PUBLISHERS MESSAGE
Paradise NEWS
Volume 23 Number 10 • December 2017
With the Holiday Season and New Year celebrations come hopes for more of the better things next year. Perhaps you are one that makes resolutions. We have found the secret to that is not to rely on the time of year to trigger change, growth or improvement. If you do that, invariably, something comes up that derails your efforts. Just because readers are thinking about their futures at this time of year, we are emphasizing health in our January issue, including encouraging information for many about currently evolving natural therapies including how stem cells taken from their own bone marrow are helping people treat and even cure their bodies of a growing number of medical issues. We will also look at medical marijuana, and the successes people have had with treating various disorders in places where it has been legal for decades. These cutting edge technologies are not in your health insurance plan, but for many who can afford them, with the right practitioner, these therapies might mean a painfree future without narcotics or shots that soften our bones. On the subject of New Years, we plan to celebrate once again at the St. Petersburg Coliseum, the largest dance floor in the southeast U.S., where Swing Dance News presents The Jive Aces, Britain’s top Jive and Swing Band, perhaps after dinner at Da Sesto. See details on that and First Night Downtown in TidBits.
This issue marks the beginning of our 24th year as the “News Magazine of the South Barrier Islands & Beyond, mailed ten times a year on Island Time.” It is also the 8th year of our website and the 4th year of our weekly eblast “Discover Paradise This Weekend” to which many of have subscribed for FREE on the right side of our home page at our new mobile friendly site www.paradisenewsfl.com.

Your great article on 10 scams against seniors reminded me of one I almost fell for. Someone called claiming they were the police in Mexico who had my grandson in custody on a drug charge. They said bad things would happen to him if I did not send them $10,000 pronto. I asked them to call me back in a few minutes. His father assured me he just dropped him at the ball field. I don’t know what I would have done if he had not answered, but I’ll know better next time too. Thanks for sending me the NEWS. - Marianne Stein, Stamford, Connecticut From the Editor: Speaking of scams, beware of contractors that ask for funds in advance. There is a Dock & Seawall Company, for example, that hangs blue door hangers illegally in St. Pete Beach, and I am sure in other waterfront communities as well. We know of several people who paid deposits and never saw the guy again. He was apparently just out for a fast Buck. There are other similar reports about this company on the internet as well. Beware who you deal with and in particular to whom you give money or access to your money. - Editor Tampa Bay Watch appreciates your working with Rudy Consoni of Resort Realty on a cover feature story for Tampa Bay Watch early in 2017. Rudy set an example for other business owners by donating $50,000 of his BP Oil Spill Claim proceeds and part of each reserva-
tion this year to Tampa Bay Watch, where the funds can go to help ensure our waters are clean as they can be after the spill. Your article set the pace for a record year. Your combined generosity has made a huge impact for our mission to restore and protect beautiful Tampa Bay.We had a record year and Evening for the Bay:Tahitian Nights Nov. 4th raised over $108,000 for year-round programs! We are truly grateful and are looking forward to several new and recurring restoration projects, Estuary EDventures Summer & Winter Camps, Field Trips and community based programs to improve the waterways of Tampa Bay using these critical funds. Thanks to you, we are Restoring the Bay Every Day. Thank you again for joining us at Evening for the Bay. We hope to see you again next year! - Tampa Bay Watch
Thanks for printing the notice for our Thanksgiving Benefit Concert. As always, it is appreciated Gus Pries, PAG Community Church Hi Renee! I wanted to thank you so very much for printing my article on Aging in Place. I had many people who said they read it completely and wanted to learn more at my workshops. So again, thank you. I am preparing my next article on Entryways, Stairs, Ramps and Vertical Lifts for your December issue. - Mary Carol Peterson, OT, CAPS

The state matches the gifted amount, making it possible for St. Petersburg College to distribute $5,000 to qualified students who are the first in their family to attend college. PAGWC is honored to pass Laurie’s family’s generous donation on to such a worthy fund, which will help several students succeed in making their dreams to attend college come true.
The check was presented to Frances Neu, the Foundation Executive Director, and Jamelle Connor, Provost of the St. Petersburg/Gibbs Campus, by the current president of the Pass-a-Grille Woman’s Club, Patsy MacLean, with past presidents Elaine Jett and Michele Garner in attendance.

“Confederate Rose “ AM PM
Peter A. Roos
Renee fell for this bush that was blooming in three colors in her mother’s garden in Charleston, SC, and wanted to know how it would grow in Florida. She broke a branch and took it home. Although there are many forms, with either single or double flowers, the classic version looks like this. Showy blooms, 4 to 6 inches wide, appear in fall. They open white, fade to pink in a day, and end up red the next day. One can often see all three colors on the same plant.
Native to China, Confederate Rose isn’t actually a rose, but a species of hibiscus (Hibiscus mutabilis). According to legend, it gets its nickname from the flowers soaking up the blood spilled on Confederate battlefields. Ladies of Mobile, Alabama, gave these flowers to Confederate soldiers returning home from the war. Some people call the plant “cotton rose,” because its leaves resemble cotton foliage and its round flower buds remind them of cotton bolls. Its leaves also resemble maple leaves. Depending on where you live, Confederate Rose can either become a small tree, a perennial, or an annual. In places that rarely feel frost, it can get huge. In Johnnie Walker’s garden on Edisto Island, South Carolina, there is one 30 feet tall. Imagine something like that loaded with multi-colored flowers each fall! And where it doesn’t get cold, it keeps on blooming. Here in Florida, you can have flowers in December and January. Confederate rose likes full to part sun and moist, fertile soil. It’ll tolerate poor drainage, but is very happy in the sandy soil and salty air on the beach. It’s a favorite Southern pass-along plant, since it’s so easy to get started. You can sow seeds in spring, but the easiest way to propagate it is to simply root cuttings in water. So if someone you know has this plant, don’t be shy about asking for a piece. It’s what we do down here. PN

A 2nd, part of the Oak & Stone, is expected early in 2018, next to the new Hyatt Place at 199 Central Ave. Oak & Stone plans to feature a menu of signature wood-fired pizza and other chef-inspired fare, alongside more than 60 rotating, pour-’emyourself drafts The emphasis is on American craft beer, local breweries and regional favorites. Ferg’s Sports Bar & Grill Passes A Quarter Century Mark Ferguson, aka Ferg’s, has been serving up some of Tampa Bay’s best burgers and brews for the last quarter-century. With 18 years of high school Phys. Ed. teaching under his belt, he knew one thing: he loved sports, drinking, eating wings, and his community. In 1991, Mark purchased an old Sunoco station in St. Pete’s Gas Plant District with hopes of creating “a freshness” in a once-rundown area. As a native, Mark aimed to make Ferg’s a place for the community to gather and wanted everyone to feel like it’s for them. Beach locals will remember Ferg’s expansion to the beach, when he (and partners) owned Philthy Phils in St. Pete Beach for a number of years after Bee & Phil moved on. With a knack for finding a way to make the best of things, it has become a Ferg’s tradition to use recycled materials in the restaurant structures to create unique buildings. Ferg’s maintains a part of history by reusing wood and metal pieces from local schools and hospitals, like St. Anthony’s, to build character while also saving the environment. “I think everybody needs to recycle — we recycle beer cans, plastic, everyday,” Mark said, “We recycle everything we use in the restaurant.” With a focus on maintaining the local environment and the culture of Tampa Bay, most of those recycled cans of IPA and glass brews come straight from brewers in the area.” PandaDoc Opens East Coast Headquarters in St. Petersburg PandaDoc partners with Greater

St. Pete Beach Legion Post 150 FAKE NEWS WIDELY REPORTED A newspaper article reported claims that suspicious financial situations existed under the watch of Mike Finnerty as Commandant of the Legion Post in St. Pete Beach. Those in the know who were queried, including the Post’s Sergeant at Arms said the claims were completely false. Reporters had been called about the concerns, but were asked not to publish anything until after a “hearing” that would ascertain whether anything was amiss. The local newspaper, could not wait and published the story prematurely. The story said only that it was under investigation,
At the hearing, the claims were put to rest and after Mike Finnerty was reinstated as Post Commandant. The local radio and tv stations meanwhile capitalized on the speculation and the reputation of a couple who had worked very hard to help support the troops and their veterans was needlessly tarnished.

Construction Waterfront Homes ... Why the Intercoastal? by Tom Smith When most people think of a beautiful waterfront home, right away their minds turn to a beachfront home. With lots on the beach now averaging almost $2,000,000 and a beach home costing maybe another $2,000,000 ‐ $3,000,000, the thought of investing $5,000,000 to live on the sand becomes out of reach for most. There are alternatives that offer even greater rewards at a quarter of the cost to live on the beach. There are many vacant waterfront lots and a great many 60‐year‐old tear‐down homes where a beautiful new waterfront home can be constructed for about $1,250,000. (Home & Lot). Beautiful waterfront opportunities are available in all of the beach municipalities between Clearwater and St. Pete Beach. The older housing stock is now being replaced by FEMA compliant newly designed homes that are energy efficient, meet 150mph hurricane requirements, and have all the amenities and luxuries of new homes today. Literally every week I hear from customers that believe there are no housing opportunities on the beautiful Intercoastal, yet that simply is not true. Yes, no new homes exist for sale that conform to FEMA requirements, but building a new home is an opportunity for that piece of the “American Dream” at a price point that is acceptable for many families.
Many additional misconceptions prevail about Intercoastal waterfront homes versus homes constructed on the beach.

How long will this opportunity exist for af‐ fordable waterfront homes with all of the positive features listed above? Nobody knows that, but the fact does remain that these costs are increasing between 10% and 15% annually, so the opportunity will become out of reach of many families, if they wait. Come by our new furnished model and see just what this waterfront lifestyle offers!
Let me outline why I personally believe that Intercoastal waterfront homes are a superior opportunity, at the greatly lower cost. Here’s my bullet point analysis of this opportunity today:

Real Estate From the Sand Up by Jim “Property Wizard” Beggins, Broker, Century 21 Beggins Enterprises “People love to vacation where people love to live.” Our Pinellas barrier island towns each have unique features. When residents embrace and promote their town’s character, lifestyle, enjoyment and property values increase. Take Madeira Beach for example. A little fishing village near the middle of Pinellas County’s 27‐mile barrier islands, the beach has little erosion because of “groins” which keep the sand stable. More grouper pass under the John’s Pass bridge than anywhere else in the world. Our marinas are poised for upgrading to world class. Our village is getting old so we’re replacing tired, flood prone homes with affordable, net‐zero‐energy‐ready, storm proof beach cottages. Owners of older homes can replace them with no money down financing, to give them equity when they want to sell or lifestyle improvement if they want to stay. When we improve our towns from the ground up we promote controlled development at all economic levels. To view a sample of the type of affordable homes now being built go to BeachLifeProp.com.
Madeira Beach has 2 new developments coming to provide a downtown destination for residents and visitors. New small hotels on our beach and marinas will keep the small fishing village ambiance. Every other town on our islands can create its own atmosphere to offer variety to residents, snowbirds, visitors and investors. Visitors paying bed taxes will keep property owner’s taxes low. Replacing tired old houses will increase everyones equity. My primary aim for our beaches is to create focus groups in each town to discover their unique characteristics and exploit them for everyone’s life betterment. I believe that our barrier islands have more potential for environmentally protected, controlled, sustainable growth than anywhere in our country. Think improved water quality, re‐growing destroyed seagrass beds, preventing beach erosion and carbon neutral towns and communities where everyone feels welcome to visit or reside. If you would like to be part of a town development focus group, contact me. We could begin with Tierra Verde, Pass‐a‐ Grille, St. Pete Beach, Sunset Beach, Treasure Island and Madeira Beach and then move north to Clearwater Beach. All big ideas
begin with a small thought or idea. Let’s grow our future from the sand up! Our weekly “REAL BEACH TALKS” address any barrier Island concerns of sellers, buyers, renters, visitors and agents. Now you can join us online each Tues. from 4‐ 5PM or come in person to 5050 Gulf Blvd. in St. Pete Beach. Go to C21wizard.com. No log in required. Go on anytime to find past videos. Send me any questions you may have about our barrier islands which you’d like addressed. Get Real About Property! A New Years Resolution for New Floridians by Tom Brodersen, Esq. As the weather cools, and our hotels and restaurants begin to fill, many of our northern friends return to enjoy this sunny piece of heaven. Those who have been spoiled for several seasons find the allure of Florida too much to resist, and the vaca)on becomes a permanent one. Sound familiar? I have been asked many )mes by new residents (o en re)rees) whether they need to update their exis)ng estate plans (which usually consist of wills, trusts, powers of a*orney, etc.). My answer is always a definite “YES!” Florida laws impact these instruments drama)cally, and can thwart plans you originally intended.
For example, let’s say a married couple created a Husband and Wife trust (aka A‐B trust) in another state but a er moving to Florida, they file for homestead exemp)on on their new home. Florida law will trump the intended transfer of the home into an A‐B trust and instead pass the property according to Florida law. This may negate plans to pass the property to children from a prior marriage – landing family members in exactly the kind of
conflict and expensive li)ga)on you sought to prevent. This can be avoided by amending the trust, revising the deed or using a postnup)al agreement.
Florida law on wills differs from other states. Florida will not recognize a handwri*en will, even if it was valid in the state in which it was signed, if it doesn’t have all of the formali)es required here. There are also strict rules about
who may serve as a personal representa)ve, which may disallow someone nominated in an out‐of‐state will. Powers of A*orney in Florida are very specific, due to recent changes in our laws. General, catch‐all powers of a*orney dra ed in other states may not be recognized by financial ins)tu)ons, real estate a*orneys conduc)ng closings or the courts. Florida also allows an excellent estate planning device o en called a “Lady bird deed” or an “enhanced life estate deed.” When correctly dra ed, this deed will completely avoid expensive, lengthy probate proceedings. For example, if a home worth $300,000 is probated in Florida, the a*orney’s fees alone will be $9,000. An experienced a*orney will usually dra a lady bird deed for around $500. This is by no means an exhaus)ve list. Do you make New Years’ resolu)ons? This year make one that will greatly benefit your family. Have your estate plan reviewed by an experienced a*orney.

COVER STORY
REALean: A Uniquely Better Real Estate Company by Peter Roos “The reasonable man adapts himself to the world; The unreasonable one persists in trying to adapt the world to himself. Therefore, all progress depends on the unreasonable man.”— George Bernard Shaw For decades, home sellers have been paying real estate agents 6% or more when it’s time to sell their homes. St. Petersburg-based REALean is serving a higher purpose: helping people keep more of their equity when they sell their homes! Kevin and Lisa Cahill created REALean to provide a better way for home sellers to have a more productive and profitable transaction, from experienced and knowledgeable real estate professionals while paying a more reasonable fee. When REALean lists homes for sale, they charge sellers 4%, rather than the typical 6% or more. If no other agent is involved in the transaction, REALean reduces that fee to just 3%. In the past 3 ½ years, REALean has saved home sellers nearly $750,000 had they paid 6% to sell their homes. They provide concierge-level service to sellers, with skillful statistics-driven pricing analysis, massive marketing exposure, negotiation guidance and complete contract-to-close assistance, all while charging a lot less. Kevin began his career as a Realtor in Shaker Heights, Ohio, in 1999. Over the past 18 years, he’s been involved in nearly every aspect of the residential real estate brokerage industry, as an agent, growing his team of agents, owning real estate offices and in executive leadership roles with Keller Williams Realty and Coldwell Banker. Through these experiences, working for the largest real estate franchise brand and then the nation’s largest residential real estate brokerage,
The sellers of this Boca Ciega Isle home saved over $10,000 by selling through REALean
recruiting agents, improving profitability in those offices, coaching agents, and advising agents and consumers on thousands of real estate transactions. Kevin saw nearly every possible scenario in a residential real estate transaction. Agents would complain that they were losing listings because prospects thought their fees were excessive. Lisa joined Kevin in the real estate business after more than 20 years as a CPA in tax practice, working on tax matters for corporations, trusts, partnerships and high-net-worth individuals and families and negotiating with the IRS on behalf of clients. With her background, Lisa could see serious inefficiencies in how real estate was sold. The couple realized there was an opportunity to create a different business model, embracing new technology to provide concierge level real estate service at a lower fee structure. One of Lisa’s first listings was a commercial property that was owned by an out of state corporation. After a bit of time on the market, and a lot of interest and activity, a couple came directly to Lisa and made an offer on the property. The seller made a counter-offer and the numbers were too far apart to make it work for either party. Lisa, as a CPA, looked closely at the numbers. She determined that if she reduced her commission to help bridge the gap, and if the buyer and seller were a bit more flexible on pricing, it might be possible for both parties to accomplish their goals. By reducing the impact of the Realtor fee on the transaction, both buyer and seller were able to make the deal happen. After that experience, Lisa and Kevin decided to create a model of full service and much lower fees to help each and every customer keep more of their equity, and the seed of the REALean concept was planted. Lisa explains further: “This model helps a seller properly price the home. A more competitive asking price, based on statistical market data, enhances the home’s attractiveness to buyers. Combine proper pricing with massive marketing exposure, these homes sell faster and often have multiple offers.” Yet, sellers aren’t leaving money on the table. REALean has set new price records in many neighborhoods and condo buildings where they’ve sold homes. In fact, they sold the most expensive condo of its size in Harbourside in 2015, and the
The sellers of the most expensive home sold in Treasure Island in 2016 saved $56,000 by selling with REALean
most expensive home in Treasure Island in 2016 (for $1,895,000, saving that seller $56,000) among hundreds of other successes. “We wanted to create a real estate company that could be efficient enough to charge lower fees and it was also important to us that customers receive the very highest level of service and the most marketing exposure possible.” “We are inspired by Southwest Airlines, Wal-Mart, Uber & Lyft… we charge lower fees, do more volume, and enjoy greater success.”
“Strive not to be a success, but rather to be of value.” - Albert Einstein As a real estate industry executive, Kevin had focused on recruiting, coaching and retaining Realtors. Yet for the first two years, he refused to allow agents to join him. He explains: “Lisa and I were beta-testing our concept, and we thought it would be very successful. Yet, I was not comfortable asking agents to join me until I knew they could have great success with our model. In the past 18 months, we have added agents to our brokerage and the results have been amazing. Our average savings for a home seller is around $7,000. Our agents have opportunities that they otherwise would never have, because the sellers want to save money while getting full service help. Happy customers pass along the good word!”
FaceTime. Lisa’s CPA background can help customers with foreign tax issues, capital gains advice and help to defer income tax for property sales through 1031 exchanges. In recent years Lisa has been interviewed by reporters for articles in Money Magazine, Realtor.com and the print edition of the Wall Street Journal. Now, REALean will be selling franchises across the United States. Kevin and Lisa were approached in November 2016 by a franchise development company who saw what they were doing in the real estate industry, and wanted to franchise REALean’s uniquely better concept. They have completed the Federal Trade Commission legal paperwork and REALean is now a registered franchise in 39 states, and will be registered in all 50 states in early 2018. A broker-associate working at another company can open a REALean office for less than they typically pay each year to their current broker. Consistent with the REALean higher purpose approach, these franchisors will enjoy low initial start-up costs, and the lowest royalty fee in the industry, so that they can have greater success while helping sellers save more of their hard-earned equity. Clearly, REALean will be making a national impact.
Another agent, Karen Nasello, agrees, saying “Real estate is all about serving our clients, bringing buyers and sellers together, and as a Realtor for over 16 years, I feel the REALean concept truly has the clients’ best interests in mind and just simplifies the process of selling!”
Kevin and Lisa are writing two books to help consumers and agents navigate their way through real estate transactions. Get Real: Savvy Tactics for Home Sellers and Home Buyers and The Best Option: A simple framework for better decisions leading to more success and making the most of every opportunity. Their “Best Option” approach makes a lot of sense. Lisa explains: “The question is always this: Are you the best option? When a property is priced too high, as compared to what is selling in a particular market, the buyers will just keep looking. Buyers are looking for the best option for themselves. If they compare properties to one another, the best option will show through and that is the home that will get an offer. While location, condition, and updates matter, it is always about the price! We believe that we give great counsel to our sellers regarding pricing, and our lower fees make it much easier for a seller to get the most money at the closing table!"
REALean utilizes innovative platform technologies to provide training to their network of agents, and to consumers too. They have an extensive library of YouTube videos, online courses, webinars, and even do one-on-one consultations via Skype and

Those agents agree. Jared Salzman explains that “REALean's common sense commission structure puts clients ahead of commissions, which in turn helps me get more clients and more commissions."
Seasons Greetings
A
From Sheriff Bob Gualtieri
s we broach the pinnacle of the holiday season and count down the final days of 2017, we look forward to social celebrations and new years’ resolutions with high expectations. But during a busy season of festivities and driving, plans for the future can plummet as quickly as the ball in Times Square if you don’t take the proper precautions.
In 2015, 10,265 people were killed in alcoholimpaired driving crashes, which accounts for 29 percent of all traffic-related deaths in the United States, according to the Department of Transportation, National Highway Traffic Safety Administration (NHTSA).
One death due to impaired driving is too many, let alone one every 51 minutes, and it is not always the irresponsibly impaired driver whose life is lost. In 2015, 181 children – occupants of vehicles with impaired drivers, occupants of other vehicles, pedestrians/
20
DECEMBER 2017 | ParadiseNewsFL.com
bicyclists, etc. – died in alcohol-impaireddriving crashes, according to the NHTSA. If potential lives lost aren’t enough motivation to stay away from the driver’s seat after drinking alcohol or taking other impairing drugs and medications, consider the tremendous financial burden that comes with a driving while impaired (DWI) charge. According to the NHTSA, DWI costs range from $5,000 to $20,000, with the national average at $10,000. If you cause a crash, injury, or death, the costs are even higher – not to mention the incalculable value of a lost life. The Pinellas County Sheriff’s Office conducts several DUI Wolf Pack operations throughout the county year-round to reduce deaths, injuries, and property damage associated with traffic crashes related to impaired driving, and the holiday season is no exception. Fortunately, drug- and alcohol-impaired driving is easily preventable.
The obvious – and only – option for people who, for whatever reason, must drive, is to abstain from consuming mind-altering substances. However, if you are of legal drinking age, there are several alternate transportation options available.
Designating a responsible driver whom you can trust to abstain from drugs and alcohol to drive you is likely the cheapest option. Taxi services and ride-share programs like Uber and Lyft are also excellent options to get you home safely at relatively low costs – especially when compared to a $10,000 DWI. In this busy season of parties, travel, and often drinking, holiday plans could end in tragedy if you don’t take the proper safety precautions. I urge you to be responsible, plan ahead, and DON’T drive while impaired – now, or at any time of year.

Senior Advice Tips for Aging in Place by Mary Carol Peterson
Occupational Therapist and Certified Aging in Place Specialist Entryways, Stairs, Ramps and Vertical Lifts Stairs are one of the most common places where people slip and fall. A broken hip can take months of recovery time and put you at risk for additional falls. Prevent this “slippery slope” and see how many checks you have! Fall prevention safety checklist _____ Entry steps _____ Covered entry _____ Non-slip surface _____ Clutter-free _____ Hand rails on both sides _____ Motion-activated lighting _____ Drop zone for packages _____ 5’ x 5’ space at top of any steps It can be difficult to imagine that health conditions like arthritis, heart disease or diabetes (which are t ypically age related) could result in decreased mobility but with careful planning, you can invest in your home to be more accessible and safe for the future.
Entryways and Stairs: One of the first barriers often are entry stairs. Whenever possible it is best to eliminate them all together with a goal of creating a zero grade entrance to the home. Sometimes the best entry may be from the garage. If steps cannot be eliminated the following features should be considered: • Closed risers that have contrast for better visibility • Wide treads to accommodate any mobility aids • Non-slip surface • Bright lighting without glare, motion activated if possible • Continuous handrails on both sides, color contrasted with the wall for greater visibility. 24
DECEMBER 2017 | ParadiseNewsFL.com
• Maneuvering space to open the door with consideration of door type and swing • Entry shelf drop area for packages while unlocking & opening of door • Lever style door hardware Visitor identification system • Covered entry and steps • Low door threshold • Removal of all clutter that interfere with using the handrails
Ramps: Ramps are often part of an accessible route especially where sloping walkways or decks are not practical. When difficult to integrate a ramp into the existing home design they can sometimes be located at a secondary entrance. Sometimes ramps can be incorporated into the overall design using landscaping but this depends on the grade. These are constructed using concrete, aluminum, pressure treated or ‘engineered’ wood. One of the most common mistakes is building a ramp with too steep an incline. The ratio of the rise of the length of the ramp should be a minimum of 1:12 and a minimum of 3’ wide. In other words, for every 1” of rise, there should be 12” of ramp. Slopes of 1:20 are considered to be walking ramps and do not
require a handrail but depending on the length of the ramp, a landing may be required. Don’t forget about the ramp landing threshold and transition zone from the ramp surface to the ground. It is best to hire a professional when trying to figure out the best solution to be sure and this will ultimately save time, money and be safe, which is the primary goal. There are many portable and temporary modular ramps plus portable threshold ramps available commercially too. Again consider the slope, surface material and long-term use when purchasing this type of ramp.
Lifts and Elevators: Residential lifts and/or elevators can be added to the exterior or interior of your home but it is important to work with a professional so that there is compliance to the local building codes/ regulations. Vertical lifts are similar in function to an elevator. They are used to get from one level to another and can be used instead of a lengthy ramp. Typically they are professionally and permanently installed and feature safety gates. Platform lifts are an option for indoor use and allow the user to drive his/her wheelchair onto a platform which then moves
them up and down the stairway. When not in use the lift can be folded against a wall. Chair lifts are useful for people who have difficulty managing the stairs but will need to have the ability to transfer into the chair. The lift consists of rail attached to the steps or wall and a seat that glides up and down along the rail. Elevators are available in residential versions and are becoming more and more popular with many types to choose from. If you are considering one in a remodel it is best to consult with your contractor to decide which model could work in your
specific situation and what is the most cost effective. New construction should always include a design provision for installing an elevator during construction or for the future. In the next issue of Paradise News we will offer accessible solutions and safety ideas for the kitchen. TRAVEL
RETURN TO ISRAEL: FOUR YEARS LATER MORE AS PILGRIMS THAN TOURISTS Story & Photos by STEVE TRAIMAN Four years ago, our visit to Israel (Paradise News, June 2013 issue) was an enlightened travelogue with many sights from north to south including a stop at the Petra ruins in Jordan. Our return trip from October 23 to November 1 was more a pilgrimage than a tourist visit as we had a true learning experience as well as stops in both old and new sections of the country. Most important, many of the people we met and learned from were committed to working one to one for future peace between Jews and Palestinians and Arabs. My wife Bonnie and I traveled with other members of our Temple Beth-El in St. Petersburg, led by our Rabbi, Michael Torop, and a small group from Temple B’nai Torah in Bellevue, WA, led by their Cantor David Serkin-Poole. We had a marvelous tour guide, Shari Robins, who made Aliyah (emigrated to Israel) from Cleveland 33 years ago. Day 2 After a good, but long, ight, we took a short trip to Neot Kedumim, a lovely Biblical Gardens nature park started by the son of Ukraine immigrants who got a 600acre grant between Jerusalem and Tel Aviv from then Prime Minister David Ben-Gurion. Our guide, Michal, had been stationed with an Army camp nearby and returned to the Gardens as a very knowledgeable tour guide. We had a lovely time that included herding

a small ock of 17 goats and 15 sheep, seeing an ancient village with a wine press, olive press and cistern from the early 1700s that still provides well water, and a tour of the “Garden of 7 Species” including willow, myrtle, cedar and Etrog fruit (all Sukkot holiday symbols); plus pine trees and date palms. In the evening, we visited the old city of Jaffa and enjoyed a lovely dinner at the Old Man and the Sea. Day 3 in Tel Aviv started with an informative lecture by scholar Paul LIptz of Tel Aviv University and Hebrew Union College who spent 35 years as a social historian, as well as serving in the Israel Defense Forces (IDF) reserves for many years. He covered the Law of Return after independence in 1948 that guaranteed sanctuary to any Jew from around the world, and the fractured makeup of Israel citizens. Included are 22% Muslims, 10% Christians, 10% Haredi (Ultra-Orthodox) who refuse to serve in the IDF. After 50 years in Israel since 1967, Paul’s encouraged about the future but acknowledged the many challenges to peace. We visited Independence Hall where Ben-Gurion declared the State of Israel in 1948 after the UN approved statehood, the Levinsky market for a tasting tour, then the open-air Carmel Market, and a pedestrian mall on Nachalat Binyamin where arts & crafts abounded. Finally that afternoon we

went to Yitzak Rabin Square with a memorial to the “peace” Prime Minister, who was assassinated Nov. 4, 1995. Our evening included a visit to a Templar Village called Sarona that includes a new TLV Mall, with a lovely dinner at Pastamia Italian restaurant. Day 4 on way to Kfar Blum Kibbutz in Galilee drove along coastal highway, stopping north of Caesarea at an ancient aqueduct built by King Herod and within view of the rst natural gas plant just offshore. We had a notable visit to Druze village Us ya for lunch with hostess Gurudh, a charming young lady who graduated with a BA in math and computer science at Haifa University. The Druze sect split from Islam 1,000 years ago and is very loyal to any country of residence, with many holding high positions in the Army and government. We also brie y visited Zippori National Park near Nazareth where Rabbi Judah HaNasi (sometimes referred to as Judah the Prince) codi ed the Mishnah into 63 tractates in the 2nd Century CE. We had a nice dinner at Kfar Blum, one of the wealthiest kibbutzim with three corporations: hospitality including hotel and spa, agriculture, and manufacture of agricultural equipment. Informative talk by a long-time resident, who started as a communal resident sharing government income, and now a “partner” with other unit owners in any corporate pro ts. Day 5 began with a brief walk through the historic 3,000-year-old Tel Dan Nature Park where a cuneiform discovery was the rst written proof of the House of David’s existence. We then were picked up in three Jeeps by former IDF veterans, some still in the reserves, for a dramatic drive to the Golan Heights, occupied territory since the 1967 War, on the Syrian border. One of our guides, Yanim, is a 21st generation Israeli on his father’s side and lives in Metullah, literally with his backyard on the Lebanon border. Many live mine elds are all around the area. Ascending to Mt. Bental, we were able to grasp the geography of this region, identifying the intersection of Lebanon, Israel, Syria and Jordan from this mountain vista, including seeing the UN outpost on this outcrop. The day ended with a brief stop at Shaar Yishuv with its impressive and lovely memorial to the 73 Israeli
Day 6 drive to Jerusalem along the Sea of Galilee past Tiberias to Kinneret past the Church of Beatitudes where Jesus gave his Sermon on the Mount to shermen (loaves & sh fable). Then past Pinchas pumping station started in the 1950s to take water from the Galilee way south to the Negev desert as part of the National Water Carrier Project (NWCP). The Galilee is now shrinking with no more water diverted. This includes extracting minerals from the Dead Sea for cosmetics, notably at the Ahava kibbutz. Drove by Tiberias, built by the son of Herod to honor the then Roman emperor, famous for its hot springs and where poet Rachel and Moses Maimonides are buried. It is one of four holy cities – where the Jerusalem Talmud and Aleppo Codes were written – including Jerusalem, Safed and Hebron. Next stop was the Schneiderman Family Farm & Store for spices and dates, where one 94-year-old son of the founders is still active. Travelling along the Trans-Israel Highway, we got our rst introduction to the security barrier between Israel and the West Bank, setting the scene for more explorations of this con ict in the days to come. We spent a wonderful Shabbat service and dinner with the small Kehillat Yuval, a Reform Jewish community in nearby Gedera, led by Rabbi Myra Hovav. Our host’s family is descended from one of the 66 families that founded Tel Aviv. Day 7 Shabbat morning started with a convoluted taxi ride to the 9/11 Living Memorial on Route1 in the Ramot area. It is overwhelming and impressive with all 2,700-plus names on a wall, with a ag sculpture in the plaza atop a piece of the Twin Towers. Impressive 9/11 Living Memorial in Jerusalem

Dedicated in 2009, it was donated by the city of New York and funded by the Jewish National Fund. Nearby is the new $23 million Kraft Family Sports Campus – including $6 million from Robert Kraft, owner of the NFL New England Patriots. It opened in July for the Maccabiah Games. We then visited the Western Wall of King Solomon’s 2nd Temple and had a brief service at the newly opened egalitarian section for men and women to worship together. We then had a lovely dinner at Tmol Shilshom, a unique restaurant/ bookstore in a nearby local neighborhood.
Day 8 began with a talk by Shlomo Balsam, former head of the European Jewish Agency and a Shoah (Holocaust) expert. He now teaches teachers and is a tour guide in Poland and Europe. He is now a Yad Vashem (Holocaust memorial) guide after losing family members at Auschwitz concentration camp. He noted the Shoah of cially dates to September 1, 1939, when the Warsaw (Poland) Ghetto Jews began their 43-day ght against the Nazis. That date was of cially declared Yom Ha Shoah in 1953. A visit to Yad Vashem, the Shoah memorial,
was most rewarding and overwhelming. The Avenue of Righteous Gentiles honors 27,000 plus who aided Jews during World War II, with a tree and plaque for many of them. Still the most touching is the separate Children’s Memorial, with thousands of tiny lights in a darkened interior as you hear the names of the 1.5 million children who died read aloud. That afternoon we had a very informative talk by Hamutal Gouri, executive director of the Dafna Fund, working for social change since 2003 as a feminist rst. The Fund is “sunsetting” with most of its mission achieved, and now in the hands of many other groups. An evening visit to the Western Wall included a brief stop at the Church of the Holy Sepulchre where Jesus' tomb can be visited, and a nice view of the historic Favro Ashkenazi synagogue. A short trip through the Western Wall tunnels was most impressive, including a view of the righteous women’s prayer area close to the believed original cornerstone of Solomon’s Temple. Day 9 opened with an enlightened talk by Prof. Reuben Hazan, head of the Hebrew University political science department,

who gave a stark contrast between our democratically-elected president and Congress with personal contests, vs. the Israeli parliamentary democracy election with votes in the Knesset (Congress) for a party – not a person – with the majority party selecting the Prime Minister. There are distinctly different issues with the economy tops in the US. and security number one in Israel. We then took our bus to Bethlehem in the Palestinian West Bank with very knowledgeable guide Rami Nazzal, a Palestinian with a U.S. passport. He is head of both Beyond Borders Tours and the Seeds of Peace organization. The 19 refugee camps are a big problem and we took a brief walk through Camp Aida, founded in 1948 after the War for Independence, where thousands are housed in cramped buildings with limited power and water. We then visited the Walled Off Hotel with its art gallery and museum, and had lunch at The Tent. Final stop was at Gush Etzion at the main Highway 60 junction between Bethlehem and Hebron to the home of Jewish and Seattle-born Shaul Nudelman, whose family founded the agricultural kibbutz. We had an

excellent dialogue with him and his Palestinian friend, Noor, whose family lost their home here after the 1948 War of Independence. They are working together in the Roots/ Shorashim project to bring both Jews and Palestinians together on a one to one basis. More than 1,500 are involved to date working on bridge building for two states and one homeland. The evening included a visit to the top-line Mamilla Arcade for dinner, and the stunning digital Light Show at the Tower of David just inside the Joshua Gate of the Old City. Day 10, our last full day in Israel, began with a talk with Rabbi Noa Shattah, director of the Israel Religious Action Center (IRAC),
which recently had a Jerusalem open house for the only LGBT center in the country. IRAC is the social justice division of the Reform movement with the goal to build bridges through their 50-plus synagogues. Another key project is the start-up of a Racism Crisis Center, patterned after the Southern Poverty Leadership Center (SPLC) in the U.S. Last stop was at Yad LaKashish, or “Lifeline for the Old,” where since 1962 some 270 from age 65 to 96, mostly immigrants, work to produce many artisan products from embroidery to metalwork. With 11 workshops, all products are sold in the Gift Shop, with pro ts – and donations - used to continue the very successful operation. With all the dialogues we had with people
of many diverse backgrounds and opinions, one sentiment came through loud and clear – everyone wants peace, which made this visit to Israel a true pilgrimage. ST. PETERSBURG ARTWALK A whole new world to Discover!
by Tricia Leimbach The City of St. Petersburg is full of surprises. One of its best-kept secrets is the ArtWalk the second Saturday of each month. The ArtWalk includes over 40 galleries in the Waterfront Arts, Central Arts, EDGE, Grand Central and the Warehouse Arts Districts where the artists open their doors to the public to showcase their work. "It’s like stepping into another world,” said one enthusiast, “to be able to interact with the artist and actually watch them work is an amazing opportunity.” Executive Director for St. Petersburg Arts Alliance John Collins says “Believe it or not, this event has been going on for 20 years. On the 2nd Saturday each month we attract over 1500 visitors to over 40 studios and galleries.” Those numbers mean big business for local restaurants and bars, amounting to over $500,000 a year, in addition to any art purchases. “I love this community” says artist Janet Ruppel, who hails from Manhattan and has been commissioned by Ivanka Trump. “The St. Pete vibe is so much cooler than New York, says Ruppel. “I’m doing very well here and growing my clientele every month.” Ruppel moved to the area to help care for her 92 year-old mother who joins her at each ArtWalk. “The energy in this room is off the charts,” said one visitor. “It’s like a celebration of art and community!” Collins has worked hard with basically no staff or budget to improve the event each month. “When we got the trolley on board, we started to see a real increase in visitors,” he says. “We have a map on our website for visitors to download,” Collins says to qualify for the event the artist or gallery must be full time, someone who does it for a living. “And it’s also very affordable, you can nd anything from $20 to $2,000.” The trolley stops near each gallery every half hour; you can also take a ride up Central Avenue for a bite to eat and end your evening at Duncan

McClellan’s Gallery (which is actually his home!) for some amazing glass artwork, smooth jazz and perhaps some wine. It’s impossible to take in the entire ArtWalk in one night. Plan to walk, drive or take a trolley to explore the different neighborhoods. And while you walk, you will be mesmerized by the amazing murals all over the city. The murals are in the process of being published in a book by photographer Edel Mohr. “I started photographing the murals 2 years ago,” says Mohr, “and now I have 230 pages waiting to be printed to complete the dream!” Mohr is hoping to nd a local printer to publish the book and is in the process of seeking sponsors. Whether you are a visitor or a native, ArtWalk is a wonderful way to spend an evening in St. Petersburg. As Collins says. “There’s always something new to discover and a terri c opportunity to meet the artist and get the story behind the artwork.” For information visit: www.stpeteartsalliance.org.

We’ve had the first few cold fronts come through, and fall patterns are in full effect. Flounder are showing up, black drum have been biting well, and snook are still hanging around. While there is still bait around, the schools are smaller as a result of the dropping water temperatures. A few mangrove snapper are still around, but they won’t stay much longer. Flounder will be the headline fish for at least the next few weeks. Anglers using mud minnows, live shrimp, and Gulp jigs have been having success. The main push of flounder hasn’t yet arrived, but 20”+ fish are around and biting. Black drum from 2-15 pounds have been readily taking live shrimp when the tide is running. A few redfish are also lurking under the dock. Some are smaller ‘rat reds,’ under the slot, while others are bruisers (including reds over 40”). And, yes, some slot reds have been landed as well. Pompano have been caught occasionally, although few anglers have been targeting them. Look for a few nice Spanish mackerel working the bait schools when the tide runs strong around the new and full moons. A few big grouper have rewarded patient fisherman using frozen sardines and live pinfish. - Steve Schwalb www.MerryPier.com

Presenting the Dover Street Trio in a program of classical favorites, ending with a medley of holiday songs, in the St. Petersburg Main Library Auditorium, on Saturday, December 16, at 2 p.m.
They all play in the Tampa Bay Symphony, the 80-piece community orchestra directed by Mark Sforzini. Carol Skey, pianist in the trio, is also a cellist in the Tampa Bay Symphony (and she lives on Dover Street, where they rehearse). Julie Tollen is the violinist and Jilian Emerson is the cellist. If you’re paying more than 4% to sell your home, you’re paying way too much! “We created REALean to ll a need in the real estate industry: concierge-level full service for sellers without the antique 6% (or more) fee. When we list homes for sale, we charge 4%. If we are the only agent involved in the sale, we lower our fee to just 3%. Since 2014, we’ve saved sellers nearly $750,000 had they paid 6% to sell their home. Real estate commissions are negotiable, and it’s your hard-earned equity.” – Kevin and Lisa Cahill
FIVE Big Reasons to call REALean to sell your home: #1 You will get a lot more money: REALean listings sell closer to the asking price than the MLS average home. #2 Your home will sell faster: REALean homes sell in one-third the time of the MLS average home. #3 Your home is more likely to sell: REALean homes are 24.8% more likely to sell during the listing period.
