PUBLISHER’S LETTER

Create Your Life A message from the daily OM Are you experiencing a lack of excitement about what you are currently doing? Perhaps you are less than enthused about your work or a situation at home or in one of your relationships. If so, you may consider thinking up alternatives that can bring more meaning or joy into your life. You might consider thinking about any situation with which you are dissatisfied and envision what the ideal scenarios would be for you. You could hold that ideal in your mind as you brainstorm ways to bring your current circumstances more in line with what you imagine. The power to shape and create a more exciting and meaningful reality for ourselves begins with our thoughts. Everything from minor shifts in behavior to major changes in lifestyle is rooted in a thought. Transforming the thoughts we have regarding our current circumstances can quickly transform our realities. Change your thoughts, focusing on what you want instead of what you don't want, and you inevitably change your life. In this way, a complete revolution of self can stem from the willingness to entertain a single thought. You are the creator of your destiny. Choose your thoughts carefully and deliberately, and you can begin creating meaningful change in any area of your life. -

We have for years now been seeking a good, honest, marketing representative with passion and a work ethic. Some common sense and ad sales experience a bonus. We have advertised for experienced people, and ended up with an 87 and a 92 year-old with a career’s worth. We have told everyone we know who might know someone, and in the last 90 days, we have hired and trained two terrific ladies, both of whom have advertisers in this issue. That is amazing since the newest recruit, Eileen Brock has only been on staff for three weeks. Both came to us without provocation like they were sent by the universe. We are extremely proud of both her and Margaret Fuesy who has shown incredible talent in her first 90 days and we have no doubt the magazine will be getting thicker and other great happenings from us in the fall. This is the first of our two summer bi-monthly issues. In it we have provided a comprehensive feature on recycling, a cover story on the iconic Caddy’s on the Beach and a feature on Rebecca Penneys International Piano Festival at USF. Our Arts and Leisure and Events listings cover 10 weeks this issue, from June 1st to August 15th. You have the new info if you read online, but most of it was also in the May issue, through June 15th.If you are wondering what to do this summer, we provide seven suggestions. Also include is the Recreation schedule for St. Pete Beach and visit www.spbrec.com. We are thrilled for Mayor Maria Lowe who announced she will be resigning her post on Sept. 30, 2016 to join her husband in France where Gerald has accepted a post. We hope to have a goodbye message in our August-September issue.

Giant Human Sun for Solar Energy Hundreds of people came together May 21 on Treasure Island Beach to create a human image of a massive sun in support of solar energy at this year’s "Hands Across the Sand” event. Internationally renowned aerial artist John Quigley designed and created the human sun with up to 300 people on the beach behind the Bilmar Beach Resort. The sun, with “100%” inside, symbolizes the need for transitioning away from

dirty fossil fuels such as coal and gas to 100 percent clean energy such as solar power. The annual global event was organized by Sierra Club and other environmental groups. Based in Eagle Rock, CA, Quigley has created and directed over 150 human aerial art images around the world on every continent, including the human peace sign in front of the Eiffel Tower at the COP21 Climate Summit in Paris. For more information about Hands Across the Sand, go to www.handsacrossthesand.org Paradise NEWS is delivered on Solar Power! Loyal readers often ask how our solar energy system is performing for us. We say “Great!” We were told that the 10kw solar system we installed on our roof in St. Pete Beach over 3 years ago was more than we needed to run our home and office. They were right, however, we are very happy about the extra energy. In addition to providing all the power we needed in

our home, we have been able to drive on the excess power. Our Chevy Volt has gone over 27,000 miles on 150 gallons of gas, averaging 175 mpg. Our power bill is the minimum $10.53 ($8.50 + fees) most months and averages under $20. We are saving $200-$250/month in power & another $100+ in gas savings. Even at $300/ month, $3,600 per year, payback on investment is way more than any other legal investment we know. In addition, the readout on our inverters says that in under 4 years our little system has prevented 50,000 pounds of carbon dioxide from entering the atmosphere. We have virtually eliminated our carbon footprint. The postal service still burns fossil fuel, but they are headed out, with or without Paradise NEWS. Fifty animals, from dogs to ducks walked across the Fox Hall stage at the 4th Annual Eckerd College Pet Graduation on Thursday, May 12. “As the first school in the nation to accept on-campus pets, Eckerd College’s commitment to honoring

Six years ago Crea Egan and some friends began a movement called “Gulfport Growing Greener.” While she says hers was the first in the nation, Seattle is taking the glory due to the city’s financial support. “A core group of Urban Food Foresters have been hauling buckets of water across three park blocks for almost three years now.

The food forest is beautiful and is beginning to bear food for all,” says Crea. “Please help us spread the word about our crowd fund campaign for irrigation, a utility cart and our invitation to come out and get down and dirty with the butterflies, hawks, ospreys, coco plums and Miracle Trees. We meet up in the forest every Sunday from 4 - 6 pm to love up the forest and share what we know about living as if life mattered most. The Gulfport Food Forest has a booth at the Tuesday Fresh Market in Downtown Gulfport thru July where we share the harvest by donation. The donations go towards filling our red basket.” www.redbasket.org/843 (a crowd-sourcing effort to raise $8,000 irrigation & transportation) Crea Egan 727.560.0608

Whether you are looking for a place to spend an awesome day at the beach with your family, enjoy a delicious meal with the sound of the gentle Gulf waves lapping the shore or have a drink and dance to live music with a glorious sunset over the beach view,

it is hard to beat Caddy's on the Beach on Sunset Beach in Treasure Island. Since the 1940’s Caddy's on the Beach has been a destination where families and friends have gathered for beach outings, casual dining, live music and amazing sunsets. Grab a towel and sunscreen and we’ll see you there! Many of us on the beach spent our young and wild years “partying” at Caddy's, in the water or on the sand, often to the dismay of area residents. Boats gathered and anchored out, nearby beach goers blending in with the patrons - all to be able to drink alcohol on the beach and enjoy the atmosphere created carefully by Caddy's for their patrons. Back then it was truly one of the hottest spots on the beaches, but not necessarily by design. Last year this beach favorite came under new ownership, reviving its original family friendly atmosphere. 14

JUNE/JULY 2016 | ParadiseNewsFL.com

Since Caddy's is the only beach bar directly on the beach where you can enjoy a cocktail in the sand, the new owners wanted to preserve this right while appeasing unhappy neighbors. Their experience operating the popular Mac Dinton’s and Yard of Ale pubs and restaurants throughout Tampa Bay has developed a sense of community, commitment and continuity. During the transition the staff was retained, the building updated to keep the quaint beach cottage feel and a new message of a family friendly atmosphere was created. Each patron is offered a complimentary beach chair to sit back and relax at Caddy's on the Beach. With a full range of dining options from breakfast straight through to an evening meal to remember, Caddy's has you covered, no matter how long you care to stay. What could be better than sipping your morning coffee with your toes wiggling in the sand as you gaze out to sea, enjoyably awaiting your bacon and eggs. The evening's sunset with its brilliant colors exploding across the sky as you dine can give you a pretty spectacular feeling too.

At Caddy's on the Beach every afternoon and evening there is live music to help complete the atmosphere with a variety of styles to include island reggae, soulful acoustic stories or good old rock n' roll. The website offers the entire entertainment listing. The music always seems to blend with the time of day as afternoons feel a bit lazier then the evening once the sun sets. As with the different styles of music there are also options for your seating pleasure -

Complementary cabanas are available to friend and family gatherings with a minimum overall purchase which includes food, beverage and even their signature t-shirt. Each cabana provides comfortable seating for 15 – 20, complementary water and cooler with ice. It is always advisable to call ahead and make reservations for one of the cabanas as it is a popular option for special celebrations such as birthdays, wedding parties and family reunions. Imagine hosting a party on the beach where all you have to do is wave to your friendly server once you see your glass is getting empty. The cabanas provide a wonderful source of shade and come with lounge chairs if you choose to bask in the sun. The best of both world's available to you and your guests.

Caddy's offers a wide ranging menu which can be previewed online. The Casual American fair includes seafood, salads, sandwiches, burgers and the area's best BBQ. There are choices for the little ones 12 and under on the Kid's Menu and a full line of desserts including ice cream treats. Just go sit back and relax on the sand til that fullness feeling subsides and when you are ready end your meal with a refreshing slice of Key Lime pie or a decadent Brownie Sunday to cool you to your core. Sounds an awful lot like the perfect picnic on the beach, though I do recommend eating at the restaurant picnic tables and within the restaurant as there are lots of hungry sea gulls vying for your meal – inside they have you covered.

down where you will see the parking attendant to your right that will direct you where to park and collect your $5. You may also want to consider hopping the Trolley or Free Beach Ride as an option on busy beach days or after a long day at the beach that went well into evening.

inside offers a more restaurant feel, as you meander to the open area porch you can feel the sea breezes while sheltered from the sun. My favorite place to be is on a picnic table in the sand. Upstairs above the restaurant is a great casual area perfect for toasting the setting sun. Being directly on the beach lounging with a cool refreshing drink in your hand can truly feel like the definition of paradise. Spend all day and experience the ambiance of them all.

Caddy's is located at 9000 West Gulf Boulevard, Treasure Island. At the light on Gulf Blvd. you will see the 7-11 store which is a good landmark for reference. It is also at this point that Gulf Blvd. becomes Blind Pass Road until you reconnect in St. Pete Beach and 75th Avenue. West Gulf Blvd. is also considered Sunset Beach – years ago a storm created Blind Pass and Gulf Blvd. became divided. Caddy's on the Beach is just a short distance 16

And speaking of a cool refreshing drink, Caddy's on the Beach has something for everyone. Caddy's offers a large selection of soda, tea, juice, beer, wine, frozen favorites and specialty shots and cocktails. Whether you are thirsty for a cup of coffee, ice cold tea, tall cold beer or that perfect frosty margarita, just sit back, relax and it will be right there. As noted earlier, Caddy's on the Beach is the only beachfront bar in which alcohol is permitted directly on the sand, please respect this privilege and drink responsibly. In respect for the beach and the barefoot beach goers glass is not allowed on the sand. Caddy's on the Beach is still one of the hottest entertainment hot spots in our area providing great food, live music, excellent service, ice cold beverages to meet your mood, amazing sunsets and the beautiful Gulf of Mexico as your playground. Now more than ever Caddy's on the Beach is the place for everyone to enjoy. Caddy's on the Beach is truly a family destination for the entire day, some consider it a mini vacation all in one day with everything you need all in one place. No worries as your service staff ensures you enjoy your day. Caddy's on the Beach can easily become your favorite place on the beach.

EVIDENCE-BASED INVESTING by Brian Puckett, JD, CPA, PFS, CFP® AlignMyWealth.com

Keeping Your Investment Focus Welcome to our next installment of Evidence-Based Investment Insights: Keeping Your Investment Focus or Ignoring the Siren Song of Daily Market Pricing. In our last piece, “You, the Market and the Prices You Pay,” we explored how group intelligence governs relatively efficient markets in an imperfect world. Today, let’s look at how prices are set moving forward. This, too, helps us understand how to play with rather than against the wisdom of the market, as you seek to protect and grow your serious money. News, Inglorious News What causes market prices to change? It begins with the never-ending stream of news informing us of the good, bad and ugly events that are forever taking place. For example, when there are reports that a fungicide is attacking Florida trees, orange juice futures may soar, as the market predicts less supply than demand. What does this mean to you and your investment portfolio? Before the news tempts you to jump into or flee from breaking trends, it’s critical to be aware of the evidence that tells us the most important thing: You cannot expect to consistently improve your outcomes by reacting to breaking news. Great Expectations It’s a daunting task to profit by reacting to breaking news because of two fundamental principles. First, it’s not the news itself; it’s whether the news was expected. When a security’s price changes, it’s not whether something good or bad has happened. It’s whether the good or bad news is better or worse than expected. If it’s reported that the aforementioned orange tree disease is continuing to spread, price changes may be minimal because everyone was already expecting bad news. On the other hand, if an ingenious new fungicidal treatment is released, prices may drop dramatically in reaction to the unexpected increased supply of oranges.

Thus, it’s not just news, but unexpected news that alters future pricing. By definition, the unexpected is impossible to predict, as is how dramatically (or not) the market will respond to it. This is why market forecasts are so horribly unreliable. The Barn Door Principle The second reason to consider breaking news irrelevant to your investing is what we’ll call “The Barn Door Principle.” By the time you hear the “news”, the market already has incorporated it into existing prices, well ahead of your ability to trade on it. The proverbial horses have already galloped right past your barn door. This is especially true in today’s micro-second electronic trading world. In his article, “The impact of news events on market prices,” CBS MoneyWatch columnist Larry Swedroe explored how fast global markets respond to breaking news. Pointing to evidence from a number of market studies, the universal conclusion was nearly instantaneous price-setting during the first few post-news trades. So, unless you happen to be among the very first in the world to trade on breaking news (competing, mind you, against automated traders who can respond in fractions of milliseconds), you’re setting yourself up to buy higher or sell lower than those who have already set the post-news price. This is in direct opposition to your goal of buying low and selling high. Your Take-Home Rather than playing the losers game of reacting to ever-changing and rapid-spreading “news” (over which you have no control), a preferred way to invest is according to market factors that are both knowable and controllable. In future Evidence-Based Investment Insights, we’ll introduce these factors to you. But first, you may be wondering: Even if you aren’t personally up to the challenge of beating the market, maybe you can find that “really smart guy or gal” (your own personal guru) to outsmart markets for you. Next up, we’ll explore your probability of success using “market gurus”.

Gorilla Joe steps in when savy shoppers find a great deal on their new appliance or home furnishing then need some help moving and installing their new find! Don’t take the hassle of delivery and installation upon yourself when bringing home your new appliance or furniture. Gorilla Joe will do it for you! They offer same day or next day delivery. They can also remove or install dishwashers and replace over-the-range microwaves. REAL ESTATE

JIM BEGGINS - Property Wizard, Broker - CENTURY 21 Beggins Enterprises

ABOUT BEING WRONG Most highly successful people are wrong most of the time. In my opinion, one of the major differences between the successful and the not so successful is taking action.

another one. I recommend that if you plan on selling this year do it now before inventory skyrockets and prices decrease. At least, find out what it’s worth.

The CEO of Zillow.com listed his house last July for $1,295,000. The Zestimate from his own company was $1,626,772. It sold on 2/29/2016 for $1,050,000. His company was wrong by $576,000 (that’s a huge 35% mistake). Why? Because Zillow is an advertising company not a real estate company.

Why sell now? Because: The kids don’t come down to see us, because of student and credit card debt or we’re going up north to be closer to our kids, our house is old and we can’t remodel because of flood insurance, kids don’t want our big house so we’re downsizing, we want to move downtown because there is more to do, flood insurance is going to make our house unaffordable, it’s time to move to a condo or maybe we should build new on our lot.

Internet sites are notoriously wrong in evaluating real estate values. Why? Because they never actually visit any homes. I’m in the field visiting homes every day to gather and transmit knowledge to buyers, sellers and agents. Mark Twain said, “When you find yourself on the side of the majority, it’s time to pause and reflect.” In today’s economic climate, the majority of barrier island property sellers and buyers are confused about whether to sell or buy. When we don’t have certainty we tend not to act. Listing inventory is down and so are sales. Our beach towns are not yet fully recovered from the last real estate recession and indications are that we’re heading into

20

JUNE/JULY 2016 | ParadiseNewsFL.com

Every day I hear these points from owners but the majority feel that the reasons for selling or buying are not compelling enough to make them move. So here we sit until some outside event forces us to act. I see the sloppiness of our beach market soon heading for a big increase in listings and lower prices. I also see high value of our beach lots leading many buyers and owners to build new rather than buy old. Am I wrong? Call me or come to our weekly 1-hour discussion Tuesdays from

4-5 pm at 5050 Gulf Blvd. St. Pete Beach. All of our personal situations are different so one size doesn’t fit all of us. Let’s together look at pros and cons of buying or selling and make an informed decision out of all this confusion in our marketplace. An informed client is the best client to work for. In closing, before you sell or buy, investigate. I have a contract with an analytics provider to show the current value of most addresses. It allows you to correct any misinformation that you discover about your home. Go to propertywizardteam.smarthomeprice.com and we’ll email your value…it’s free with no obligation. I also suggest that you check values on other sites. Just google an address and other analytics sites will come up. Be careful, because the prices they give are often too high or low compared to reality. Wendy’s parents and where she spent many happy times. Memories of those days remain vivid for Wendy, and while the Sunshine Hotel differs in many ways from The Rellim, she made it a point to imbue it with the spirit of those earlier days. Wendy currently splits her time between Atlanta, where she’s lived for nearly 20 years, and New York City. When not writing, she visits with readers at bookstores and book events, reads, enjoys her and her husband’s newly empty nest, and serendipitous visits with their sons. The RACE to

RECYCLE STORY by STEVE TRAIMAN The State of Florida has an ambitious goal of recycling 75% of its solid waste by 2020. As a community of 24 towns, Pinellas County had achieved a combined recycling rate which includes a combustion credit for burning garbage to generate electricity and recover the metals for recycling, of 63% by year-end 2014, the most recent data available. This is one of the highest in the State, according to the County’s Solid Waste Technical Management Committee. Jan Tracy, County Solid Waste Program Coordinator, told Paradise News, “We have reached this level through a combination of public outreach and education on waste reduction and reuse, strong household recycling, yard waste recycling, household electronics and chemical waste recycling and reuse, and combustion of solid waste to generate electricity and metals recovery.” “In Pinellas County we view ‘garbage’ as a resource. We don’t just provide for disposal of solid waste, we provide and promote ‘resource management’. We operate an integrated waste management program in partnership with our 24 municipalities. Our joint mission 24

JUNE/JULY 2016 | ParadiseNewsFL.com

is to insure that solid waste generated in the County is properly managed and disposed of in an environmentally-sound manner. “Our focus is on maximizing recovery in ways that conserve natural resources and protect public health. Recycling and conservation are key components to achieve that mission.” Speaking for the County Commission, John Morroni told Paradise News, “Our Pinellas Recycling Program is so important to the Community that we have included recycling as part of the Pinellas Strategic Plan. Practicing superior environmental stewardship in the county is an integral part of

our Strategic Plan in serving the public. Reducing and reusing resources to provide energy is a no brainer and I hope more governmental entities would include this type of responsible management in their plans!” Tracy continued, “It’s very important to read the labels for curbside recycling in your community as we don’t want to contaminate the recycling bins with trash. Plastic bottles should be empty and have necks. Other main focuses include no plastic bags or wrap, as they get caught in the recycling processing equipment and no Styrofoam of any kind in curbside or drop-off recycling containers. Plastic shopping bags and newspaper

sleeves may be recycled at grocery and big box type stores. Styrofoam egg cartons and food trays may be recycled at Publix stores. Also, paper towels are not recyclable and should be placed in the trash.” “All items recycled in Pinellas County are processed at a MRF (municipal recycling facility). Materials collected for recycling in Pinellas County are taken to MRFs in our area. They are separated according to the item. Sorting is done using magnets, air blowers, screens, optical readers, and limited manual labor. Sorted items are then baled -after processing there is a bale of newspaper, plastic bottles, aluminum cans, cardboard, etc. The bales are then sold to different companies that will recycle the material to make new products”. “Pinellas County recycling contracts require all items recycled at County Collection Centers and the Beach Recycling Program be recycled, not landfilled. All materials placed in the trash are burned to generate electricity to power 40,000 Pinellas homes every day. “Our staff can help coordinate recycling efforts and/or provide educational exhibits for any community event – homeowners associations, art shows, school carnivals, festivals and employee, sporting and food events. You can borrow recycling bins or our Recyclin’ Roadie, a brightly painted mobile recycling trailer that can be parked to collect recyclables. For information, call 727-464-7500 or email recycle@pinellascounty.org” Visit http://www.pinellascounty.org /solidwaste/recycle.htm for an A-Z Guide on how to get rid of things and more, or pick up a current copy of Pinellas County’s publication, “Recycle Today” at area libraries and city halls.

Every Household Helps Andi and Jerry McDonald have been in St. Pete Beach since 2004, coming from Massachusetts a huge recycling state. “Recycling is such an easy way to do our bit for the eco system,” Andi tells Paradise News. “For me, my goal is always to have more in my recycling bins than in my trash each week”. “To that end, we recycle all paper that comes into the house, not just newspapers and magazines: All junk mail, regular mail (after removing address); all envelope contents such as ads or even bills no longer needed once identifying info is removed; paper receipts without identifying info; and if you have a shredder, the shredding confetti can be recycled in a paper bag”. “One item I notice that ends up in a lot of trash barrels instead of recycling bins is cardboard packing boxes. These can be flattened and added to your recycle bin along with the thoroughly rinsed juice/milk/soup, etc. cartons. I flatten everything in my bins: water bottles, cans, laundry soap/ softener containers. etc., so that less space is used. “A lot of people laugh at me and my efforts because they believe the recycling just ends up in trash landfills anyway. I sure hope not! For me, recycling is a means of responding to the eco issue of creating less garbage. It is such an easy way to leave less of a footprint on our earth.” Other Recycling Options

Beach & Park Recycling Program: This County program provides over 600 recycling containers to County parks and participating County beach locations. These bright blue recycling containers are conveniently located next to trash cans for visitors. Primarily for aluminum cans and plastic drink bottles, the expanded program now accepts glass bottles, newspapers, magazines and drink cartons. Business Recycling-Cutting Waste at Work: Businesses generate a majority of the County’s Solid Waste, and much of this could be reduced, reused, or recycled. The Cutting Waste at Work program provides free assistance to help businesses or nonprofit organizations reduce waste and conserve resources. For information, call 727-464-7500 or email recycle@pinellascounty.org Yard Waste Recycling & Free Mulch: Through this recycling program, leaves, branches and other forms of yard waste are processed into mulch, available free to the public. In Pinellas County over 100,000 tons of yard waste is recycled annually and available free at over 20 mulch sites. For a list of these sites, email recycle@pinellascounty.org Reefs: This program is an innovative way to recycle demolition and construction debris such as old bridges or boats. Clean concrete and steel debris are used to construct artificial reefs. These underwater reefs create valuable habitats for fish and other sea life, which in turn benefits fishermen and divers. Mobile Collections of Electronic and Chemical Waste: These are a convenient way for residents to safely dispose of household chemicals and electronics, such as old computers, TV’s, paint or fertilizer. This program is FREE to County citizens, with a modest fee for businesses. Mobile ParadiseNewsFL.com | JUNE/JULY 2016

Good To Be Green: It’s not easy being green. It takes vision and a plan to reduce our carbon footprint. Lucky for Paradise dwellers, our local hotels, restaurants, grocers and communities take pride in their eco-friendly programs. Local eco-friendly efforts include recycling, sourcing sustainable foods and local sources, donating food /eliminating food waste, community gardens, reducing energy & water use and using non-toxic chemicals. According to the National Restaurant Association, U.S. food waste is estimated to be about 30 to 40 percent of the food supply. An estimated 133 billion pounds of food from stores, restaurants and homes was wasted in 2010, according to the USDA. The amount of uneaten food from homes and restaurants in 2008 was valued at $390 per consumer. Most food that’s thrown away ends up in landfills, where it can have negative environmental impacts. Accolades to all of Tampa Bay’s top “greenies” who cuddle up to Mother Nature with these earth-friendly, waste-reducing green programs:

The resorts use Energy Star rated appliances and high-efficiency air filters for indoor air quality, have an aggressive recycling program and reduced total water consumption by more than 30%. CONSTRUCTION

by Tom Smith, Contractor - GHD Construction Services, Inc.

Are You “Investing” or “Spending”, That is The Question! When you purchase a new energy efficient home along the Florida beaches, built above the flood plain, with new hurricane standards and today’s updated amenities, are you “Spending” money or actually “ Investing” those dollars? Most families don’t fully understand the difference when it comes to seeing their savings being transferred into another cash outlay. We all understand that our everyday expenditures are trading dollars for consumer goods that almost certainly have a depreciating effect on cash. Clothes, food, your electric bill, etc., all are monies that will never be recouped and put back into savings for the future. Then there are large ticket items like cars, boats, motorhomes and the like, that although very enjoyable, are surely an expenditure that will never be fully recouped. That leaves a family with investments that may/may not increase the family portfolio depending on how the stock market, bonds, or mutual funds may fair, either up or down during certain periods. What to consider. Real estate investments in a population growth state like Florida have traditionally been a very

sound investment. It is true that investments in real estate like vacant property could diminish in value over the years depending upon your investment acumen. However, the historic tables clearly show that over time, residential real estate in Florida consistently increases in value, and offers a good return of capital when the family decides to sell. This is especially true with new homes constructed with the newest Florida Building Codes, very energy efficient and hurricane resistant, rather than the older 1960’s constructed re-sale homes. Those older existing homes served Florida well for the past 50 years, but with new federal regulations for flood insurance which are federally mandated to rise greatly over the next 4 years, these properties are probably an exception to the rule of increased valuation. The question of liquidity should also be addressed. Can your Florida home be immediately sold should a family emergency or medical problem require cash? In most cases it does take months to put your home on the market and complete a sale of your home. However, options are available in the case of a quick cash need such as a conventional mortgage or even a reverse mortgage to replenish your cash

position when immediate cash is needed. Historically your home probably increased in value over a period of time, so borrowing either short or long term normally would be easy. This is precisely why so many families are now working with builders to replace their existing home to increase their investment potential. These families also gain the benefit of the security that comes with a new homes that meets the 150 MPH wind that could accompany a hurricane, as well as enjoy a new kitchen, flooring, baths and all the new home amenities that are available today. Just maybe that new home “Investment” is a good idea after all, both for the complete enjoyment of the new home environment as well as future profit potential! INSHORE- Angelo Rivera, from Largo, reports the pompano bite is HOT on the western tip of the north jetty at Johns Pass. He reported that the bite turned on just after sunset as the current picked up and that 5 or 6 anglers worked together to cast up current and work down as the next angler casted in the same area and worked down tide and so on and so forth. Most anglers were using the Doc’s jigs and Angelo said the green color was working best. All the anglers caught a limit of pompano just before the bite shut down as quickly as it started. The snook bite is great at night too inside Johns Pass. Angelo Rivera switches to snook after night falls and he moves to the southern side of the pass along the rocky jetty. His best luck is on spooltek 6 inch lures, but also does well using rattletrap lures too. The water clarity inside the pass right now has been phenomenal allowing us to spot huge schools of giant snook hanging under the docks during the day but they seem to be very docile and unaggressive till night falls. The white bait is in the pass but really small lately, hopefully the large greenies will move in soon to keep the mackerel nearshore through the summer. Sharks are starting to really heat up inside the pass and along the beaches. The summer time tradition of beach sharking at night will start to become more of a normal occurrence as the water warms and the shark spawn reaches its peak. NEAR SHORE- The mangrove snapper bite nearshore and offshore just seems to get hotter and hotter and the clearer waters are making it easier to lure them up to the surface. The HUB and Flying HUB 1 both have had the mangroves up at the surface eating the chum slick behind the boats. Great time of year to book a private charter for light tackle mangrove snapper fun! The hogfish are still biting, but since the water has cleared so much it takes more and more of a special approach to ensure the hogs will bite.

chewing just around the fifteen mile mark and we caught quite a few while heading out to the blue water. We also caught some Bonita while heading offshore and those are kept for their great bait purposes in the super deep waters offshore. The mangroves were big and plentiful when we started fishing, but due to a strong current it was tough to target them perfectly but we did get nice almaco jacks. Then just before sunrise using live pinfish on a flat line we started slamming the monster blackfin tuna, one was over 30lbs. Once the sun rose, we started targeting the big grouper and yellow edge grouper cooperated nicely along with a few big monster snowy grouper and tons of nice tilefish! We pulled in some monster sharks in the Bo Williams 10 hour Flying HUB charter at Hubbard's deep water as well as some over 500lbs and with Marina crushed the Amberjack, African Pompano & Kingfish the electric reels it made it a little easier to get The best bet is using a large amount of these guys up to the surface to release safely. Kingfish are still two hook ups but no swords to the surface around especially in the deeper nearshore waters, unfortunately due to a spit hook and broken but as the water warms they will thin out especially leader. The following day started out drift fishing if the bait continues to spread out. Whale sharks for tilefish and boy did it turn on like a light switch. are being spotted in the nearshore waters right The tiles were coming in 4-5 at a time and they now thanks to the higher amounts of krill and were nice fish to say the least! This continued for plankton in the area. Female turtles come ashore in the dark, dig a hole using their flippers and lay 100 to 150 eggs at a time. During the course of a season, a single female lays three to eigh nests. After a 45 to 70 day gestation period, hatchlings emerge from the nest at night and follow the moonlight reflecting off the Gulf. These turtles return to the beaches where they were born, sometimes decades before. TURN LIGHTS ON! Turn out unnecessary beach lights to help prevent disorientation of female sea turtles and hatchlings. Close curtains and be mindful 30

of bright lights shining on the beach. KEEP IT DARK! Sea turtles can become disoriented from lights and illuminated objects visible from the beach. Most importantly, bright lights disorient hatchlings by attracting them inland where they often die of dehydration, predation, or are run over by motor vehicles. It is very important that beachfront properties minimize lights that shine directly on the beach. REMOVE OBSTACLES! Knock down sand castles and fill in sand pits. REAL PROPERTY

Travels Through Real Estate Law BY THOMAS A. BRODERSEN, ESQ.

Foreclosure Deja Vu It’s been a long, painful road through the foreclosure crisis for American homeowners. You know the history: the Wall Street banks grew even bigger by creating the real estate bubble, engaging in wide-spread predatory lending in order to sell people mortgages much larger than they needed (or asked for, in many cases), justified by inflated home prices that were never destined to last (and were seldom even true at the time). Sure, homeowners were naïve to believe the values the appraisers kept delivering (which they did to keep getting more appraisal work from the banks), and they didn’t have the experience or judgment to hold back from treating their homes like piggy-banks. But the banks knew better. For purely short-term profit-

driven motives, they refused to act like responsible business people and warn their customers away from more and more debt. Instead, they fed the fires and raked in the cash. Many of the wrongdoers are no longer in the business (having taken the money and run), but they’re not in jail, either. That’s a shame, because mistakes that aren’t learned from tend to repeat themselves. The state of Florida, largely because of our radical Governor, refuses to participate in fixing the problem in any meaningful way. According to the Tampa Bay Times recently, this state “granted help to a lower percentage of struggling homeowners than any other

state in America.” I’m here to tell you that Florida homeowners were definitely among the hardest hit, but we gave them less than half of the money available under the Hardest Hit Fund. Right now Foreclosure filings are lower than they have been in years. Most of what we see falls into one of two categories: homeowners who had more resources than most, who kept paying their mortgages (despite being underwater) for as long as they could. Even those folks eventually ran out of cash and finally fell into the pit so many had already visited. The other category is people who fought hard to win mortgage modifications from their lenders, but, of course, the terms were still too poor

to actually fix the problem, so they’re falling into default again. Once again, the homeowners pay the price, the bankers don’t. It would hardly be an original thought to say that we’re going to see another full-blown foreclosure crisis one of these days. I’ve heard dozens of industry observers make that prediction in recent months. The only real question is this: Will our leaders apply the lesson we’ve all learned, that any help from the taxpayer should go to the homeowner, not the banks? To paraphrase Dirty Harry, do you feel lucky, punk?

Rebecca Penneys International Piano Festival at USF

REBECCA PENNEYS, PROFESSOR OF PIANO, EASTMAN SCHOOL OF MUSIC ARTIST-IN-RESIDENCE AT ST. PETERSBURG COLLEGE STEINWAY-ARTIST-IN-RESIDENCE AT USF

by Lee Elstun One can sense the flow of impulses surging through her brain, working their way down the nervous system and into her fingertips in a matter of milliseconds. There’s no tension in her fingers nor her eyes, which occasionally glance at the ceiling either out of some silent acknowledgement of God or a sign that shows that there is no stress lying dormant in her veins. That is the mind and hands of Rebecca Penneys at work. It is an advanced technique that she developed over the years called “Motion and Emotion.” According to Penneys, it is “a natural keyboard technique that allows pianists to achieve performance goals and handle stress without physical strain or injury.” Ignoring the cultural and anachronistic inconsistencies for a brief moment, you can imagine that Dr. Penneys would be exalted as one of the definitive artists 50

JUNE/JULY 2016 | ParadiseNewsFL.com

in an era of classical music that spawned the likes of Beethoven, Mozart and Bach during the time of the harpsichord and fortepiano, the predecessors of the modern piano. Imagine the romantic Golden Age of Piano, the joy of the debut of modern piano in the days of Chopin, Liszt, Brahms and Schumann, with salon-style, three-hour long concerts. Instead she lives in a time of great musical diversity. The audience for classical music has become much more elite in modern times, but unlike the Unites States, people in South America, Asia and Eastern Europe still cram into theatres and concert halls to hear piano concerts. Dr. Penneys performs worldwide and teaches and prepares younger generations to combine historical information, style and sounds of the great pianists of the golden age and more modern times with current piano techniques and holistic learning. Dr. Penneys is founder/director and host of a piano festival less than

an hour away from here. The 4th annual Rebecca Penneys’ Piano Festival (RPPF) is held this summer from July 12-30, in Barness Hall on the Tampa campus of the University of South Florida. For three weeks, three dozen top, aspiring, concert piano students not only get to play and study piano, but they get to meet their peers, other dedicated young pianists with whom some maintain relationships for decades. They also get to attend live performances and hear master classes from Penneys and thirteen other distinguished piano professors from top schools worldwide. Those students will learn to hone their craft and expand upon their skillsets using Steinway pianos. That’s a big deal. Why? Steinway is a brand that’s known for high quality and considered the finest instrument in the world. Imagine learning how to drive in an Aston Martin with Formula One winner James Hunt as your teacher, and you will know how these

students feel once their fingers hit those piano keys for the first time, all the while in Penneys’ careful oversight. These are all future piano stars in the world of music. They will enjoy world-class mentorship and tutelage for no charge – it is tuition-free. The Rebecca Penneys Piano Festival is supported entirely by donations. The Rebecca Penneys Friends of Piano Inc., a notfor-profit 501c3 organization welcomes your support, since there are operating expenses, like USF facility fees, room and board, food, transportation, piano tuning, and faculty salaries. The public is invited and encouraged to attend the festivities. RPPF offers attendance at all concerts and classes to the public at no cost. Over fifty years ago, Dr. Penneys was invited by Steinway to become a Steinway Artist, which is quite an honor. In addition to this title, she is Professor of Piano at the Eastman School of Music, Artist-in-Residence at St. Petersburg College, and SteinwayArtist-in-Residence at the University of South Florida. Dr. Penneys has

accumulated many awards. She even won an award, at age 17, that was created “in her honor” the Special Critics’ Prize at the 7th International Chopin Competition in Warsaw. After that she piled up award after award in competitions across the world, while being recognized for her prowess at the piano. It’s no wonder then that publications all over the world rave about that prowess. Take the Budapest Sun for example. In a review they said, "Penneys' recording embodies the true essence of the Chopin Etudes, studies in sound, nuance, sensitivity, touch & emotion. It is through her transcendent pianistic ability and complete understanding of the physiology of the body that these more humanistic qualities are released." If you investigate the rest of the reviews, you will find that Dr. Penneys is not compared to anyone. Her skill is not compared to other players, and her techniques are not compared to those in the past. With talent, imagination, years of practice and determination, she has established her own precedent.

Two new DVD’s filmed locally and recently at St. Petersburg College should will soon make their debut. As word of the success of the first few festivals spread through the international concert piano student community, interest has increased. Rebecca and her handpicked faculty had over 100 fully qualified applications for the festival’s 36 openings. Since much of the learning comes from practicing performing in front of a group of strangers, piano music lovers are invited as audience during much of the festival. Outreach concerts are also performed closer to the beaches, at Westminster Shores, Allegro and closest of all, at St. Pete College Music Center, 5th Avenue and 66th Street. These performances are provided free of admission, although donations of any amount are greatly appreciated. If you want to find out more about Professor Penneys, feel free to visit www.rebeccapenneys.com. For more about the festival and it’s concert-watching opportunities, or to help support the festival, visit www.rebeccapenneyspianofestival.org

Treasured Tales by Julian Fant

H

aving been born in the ancient settlement of St. Augustine in mid-1931, at the tail end of the Depression) my outlook for a normal and enjoyable youth were, at best, quite slim. My parents were already raising three daughters and one son when I arrived. Dad was a typesetter for the local newspaper, and wages were not the best. That fact, however, presented the opportunity, as I grew, to appreciate essential hunting and fishing trips in northeast Florida, as well as family outings to the pristine springs and rivers of the area in our old Dodge touring car. My most enjoyable two-week vacation from school, however, took place when my parents allowed me to visit with my three aunts and their families in an emerging playground on the southeast coast, known in the late 1930s as Miami-Miami Beach.

JUNE/JULY 2016 | ParadiseNewsFL.com

Each of my three aunts were accomplished property managers. After being placed safely on board one of Florida’s east coast trains, I was met in Miami by one or more relatives, to spend a wonderful summer at an apartment-hotel on Miami Beach....at the Pershing on Biscayne Boulevard, or at the original McFadden-Deauville on N. Miami Beach, which had the largest saltwater pool in the state. Other unique events included visits to the Seminole Indian Village, glass-bottom boats on Biscayne Bay, watch seaplanes taking off for the Bahamas, the Serpentarium, walking to the movie theaters and playing carpet golf on the balmy night when the surrender of Japan was announced. Those great memories still abound, many years later!
