COMING TO PEARLAND!! SAMS Club has announced that they will begin breaking ground soon on a new location in Pearland. They will be located on Hwy 288 at Discovery Bay, between Shadow Creek Ranch and Hwy 288. Also, Carl’s Jr. and Dairy Queen will be opening on FM 518 by the Town Center. Burlington Coat Factory will be in the Academy parking lot. We had to submit our articles for the newsletter by July 8th, and were hoping to get more information on what will be located in the new retail center being built just east of Southgate on CR 59 at Hwy 288. As of July 8th, according to the city, they are only clearing land at this point. No building permits have been requested.

SOUTHGATE YOUR ROLE AS A SOUTHGATE HOMEOWNER You take a great deal of pride in the upkeep of what is probably your biggest investment and hope that others in our neighborhood feel the same way you do. Once you became a member of the Southgate community, you agreed to abide by the Covenants, Conditions and Restrictions (CC&R’s or Deed Restrictions) of the community. A major part of the CC&R’s is the upkeep of your home. We have found that a great majority of the homeowners are doing their part in upkeep, however there are a few remaining individuals that are notified by the management company that their homes are out of compliance. We have contracted with LPI to do two inspections every month of our community. In addition, the volunteer board members, who are also your neighbors, make notes of things that they see while running errands or driving to work that do not conform to the Deed Restrictions (DR’s). LPI is then informed of the violation and a deed restriction violation is issued. There are times when things occur within the neighborhood that just don’t coincide with these scheduled inspections or random sightings. So what can you as a homeowner do about this? The answer is simple: please contact the board at southgatehoaboard@

gmail.com or LPI at sgatehoa.org. The official Southgate website at http://sgatehoa.org has an eForm to report violations. All communications are anonymous, so if you need to inform us of deed restriction violations, the offending homeowner will not know who reported the problem. Remember, the purpose of the violation letters is to maintain the integrity and value of our property and homes. Keep in mind, the HOA board is comprised of all volunteer homeowners; we do this job to maintain a great community. Like you, we are also dues paying homeowners that want our properties to maintain their values. If you see a problem within the community, please let us know about it and it will be addressed. Correspondence to the board should be kept cordial, we understand your concerns and we will get situation fixed as quickly as possible. It may seem that it is taking a long time to get a lawn mowed or unwanted vehicles removed; however we have to go thru the process that is outlined in the Texas Property Code before we can take action. It’s up to all of us to keep Southgate looking great. Thank you everyone!

SOUTHGATE NATIONAL NIGHT OUT Mark your calendar for the 28th National Night Out on Tuesday, October 4th. Most of the country will celebrate on August 2nd, but because of our heat Texas opted to change our date to October 4th several years ago. Contact the board at southgatehoaboard@gmail.com if you want to serve on the committee. We could have block parties, or have an event at our new community park. Don’t forget to mark your calendar now! More information will be provided in future newsletters. We need neighborhood volunteers to make this a successful event.

How well do you get along with your neighbors? Here are some tips for building a better relationship that will last for years to come. How well do you know the folks next door? If your acquaintance is limited to a nod and a wave, you may want to think about building a better relationship for getting on better footing. Neighbors play an important role in our lives. Their lifestyle, friends, and social habits can have a strong impact on our lives. It is a good idea to get to know the people next door or across the street to develop an interlocking community of support and security. You never know when a neighbor will spot a burglar creeping around your house or alert you to a creeping mildew that is affecting neighborhood roses. Or you may want to leave an extra key at their house in case someone in your family gets locked out. There are plenty of reasons to work on a positive relationship with your neighbors. Here’s how: 1. Go over and introduce yourselves. Proper greetings can put everyone on a first-name basis and pave the way for more meaningful future encounters. Don’t stay too long, though, or you’ll wear out your welcome! 2. Lend a helping hand. If your neighbor is raking leaves, chopping wood, or building a deck, offer a few hours of assistance. There’s no

better way to build a community. Besides, you never know when the favor might be returned. 3. Offer support. If you hear that someone close by is ill, has had an accident, or is laid off from work, take over a hot meal or a fresh dessert. Your thoughtfulness will add a special touch during a difficult time, and one that will be remembered. 4. Meet a need. When you hear of a special need that you can meet, do it, such as sitting with a sick child while your neighbor goes to work or taking an elderly parent to a doctor’s appointment when their car won’t start. That’s what the story of the Good Samaritan is all about. Helping others is one of the best things we can do for each other. 5. Share information. Alert your neighbor to news of new developments that may impact everyone in your area, such as new sewer lines, sidewalks, housing developments, or weather threats. Keeping everyone in the loop ensures that you will learn of impending events as well. 6. Exchange holiday cards, gifts, or traditions. Invite your neighbors over for cocoa and carols in December or an Easter egg hunt in spring. A backyard barbecue can be a great way to share food and fun. Don’t forget about graduations, weddings, and baby showers. If they’ve watched your kids grow up or been aware of your family events, they may want to share these special occasions. 7. Plan a block party or yard sale. Invite everyone on the block to participate. Planning and carrying out the activity helps everyone to get acquainted and create a newfound sense of community, as well a happy successful, love connected community. Even if your neighbors (or their dog) annoy you at times, grin and bear it. We never know what they are experiencing in their lives at the time. A smile makes all the difference in the world on our face and to the ones we smile at. They are like family in many ways since you’ll have to live with them, or near them, for a long time. Appreciate their strengths and overlook the weaknesses and everyone will get along just fine!
