O

ften being a homeowner throws up certain dilemmas. Sometimes it has to do with the upkeep of your property, with general wear and tear affecting the structure and furnishings. But occasionally either through the good fortune of a windfall or just to add value to your estate, the question of home improvement arises.

One of the most dramatic external improvements you can make is the addition of a swimming pool. But before you go headlong into construction and dive in at the deep end there are certain factors you must take into consideration. Swimming pools are the perfect way for the whole family to get exercise and keep fit without even having to leave the house. You can either do a rigid planned lap campaign or just relax splashing about. Pool parties are also a great way to entertain friends anytime day or night and as we head towards the hottest months of the year there is no better way to cool down than jump in a pool ! However the cons of owning a pool are that they can be dangerous for children and pets alike. Make sure you have the correct security to protect your little ones or your furry friends. Also be aware of the ongoing financial commitment you make once you take on the cost of having your own swimming pool. Swimming pools do not come cheap and are a costly investment. Buying a home that already has a pool will prove to be considerably cheaper than adding one at a later date. That said there are many companies on the market today competing for your business and you should consider when they are bidding for your business. The benefit of having a pool apart from the enjoyment it gives you whilst you are living in your property is how it improves the appeal of your home to potential future buyers as and when you decide to sell. However, when selling your home do not expect the full value and build cost to be met by your buyer. Remember any permanent home improvements are only valued at what the current market demands are in your vicinity and this will not always mean a guaranteed return on the money you have laid out. Other costs you should investigate and be aware of before you commit to such an improvement is that of the running and maintenance costs a swimming pool can add to your monthly outgoings. Many homeowners are not aware of the type of care a pool requires on a continuing basis. Firstly you should consider using a professional pool care company, they will be aware of chemical levels and frequency and if you live on a village or have neighbours with pools it might be a good idea to get recommendations from them as whoever they use will already be visiting your area and they can advise on the approximate cost in relation to what they are currently paying However as a rough guideline, an average cost here in Pattaya is around 2,500 baht per month which generally includes up to 3 visits per week by your designated pool man and all the necessary chemicals and tools he needs for cleaning your swimming pool. If you neglect your maintenance then serious health issues may occur. The PH levels of the water in your pool has to be constantly checked otherwise an imbalance can lead to sickness and skin problems for everybody using the pool. The lovely blue colour of your water may turn green as the surface grows a film of algae and dust and leaves can blow into the pool leading to the formation of bacteria in the water.

An electric filtration system will also be advisable a stagnant water provides a breeding ground for mosquitos to lay their eggs. Infact a neglected pool can produce thousands of mosquitos in just a few weeks (read our article in the Trader section page 36 on the rise of Dengue and Zika Virus if you need further convincing). So consider things carefully before you take the plunge and decide to have a pool as an addition to your home. Stop, pause and think why you are actually installing a swimming pool. Is it for the family? Perhaps as an investment? Or is it just to add the Wow factor to your home? Answering these questions may lead you down the right path of designing the ideal pool for your wants and needs. For instance a pool for kids may include a splash slide and a large shallow area, it probably does not have to be an infinity pool with fancy high-end finishing. Plan a budget and try to stick to it as this will help the builder with choice of materials. Also try to include everything that you might want in the future. Retrofitting a swimming pool is the same as any other major project - expensive !. Once you have designed and costed out your dream pool then you must also add the cost of remodelling the surrounding area into your budget. A luxury designer pool will lose its effect if the rest of the garden or patio area is a rubbish tip. Think about the flora and trees that would grace and enhance the mosaics or tiling you have chosen. Things like decking and borders can really make a pool stand out. Consider lighting, both inside the pool to give that dramatic moody look, and also around the outside, perhaps hidden in the new shrubs and plants that you have selected. This will definitely complete and complement a well designed swimming pool and highlight the surrounding area. Finally invest in some plastic crockery and drinking utensils nobody wants their day at the pool ruined by a cut on the foot ! Then having taken all this on board the main thing to remember is that a swimming pool is for having fun, splashing around and enjoying life al fresco while you cool off in the heat !.

By Jan Nuyten Oasis project in the heart of Jomtien. Anyone who has visited this project will remember the chic Asian Modern design of these individual villas. The one I found has a cozy garden area with a swimming pool. The white high gloss European kitchen is very well executed. The house at Palm Oasis is perfect to analyze with my partner’s three step test. Some places are so well presented it is important for a buyer not to make an emotional decision. So, even though this place is extremely attractive and located in a unique well managed project, we need to remain analytical. Is it priced to sell? Will the buyer get a deal? The price was recently lowered to 6.9 million baht. I would estimate that to be at least one million baht below market value.

For some months now, I’ve been blabbering on about income properties and featuring several projects that offer guaranteed rental returns. I realize that many buyers are skeptical and leery of some of the larger projects promising returns. And, I’ve also heard from some savvy clients that can’t reconcile the higher price of guaranteed projects. Some folks just have to feel like they are getting a deal. The truth is, guaranteed return or not, you should evaluate any property purchase based on what your needs and expectations are. My business partner Bart Walters preaches his own holy trinity for successful real estate investing. “It’s all about the deal, the meal and the sweet kiss goodbye” he says. “You get three chances to make money on every property”. Here’s what Bart is talking about: The “Deal” refers to the price paid for a property. If you could sell the property in 90 days for more than you paid, you got a deal. Some places are priced to sell quickly and are discounted. Some places give you that “this is a whole lot of house for the money” feeling. Some “old school” real estate gurus say this is where you actually make the majority of any profit … at the buy. The “Meal” refers to how you choose to feed yourself with this property. Are you going to live there and eliminate paying rent from your budget? Will you rent the property out to tenants and receive a monthly income? Evaluating a property’s merit as a rental can be tricky business. Everything from baht bus routes to building management can come into play. The “Sweet Kiss Goodbye” refers to capital appreciation. Ownership of any property will eventually come to an end and accurately estimating its future price is certainly important.

The proof comes when you look at the “meal”. The property is already rented with a commitment from the tenant for another year. The monthly rent is 45,000 baht. That’s 540,000 per year … nearly 8% returns immediately. In my book, that’s a pretty good meal … and you don’t have to wait for it.

Sweet Kiss I think this villa is a bargain, the rental return is very good and already in place, but what about the “Sweet Kiss Goodbye”? What will this place be worth in 5 or 10 years? Nobody has a crystal ball, but Palm Oasis has a few things going for it to ensure escalating value. First of all, the unique style mixing Asian with modern sensibilities is increasingly popular with buyers and stands the test of time. This place isn’t going to appear old and out of style any time soon. Secondly, the location in the middle of Jomtien Beach just east of second road is extremely desirable. Not only is there easy access from more than one main road, major projects on Jomtien Second Road are attracting more restaurants, bars, shopping and all the secondary infrastructure that makes a neighborhood easy to live in. Jomtien and Pratumnak Hill are on their way to being autonomous from Pattaya City. Property values in the Jomtien Beach area are going nowhere but up. It isn’t easy to find places that score well in all three categories and have a renter in place. There’s more than one way to ensure good rental returns and this property proves it.

Ideally, you want to buy a property that gives you as much of all three elements as possible. Everybody’s dream is to buy a desirable property that rents easily, is in an up and coming part of town and priced below the market value. And in a really perfect world, the property would come with a tenant already in place. Rarely does the average person discover such a deal. Only every now and then do I find one.

ou can buy new houses or condos everywhere that will be just one of hundreds of identical or similar looking properties and give the buyer a choice of just 2 or 3 variations. Alternatively there are many secondary market houses (and condos) where the interior may be mostly outdated but are in preferable locations with a grown infrastructure and neighborhood. They may be in locations where the land is now considered too expensive to build houses (as condos are more profitable for developers), and if there is a new housing development, then the plots will usually be very small.

Does it make sense to buy a second hand home? Looking back on more than 20 years in Pattaya I have to admit, that the building quality nowadays is much better than in the last millennium. I built my first house in 1993 and already completely refurbished it just 6 years later. Electric and water installations used then were not acceptable later and with the variety of tiles having multiplied - suddenly you could buy a built-in kitchen in a Pattaya!

Technically most houses built this millennium are acceptable, new designs for bathrooms, kitchens and tiling being reasons to upgrade. If a house owner decides to renovate it should be done correctly, not only a “touch up”, an expert should be involved. Otherwise later on, in case the owner wants to sell, the house will still be regarded as a “shell” and the buyer will not honor the investment, the money is ”lost”.

Not everything new is better Competition among developers is intense, as is the price war. Wages, land and material are much more expensive than 10 years ago. At first glance everything looks nice, but if you look at details you can see that some developers are cutting corners to meet a certain price range. If you buy a pre-owned property, you can really get a bargain, but be aware, costs can add up although a good, real estate office can assist you. Either they have their own construction company or they have been working with reliable constructors for a long time and therefore the quotation will be realistic and the actual costs will not exceed the budget (as always happens if you build an air port!) Another aspect is, that certain kinds of properties have a “vintage” character, for example “colonial style” that cannot be duplicated easily. Similar to vintage cars owners want to go “down memory lane” but don’t want to lack modern amenities.

In a permanently growing Pattaya the location of a property is becoming more and more important It is difficult and expensive nowadays to find a single building plot for a private home. The 2 major mistakes that can happen when converting an older property are: 1. The remodeling is half-hearted and desultory, therefore later on a buyer will not pay for it and regard the house as a “shell” 2. The decoration is too “personal”: too many different tiles, colours, dark wood. Often “less is more”, “keep it simple”. The next owner wants to bring in his own taste and personality, he does not want to live the life of a previous owner! Think of this, especially when painting walls not in white colour. Keep the basics neutral and gain a personal touch with loose furniture, sofas, paintings/photos/wall decorations. Replacing a sofa or curtain is easy, changing a bathroom is more complicated and expensive! Not only can the costs of remolding run out of hand, a good constructor can also evaluate the quality of the basic structure (foundation, columns and beams). Buyers are most concerned about water damages to the roof/ceiling, although in my experience this is the smallest problem to solve: if it had been a permanent problem, the seller would have not stayed there for years. Often it is a broken roof tile or a congested gutter – problem solved within minutes! Old houses often come with small bathrooms. Nowadays people want to have large shower cabins and long counters with 2 sinks. Walls have to be moved (easy, as the basic construction is “frame work” without supportive walls), but be aware that the foundation and the roof have to be extended professionally, otherwise cracks in the floor and gaps in the roof can emerge. Some older houses come with a large plot of land but without a pool. To put a pool in is easy, but use an experienced company

with proven record and warranty. Cracks in a pool can be a total write -off, unrepairable! One further piece of advice: most pools are too short, you need 10 m minimum length to use it as a sport facility. It is a small additional charge compared to a “large bathtub” but will be worth it in case of selling on. The house in these photos was run-down, the tiles were dark, ceilings low, small windows, no sliding doors towards garden and terrace - the way they used to build 20 years ago. But the property is located in a gated community with direct access to a very popular beach, low density living, a lot of green, with no empty plots available. The remodeling was massive and thorough, we renewed even the pluming and electric wiring, lifted the ceilings, laid new roof tiles, all windows and doors are now aluminum, The “new” house hardly resembles the original one. I estimate that the buyer saved several millions of baht compared with a house in a new development that would have been in a inferior location anyway

ix opportunities and six risks have been identified by CBRE Research for multiple property markets in Bangkok during the year ahead.

Condominium resale opportunities The prices of older condominiums have historically not kept pace with new properties. As prices of newly-launched condominium units have continued to rise, there is an opportunity for prices of old condominium units to increase alongside them, especially for the larger two- and three-bedroom units where there is limited new supply. There is demand from buyers who are looking for large condominium units in the best locations, but who cannot afford the record-breaking prices of the newly-launched projects. However the magnitude of the resale price increase is largely dependent on design, quality and location of the individual property.

Prime land price opportunities CBRE Research believes the price of prime central business district land in Bangkok will continue to increase as downtown condominium sale prices continue to hit record levels. CBRE Research is confident that the land price record for central Bangkok will be broken as early as the first half of 2015. While the impending implication of property and land holding taxes might slow the increase of land prices, CBRE Research remains quite optimistic that the magnitude of the tax will not be as large as many originally feared.

New mass-transit opportunities Under the government’s infrastructure development plans next year, the Purple train line will being operations – opening up the West of Bangkok. Furthermore, the Orange line mass-transit will begin its bidding process for construction, connecting with the Northeastern part of Bangkok. CBRE Research believes that this will open up new areas for property development.

Office development opportunities The current office supply in Bangkok is quite limited, which has resulted in a law vacancy levels, rising rent levels and the emergence of pre-leasing. Despite the weak economy, CBRE Research is forecasting that demand will be at a similar level to last year, based on what has already been pre-let, and owner-occupied buildings due to be completed during 20116. Office rents are likely to continue to rise, it said.

Tourism opportunities Tourism arrivals are expected to increase further from their record levels of 29.8 million in 2016. Although hotel average occupancy has been steadily rising to almost 75 percent, CBRE Research believes that Bangkok will continue to be Thailand’s largest tourist destination stemming from the growth in demand for short haul regional holidays from Asia. The challenge is to capture that growth and increase room rates in the face of non-traditional competition, such as Airbnb.

Growth of CLMV and AEC opportunities The AEC came into effect on January 1, 2016, and it remains to be seen what the real effect will be on economic growth and demand for property. But cross-border trade, especially with Cambodia, Laos, Myanmar and Vietnam (CLMV) continues to grow due to Thailand’s geographical locations at the centre of the CLMV region. CBRE Research believes that Thailand has the potential to developer into a regional logistics hub.

T

he condominium property market in the Gulf of Thailand resort of Pattaya was certainly sending mixed messages to property watchers in the second half of last year. Colliers International (Thailand), in its new Pattaya Research & Forecast Report for 2H 2015, noted a record number of new condominium units, some 6,675, were registered during the year. At the same time, more than 30,000 condominiums are currently under construction and due for completion before the end of 2017.

The real estate firm noted that the 8,500 new units that were launched during 2015 was a significant decrease on the previous year, and it also observed that all property developers are currently trying to complete their projects before March and the expiration of the government’s tax and transfer rate policy. Colliers said that Thailand’s economic situation as well as other factors have directly affected both buyer and developer confidence. It added that unsold and second-hand units are the main concern of all developers that are planning to launch new projects in Pattaya. Demand, it said, has still not recovered and the weakening Russian ruble has been the main issue directly affecting Russian buyers – the largest foreign nationality buying in the city. Despite all of this, Colliers noted how condominium prices in some locations in Pattaya are higher now than in 2014. Wongamat recorded the highest price as many luxury and high-level condominium projects are located there. The average condominium price in the Pratumnak area significantly also increased from 2014. This was because some foreign developers increased their prices during 2015, while average prices in the Jomtien area remained the lowest in the Pattaya condominium market because many low-end condominium projects were launched during the past few years. Some infrastructure development projects are becoming new factors for the Pattaya property market, Colliers said. The government announced some development projects in Chonburi, as well as a new ferry pier for the Pattaya – Pranburi route, a Pattaya – Map Ta Phut motorway and a high-speed train line from Bangkok to Rayong are three projects that will probably be started during 2016, it said. All government development projects will increase interest in Pattaya in the future.

Forecast Chinese developers are another new group in the Pattaya condominium market, following the flood of Chinese tourists that came to Pattaya City in the past few years. Still, the Chinese are not the main buyers in the market. Colliers said that many developers will begin marketing campaigns to attract buyers during 2016, especially at completed projects, and will incorporate marketing campaigns that will include yield guarantees, free furniture and other incentives. Many developers will reduce the number of new condominiums that are scheduled to be launched in Pattaya in 2016, Colliers said, while they waiting for the market to recover. It’s fair to say that seasonality plays a part in most business, even more so if you are Pattaya based. Pattaya essentially has two seasons. The high-season runs from the start of November to end of March and the low-season which runs for the remainder of the year. The recent financial landscape has changed a little, when you consider the difficulties of the once strong Russian currency. Some might remark that the high-season doesn’t provide the “highs” that it once did, while others are changing the way they operate to move with the times.The stark reality is that there are still plenty of (ready to spend) people either coming to, or already in Pattaya. The task; however, is to make sure that you reach out to them and stay on their radar.Don’t lose sight of the fact that there are plenty of growing groups of visitors including Koreans, Chinese and Bangkokians (aka “hi-so Thais”). During the remainder of this article, we will debunk some of the myths as to why you shouldn’t scale back marketing your business during the off-season.

#1 Cutting My Marketing Budget Won’t Hurt My Business There is a real danger in the above statement, one which many business owners find out only too late. The natural tendency to cut back on costs when business slows down can easily skew sound business judgement. But, think about it, if you are standing strong ahead of your competitors then you are likely to reap the rewards. Assuming that others haven’t followed this sound advice, you will find it easier to deliver your key marketing message to potential clients. The important element here is to make sure that you are able to measure where your business and ultimately sales are coming from.Try to understand better your customer demographics and what prompted them to use your services. Knowing this will provide the platform for making sure you are putting the right money in the right areas. Creating special coupons, vouchers or codes is another great way of finding out where your customers have come from.

| PROPERTY TRADER Remember, many of your potential customers will have some form of “purchase cycle”. There is usually an element of research that is carried out, especially if the purchase is large. Not being in-front of these people during this stage could easily mean that you miss out when they make their ultimate decision.

#2 My Competitors Are Cutting Their Marketing Budget, So I Will Too Most businesses will increase their marketing budgets and activities during peak times, this perhaps goes without saying.However, when things get a little tougher it is easy to say, “we’ll cut back for the next few months” or “we can spend the budget on other things”. It takes a brave business owner to swim against the tide when things go quiet.

Why not look at things slightly differently? The approach that you can take advantage of gaps in the market, created by your competition cutting back is definitely one positive way to look at things. Increasing ad spending during slower times can reap amazing results. As other companies cut back and disappear, you can improve your visibility and capture a greater portion of the available market share.It is very likely that you will find your advertising monies going further too. With less advertisers around it could be that you will get a better deal on either print or digital mediums. A great example of this is Google AdWords. If you are running a pay per click (PPC) campaign and there are less advertisers then you will find that your on page position will cost you less.

#3 I’ll Hold On To The Business I Already Have The above statement might seem quite logical, but in reality it is a flawed argument. Think about it. If you are going through a slow-down period then it’s fair to say that your customers are likely to be experiencing much the same. The nett result is that many of your clients might start to look (research) cheaper goods or services. They might even stop purchasing certain goods or services altogether. If this happens to be your product or service then you will need to find another customer to fill the void.

#4 Customers Will Come Back To Me When It’s Busy Again Disappearing from the marketing landscape can have some serious consequences. You might think that “customers will come back when it’s busy”; however, what if they have made a one-off type purchase? Extremely relevant if you happen to be in the property business! If they happen to have bought a condo or house from your competition it is less likely that they will want to buy another soon after. Another important angle is that when you stop advertising you run the risk of losing trust or credibility. Sure, you will be spending money when things might seem a little tight. But, spending it in the right areas can pay dividends when the market comes back. You stand a much better chance of gaining loyal long-term customers by staying visible, even during the quieter periods of the year.

Saying On The Marketing Trail - The Wrap Up Staying resolute in a smaller market isn’t always easy. However, as we have explored above there are some really sensible business reasons to do so.

Now might be a good time to review your marketing activity and see which elements provide a better return on investment (ROI).
