President’s Corner Welcome to Fall…hope everyone has been enjoying the slightly cooler temperatures that we’ve had lately. As we all know, Texas is experiencing extreme drought conditions and the lack of rain is creating havoc all over the state. As a result of the drought conditions, we are currently under mandatory water restrictions, so it is important for homeowners to follow the watering schedules/guidelines. When you do water your lawn, please remember to water your slab as well. As mentioned in last month’s newsletter, Alliance Association Management has a new President and CEO, Rody Timmons. Kim Bennink (HOA Director) and I recently met with Mr. Timmons and his boss, Matt Steele to discuss this leadership change and to reiterate our expectations of good service from Alliance. Based on the survey results that we’ve received so far, it is clear that a good number of homeowners do not have a positive impression of Alliance, and in some instances, for good reason. We want to make clear to all homeowners that Alliance works for all Chandler Creek homeowners. I, and the rest of the Board, work closely with Alliance to make sure that Alliance is doing what is expected of them. We frequently take Alliance to task when they do not handle things according to the HOA’s expectations. We also want to remind all homeowners that you have a right to be heard by the Copyright © 2011 Peel, Inc.

Board about any issue that you may have and that Alliance does not always have the final say. The Board can not address issues with Alliance if we do not know about them. As all homeowner’s should know, the Board meets every month and any homeowner is welcome to attend to address the Board. If any homeowner has an issue with Alliance that they do not feel is being resolved to their satisfaction, we need to know. If phone calls/e-mails are not answered in a timely manner, we need to know. If you are skeptical about an answer that Alliance has given you, you are encouraged to reach out to the Board for clarification. Keep in mind that in many instances, Alliance does provide homeowners with the correct response, but that response may be one that homeowners do not like. If homeowners have concerns about Alliance, homeowners are encouraged to contact the Board via e-mail: chandlercreek@gmail.com. Homeowners also have the option of getting in touch with me by phone as Alliance has been given permission to get homeowners in touch with me directly. So, to recap, please do not hesitate to let the Board know how you think Alliance is doing…whether good or bad. The Board is committed to making sure that Alliance does its best for Chandler Creek and we need

Meet The Neighbors!

Fall is here, which means the holidays are just around the corner! This month’s homeowner homework is to get out and meet the neighbors on either side of your house and those who live in the three houses directly across the street from you. At the July 2011 quarterly meeting, the Williamson County Sheriff’s Deputy said that one of the best deterrents to criminal activity in any neighborhood is having concerned and alert neighbors. WHEN MEETING YOUR NEIGHBORS YOU MAY WANT TO NOTE THE FOLLOWING ABOUT THEM: • The names of the people living in the property – this includes the names of any kids • The types and colors of vehicles driven by the different residents in each of the homes • A general sense of the schedules of your neighbors (does someone work a night shift, travel frequently, etc.) • A phone number that they could be reached at in the event of an emergency • Any pets they have • Any holiday travel plans It is our hope that taking these small steps will help the residents in Chandler Creek build a better sense of community, cut down on property and other types of crime, and ensure that Chandler Creek remains a great place to live.

COVENANT VIOLATIONS September 2011

The property manager for the Chandler Creek HOA performs property inspections twice a month. During these inspections, any covenant violations observed are noted and a violation notice is sent to the homeowner. The property manager also takes pictures of the violations, which can be sent to the homeowner upon request. HERE IS A BREAKDOWN OF THE TYPES OF VIOLATIONS NOTED FOR THE MONTH OF SEPT. 2011:

By Walter Berry, M.U.D. Vice President Special Board Meeting: Great news! At a special M.U.D. Board of Directors meeting which was held on September 7, 2011, the Board voted not to increase the property tax rate for the upcoming year. The rate will remain at the same level as last year: $0.42 per $100 of appraised value. Restroom Facility: Landscaping near the restroom has been completed. We hope that all residents appreciate our new facility. As a reminder, skateboarding on the ramp of the new restroom facility is strictly prohibited. Jogging Trail: The M.U.D. Board has adopted a 2012 Budget which has a line item for additional lights for the jogging trail and playscape. Additional lights will allow for trail and playground use later into the evening. We are currently researching the project and will provide the residents with a monthly update of our progress. Security: For our residents’ safety and convenience, new security cameras and WiFi have been installed on and near the pavilion. We also hope that this will deter vandalism in our parks. We are committed to providing a friendly, clean, and safe environment for our neighborhood; however, we cannot do it alone. We need everyone’s help to make our park and community a place that we are proud to call HOME.

Help Keep Park Clean: Please remember to dispose of all trash properly. There seems to be a growing accumulation of smaller trash items (plastic water bottle caps, cigarette butts, etc.) thrown on park grounds. As a reminder, smoking is prohibited within 50 feet of park facilities. Volleyball Court: If you let your little ones play in the sand volleyball court, please make sure all toys are removed. Small metal toy cars and other items left in the sand can cause injury to a player’s foot. Also, we have installed push button-controlled timed lights for after dark play. This will provide playing time during cooler times of the day. Water Fountains: Please refrain from putting sand in the water fountains. We have had several sand clogs at the pavilion water fountain which has caused damage and required repairs. Fall Festival: Do you know your M.U.D. neighbors? The Meadows of Chandler Creek Fall Festival is a great place to meet them while enjoying free food and drink. Come out and have a great time! The date is October 15. Kim's Cooking Corner APPLE PANCAKES Serves about 4

INGREDIENTS • • • • • •

2 cups apples cut into 1/4-inch slices 2/3 cups flour 2 teaspoons sugar • 4 large eggs, beaten 1/2 cup milk • 1/4 teaspoon cinnamon 1/4 teaspoon salt • 2 tablespoons sugar 3/4 cups butter

DIRECTIONS Sift together the flour, 2 teaspoons sugar, and the salt. Beat eggs and milk together. Gradually add flour mixture; beat until smooth. Sautee apples in 1/4 cup of butter until tender. Mix 2 tablespoons sugar and the cinnamon together; toss with apples. Melt 2 tablespoons butter in a 6-inch diameter, deep fry-pan. Pour in the batter to a depth of about 1/4-inch. When set, place 1/4 of the apples on top; cover with more batter. Fry pancake until lightly browned on both sides. Keep warm. Repeat the procedure, until all batter and apples are used. Serve immediately. These are wonderful served with a whipped cream topping or drizzle of caramel sauce – if you’re really feeling decadent, you can do both!

FROZEN PUMPKIN MOUSSE PIE INGREDIENTS Crust: • 30 small gingersnap cookies, (about 7 1/2 ounces) • 2 tbsp. raisins • 1 tbsp. canola oil Filling: • 1 cup canned pumpkin puree • 1/3 cup packed brown sugar • 1/2 tsp. ground cinnamon • 1/4 tsp. ground ginger • 1/4 tsp. freshly grated nutmeg • 2 pints (4 cups) frozen low-fat vanilla ice cream, softened (see Tip)

Bake the crust until set, about 10 minutes. Transfer to a wire rack to cool completely. To prepare filling: Combine pumpkin, sugar, cinnamon, ginger and nutmeg in a large bowl and mix well. Add ice cream and stir until blended. Spoon the mixture into the cooled pie crust. Freeze until firm, at least 2 hours. Let the pie soften slightly in the refrigerator for 20 to 30 minutes before serving. Serves 10. Each serving weighs in at 230 calories per serving, 5 g fat, 4 mg cholesterol, 2 g fiber, and has 80% of a day’s worth of Vitamin A for the average adult. Tip: To soften ice cream, microwave on medium low heat for about 60-80 seconds

DIRECTIONS Preparation: Preheat oven to 350°F. Coat a 9-inch deep-dish pie pan with cooking spray. To prepare crust: Combine gingersnaps and raisins in a food processor and pulse until finely chopped. Add oil and pulse until blended. Press evenly into the bottom and up the sides of the prepared pan.
