No matter what happens, Pattaya’s real estate industry continues to flourish. Every spare scrap of land is almost instantly filled with some kind of a development. The coastline from Bang Saen to Bang Saray is one long conurbation which reaches well into the Dark Side of East Pattaya. Without doubt, the most prestigious location in the heart of Pattaya is Phratumnak Hill. While many would consider just having a property on the high ground between Pattaya and Jomtien to be the definition of luxury, The Mayfair is setting a new standard and a new definition. When asked about this, Lynne Hannah, the developer, said: “I would not live anywhere else than the Pratumnak Hill area, it’s central position allows easy access to all areas of Pattaya and Jomtiem whilst being away from the hustle and bustle of the busy holiday resorts that Pattaya and Jomtiem have now become. I know many people think we are crazy, demolishing our house in order to build The Mayfair, but after looking around we decided that we have no desire to live in a small soi or in a large condominium block made up of small turn-key apartments with many people coming and going all the time. In The Mayfair, we are hoping that by building only 28 exclusive apartments, we will attract buyers who want to live in a small, more private apartment complex. “We also felt that people did not get enough choice. Instead of being stuck with interior choices that designers had made, we aim to give people a choice where kitchens, flooring and tiling are concerned. Pattaya City to Expand Beachfront

Beach lovers rejoice: In a bid to lure more tourists, the three-kilometre stretch of beach in Pattaya, Chon Buri province, will be widened to about 35 metres via a THB 430 million sand-fill project. This measure is both to prevent erosion as well as boost income from tourists visiting the seaside resort town. Involving 36,000 cubic metres of sand, the extension work is expected to begin in October and will take around two years. The first 15 metres of the new beach would involve a sandbag wall to serve as an embankment, while the remaining 20 metres would be comprised of sand. Apart from the Marine Department, Pattaya City has hired the Aquatic Resources Research Institute, under Chulalongkorn University, as a project adviser. The project has currently passed the Environment Impact Assessment, and is undergoing a bidding process. When completed, the beach extension project is expected to revamp the image of Pattaya as a resort town with clean beaches and white sand, making it more attractive. It should also have the potential to draw 10 million tourists during the inaugural year of the ASEAN Economic Community in 2015.
Habitus Goes Green The Habitus development in Jomtien is going green with four environmentallyfriendly initiatives. The three uniquely-designed buildings—connected with tranquil gardens and water features—are being constructed using prefabricated Eco wall. This is an insulated wall designed to trap cool air inside and keep warm air out, thereby reducing the amount of energy expenditure required with air conditioning. The windows will also be covered in a transparent film design to reduce the amount of heat entering the room. Some figures suggest a reduction in heat penetration by up to 80 per cent. Solar panels have now been added to the plans for the 212-unit development. Fitted to the roofs of each building, the power they generate will be used to light the public areas, which include

underground parking, three resort-style pools, hydrotherapy spas, gymnasium and the lobby. The energy collected by the panels will also be used, should it be required, to heat the pools. The biggest saving on energy use and, therefore, money on electricity bills will come from the dual-save heat recovery air conditioner system. The system not only reduces the energy expenditure (and, therefore, running costs) by up to 25 per cent, it takes the hot air produced by air conditioning fans and channels it into a heat recovery unit, where it can be used for water heating. The heat can even be stored for up to three days for later use. Other bonuses are that this system drastically reduces warm air emissions and require less space when installing the complete units.

“Wealth Developer� launches condo in Sri Racha
Property development company Wealth Developer launched Zea Sri Racha, a 2.5 billion baht condo project in Sri Racha district. The condo will house 585 units and will be 39 storeys high. Units will boast mountain and beach views and the project is due to be completed in 2017. Selling prices will be set at around 85,000 baht per square metre, with unit prices ranging from 2.17 million baht to just over 10 million baht. Facilities will include a 30-metre infinity edge swimming pool, a sauna and a fitness room. A Japanese Onsen facility will also be on-site. The target group of buyers will be mainly Japanese or investors looking to rent to Japanese tenants, and the company is looking for a fifty per cent or more take up rate on pre sales this year. Sri Racha is already popular with Japanese residents with many serviced apartments catering to corporate employees who are working at nearby industrial areas. The town, which is relatively close to Pattaya provides for a quieter living experience, and is also close to Chonburi where many international companies are

located. It is also the nearest town to the Laem Chabang sea port. There are now more than 6,000 condo units in Sri Racha and nearly half of them have been built in the last year or two. The first condo in Sri Racha was built
in 1991. The town continues to boom as the overall area along the Eastern seaboard sees continues growth. Wealth Developer has other land ready for development including 1.6 rai in Bangkok’s Sukhumvit Soi 64 and another 20 rai in Chonburi province.

Krungthep Land’s IPO postponed
Krungthep Land Plc (KLand) has decided to postpone its IPO due to volatile stock markets and also due to the continued political impasse. Chawintorn Kunakornporamut, director for business development said: “We planned to list and offer our shares to the public by the first half of this year, but we have to reconsider the plans and look at the overall market carefully given the current market environment.”

The original plan was to float 620 million shares to raise money for the midto high-end property sector. The company continues to focus on those sectors with the Grand Pin Klao housing project in Bangkok nearing completion. Units cost from 12 million baht to 30 million baht. Another project is also nearing completion in Northaburi and units will be ready for buyers to take ownership of in the third quarter. It comprises 50 townhouses
on 17 rai of land with prices set at between three million and five million baht. Last year, Krungthep Land Plc achieved profits of 300 million baht on revenue of 3.17 billion baht. Profits nearly doubled from the previous year. Mr Chawintorn added, “New supply of low-rise houses is expected to stand firm at 20,000 to 30,000 units in 2014, while that for condominiums is expected to fall to 20,000 units from 60,000 last year.”

Maximising Home Storage with Brian S
Okay, so you’ve accumulated too much stuff. Your abode is already crammed with closets, cabinets, shelves and storage bins and you’re absolutely certain that it can’t possibly hold any more. What can you do? Despite the obvious fact that there appears to be no more room, the chances are pretty good that you’ve got a lot more storage space that you thought. Here are a few tips that will help to minimise your home’s clutter and maximise the potential of its hidden storage space.
Doors & Entryways
Don’t be afraid to think of the backside (or front) of any door as “extra space”. It can also function as a wall on which you can store various articles. Search online for “over the door products” and you’ll find a plethora of hooks, racks and shoe pockets. Then visit your local home centre, as they often stock similar products. Over the door organisers or shoe pockets are especially handy when it comes to solving your storage woes. They can be used in a child’s room to store dolls and toys and are very handy in the kitchen. Purchase one with clear pockets and hang it from a pantry door to organise and store a variety of kitchen utensils and cooking supplies. You can turn any entryway into a functional storage space by adding a few hooks to the wall with a low cabinet underneath. Hang umbrellas, jackets, keys, dog leads or whatever on the hooks and store shoes inside the cabinet. Place a cushion or two on its top and the cabinet becomes a convenient bench on which one can remove one’s shoes.
Kitchen
If any room in the house is in need of more storage, it’s usually the kitchen. A great way to free up space inside your kitchen cabinets is to utilise the space between the ceiling and the top of the kitchen cabinets that cannot be seen from the floor. Anything in the kitchen that’s seldom used from extra light bulbs to packaged foods is a good candidate for that high altitude storage space. If you’re concerned that you’ll forget what you’ve placed overhead, make a list and tape it to the inside of one of the cabinet doors to remind you. Inside the cabinets, you can maximise space by storing dry foods that come in odd-shaped packages (like breakfast cereals, pastas and rice) in clear stackable plastic bins. Besides saving space, the bins will maintain the freshness of each item and prevent insects from entering. If you really want to free up space in your kitchen cabinets and drawers, consider putting up a hanging pot rack or two. These racks are easy to install and come in a wide variety of sizes. They are also available in both a ceiling and wall-mounted version.
Home Entertainment & Computers
If you own a lot of home entertainment or computer equipment, you already know how difficult it is to tell which cable goes to what device. It you’re tired of manually tracing them from the outlet all the way to the appliance, label each one at both ends with those flat plastic fasteners that are used to secure plastic bags around a loaf of bread. You can also use the cardboard tubes from rolls of bathroom tissue to bundle and organize all the cables coming to or from a computer or a flat screen TV. If you label or even colour code them with an indelible marking pen, you’ll be able to identify each one at a glance.

Bedroom
The most obvious space for extra storage in the boudoir is under the bed. That is, unless you have a platform bed; otherwise the space beneath the bed is perfect for long-term storage. Measure the height of the space between the floor and the bottom of the bed’s frame and look for the plastic storage bins that were specificallydesigned to fit under a bed. Make sure that you buy the ones with wheels, a handle and split-lids for easy access and ease of removal. The low, flat bins are perfect for storing extra bed sheets, beach towels, photo albums and seasonal clothing like sweaters and jackets that are rarely worn. If you’re in the market for a new bed, look for one that already has built in storage space.

Closets & Wardrobes
Hang the above mentioned shoe pockets from closet doors to hold belts, scarves, ties, socks, underwear, swimsuits and, of course, shoes. This will create much needed space inside your already crowded dresser drawers or at the bottom of the wardrobe. Here in Thailand, it’s unlikely that your wardrobe will be dominated by a lot of long dresses or full length coats. So, if you need more space to hang trousers, blouses or shirts, why not install a second clothing rod halfway down and double your hanging space? If you are a woman or make your home with one, the odds are that you’ll need a little more room for shoes. Rather than scatter them all over the closet floor, buy some decorative molding from the local home centre. Use the molding to create rails on which you can hang high heels. Simply paint the molding to match, and attach them in rows to either the wall of the closet or at the back of the wardrobe. Then simply hook the heel of each shoe over the rail. If you can’t permanently fix rails onto your walls, buy a Thai style bamboo ladder. Cut it into lengths that will fit your closet, lean the ladder sections against the wall, and once again, hook a pair of shoes onto each rung.

Bathroom
If there’s one place in either the bathroom or the kitchen that’s crying out to be organised, it’s the cabinet below the sink where most of the household cleaning supplies are stored. Install a tension rod high enough in the cabinet so that its upper space isn’t wasted. Use the rod to hang spray bottles and damp cleaning rags. Organise a couple of plastic buckets with cleaning products and brushes, each suitable for a single task, such as dusting or cleaning the toilet bowl. Make sure the buckets have a handle so they can easily be moved from one room to another. Make use of plastic storage bins on the cabinet’s floor to store miscellaneous items like detergent bottles, scouring pads and sponges. Complete the makeover by hanging a towel rack, and or a container that can hold bin liners or plastic shopping bags on the inside of the door. If you want to clear up the clutter that lines the tub or shower surround in the bath, hang up a stainless steel or plastic caddy. The caddy can be used to hold all of your everyday personal hygiene products like shampoo, conditioner, body scrubs and even shaving supplies. Shower caddies can be permanently attached to the tile or temporarily from suction cups with hooks. They can also be hung directly from the shower head stem. Separate suction cups with hooks placed at strategic locations on the tile or shower surround are also useful for hanging items like washcloths and loofah sponges.

Studio Condo v One Bedroom Condo
I
t certainly may not have escaped your notice that some recent condo developments are offering one bedroom condos as their basic offering, even though the overall footprints of the properties have shrunk. Just a few years ago, studio condos were offered with floor areas typically between 32 square metres and 42 square metres, with one bedroom units often twice the size. Yet one bedroom apartments are now being offered with a layout that is as little as 26 square metres, with each of the rooms correspondingly much smaller. The reason for the change is that studios used to be the base offering with one bedroom apartments typically offered as the next option up. Whilst developers have shrunk unit sizes, they have noticed that they can create extra value by labeling their

apartments as one bedroom abodes as opposed to the traditional studio, with the simple addition of a partition. All this aside, how does this affect the livability of a place and which should you elect to buy? Studios that were built in recent years feel spacious and this is because room dimensions of a single room can more or less fill the entire space, save for the bathroom and kitchen area. It does mean that you will be cooking in what might be a sleeping area but, with careful partitioning, you can make a separate kitchen and avoid this scenario. Newer apartments have this already done, partitioning all the rooms, but some care needs to be taken. Because of the fact that some one bedroom condos have the living room at the corridor side, and the bedroom at the window side, they require natural light to be let through to the back of the unit. This is commonly done by putting a wall between the bedroom and living room and placing a large window in it! Some developers have gone even further and simply put glass patio doors between the two rooms. This is not much different to a studio room with sparse separation. In reality, if you are looking for a traditional one bedroom apartment, it should have proper sturdy walls for privacy and no windows between rooms to aid sound insulation. This is hard to find due to the light flow from the main windows at the front of the building. Others developers have squashed the area in between the entrance door and the main windows and partitioned the unit lengthways, which allows each room to share the window light coming from the front of the building. This is a better arrangement, but rooms will typically be very narrow, though they will enjoy a longer length than the above method of partitioning. Then there is the fact that, if you take a 26 metre or even 30 metre living space, remove the floor area required for the kitchen, balcony and bathroom, and divide the remainder by two, rooms will be barely 10 metres squares, leading to a somewhat

carefully designed and will be as spacious as possible, even given the very small room sizes. With a studio, especially one with extra space, you do also have options. You could certainly elect to make a spacious studio into a one bedroom abode. By carefully choosing where walls are erected, you may be able to create a larger version of today’s offerings. This will also enable you to sell the property as a one bedroom condo so as to fit with market sentiments. The actual liveability of a studio
vs. a one bedroom apartment may vary depending on a personal choice. Some people can handle very small spaces and are quite at home with the cozy feel of a 10 square metre room or less. Others can’t handle such a small space for any length of time, and hanker for more spaciousness. Therefore, a studio condo may well be a better choice. If you are buying a place to live in then it is this consideration that should be the most important.

boxy feel. Sometimes, living rooms and bedrooms have even less space than that. Sure enough, it will be a one bedroom apartment, but it will feel quite cramped and there will be little flexibility when it comes to arranging furniture. That said, developers have done magical things of late to make small rooms look larger, and the fact that they often come fully furnished is a testament to the fact that they would like owners to share in this design-rich environment. Thus, a look at show houses should bode well for any would-be buyer as most of the fitted furniture that is on display and that is of the space-saving variety will be included in any sale. For those who miss the spaciousness of a studio, then fear not. Some developers still offer studios and even though these may be less large than those of yesteryear, they may at least provide a room that has much larger dimensions than a one bedroom apartment fitted into a similar space. A look at the resale market will also uncover plenty of studio options at yesteryear’s larger sizes and these will look positively huge compared to one bedroom places that divide an already smaller unit into separate rooms. Still, with the market obviously gravitating towards a one bedroom apartment base point, considering a one bedroom abode may be beneficial in terms of resale. At least it will have been

inding a property that is in the right place is key, but Pattaya and its surrounds could give you many choices of location. The downtown area in the city centre has many offerings and certainly a premium is expected for any property that is located this centrally. Of course, for those looking for a quiet life, downtown living may not provide as much tranquility as compared to a place that is out of town. That said, there are plenty of new buildings in quiet side streets even in the centre of town that will give you a reasonably quiet life. Look for properties between Second Road and Third Road in the central section of town. There are plenty of new developments springing up in locations such as the back of the Avenue Shopping Centre and in sois that run out from Soi Buakhaow towards Second Road. Properties in the centre of town are easy to rent out since they are very close to all the amenities that the city centre has to offer such as dining, shopping and entertainment options. The rental income may also be higher than other places since people can avoid travelling to get into and out of the central areas. Of course, developers know that this is a golden location and are charging higher prices for property. Nonetheless, it can be a worthwhile investment as prime locations usually appreciate faster in a rising market, even if from a higher base price. Still, you may yearn for a little more space and if you are prepared to travel then there are other options. Fortunately, not all of Pattaya’s offerings come exclusively from the city centre area. Beachside living is one way to get extra space and still have a property that is on a prime site. Pattaya’s beaches stretch out for long distances both to the north and south of the central areas and so you have options as far north as Naklua and as far south as Jomtien. While beachfront living with sea views is considered prime, you can also take advantage of the beach even if you are in one of the roads further back, such as Jomtien Second Road. You can still sell your property to prospective buyers and tenants as being just a few hundred meters from the beach even if there is no actual sea

v i e w. As long as there is good access to beach facilities, your property should hold its value well. Given that there is a large amount of land in Jomtien and in Naklua areas as compared to the city centre, land prices are lower and developers can offer properties at lower prices. It would be worth spending some time shopping around since there is a wide choice of properties available both ready built and off-plan. The Jomtien Second Road has opened up a swathe of new building land that can be seen on both sides of the road and this will likely lead to many more developments in the near future. Local prices may vary depending on the number and nature of facilities that are in a given area. If a new shopping centre is built then you will find that this will be a bonus, saving travel time and providing a valuable local amenity. The above locations have been very popular for condo developers, as has the city centre. Wherever you choose to buy or rent your property, location is worth considering from the above perspectives. You should find that there is plenty of choice in Pattaya and that wherever you choose in the city, it will provide luxury living as compared to many other countries in the world.

Adding the finishing touches to a kitchen

f you are looking to sell or rent out your property, you may consider that fitting a new kitchen is a good way to go. It certainly will make for an attractive centrepiece in what is the most functional room in the property. Still, after fitting a new kitchen, there might just be a feeling that some things are missing. The room will look new but maybe not homely enough. A good way to look for the missing extras is to visit some other properties on the market where owners have taken the time to create completeness in the kitchen. You may be able to find some clues just in photos in a property agent’s portfolio. A visit to some properties might bode well, though, so that you can get a firm feel for how things lie. Another good step is to visit some kitchen showrooms or mainstream DIY shops that sell kitchen units and that have these on show. You will notice plenty of extras that are not normally included with the fitted kitchen itself, but that are nonetheless a big part of the overall picture. Hanging rails with utensils are a good example of an accessory that will certainly become a finishing touch and that will look elegant in any kitchen. When choosing the hanging set, the key is to ensure the rail is round as opposed to flat, as the latter looks much more mundane and in keeping with a working kitchen in the back of a restaurant as opposed to a show piece. With the round bars identified, look to hang utensils that all come as part of a matching set. Black and stainless steel variants always look nice. You may find that some manufacturers don’t make enough variations to fill your rack, but it is important to keep to the matching theme. It may be wise to choose the bar length after having found the utensils to hang. That way, you can be sure of a full hanging set regardless of the number of pieces made by any one maker. Whether or not you make two bars or one depends on the space available in the kitchen. Look to install at mid height. A single medium-size bar or long bar typically looks better than two separate bars hanging above each other, but much will depend on the shape and size of the kitchen concerned. Many of these are herb infused and will have herbs in the bottles themselves. A range of half a dozen or so thin bottles can take up a relatively small space but, since these are typically expensive items, they can look classy. A decent coffee machine always looks good but, interestingly, it may be that automatic machines will be less attractive than high-end manual machines that are shaped along the lines of those used in coffee shops. With these manual machines, you will have the benefit of the traditional coffee holder with its familiar handle. You can buy smaller coffee machines for relatively small amounts of money, with branded larger variants still affordable.
With a traditional-looking coffee machine as opposed to an automatic one that grinds the coffee itself, you will have the option to buy a standalone coffee grinder. This should create a nice-looking corner at worktop height and will go well with the other items on display. You may notice, in kitchen showrooms, a bowl of fruit on display. These are usually fake plastic affairs, but they are placed there for a reason and that is to give the kitchen some naturallooking items to catch your attention. There is certainly no need to go down the fake route. A good-sized fruit bowl with mixed fruits will look very enticing. Choose a bowl that is not too oversized and that can fit into an area of the workbench without taking up valuable working space. With the above items in place, you should be able to create a dazzling kitchen environment that any potential customer will find hard to walk away from.

It’s Hot Down South!
S
ome of the more switched-on Thai restaurants here in Pattaya will indicate spicier dishes by using the old “chilli rating system”. If a dish has only one small chilli posted underneath the description then it is mildly spicy. If you see four chillies or more…look out, it’s hot, hot, hot! If you were to open a menu of Pattaya condos currently for sale, anything located south of Jomtien Beach and north of Bang Saray would have at least four chillies because Na Jomtien is the new darling of the Chonburi coast. It is certainly heating up down south.
Ever since Jomtien Sai 2 extended past Soi Chaiapruek, buildings have been sprouting out of the ground like spring rye grass. Nova Group’s Nam Talay, Centara Grand Residence and more on the drawing board. Infrastructure creates opportunity and that massive intersection connecting Jomtien Sai 2 to Sukhumvit allows people in and out of this newly minted part of town without ever entering Pattaya proper. Say the words “Na Jomtien” to some people and they’ll turn their head like a dog hearing an odd noise. “Where’s that?” they’ll say. For the record, Na Jomtien begins just south of where Jomtien Beach
Road comes to an abrupt end beyond all those seafood restaurants that get so crowded on weekends. Arguably, Na Jomtien extends south all the way to Ban Amphur, but most folks would agree that it ends right around The Ambassador City Hotel complex. What’s so great about Na Jomtien? First off, the beaches are some of the nicest in the Pattaya area, with no Beach Road or Beach Road-like traffic. The water is clean; the sand is golden and uncrowded with clusters of beach chairs and umbrellas we experience in other parts of the Chonburi coast. What’s more, the seafood restaurants are a draw in themselves. Places like The View and The Glass House have long been culinary destinations. Watching the sunset, sipping a cold beer and feasting on fresh fish, shrimp and crab is a favourite pastime of Thai natives and foreigners alike. But now, with the new six-lane road that goes all the way through to Sukhumvit, visitors to Na Jomtien can get in and out without all that traffic hassle. The result is a whole new part of town. And what a neighborhood it is becoming! In years past, we’ve seen some pretty sporadic city planning here in Pattaya, and new development didn’t always mean nice developments. Take a drive down Jomtien Sai 2 all the way to the end and you’ll see sidewalks, street lights and an ongoing landscaping project. The infrastructure, the buildings and the window dressing are all appearing simultaneously.

This month’s featured “Condo of the Month” just happens to be in Na Jomtien and is located in one of the first of the new breed of buildings to arrive: La Royale Beach Condominium and Villa Project. La Royale Beach Condo touted itself as “Ultimate Beachfront Living” and that’s exactly what residents get. A short walk down an elevated pinewood walkway lands residents on a secluded stretch of golden sand just south of Jomtien Beach. La Royale Beach is a project five years in the design and making with phase one, the condo tower, finished in 2008. I challenge anyone to find a better unit at this price. For those unfamiliar with La Royale Beach, it is a 10 rai development featuring a 34-floor high rise tower and six low-rise beachfront villa-style buildings. There are plenty of common areas with gym, sauna, big swimming pool, well-landscaped gardens and indoor parking. f the mere mention of imminent monsoons congers in you visions of torrential rains and gale-force winds, you must be a newcomer to Fun Town. You don’t yet know that local ordinances ban such unpleasant weather and anything else that might taint Pattaya’s pristine image. While this time of year, in fact, does bring monsoons to most of Thailand (not to mention India, Burma, et al), the Eastern Seaboard does not usually get the full effects of the southwest monsoon. That is not to say that Pattaya does not get its fair share of rain. Despite city planners’ best oral efforts [read: lip service], Central Road, South Pattaya Road, Second Road—and a number of other venues with the word “road” in their names—will all be flooded in varying degrees once again this rainy season; many living on the Dark Side (east of Sukhumvit) will lose power and cable service and not have street access to their homes; and many homeowners will discover how leak proof their roofs and windows are and how important it is to keep rain gutters free of debris and concrete free of cracks. Which brings us to the topic at hand: Preparing your home for the coming monsoons. Here are some quick do-it-yourself tips to help homeowners deal with common rain-related problems.
HERE COME THE MONSOONS
Is your house ready? Roof
Still got the ladder out? Great. Look for cracks along the ridge of your roof and where your shingles fold over to form the cap. Then inspect the area of your roof that has a downward slope. Make sure there are no holes or, where there is sheet metal flashing, that there are no rusty spots. Got any missing shingles? Any that are loose or curled? If so, replace them immediately—before the rains begin. You want to avoid moisture leaks inside your home that can weaken your wall and/or ceilings.
Large cracks or small, repair is necessary because water that finds its way into cracks will soften the ground underneath and cause more cracking.
Cracks in concrete
Concrete cracks, but that doesn’t mean you have to live with it. For most cracks less than a centimeter wide, applying concrete caulk is a good way to make repairs. Just clean the crack out with a high-pressure hose nozzle, let it dry thoroughly, then squeeze the caulk into the crack. For larger cracks, substitute concrete patches for caulk.
Rain gutters
Nobody likes to clean or repair rain gutters. However, there are a few ways to make the job easier. First, for clogged downspouts, try using barbecue tongs to reach in and pull the leaves out. This doesn’t always work, but it’s worth a try, particularly considering the alternative—using a hose to flush the clog out, getting wet and covered with gutter goop. Second, check all gutter nails. If you find any that are loose, replace them with extra-long lag screws. Lag screws tend to be stronger, hold better and can easily be installed with a cordless drill equipped with a nut driver bit. While on high, check all nearby trees to ensure there are no dead or broken branches that might fall and damage your home during heavy rains.

@PattayaTrader When reinstalling, keep the fit snug but not as tight as it was. If you reinstall the trim too loosely, the windows will rattle when the wood shrinks again. To keep windows and doors from sticking in the first place, make sure they are sealed with a good coat of paint, including the tops and bottoms. But don’t paint the channels where windows need to slide. Instead, use a light coat of linseed oil as a sealer.

Sticky windows and doors
With all the wet weather upon us for the next several months, those with wooden windows and doors will find they tend to swell and to stick. To put them right, first examine the frame closely to see exactly where it is touching the door or window when opening or closing. Mark that area. Next, remove the door or window and prop it up securely. Then, using a hand plane, carefully remove any excess wood. Power planes will work, too, but there is often a tendency to shave off too much, so the gap may be too wide when the wood shrinks back during the dry season. For sliding windows, the culprit is often the trim. That must be removed and reinstalled to allow for more movement. Carefully remove the trim with a flat bar, then grasp the nail point with pliers and pull. If the trim was installed properly with finishing nails, you should be able to do this without damaging the wood.
If left untreated, rust will eventually cause your fixtures to lock up. Prevent this by keeping fixtures well lubricated. A common mistake is lubricating outdoor fixtures with light oil or silicon from spray cans. Because these oils are so light, they often evaporate and/or dilute existing lubrication, thereby making the problem worse. For fixtures like outdoor hinges and latches, use heavy grease. It will not evaporate and its heavy viscosity is the best thing for heavy-duty parts.
Moisture damage
Finally, it is important to treat and repair all moisture damage promptly. Areas where mold is present should be scraped clean and washed with bleach. Wood that is damaged should, in most cases, be removed because rot will often continue even after the source of water has been removed. Don’t delay repairs. Spores from mold and other fungi can be released into the air and can lead to respiratory illnesses. To make sure your efforts have solved your moisture problems, you may want to invest in a moisture meter. By inserting moisture meter probes into plaster, wood or other building materials, it becomes possible to test an areas you cannot see. If the levels are too high then you have a problem. If not, then you can rest easy knowing the only drip you will hear will be the weatherman predicting more wet weather.

TECH News Apple expected to launch
iPhone 6 in August
According to sources from various supply chain entities, Apple is expected to launch its new iPhone in August, a month ahead of schedule. The reason for the bringing forward of the date may well have something to do with the fact that other manufacturers with larger screen phones were hurting sales, and the new iPhone would have a bigger screen to try to win back market share. The new Apple smartphone is expected to be called, rather predictably, the iPhone 6. The news flow has come as Apple has been buying parts from several Taiwanese companies in preparation for the new release. One of them is the world’s biggest contract chip maker, Taiwan Semiconductor Manufacturing Co, who has reportedly been manufacturing chipsets for the new phones since February. Contract electronics manufacturers Foxtron and Pegatron have been told to get production lines ready for late June,
according to unnamed sources close to the story. With screen size of particular importance, Apple is expected to roll out the standard iPhone 6 with a 4.7 inch display, larger than that of previous models, though still not as large as many models on offer from its rivals. To counter this, another variant of the iPhone 6 is expected to ship with either a 5.5 or 5.6 inch screen, though the larger models are thought to be scheduled for release in September. Apple is expecting to sell 80 million units of both versions of the iPhone 6. It hopes to move back into the smartphone space with vigor after rivals Samsung, Huawei and HTC have all won market share due to larger screen models. As part of the rollout, Apple has been careful to choose its suppliers so that it has less reliance on rival Samsung, who provided a good number of the parts for previous models. This is due to the ongoing patent disputes that have kept the two companies bitter rivals in the smartphone space, even though, as a supplier, Samsung maintains a business relationship with Apple.
Thai firms prosecuted for using pirated software Several Thai processed food manufacturers who export to the U.S. are facing legal action due to pirated software being used in their production runs. A relatively new law called the US Unfair Competition Act, that is in effect in Louisiana, Massachusetts, and Washington, maintains that any foreign exporter must comply with U.S. software licensing laws or face a ban on their imports. A competing company or state body can commence legal proceedings against any company that violates the law. Acting Intellectual Property Department director general, Kullanee Issadisai said that three Thai canned fruit and canned corn manufacturers had been the subject of action for violating the new Act. Although she did not say which three companies were affected, it is know that a Thai frozen food exporter, Narong Seafood, was prosecuted in 2012 under the same law for using pirated software during its production process. It was Microsoft who filed the suit after completing a lawsuit against the company of its own. Narong Seafood agreed to pay USD$10,000 (around 320,000 Thai Baht) to settle the allegations and promised to no longer used pirated versions of the software. Ms Kullanaee warned other Thai companies that they should pay attention to the above cases and quickly cease using pirated software in their workplaces to avoid similar actions.
Tablet sales growth slowing The growth of tablet sales is starting to slow with flat sales expected in the coming quarters from all major players, according to International Data Corporation analysts. Apple has already been the hardest hit with a drop in market share from 40 per cent to 33 per cent in the most recent period. This was at the expense of competitors such as Samsung, who saw their market share increase from 18 per cent to 22 per cent, and Lenovo who also

saw increased market share, but it was against sluggish overall sales in the sector. Data suggested that older people are using tablets to connect to the web and to keep in touch with relatives via Facebook, Skype and Twitter. Over 65s were better connected than those aged between 55 and 64. Online shopping was also cited as another top use for tablets in the hands of older users due to its convenience and the immense choice offered.
