Take shorter showers Soap up and turn off the shower, then turn it back on to rinse. Take no longer than 4 minutes to shower. Two in one under the shower Consider washing your face and brushing your teeth while in the shower. Catch water Keep a bucket in the shower to catch water as it warms up or runs. Use this water to flush toilets or water plants. Plug the bathtub Plug the bathtub before turning the water on and then adjust the temperature as the tub fills up.

It's not essential to hire a property manager, but it can make life easier, especially if you move out of the area. Interview at least three companies. Ask about accreditation, customer service, references, tenant screening, experience, vacancy rates, maintenance, monthly reporting, handling evictions, insurance, fee structure, and inspection of the property.
