due to the lack of a proper estimating and bookkeeping system. Many builders are not good businessmen. Worse yet, some contractors underbid projects simply for the cash flow, in hopes that they can makes ends meet. That almost always leads to problems for the homeowner. What can a consumer do to protect themselves financially when building a new home? Florida has a Lien Law that helps protect the consumer, as long as the homeowner understands that legal process. Most important, do not let the contractor get too far ahead in draws as the project progresses. Make sure that a payment for a certain portion of the job is at a fair percentage for the work completed. When a homeowner has a mortgage, the bank has a fair system

to monitor draws. Also very important, when a Notice to Owner is received during construction, make sure that invoice is promptly paid with the next draw. Finally, at completion of construction, demand a notarized Final Payment Affidavit from the contractor stating that all bills are paid. Choose your contractor carefully. Our business model at GHD is to work closely with every customer to give them the quality that they deserve. Feel free to visit our 2016 Solar home today and speak with our sales staff about any construction questions you may have. Mother Nature Knows Best! Mind/Body/Spirit Opps, Ohm-My By Nanette Wiser From Chopra to Oprah, everyone’s talking about the healing power of nature, nurture, mindful meditation, yoga and GMO-free healthy eating. And St. Petersburg is riding the resurgence of sixties’ style, hippie dippie alternative lifestyles, once thought to be alternative and now very much mainstream. In celebration of April’s Earth day, we hugged a tree, planted our herb garden and took a walkabout to see what’s percolating in St. Pete’s mind/body/spirit resources.

By The Sea With miles of Gulf beaches to stroll, we wondered what the health benefits of living on the water. We caught up with Dr. Vincent M. Pedre, author of “Happy Gut,” and one of the country’s leading authorities on holistic living, from the dangers of EMF to fracking’s effects on our mind and bodies. The Gulf’s benefits, says Dr. Pedre, is that it’s both calming and energizing. “When you live near salt water… negative ions generated by the crashing waves have a healing effects on the body. They calm. They help promote alpha rhythm in the brain. They help expand brainwave amplitude which helps create a higher awareness level. This explains why being by the seashore can feel so healing and energizing for all sorts of conditions.”

Laughter is the Best Medicine Stretch your funny bone. There’s no doubt that yoga ups the Bliss Quotient. But have you tried laughing yoga (and even yoga with your doga at SPCA Tampa Bay)? The healing benefits of laughter and smiling? According to the Mayo Clinic it enhances your intake of oxygen-rich air and stimulates the

heart, lungs and muscles; relieves stress, soothes tension and in the long run, can improve your immune system and relieve pain. Improve your mood, feel the happy with some of our local yoga classes /studios including Kripalu Yoga with Jeanne Salvo in Pass-a-Grille, Tree of Life Yoga at South Pasadena Shopping Center, Gulfport Yoga, Nava Yoga Studio in Isla, Perfect Circle Yoga & Fitness on Corey at Gulf Blvd. including hot yoga, The Body Electric Yoga Company, St. Petersburg Yoga, (even yoga for kids and aerial yoga) , YogaBlu, Yoga4All, Ganesha Hot Yoga and classes at the city’s Rec Centers, Don Vista Arts Center, Sundial, Dali Museum, Sunken Gardens and area gyms/YMCA.

Mind Over What’s The Matter? “Don’t Sweat The Small Stuff” author Dr. Michael Mantell believes that there is no such thing as STRESS, Unless you create it by your thoughts about events and advises you to redefine and prevent STRESS with these simple steps: S (smile), T (think rationally and walk away from negativity), R (relive the good and healthy relationships) E (eat right), S (sweat more) and S (savor your moments).

As for spiritual sweating, check out the Drum Circles, on the 4th Friday on Gulfport’s Beach and each Sunday before sunset in Treasure Island. Drumming empowers and heals, while Hoop Dancing at Sunken Gardens celebrates your inner goddess.

Eat Local, Think Global Eat real foods, more veggies/fruits, less meat and avoid processed foods. Sounds simple, right? Unlike San Diego, where I’m from, local options are a bit limited. In Pass-a-grille there’s the tiny Vida de Café’ which offers a dining out opportunity even for strict vegetarians. Then there is the Sweetwater Organic Farms some vendors at downtown’s Saturday Market, and the Sunday Market on Corey Avenue. Cider Press Café, Leafy Greens Café, Evos Feel Great Food, Karma Juice Bar & Eatery. Our very own Jackie’s Bistro on Corey Avenue will feed you delectable vegetables and healthy meals with innovative flavors seasoned with ethnic twists and everything is amazingly gluten-free. For heaven in a glass, try Soho Juice Company.

Edibles, Lotions, Potions & More While Trader Joe’s, Whole Foods, Richard’s, Fresh Market, Rollin’ Oats Market & Cafe and even local grocery stores offer more healthy eating products (sugar-free, lactose-free, gluten free, organic), the grand-pooh bah for good eats are Earth Origins on Central Ave./Pasadena and ParadiseNewsFL.com | APRIL 2016

BOOK REVIEW

When Irish Eyes Were Smiling: The Harp & Thistle Pub By Nanette Wiser – Writer for Paradise News

In March, everyone is O’Happy to be Irish. St. Patrick’s Day may be one of St. Pete’s most beloved holidays, with tents popping up at O’Keefe’s and Mickey Quinn’s. Shamrock-sporting, green Harp drinking party animals celebrate like they just found the pot of gold at the end of the rainbow.

raised five children, and managed to live through the unexpected loss of one of those children to a tragedy. Packer, as a successful business owner, built two authentic Irish pubs from scratch: McCarthy's Party Detroit, Michigan, and The Harp & Thistle in St. Pete Beach, Florida.

Her secret motto? “Just for today, I will adjust myself to what is and not try to adjust everything to my own desires. I will take my luck as it comes and fit myself to it,” says Miss Pat.

But sadly, St. Pete Beach’s legendary Harp and Thistle Pub no longer graces Gulf Blvd. Happily, owner Patricia Ann Harris Packer’s new book, “Home is Where the Harp Is,” will illuminate our memories like a leprechaun dancing in your dreams. The vivacious Miss Pat is still the life of the party. For 18 years, the Pub was the Irish heart of the beach. When her hubby Bob passed, the best little Irish Pub in Tampa Bay closed in 2002. You can find her dancing the light fantastic with her beau, Frank, at the St. Petersburg Coliseum. Her sense of humor, priceless. Everyone has a Miss Pat anecdote or bon mot. “When Irish eyes are smiling,” says the caption under her book’s photos, you wonder what they are up to now. From humble beginnings, as a child of the Great Depression and World War II, Pat Packer lived through the good times and the bad, as have many others. She was married at a young age,

snacks and encouraging them to bring pictures and memorabilia. Grandkids were welcome, and coloring books, balloons, checkers, chess and darts kept them occupied under their parent’s watchful eyes. The Harp and Thistle’s warm apple cider and cinnamon stick was always a big hit with the little ones.

Through tears and laughter, ups and downs, and her unwavering faith in God, Miss Pat tells her story of fortitude, joy and family that is not just blood, but shared happy experiences and friendships made at The Pub. Celtic music and Irish performers played The Pub and international visitors donated currency for the decorative shadowboxes. (Remember Clan na Gael, Penny Whistle, Seven Nations and Mike Daly performing Danny Boy with Paul Duffy?)

For a copy of “Home Is Where the Harp Is” go to Amazon:: http://www.amazon.com/HomeIs-Where-Harp/dp/1504934075) . For another great St. Patrick’s Day read, check out retired engineer and Treasure island resident Tom Gallen’s “Donegal Generations” about life in Ireland.

Miss Pat ‘s patriotism is legendary. She attended the August 2012 Republican National Convention in Tampa. On Veteran’s Day and Memorial Day, the Harp & Thistle thanked the military for their hard work, serving a free drink with ParadiseNewsFL.com | APRIL 2016

Help FWC monitor horseshoe crabs A ritual dating back millions of years takes place again this spring on Florida beaches. Spring marks horseshoe crabs’ mating season, and biologists with the Florida Fish and Wildlife Conservation Commission (FWC) want the public’s help identifying spawning sites. The conditions around the new moon and the full moon will create ideal opportunities to view the spawning behavior of horseshoe crabs. Biologists ask observers to provide the date, time, location, habitat type and environmental conditions – such as tides and moon phase – when a sighting occurs. The FWC asks the public to report sightings through one of several options. Go to MyFWC.com/Contact and go to “Horseshoe Crab Nesting Activity” for the “Submit a Horseshoe Crab Survey” link, then select “Florida Horseshoe Crab Spawning Beach Survey.” You can also report findings via email at horseshoe@MyFWC.com or by phone at 866-252-9326. AST RO LO GY

by Sarah Lyons 727.347.4737 www.sarahlyonsastrologer.com www.facebook.com/Sarahlyonsastrologer April 2016 Astrology Article Love and beauty planet Venus visits impulsive, courageous Aries on the 5th creating a need for instant gratification as we want what we want with little to no waiting! Watch out for “leaping before you look” with purchases and romantic attractions during April. A little adventure doesn’t hurt once in a while though, and with Mercury changing signs the same day visiting level headed, conservative Taurus, we might just be able to figure out how to get the best of a sudden opportunity! The New Moon in Aries on the 7th can bring some lovely and unexpected beginnings. Spring has definitely sprung and we are off to a quick start in this lunar cycle of original and dynamic energy. We break into new territories with grace and fortitude; feeling propelled forward yet a bit unclear of the final outcomes. Why? Well action planet Mars has slowed down and will be Retrograde on the 17th and in difficult aspect to Neptune. This vibration is better for introspection and meditation; the next 10 weeks of internalized energy can be frustrating so plan carefully. The Sun leaves action sign Aries on the 19th and enters patient, dependable Taurus so we can slow down, use caution and determination to get where we want to go. Music and art are inspiring to us as well as a good financial plan. Quality rules over quantity now. A beautiful Full Pink Moon in Scorpio on the 22nd, named so for the bright pink blooms of phlox and moss in the spring, will be shining bright in our sign of resources. Now is a good time to start looking around at what we already have to work with as very soon, Mercury will Retrograde on the 28th in Taurus. This activity focused on the financial signs is signaling a time to reflect and review our current state of affairs. Reuse or release items no longer needed. Finish projects or let them go. Clear out all of the old. On the 29th when Venus enters Taurus, our values become clear. We wait for what we want, indulge in our desires and surround ourselves with what means the most to us. The energy around us this month will definitely reflect the renewal process of spring!

Treasured Tales by Julian Fant

I

"Another Invasive Species"

ncreasingly frequent media reports about another intruder into the Florida scene prompt recollections by a native son. While growing up in the sparsely settled regions of northeast Florida, no one I knew would have ever imagined that (over 80 years later), there would be organized hunts for huge Python, Anaconda, and other constrictors, released into the wilds of Florida by "pet owners". As a lad who hunted and fished with his dad and a brother along the swamps, marshes and beaches near St. Augustine, my hometown, I still remember having my hand within a few inches from the head of a big Eastern Diamondback rattlesnake, while picking wild blackberries.

On another occasion, I ran into a "nest" of big "Cottonmouth" moccasins while hunting, and dispatched eleven near a well-used trail. Several other "near misses" involved another Diamondback in the dunes of St. Augustine Beach, a Copperhead, Coral Snakes, and others. All were potentially deadly, as are the giant serpents who have only recently become a menace to our beautiful Sunshine State! Always use caution while visiting some of our more remote locations. Incidentally, my many wild pets (while growing up) included several snakes, but none, unlike pet squirrels and owls, ever got in a playful bite!
