Our business At PPHE Hotel Group we own, lease, develop, manage and franchise full-service upscale and lifestyle hotels in major gateway cities and regional centres predominantly in Europe. Our portfolio comprises 38 hotels offering a total of more than 8,300 guestrooms. Our development pipeline includes five new hotel projects, four of which are located in London, United Kingdom and one in Nuremberg, Germany. In addition, we have one extension and reconfiguration project. These developments are expected to add approximately 1,500 new rooms to our portfolio by the end of 2019. Our hotels operate mainly under three distinct brands: Park Plaza® Hotels & Resorts, art’otel® and Arenaturist. We have an exclusive licence from CarlsonSM, a global and privately owned hospitality and travel company, to operate and develop Park Plaza® Hotels & Resorts in Europe, the Middle East and Africa and we wholly own the art’otel® brand. We have a minority share in the Arenaturist group, a leading Croatian hospitality company. We excel at managing profitable upscale hotels and with our highly varied mix of agreements and ownership interests we are well aligned with investors to tailor the right agreement for each hotel or hotel project. Capital investment into hotels enables us to benefit from growth in property values and to develop flagship hotels. We are actively exploring acquisition opportunities in key markets for the brands we operate, further strengthening their profile and our profitability. Managing hotels on behalf of owners, both private and institutional, is another core part of our growth strategy. We are highly experienced in managing hotels and, as owners ourselves, we fully understand what it means to own property. Leasing hotels from third parties is a preferred model for institutional investors, and we will consider leases in selected markets.

We know what to look for when identifying assets with development potential, from plots of land to tired hotels in need of investment. We aim to own hotels in key gateway cities in Europe where capital value is likely to appreciate.

Our joint ventures take many forms, but they share the same strategy – we focus on developing a mutually beneficial working relationship to return maximum profits for all parties involved, combining our management skills with co-investment.

A management contract allows owners to retain ownership of their property while we undertake the day-today management. They have the confidence of working with a leading hotel brand while we run their hotel with efficiency and passion.

Investors may favour operating leases, whereby we lease their property and pay them rent. We manage all aspects of the operation of the hotel, from sales and marketing to reservations and food & beverage to human resources, thereby reducing their exposure to economic and business downturns.

The franchise option is ideal for partners who enjoy running their own hotel but seek the reassurance of industry-leading support services such as distribution, marketing and central reservations.

Public relations Our experienced in-house marketing and PR teams manage dedicated PR agencies in the United Kingdom, the Netherlands and Germany, all of which complement our global reach through the Carlson network. Where relevant, we launch cross-regional PR campaigns and undertake rigorous media monitoring, as well as crisis management preparation and training. Distribution Our partners enjoy access to our state-ofthe-art Curtis-C Central Reservations System. This distribution platform connects with a network of global call centres and online travel agents, ensuring that every customer, travel agent, corporate travel manager and event organiser in the world can locate a Park Plaza® hotel or art’otel® and make an instant booking with us. We also benefit from strong relationships with online third party intermediaries who help to complement our sales revenue. Revenue management Revenue management is critical to the success of any business. We have therefore developed a Centralised Revenue Management Structure with regional teams, securing optimal support on pricing and capacity control. Our insight and analytics solutions include products such as Ideas (a leading revenue management tool) and Vision (a management reporting tool).

Customer loyalty We actively participate in Club CarlsonSM, Carlson Rezidor’s guest, small and medium sized businesses and meeting planners’ hotel rewards programme. The programme’s more than 14.5 million members worldwide comprise loyal guests who earn Gold Points® for each stay and can redeem them for various types of rewards. Research indicates that Club Carlson members visit more frequently, stay longer and spend more. We are also part of the industry-leading patented travel agent reward programme Look to BookSM, whose more than 64,000 members worldwide reserve in excess of one million room nights annually. Look to BookSM provides significant volume and revenue, most of which is at a much higher room rate than non-members. Our relationship with travel agents has deepened through the Carlson Rezidor online training website, which aims further to engage and educate this important group of corporate travel bookers about our brands and products.

Procurement We are constantly evolving to drive value for our hotels and partners through consolidated procurement contracts with leading global, regional and national suppliers. All our significant contracts are negotiated centrally at regional or corporate level with increased productivity, cost control and quality control of products and services provided to our hotels by third party suppliers.

OAKS, in Nottingham, is a 90 seater restaurant and bar serving locally sourced produce, cocktails and craft ales. OAKS specialise in sausages and meats cooked over wood embers with all logs being the natural by-product of sustainable coppicing by the Nottinghamshire Wildlife Trust.

Open nightly, Primo Bar is one of London’s newest ‘must visit’ bars. Serving masterful cocktails created on demand, Primo Bar offers the perfect venue for London’s most talented local entertainers. Spectacular views over Big Ben can be enjoyed from the bar’s exclusive VIP area. Daily live music is followed by a DJ set until the early hours.

Park Plaza County Hall London Widely acknowledged as a model opening in 2008, Park Plaza County Hall London is now one of London’s most admired contemporary upscale hotels. We operate this hotel under a long-term management contract and, even during the recent downturn we have continued to hit budgets and exceed expectations, delivering superb returns to the owner.

Since entering into this partnership in 2008, approximately half of Arenaturist’s hotel rooms have been fully renovated and rebranded as Park Plaza. PPHE Hotel Group is expected to benefit from increased property values and benefits from fee-based income as it was awarded the long-term management contract to manage Arenaturist. PPHE Hotel Group will consider expansion through strategic investments in popular business and leisure markets.

Park Plaza Wallstreet Berlin Mitte One of our key hotels in Germany, Park Plaza Wallstreet Berlin Mitte is a fresh take on a business hotel. The property is owned by Union Investment, one of Europe’s leading institutional investors and leased to PPHE Hotel Group on a long-term occupational lease. Park Plaza Victoria Amsterdam This 306-room landmark property in central Amsterdam went into administration when we took it over in 1993 with a coherent and strong repositioning plan. With knowledgeable decision-making, significant investment and a skilful rebranding, Park Plaza Victoria Amsterdam has consistently generated very attractive returns. The hotel is wholly owned and operated by PPHE Hotel Group. Park Plaza Westminster Bridge London This spectacular 1,019-room hotel was one of the largest to open in London in 40 years and exemplifies our creative vision to regenerate a key London site and to achieve a self-financing, environmentally friendly development. Carried out in partnership with Gear Construction, the project covered 68,500m2 and was completed a year ahead of schedule. The hotel has delivered strong results since it opened in 2010. The hotel is part owned, and operated, by PPHE Hotel Group. Arenaturist Joint ventures and associates enable us to establish a presence in key markets and emerging markets and, by securing long-term management contracts, the Group benefits from fee-based income. At 31 December 2014, the capital employed for joint ventures and associates in hotels was €28.9 million (excluding €17.3 million for hotels under development), with normalised profit before tax at €3.8 million.

Sabina is responsible for PPHE Hotel Group’s acquisitions and development projects throughout Europe, including PPHE’s recent appointment as operators of the new lifestyle hotel at Battersea Power Station under the art’otel brand. Sabina has over 15 years experience in the hospitality sector, having previously worked as an advisor for Christie + Co and TRI Hospitality Consulting Ltd (now part of CBRE Hotels) and the Unctad/ITC (UN/WTO). Sabina also held operational roles at luxury hotels and Airlines in Europe, Central America and Australia. Fluent in English, German, French, Spanish and Italian, Sabina has carried out projects throughout Europe. Sabina holds a BSc in International Hospitality Management from the Ecole Hôtelière de Lausanne (EHL) in Switzerland.

Since joining the development team Dilya has been actively involved in underwriting various new acquisition and development opportunities for PPHE Hotel Group. Previously, Dilya worked for AXA Real Estate Investment Managers gaining experience in fund management, corporate finance and investment transactions. Dilya holds a BSc (Hons) in Business Studies from Cass Business School and MPhi in Real Estate Finance from Cambridge University and is fluent in English, Russian and Spanish.
