Jennifer’s Corner Melissa Yehl, President As I prepare to pass the gavel to the next Board, I can’t help but look back at the accomplishments of 2011. The Board made some big decisions in our efforts to reverse the downward direction of property values in RRR. If your eyes have been even partially open the last few years, you surely noticed the decline in the overall presentation of our neighborhood. When we made a change in property management, our directive toward improving the look of our neighborhood was clear - enforce deed violations. In the first few rounds of inspections, approximately 10% of the neighborhood was cited with some type of infraction. Please remember violations are not meant to be taken personally. They are, in most cases, reminders of something that you might not have known was a problem. If you need clarification, or if an error was made, a call or email to CMA can easily solve the matter. Communication is the key. For you see, violations are like cancer cells. One cell, unnoticed and undeterred, can infiltrate more and more cells. If treated early on, the result is usually positive and less evasive. If detected in later stages, the treatment is especially tough and the probability of a positive outcome lowered. Untreated, the assault is deadly. Translated: If one resident leaves their garbage cans out, how many others think, “if they can do it, so can I”? It starts there, and progresses. The time to fix it is not when your house goes up for sale. By then, the damage is done. What do you suppose potential buyers think when they drive through a neighborhood where dead lawns, garbage cans, and satellite dishes are displayed proudly? The assumption is that the neighborhood is not a secure investment arena. That affects us all. It doesn’t matter whether you have $135,000 or $535,000 invested in your property. You still have skin in the game. “Why doesn’t that matter to us all?” is a question that haunts me. This Board, like all before us, has heard many compliments about our hard work done for the benefit of the neighborhood in its’ entirety. Likewise, we have heard criticism. For those finding fault with us, please consider this: we hold unpaid positions and are charged with making decisions to best protect the more than $115,000,000 asset value of our neighborhood. Hey folks, the annual meeting is rapidly approaching. Be sure to mark the date on your calendars - January 19th at 7:00 p.m. The board and I have been working very diligently to ensure that the transition from PS Management to Certified Managementwas a seamless process for the Board as well as the owners. I would like to thank PS Management for the professionalism in getting Round Rock Ranch switched over to CMA without too many issues. We have worked out most of the kinks and all seems to be falling in place now. We are definitely looking forward to 2012. I have thoroughly enjoyed working with the Round Rock Ranch Board of Directors. The homeowners that I have had the pleasure of speaking with have all been fabulous as well. Girl Scouts in Round Rock Ranch! As the holiday season winds down, and we start to dismantle trees, lights and inflatable Santa’s, there’s one thing you still have to look forward to… Girl Scout Cookies! The sale kicks off on January 19th this year, and you’re sure to have some little girls knocking on your door asking if you want to buy a box or two. What you may not know is how much good one box can do in your community. This year, Girl Scout troops in your neighborhood helped stock shelves at the Round Rock Serving Center, donated over 60 bags filled with birthday party supplies for children in need, made blankets for neo-natal babies in hospitals, “adopted” families at Christmas to provide dinner and gifts, gave over 20 board games to the Texas Baptist Children’s Home, supplied books for the children’s hospital, gathered much needed items for the Animal Shelter, and much, much more! None of this would be possible without the cookie sale to fund our troop activities. Our girls are not only learning about money management, leadership, and entrepreneur possibilities, but they are learning that ONE girl, and ONE box of cookies can make a HUGE difference! Thank you so much for your support and encouragement during this important time in Girl Scouts! Dear Friends & Neighbors, Here we are at the beginning of a New Year starting fresh with a new management company! And what a wonderful neighborhood we live in! We have all chosen to live here in Round Rock Ranch and are proud of our property, our common areas, and amenity centers. Let’s work together to help keep it safe, clean, and an attractive place to live. Most of us want to follow the rules, regulations, and guidelines set forth by our HOA and keep our property values up, making RRR a great place to raise our families and attract new homeowners wanting to settle in the Round Rock area. But it takes all of us to support our neighborhood. Please, if you receive a notice of a violation from the management company, take proper action to rectify the problem. Putting it off only costs us all money. Help keep our HOA dues down! Do the right thing! If you have a project you are wanting to add on, improve or change your property, please take the time to fill out an ACC application available on line to make sure you are within the guidelines. Give the committee a couple of weeks to respond. We are all volunteers and have busy lives, just like you do. Our annual meeting is coming up and it takes volunteers to help run our neighborhood! Some committees take more time than others, please look into the commitment it takes and consider volunteering! We need you! Long story short, the resident observed a suspicious person and vehicle near her house and as it turned out, her house was burglarized. I’ve added the description of the suspects and the vehicle they were driving. There was another burglary reported on Crenshaw later yesterday evening which may be related. SUSPECT DESCRIPTION: - 1999 - 2002 Blue Ford Expedition, occupied x 3 (1 heavy set Black Male, approximately6`1”, last seen wearing aleather Dallas Cowboys jacket // 1 Female of unknown race with long hair // 1 White Male, approximately 5`7”, 155 lbs, 18-22 YOA, Light Brown Short Hair, last seen wearing a hooded sweatshirt and dark framed sunglasses). The vehicle was last seen fleeing the scene of a burglaryon River Forest Drive toward Red Bud Lane on 11/28/11. It appears the suspects are primarily targeting electronics and cash.
