igh na Croit, A new-build home on former crofting
land in the Highland hamlet of Gorstan, near Garve, enjoys the distinction of being one of the most northerly certified Passivhaus projects in the UK. Indeed, the ultralow-energy house dispenses with any conventional heating system at all – an extremely brave move for a home in this part of the world. The project’s starting point, or rather starting place, was Inverness, at the 2010 Housing Expo, when John and Jeanette Fenwick first encountered HLM Architects, who were exhibiting their ‘Passivhaus Terrace’ project. Inspired by the practice’s approach to low-energy, eco-savvy design, the couple asked Ross Barrett of HLM to design a “modern, highquality, low-energy Passivhaus” for them on a plot that they had recently purchased in Ross-shire. Barrett was happy to accept the challenge, and set about designing a house that would fit into its surroundings.

THE BRIEF The clients wanted a new-build home on a plot of former crofting land that they had recently purchased in the Highlands. In terms of design, they were keen on the idea of a contemporary interpretation of a traditional steading that would celebrate the surrounding landscape by bringing in light and views. At the heart of the brief was a call for an environmentally responsible, low-impact home that would be built to Passivhaus standards

CHALLENGES 1. Site conditions A lot of rock was found on site, which the preliminary site trial pits didn’t pick up. This meant that drainage works had to be brought forward to keep the high water table at bay. The rock also meant that the original strategy of having a ground-source heat pump had to be rethought. In the event, to avoid the digging down that this would have required, an air-source heat pump was installed instead. 2. Air-tightness A very stringent air-tightness target was sought as part of the Passivhaus strategy (0.6 air changes per hour). The shape of the house and the site team’s lack of previous experience on this level of control required extensive preparation in order to achieve the best results.

“It was our intention that the house should look towards the form of a traditional steading, where the scale, proportion, openings, roof pitch and mix of materials are all contextually relevant to the rural landscape,” he explains. “We were also keen to use a palette of locally available traditional, natural materials, reinterpreted to form a distinct high-quality and sturdy modern design. Given the setting and the importance of sustainability in its rural context, the design utilises a mix of materials including rendered walls, locally sourced timber cladding and a slate roof.” Following a painless passage through planning, Tigh na Croit finally emerged in the winter of 2014 as a white L-shaped blockwork house, with areas of stained timber cladding at the dining-room ‘box’ on the south elevation and small areas to the north and west elevations. Details such as the chimney and the eaves are all recognisably rural Highland in their form, which places the house very much within its rugged setting. Glazing
is also a significant feature, allowing the surrounding views to be framed, as well as maximising passive solar gain as part of the Passivhaus design philosophy. The main living accommodation is arranged across the ground floor, embracing the idea of the surrounding landscape literally being on the doorstep. This is an exposed site, but you’d never know that from inside the house; its combination of single-storey living spaces and double-height circulation areas are at a constant level of cosiness all year round, thanks to the building’s fully certified Passivhaus credentials. The architects’ intense and precise planning has paid off, as Barrett explains: “Through careful orientation, a compact simple form, high levels of air-tightness and a super-insulated building fabric, the design reduces energy consumption by 80% while ensuring excellent internal comfort conditions all year round.” An off-site prefabricated closed-panel system was

The inspiration for the building’s form was a traditional steading, as can be seen in the slate roof, its pitch and chimney, and the sturdy, unadorned façade
used for the walls, floors and roof, which, along with highperformance windows, creates a super-insulated air-tight building (the air-tightness level is actually ten times better than that demanded by building regulations). A mechanical ventilation system with heat recovery is another key element of the house’s Passivhaus strategy, reducing heating bills and providing cleaner, fresher air indoors. Hot water comes from regenerative sources via the heat pump, while low-flush WCs, reduced-flow taps and showers, and several rainwater butts all contribute towards lowering the occupants’ water consumption. The house has even been future-proofed to allow for photovoltaic installation, enabling

the owners to further offset any carbon emissions and to potentially become carbon positive. Indeed, according to the Passive House Institute’s PHPP calculations, the annual heating demand has been worked out at 15 kWh /(m2a), which estimates that the house will cost little more than £100 a year to heat at current prices – pretty impressive considering the interior is a sizeable 223 sq.m. Tigh na Croit, which was recognised at the UK Passivhaus Trust Awards, has been hailed as a building exemplar that demonstrates that even in remote, exposed locations like this it is possible to build to Passivhaus standards by using locally available skills and materials. □

START RIGHT Before you begin – plan What unexpected financial headaches should be preempted at the beginning? The first thing to consider with any self build or renovation project is funding – having finance available right from the start could be crucial to sealing the deal on a plot or renovation gem. Dedicated mortgage products are available through brokers such as BuildStore, which work on a stage payment basis, so funds are released at key points throughout your project – either in advance or in arrears, depending on your requirements. However, in order to secure the right finance, you must first ensure that you have organised and set a realistic budget. Unless you take a monitored and sensible approach to budgeting, your scheme could end up turning into a money pit. To mitigate this risk, you must set a realistic figure for the project well before the design stages begin. In addition, it’s essential to include a contingency fund – at least 10% of your overall budget is prudent. This money should only be used for unexpected costs during the project, such as additional ground-work requirements or unavoidable delays. If you still have the contingency at the end of the build, you can consider upgrading the kitchen or bathroom or put it towards landscaping. Rachel Pyne, Director of Financial Services, BuildStore

What does insurance cover and when? Before you undertake building works on your home, you must inform your broker and/or insurer, especially if these works will exceed a contract value of £50,000. Your insurer is likely to automatically reduce the cover provided by your policy and in many cases will cancel cover altogether, leaving your home uninsured. What makes a successful renovation project? A successful renovation project can be achieved with a combination of forward planning, good project management and an experienced team consisting of designer, architect (if required) and builders/trades. Forward planning – electric and lighting layouts, design details and finishes – not only avoids unbudgeted cost due to extras, but allows the project to run more seamlessly. Listening to the client and translating their requirements through a creative collaboration between the client, the designer and the architect, makes for a cohesive finished design. What is key to a successful new build? Preparation and full engagement with the process as early as possible. Don’t leave making final design decisions until the project comes to site – you’ll find the volume of information that you need to sort out will feel very daunting. Make a decision and try to stick to it. If you are not sure about any aspect of the build or process, don’t be afraid to keep asking questions until you are completely clear about what you are getting. Keep calm and trust your architect. What factors influence the design of a space?
A SUCCESSFUL RENOVATION PROJECT CAN BE ACHIEVED WITH A COMBINATION OF FORWARD PLANNING, GOOD PROJECT MANAGEMENT AND AN EXPERIENCED TEAM
We would generally try to ascertain the following key points that would help inform the overall design: the property, scale, proportion, architectural features and aspect. Then, how is it to be used? For example, most open-plan spaces have mixed use (a few people doing different things in the same space) so it’s important to plan for this and create a space that is zoned and coherent. Consider the taste and lifestyle of the inhabitants. Is it a busy family, a young professional, couple or bachelor? How is it to feel? Relaxed, energising, elegant, fun, minimal or homey? The budget is another factor. Is this a forever home that is being highly-invested in, or is it a fairly modest transformation for a short period before selling on? We have placed insurance for private homes in Scotland with rebuild figures in excess of £20m that are having millions of pounds spent on renovating them.
What’s so special about your products? Most projects that we insure are, of course, a lot less than the £20m mentioned above. Many homeowners buy a property that they wish to extensively modernise, while many others would rather improve than move. We have access to insurers who, unlike most, are able to continue to insure a client’s buildings, contents and liabilities within their home policy and combine this with the building works on an all-risks basis up to a contract value of £5m (and beyond, if required).
What are you most proud of and what range of projects do you place insurance for? Our clients’ homes are often their most precious asset, with rebuild values in excess of £1m. They have many things to think about when planning works, and insurance isn’t always at the top of the list. Our ability to advise on how to protect the existing structure effectively and insure the contract works under one policy makes certain there are no grey areas or gaps in cover. This allows a cleaner, simpler claims process, should it occur. Whether the property is listed, is a home of heritage status, a country residence or a townhouse, we work with specialist insurers flexible enough to offer competitive and comprehensive cover.

What has been your biggest challenge to date?

We consider all jobs, big or small, to be a challenge while we’re working on them. We take on a lot of large projects: we did the lighting for North Glasgow College; for the Mother India restaurant group and Glasgow’s new Dakota hotel; and for showhomes in collaboration with great interiors practices such as Amabile Design. But we also love working with private clients, and we bring the same enthusiasm to these projects as we do to our large-scale corporate undertakings.

What has been your biggest challenge to date? Having been in business for a century and a half, there have been lots of exciting challenges. What are you most proud of? We are currently undergoing something of an expansion. The relocation of our showroom from our head office in Glenrothes will create more space for our expanding workshop, housing new state-of-the-art spray-painting facilities. Meanwhile, the new showroom, a converted joiner’s shop in Forteviot, will give us the opportunity to present our cabinetry in a magnificent countryside setting while we join forces with Strathearn Stone & Timber to create an exciting interiors destination in the heart of rural Perthshire.
What has been your biggest challenge to date? We’re currently working on a large project in Bieldside, Aberdeenshire, where we’re fitting out no fewer than 13 rooms. From studies to bars to dressing rooms, it’s quite an undertaking, but it’s also hugely exciting to be awarded such a highprofile project right on the doorstep of our new Banchory showroom.
What’s so special about your products? As well as our bespoke cabinetry, we partner with other top-end companies who deliver our high standards through every aspect of the project. We work with quality German and American appliance brands such as Miele and Sub-Zero and Wolf, along with specialist worktop processors who offer many exotic stones.

GREEN THINKING Ask the architects ECO CHECKLIST Where to start Speak to a qualified architect who has expertise or knowledge in delivering sustainable low-energy houses and refurbishments. Key features Try to adopt a fabric-first approach by achieving high levels of insulation and air tightness to floor, walls and roofs as fundamentals to minimise the rate of heat loss from your external envelope. This will result in less energy being required to heat rooms. Windows, doors and flooring Try to use timber or timber composite (aluminium on the outside) windows that come from a FSC certified source. Always use less harmful solvent-free water-based paints and oils for timber floors and woodwork. Heating, fuel and lighting Consider low energy/renewable heating sources such as an air source heat pump to deliver longterm, cost effective primary heating and hot water. Try to use low-energy light bulbs and control the level of light output with dimmable switches. Tips and tricks When designing a new house, and for a more holistic energy approach, factor in basic design strategies: plan the orientation of the house, positioning of rooms and large areas of glazing relative to prevailing winds and the sun path. Budget The envelope will largely impact on the amount of energy that is being consumed inside the house long term, so it is worthwhile prioritising this in the budget. How can we meet the demand of housing without compromising the environment? Make use of local skills and suppliers wherever possible. Remodel or extend existing properties rather than building entirely new. Ensure materials are sustainably and responsibly sourced and make use of off-site fabrication, speeding up the construction process and cutting down on unnecessary waste. What eco credentials should a new build incorporate? First, orientate the house for solar gain – have as much southfacing glazing as is achievable. Then maximise the benefit from the essentials of the building fabric: use the best specification of insulation you can afford and as much of it as you can, as well as the best quality windows you can afford; make the house as airtight as possible. Air-tightness means heat-recovery mechanical ventilation is required, but, in our opinion, it’s the best bolt-on you can have. Find the heating solution that suits you; however, if these guidelines are followed then very little heating will be required. Which eco/sustainable materials excite you? As a qualified Passivhaus architect, I subscribe to the fabric first approach to eco design. This involves designing a house so that it uses as little energy as possible to be comfortable – before having to add any extra features such as solar panels. When it comes to sustainable materials I prefer natural materials, such as recycled newsprint and wood fibre for insulation. I also like to use locallysourced material if possible. Home technology Wired for sound and more What influences your projects? There are a number of questions that a client has to consider before any home automation design can be started. In no particular order, these include: budget, functionality, aesthetics and future-proofing. We recommend getting multiple quotes, and then working with your chosen supplier to fine tune the package to meet your projected requirements. Any competent company will over specify the first fix wiring and flood the house with cat6 cabling – this is relatively inexpensive and will pay dividends in years to come. Ask yourself: what do you want from your system? Music on demand throughout the house, 4K ready TV distribution, Wi-Fi, CCTV, fire/smoke/monoxide detectors, heating, lighting, remote access, central locking, gate and door control, home cinema, music and video library, panic alarm? How will you be using your home in ten years time? Do you want sleek touch panels in the walls, speakers hidden behind plaster or in ceilings, iPad control, a central AV cupboard holding all the equipment, colour and mood changing lighting, concealed screens, mirror TVs. Future-proofing is possibly the most difficult task of all when designing any installed system. Sometimes the most unlikely company can stop trading, and you can be left with an unsupported system. How will future technologies affect how we use and enjoy our homes? Without the benefit of a crystal ball all we can do is put a robust network in place that can provide the backbone for any future development. My advice is to put as much high quality and screened cat6 cable in as possible during first fix, four to each potential TV location and even run them to fridges, freezers, doors and roof spaces. Provide good quality speaker cabling to potential wall and ceiling speaker points (for example, the latest dolby audio standard includes over 12 speaker locations per room). Take all these cables, labelled, to a central well-ventilated AV cupboard or store and you should be good for at least 25 years. After that, maybe all we’ll need is a lightweight virtual reality headset to provide all our entertainment and home control needs. Andrew Greig, Managing Director, Scotaudio
What are the latest innovations? Contemporary architecture displays a preference for large expanses of glass, which has in turn increased demand for contemporary blind and curtain solutions. Roller blinds remain the most popular choice for window dressing, but whether blinds or curtains, there is an increasing demand for automated control. The new Silent Gliss 5600 curtain track is the world’s quietest motorised curtain track, which, along with any other electrically controlled blinds in the property, can be controlled by the new Silent Gliss ‘Move’ app, allowing users to control systems from any location at any time. Opening and closing times can also be programmed in the app, for instance, approximating sunrise and sundown cycles. How do you incorporate a smart home with a smart budget? Music in every room, mood lighting, heating control, electric blinds, TVs hidden in furniture – these are just some of the luxuries in a modern smart home. In the initial stages, it’s all about infrastructure. Running the right cabling to the right location gives you the chance to install all the benefits of a smart home in easy costeffective chunks, without ripping the house apart or damaging décor. It’s all about thinking ahead. We have a fairly standard low-cost wiring platform incorporating speaker cable for music through the house: co-axial cable and Cat 6 network cable for TV distribution, IT network and internet access. e had a vague idea about improving the
house,” recalls Gale Macleod of what initially spurred the modernisation of the terraced double-upper that she shares in Leith with her partner Jonathan Hearn and their two young teenagers. “There were lots of things about the house that we didn’t like and that didn’t work, such as the pokey, pine-panelled bathroom, the oppressively low ceilings and the congested layout that didn’t flow very well. Our kids were getting older and we felt it was the right time to get things sorted.” Gale and Jonathan’s initial ideas were somewhat tentative. “The project actually began as a request for an en-suite wet room in the upstairs bedroom!” recalls project architect Thea McMillan of Edinburghbased Chambers McMillan architects. “But over beer and pizza around Gale and Jon’s kitchen table, we talked about ways we could change the house to make it work better for the whole family.” At the time of these early discussions, Gale

and Jonathan’s Edinburgh home, which they’d bought in 2004, was made up of a series of enclosed and compartmentalised spaces. A neighbour lives in the ground floor, while they have the first floor and the attic. At the top of their stairs, where you enter their house, was a hall with five different doors – quite a forbidding introduction to the main living spaces. In addition, an internal staircase, leading to the attic’s two long thin bedrooms, swallowed up a fair amount of space. The cramped feeling was compounded by the lowered ceilings that the previous owner, a DIY enthusiast, had installed. So, although the original house is generously proportioned, the house felt small. The architects’ response was to remove the suspended ceilings and several walls, connecting spaces and making the whole house function better. “We know the family socially and know how they used the house,” says Thea McMillan. “Everyone was keen on the idea of opening it up. But we felt they didn’t need a big barn-like open-plan space. We were keen to create places for each family member to relax or read or do their homework.” Following a straightforward journey through planning,

the seven-month build project began with the removal of some internal walls and the incorporation of new structural steel elements, uprights and beams. Kingspan insulation and replacing the windows with double-glazing throughout has improved the house’s energy efficiency. During demolitions, a fortuitous discovery was made under layers of wallpaper and plasterboard to the main party wall running from the living room to the kitchen. “When the original stone wall was revealed, it was really exciting,” says Gale. “It is lovely, and it makes you feel in touch with the history of the building – we can see the chisel marks where the stonemasons worked more than 100 years ago. It’s one of my favourite features.” Other key elements of the remodelling include a walnutclad ‘pod’ that not only creates a division between the main lounge and kitchen/dining area but also provides storage shelves and a cosy place to sit on the kitchen side. The bathroom was moved to create a larger kitchen and dining area, and the stair leading up to the attic was reconfigured. “We moved the stair by 50cm,” explains Thea. “Previously,

CHALLENGES • “Be prepared for the unexpected,” warns Gale. “When we removed the walls we realised that the wiring hadn’t been done professionally and we had to have the whole house rewired.” • Forward planning is essential. The family rented a three-bedroom flat during the building works. “I had calculated that a furnished rental with storage would cost more, so as we had a long lead-in to the building works, we looked in advance to see when unfurnished properties were coming up,” says Gale. “I also needed time to find somewhere that could take two cats and a dog!” Getting a rental in the right location was important too. “Renting just ten minutes’ walk away meant the kids could stay at the same school, and made the upheaval manageable for them. Being well prepared definitely helped us.”

the staircase had a short flight, a small landing and another short flight of stairs – it was so much wasted space. Pulling the staircase together meant we could make one of the downstairs bedrooms a lot more spacious – in fact, we were able to arrange it over two levels with an upper bunk for sleepovers. It didn’t cost a great deal to move the stair but it has made a huge difference in terms of space.” Indeed, the attic bedrooms have been made wider by reclaiming some of the old hallway, and an en-suite bathroom has been added to the master bedroom, which was taken up further into the roof space by 30cm via a new zinc-clad dormer. “We’d originally hoped to create a dormer to the second bedroom at the street-facing front of the house; however, we felt this might be an issue with planning. This is not a conservation area but there are hopes it will be in the future,” says Thea. The solution was to change the existing front window to a Velux Cabrio balcony roof light, which brings in so much more light, and opens up views over the Edinburgh rooftops. “It feels like a coherent space now, both upstairs and downstairs,” concludes Gale. “All four of us can be in the house at the same time and we’re aware of this, but we’re not encroaching on each other’s space. Before, we were constantly shutting doors behind each other – we don’t need to do that anymore.” □

Hot, cold and boiling hot water taps, such as the Quooker fusion, are becoming more and more popular as people are seeking a more minimalistic look without the need for a kettle placed on their sleek islands and countertops. A hob with a built-in extraction is another up and coming essential for people. They like the idea of the hood being hidden in the island, minus the overhead extractor or bulky item on which they can potentially bang their heads. Pocket doors – doors that fold into the side of a unit that has a worktop within – are popular. How do you make the most of a modest space? Consider a shower enclosure for the smaller bathroom. Even a generous enclosure will have a smaller footprint than a bath. A minimal glass enclosure with little framework will become almost invisible, enhancing the feeling of space. A large window is a blessing; however, even in an internal bathroom, carefully selecting the colour palette and texture of your tiles can create the impression of space. s part of an overall refurbishment of their Edinburgh
home, John and Lynn Gee were keen to make the most of the kitchen. The couple, who had been living and working in America, were moving home to Scotland and wanted to create a space that would work for them, but would also be big enough to accommodate their family, for whom they were relocating. They found interior designer Camilla Pringle on interiors website Houzz. “We selected Camilla above other contractors who tendered for this project because she immediately conveyed a feeling for the room and for the kind of kitchen that would suit,” explain John and Lynn. “A key advantage of working with Camilla is that she oversees the whole project from beginning to end.” Following a couple of meetings at the property, Camilla and the Gees corresponded via email and phone, since the couple did not move back from the States until late summer, this year. That meant that strong lines of communication were vital. “We knew our project was in safe hands, as Camilla had a meticulous eye for detail, teamed with being a complete professional and great to work with,” the couple enthuses. The existing kitchen was located to the rear of the property and was inadequate for this modern couple’s way of life. It was small and poorly equipped, so the Gees immediately identified that any new kitchen installation had to function as a fully-equipped contemporary work space, as well as being an area where the owners could socialise and entertain guests.

THE BRIEF To design and build a dual purpose kitchen/diner within a Victorian double-upper flat in south Edinburgh for John and Lynn Gee who were relocating from America back to Scotland to be closer to their extended family. This kitchen forms part of a complete refurbishment of the whole apartment and involved opening the previously small space up to be able to accommodate the whole family for special occasions. Camilla Pringle Interiors designed, supplied and fitted the kitchen. Bespoke cabinetry prices start from £20,000

“It was key to the space,” says Camilla, “that it was furnished with a kitchen, as opposed to simply plonking a standard kitchen into this impressive space.” This, admits the designer, is where the bespoke range of furniture comes into its own; by being sympathetic to the original features while retaining functionality and modernity. The large detached Victorian villa had been spilt into four spacious apartments back in the 1960s. The Gees’ home comprises both of the first floor’s two south-facing generous reception rooms. Early on in the refurbishment, the couple decided that turning the smaller of the two rooms (which had been used as a dining room by the previous owner) into the kitchen/diner was the most sensible solution. “Neither of them wanted to be stuck away in the kitchen when entertaining,” says Camilla. The new space is an open-plan arrangement featuring an impressive window and original fireplace. The large island is the central focus of the room, which boasts a large bay window that floods the space with natural sunlight. Both John and Lynn spend a lot of their time answering emails and reading

One single piece of coloured glass was used for the splashback with double electric socket cutouts. The glass was templated, then cut to the exact measurements. A Westin Cache ducted extractor was installed
newspapers, so the oak breakfast bar shelf that backs onto the dining table and chairs acts as an informal home office. The island features a pop-up electric socket, which is great for charging mobile phones, laptops and iPads. All of the bespoke cabinetry was designed, made and painted by Camilla Pringle interiors, with the 2550mm cabinet height fitting snugly in with the Victorian ceiling height proportions. Uplighters were inserted on top of the units to highlight the period cornice detailing. “The overall aesthetic of the kitchen had to be grand but not in an overbearing way,” the designer admits. Highly ornate cornicing, deep skirting boards and large original shutters dictated a handmade kitchen, painted in Farrow & Ball tones, that would complement these characteristics. Fixtures and fittings like the traditional ribbed glass pendant lights with brass fittings and the 30mm London stone Caesarstone worktop appear in harmony with existing elements like the Carrera marble fireplace and the refurbished original wooden floorboards. □
CHALLENGES The main challenge was the position of the kitchen. Located on the first floor and up a ‘serious’ flight of stairs, it proved tricky to deliver heavy items safely. “The island Caesarstone worktop was in one piece but four strong men had to bring it in without mishap! The large fridge-freezer and range cooker were easy, in comparison,” says Camilla. The floor had to be reinforced as a result of the weight of the island (0.8 tonnes), since the original beams were not originally designed to hold such a weight in the middle of the floor space. There were also lots of appliances to fit in to this space, admits the designer. Storage was also limited, given the overall size of the room, but a tall double-doored pantry helped to solve the problem.
