About Us Planning Design Development Ltd (incorporating PDD Architects and PDD Surveyors) has been in business for over 25 years, operating from offices in Milton Keynes as a multi-disciplinary consultancy. Atrium Apartments 27 Luxury apartments including penthouses over 8 storeys and associated 2 levels of basement parking, situated adjacent to the Regent’s Canal and overlooking Regent’s Park. The brief for the site was to create a high quality residential scheme which turned its back on the adjacent railway line and maximised views over Regent’s Park. The site had to deal with noise and vibration from the railway and rights of light issues from neighbouring properties. The new accommodation provides 65,800 square feet of floor space over 8 floors comprises 27 luxury apartments grouped around a large central glazed atrium. Individual dwellings range from 2 bedroom, 2 bathroom apartments of approximately 1,150 square feet to 5 bedroom, 5 bathroom penthouse suites with a 360 degree view across London and Regent’s Park and Canal. Below street level an additional 23,400 square feet of floor space accommodates private basement parking, concierge facilities, storage and plant. External materials include a polished granite plinth, terracotta rainscreen cladding, polished stainless steel entrance screen with large areas of curved tinted glass. The building is contemporary in style and sensitive to its surroundings.

Eastfields Road, 21no. dwellings over 3 storeys comprising 1B2P flats to the upper levels, 3B5P maisonettes and 3B5P WCH maisonettes accessed from ground level. The layouts are designed to meet LT Homes and CfSH level 4. The site is within an established residential area of predominantly 2 storey terraced dwellings. The layout of the site accommodates a public right of way whilst maintaining some street frontage albeit set back from the road. Every dwelling has access to a garden or balcony. The elevations are simple with a mixture of brick and render. Sustainability and ecology features include a sedum roof and PV panels. Many of the existing trees on the site were retained and the ecology enhanced by additional planting measures.

Panshanger Regeneration

Constraints

Panshanger Estate, Welwyn Garden City Regeneration of an existing estate within an existing established residential area. The estate although well maintained comprised many units which fall below decent homes standards. The area also suffers with anti-social behaviour and offers little privacy or protection from non-residents using the estate as a cut through. The feasibility looked at replacing the whole estate through careful phasing and providing a mix of one and two bed apartments and three bed family houses. The dwellings were sized to meet Part M(2) of the new building regulations (previously LT Homes). The existing estate provided a total of 195no. dwellings of which 78% were either 1 bed or bedsits, 16% 2 bed and 6 % 3 bed dwellings. Our options looked at increasing the overall number and changing the mix to achieve a more balanced split across the site. Option A provided 234no. with a mix of 27% 1B2P, 67% 2B4P and 6% 3B5P. Option B provided 242no. with a mix of 36% 1B2P, 58% 2B4P and 6% 3B5P. Existing Housing The layout re-provided a play area and more formal open space overlooked by dwellings. The aim Accommodation of the initialSchedule layouts was to provide more defined public and private space creating a better sense of ownership. Bletchley Campus Housing New residential development and masterplan of the former Milton Keynes college site including some office and college facilities. The residential section of the masterplan provided 124 apartments, 12 houses, associated parking and landscape and an affordable housing provision of 27 dwellings. The masterplan developed a clear campus style arrangement of perimeter courtyard blocks. The layout provides a clear distinction between public and private areas with clear public street frontages and secure private areas to the rear enclosing shared gardens. Generally building set backs are minimal creating a strong urban grain of high density yet pedestrian friendly in character that encourages lower traffic speed. The apartments are arranged in two, three and four storey blocks with allocated parking for 152 cars providing 1 space per flat and 2 spaces for the houses. Sustainability features include highly insulated building fabric, solar shading and high efficiency heating systems and lighting systems.

Central Milton Keynes Mixed Use Silbury Boulevard, Central Milton Keynes E1.4 South East block comprising office/ retail at ground and first floor level and apartments above. Located in the centre of Milton Keynes the new block is within a few minutes walk of the town centre and Campbell Park. The block provides 11,000 square feet of office space with a mix of one and two bed apartments on the second, third and fourth floors. The building provides large balconies facing onto the main boulevard which are angled to maximise views to the park. Stair cores are housed in a semi-circle of glass blocks which mirror the adjacent office development. The building is of a contemporary design with stack bonded bricks and large areas of floor to ceiling glazing.


Biggleswade Local Centre New mixed use development of 8 retail units and 12 apartments together with a day nursery, associated car parking and landscaping. The project was won through a Mid Bedfordshire Council design competition. The brief required a development based on traditional local vernacular farm buildings. The material and form of the buildings reflect the rural Bedfordshire style with warm coloured brickwork, black stained boarding and steeply pitched slate and clay roof tiles.

Peter Ellis Director

Peter Ellis joined PDD Architects in 1987, having been employed previously with Milton Keynes Development Corporation. Peter has over 30 years experience in the education, residential, industrial, retail and commercial sectors, the development of masterplans and development plans, and the co-ordination and management of design teams. He has a comprehensive understanding of planning and construction legislation. As Director for Architect Services he maintains a hands-on approach, overseeing the project from inception through to completion working closely with clients and stakeholders and internally with team members. Peter has taken the lead consultant role on numerous projects where PDD Architects has provided architect and lead consultant services involving multi-disciplinary teams. As part of his continuing professional development, he has gained a Diploma in Acoustics and Noise Control.

St Dominics Sixth Form College, Harrow on the Hill

New commercial office, retail space and distribution/ warehouse facilities.

New sports building and further accommodation for a sixth form college located in a mature woodland setting within the Conservation Area of Harrow on the Hill.

The new building was designed to perform a variety of functions. The public/retail area was designed to maximise daylight and create significant areas for window displays. The curtain walling is shaded by intelligently designed brise soleil to reduce glare and overheating. The central entrance doors, protected by a raised entrance canopy, open onto three floors of fully accessible showroom space. To the side, service bays are incorporated for the undercover, professional fitting of child and baby car seats. Commercial offices and staff facilities are provided at upper levels and additional office space has been created for call centre staff dealing with online purchases and customer enquiries. The building also accommodates a large warehouse and distribution facility of approximately 100,000 square feet where products are stored, packed and dispatched for delivery. Externally there are in excess of 200 parking spaces and a large delivery and service yard.

The brief included a BREEAM rating of ‘very good’ with a particular emphasis on the environmental and ecological factors. The form of the new sports hall addresses the nature of the site sitting low to the ground and incorporates a living green wall and sedum roof which blends well into the natural surroundings. The building accommodates three badminton courts with viewing gallery, a fitness suite, three teaching classrooms, changing and ancillary spaces. The building incorporates natural ventilation techniques in addition to sunpipes and roof lights to maximise natural daylight. Rainwater harvesting provides grey water recycling to WCs. Ecological measures include additional woodland planting and bee boxes.

Architectural Director

New Teaching Block infill extension for Misbourne School and Buckinghamshire County Council to replace three life expired double modular classroom units. Misbourne School is set on a steeply sloping stepped site within the green belt and on the boundary of Missenden Abbey. The project brief was for a new build teaching block to replace three life expired double modular classroom units and additional dining accommodation. PDD’s design response for the new development is a stepped two / three storey infill situated between the existing main school hall and dining hall / school kitchen. This provided the most efficient use of the site whilst responding to the local environment and built form. The new building contains 8No classrooms, staff offices and workspaces, an extension to the existing dining hall and a multi-purpose space. The building incorporates lower and upper floor accessible entrances with a central transition lift and internal staircases, whilst reconfigured external works provide an external transition between levels.

Steve Owen joined PDD Architects in 2012. He has extensive experience in the education sector and has worked on a number of Primary, Secondary and Post 16 projects. Steve has expertise in all areas of running a project from strategic planning, initial feasibilities to detail design and contract administration, and also of the various procurement methods including Traditional, Design and Build and Partnering. As Architectural Director, Steve maintains a hands-on approach, overseeing projects from inception through to completion working closely with clients and stakeholders.

Demolition of a four storey industrial/commercial building and construction of a two form entry Primary School in South Croydon.

Demolition of a three storey industrial / commercial building and construction of a new two form entry Primary School in Croydon.

The building is a part two and part three storey building with external learning deck at roof level which responds to the constraints of the site and close proximity of the neighbouring buildings and locally listed church. Externally the design incorporates a playground and multi-use games area (MUGA).

The main building is designed over four storeys with an external learning deck at roof level. The form of the building responds to the constrained urban site and the deep plan incorporates a central atrium space to provide natural light and ventilation into the centre of the building. A linked single storey annexe which incorporates the main pupil entrance, school hall and staff facilities is located to the rear, away from the busy environment of Canterbury Road.

Croydon Schools Expansion


Alistair McIntyre Associate Director

Alistair recently joined PDD after running his own practice for the past 10 years. Alistair has many years of experience in the housing sector; having worked in different size practices he has experience of working at various scales from individual houses, through small developments to larger residential projects. Alistair has worked on and overseen new build and conservation projects, including designated heritage assets, for private and social housing sectors. In addition he has experience of different forms of construction from traditional masonry through to modern methods of construction like thin joint masonry and insulated concrete formwork. His experience includes all stages of a project, from feasibility through design and technical information to contract administration, and alternative procurement methods including traditional and design and build.

Private House, Hulcote, Bedfordshire Detailed design and construction information for a new contemporary house in open countryside. The house replaces redundant agricultural buildings and is built over two floors, basement and ground floor with insulated concrete formwork and built to Passivhaus standard. The design includes a number of energy efficient features including a water source heat pump with heat recovery, solar photovoltaic panels that will provide the house with up to 16,000 kWh of electricity per annum, a non-electrical sewage treatment plant for the domestic waste water utilising a three stage biological process and rainwater harvesting.

Small works

Often projects involve designated or undesignated heritage assets, within Conservation Areas or other historic contexts. These projects can be for private houses, schools, offices and places of worship.

Not every project is large and often smaller projects can be an interesting challenge, whether an infill development in an urban area, the renovation of an old house or a small extension to a school. Each requires a skill set to resolve a number of problems, particularly with the constraint of a small budget. These projects still require design skills, technical competence and a professional approach to succeed.

Over the past ten years Alistair has developed an understanding and a practical design based approach to the care of old buildings, with first-hand experience of the repair, restoration, conversion and extension of a number of historic buildings, including an old farmhouse with a hidden cruck frame that has subsequently become a designated heritage asset and listed Grade II.

Lindsey McIlvaney Associate Architect

Clay Farm, Cambridge Development of masterplan and design of Scandinavian inspired dwellings to provide 310 dwellings including apartments and innovative house typologies for Skanska Residential at Clay Farm in Cambridge. Lindsey was involved from concept stage and played a key role developing innovation in relation to the house typologies based on the Scandinavian way of life, elevational design and overall masterplan.

Lindsey recently joined PDD Architects in July 2015 after being with a large housing based architectural practice for the past 11 years bringing a wealth of experience in the housing sector. Lindsey has considerable experience in most housing sectors including new build, refurbishment, regeneration, elderly housing and extra care. Lindsey has been project architect on a number of significant projects as well as working on award-wining projects such as Portobello Square and St Bede’s Extra Care. She has led a number of complicated projects from conception to completion and worked with many developers leading the detailed design of large sites. In her previous post Lindsey was part of the housing standards steering group and has extensive knowledge of current housing standards. Her passion is working through the design process looking for new innovations to achieve the best solutions at all scales from re-thinking housing design to creating the best masterplan.

The project involved numerous review panels and consultations for which Lindsey prepared presentation material. The project was shortlisted for a Housing Design Award in 2013.

St Bedes Extra Care, Bromham Road, Bedford

Masterplan for Wornington Green Estate for Catalyst. Detail design for Phase 1 of 328 units including apartments, mews houses and town houses. Lindsey was involved with the project from Stage D to work as part of a team to develop a response to the planning conditions and to take the scheme forward to stage E in tandem with meeting the requirements of Kensington & Chelsea planning department. The conditions involved extensive redesign to the elevations and block layouts.

Detailed design to convert a disused Victorian Catholic school into a100+ bed extra care scheme, associated communal facilities and communal gardens in the Bedford Conservation Area. The design involved refurbishing the existing two Victorian villas and a more modest two storey house on the site which were previously used as a Roman Catholic School and the integration of the new extra care scheme with the existing buildings on the site and in the context of the conservation area. The scheme also proposed the demolition of post war extensions added to the villas over the last 70 years. Lindsey was involved from concept stage through to the planning submission. The success of the project also came from working closely with the conservation officer and planning officer at an early stage to put forward more contemporary ideas and concepts whilst respecting the existing street grain, pattern and material palette. Lindsey was primarily involved with the redesign of Blocks 2 and 3 of the scheme which consisted of duplexes, flats, penthouses, town houses and commercial units fronting Portobello Road. The residential units were a mix of tenure and included 10% wheelchair compliant units. The resubmission also included production of detailed bay studies to show the quality of the development and detailed facade design. Cathy Bailey Senior Architect

Cathy Bailey joined PDD Architects in 1995. She is a talented designer and experienced Project Architect, with work exhibited at the RIBA and published in Building Design. She has extensive experience in the education, residential, industrial and commercial sectors and is currently acting as a design team leader and project architect on the Buckinghamshire County Council framework agreement involved in the development and extension of a number of school projects.

Wendover Campus, Chiltern Way Federation, Wendover, Buckinghamshire Development of a new teaching block, vocational block, sports hall and a new MUGA at an existing school for children with Behavioural, Emotional and Social Difficulties (BESD). The secondary school is set within the grounds of a Grade II listed manor house. The site area is approximately 16 acres (6.6ha) and falls within the Wendover Conservation Area and Metropolitan Green Belt. The sensitive nature of the site in close proximity to listed buildings and mature trees contributed to a challenging brief. The new accommodation includes a single storey teaching block incorporating a living sedum roof blending into the natural surroundings. The sports hall and vocational block are positioned centrally and are designed as contemporary and considered responses to the neighbouring existing buildings.


The Downley School, High Wycombe, Buckinghamshire

Extension and refurbishment of existing pre-school and after school accommodation for a one form entry primary school.

New joint facility pre-school and after school club for an existing two form entry primary school and a community special school for students with profound learning difficulties.

The proposal encloses an overgrown external courtyard adjacent to the pre-school and after school club at the rear of the building. Access was limited and the school had to remain in full operation throughout presenting a challenge to the logistics of the build. A temporary road was constructed around the site enabling the works to be undertaken with minimum disruption to the school.

The brief required an environmentally friendly building ensuring high degrees of natural daylighting, natural ventilation and thermal comfort, the use of environmentally friendly materials, rainwater harvesting and water management. Economic factors were also a main concern. The new building incorporates a fully inclusive pre-school, multi-purpose after school club, and dining room, a satellite kitchen and associated storage facilities, and an external soft play surface and soft landscaping. Natural passive stack ventilation was incorporated along with sunpipes and rooflights to maximise natural daylighting and create a welcoming, user friendly and low maintenance environment.

Chris Selley Architect

Chris Selley joined PDD Architects in 2000 and has acted as design team leader on a number of exciting educational, commercial and industrial projects. He has a broad range of architectural experience from assisting clients in the development of project briefs, to the management and co-ordination of sub-consultants, the completion of production information and contract administration under a variety of different forms of procurement.

Lantmannen Unibake UK Ltd, Bedford, Bedfordshire New production and storage facility. Lantmannen Unibake is a Swedish company and is one of the world’s leading bakery groups. The development provided over 80,000 square feet of production, storage and office accommodation together with car parking, service yard and landscaping proposals. The facility is enclosed by a modern metal clad envelope under a shallow mono-pitch roof. Internally high levels of hygienic finishes are provided to meet the BRC (British Retail Consortium) Global Standards for Food Safety. The new facility recycles waste heat emitted from refrigeration plant to heat ‘wash-down’ water and domestic hot water supply for production areas of the building.


Middleton Combined School, Milton Keynes, Buckinghamshire

New secondary BESD special school. The existing school experienced poor attendance and required a new facility which would create a safe and welcoming environment for its students.

New primary school for Milton Keynes Council to meet Foundation KS1 and KS2 requirements. Due to expansion of Milton Keynes a new primary school for Milton Keynes Council was required to service the requirements of the entire Middleton community. Delivered through a Partnering agreement the school was designed to be a warm and welcoming environment. The form, detailing and materials were carefully chosen to create a low maintenance yet distinctly modern building.

The new building is arranged in three low lying curved wings with the school located at their intersection. Two of these wings create secure play areas for KS3 and KS4 age groups. The third wing embraces an all-weather pitch to the rear of the school. Materials and detailing were carefully considered to create a calm and tranquil environment that is also extremely robust. The new accommodation provides classrooms for 56 pupils, music rooms, an ICT suite, design and technology and science labs, commercial kitchen and dining room and related ancillary areas.

The symbolic heart of the new school is the hall and this is reflected in both plan and built form. The single storey building is arranged in two concave classroom wings linked by the taller drum of the central school hall, library and ICT suite. The classroom wings wrap around an internal courtyard which is partially covered and provides a safe and secure external play area for the younger children. Accessibility and inclusion were achieved throughout with generous clear circulation routes. The internal layout is carefully design to maximise natural daylight with ancillary rooms sited internally. Awards: Runner up in the SCALA Best Building Awards 2005
