Dear Fellow Homeowners, What a difference a new property manager can make! I rode with Jennifer English the other day on one of her inspections thru the neighborhood, three hours later we had only covered half the subdivision. Lots of weeds growing, trash cans improperly stored, fencing that has been let go, etc. Many of you have received violation notices as we have had a lot of catching up to do. This is all a good thing for the betterment of our community. Painful as it might be, even embarrassing for some, we are all in this together! Please tend to the issue as quickly as possible so as to avoid another notice. Your HOA is racking up charges for the letters, and the certified fees when necessary, as we pay for each and every one. Certified Management of Austin uses a unique SmartWebs program for the biweekly inspections, taking a picture that is imbedded in the notice when it is mailed to the homeowner. The system then reminds the manager on their next inspection of notices that were sent out and to follow up on the improvement. Pretty cool stuff. If you rent your home or are the management company for the property, CMA does not send notices to the residence, only the address of record for ownership. Please contact your renter immediately to take care of the matter; the next inspection is two weeks later and with the second notice, a certified fee is included - more charges to the HOA. Your RRR HOA Board of Directors has directed the manager to send out notices for dead shrubs and trees, so please remove as soon as possible to help reduce charges to us, the dues paying homeowners. With all the rain we have gotten recently, yards kept mowed, trimmed and edged will also save us $$$. Remember, this keeps our property values up and our HOA fees down. ACC Information

Fellow Neighbors,

I have been tasked with leading the ACC committee this year and would like to let you know about a few items that can make it easier to submit and get your request approved quickly. 1. The ACC guidelines are posted on the Round Rock Ranch website (www.roundrockranch.com) . Please review them prior to filling out a the ACC request form (Also on the website) 2. Please remember that the ACC request form is used to document and outline your plans. This is NOT just a form that needs to be filled out, 2 weeks prior to building something. Please provide DETAILS when submitting the request. Example details include: type of shed (with picture). Pavers/ bricks to be used (with pictures), paint colors, siding type etc. The more photos and plans you include- the better. Lack of details makes us think that you do not have an overall plan. Please convince us otherwise. 3. Front yard improvements are encouraged and needed after last years drought. Please submit a complete plan if you wish to do any zero-scaping or hard-scaping. This plan must include drought resistant plants and grasses. It is NOT OK to just dump a bunch of loose gravel in your front yard. Although rock can be part of your plan. It is well worth your time, and ours, to document what you are planning. 4. Recently my mechanic said my catalytic converter is defective and has to be replaced. What is a catalytic converter and how does it become defective? A catalytic converter is a device that converts three harmful compounds (hydrocarbons, carbon monoxide and nitrogen oxides) in car exhaust into harmless compounds. Carbon monoxide is a poison for any air-breathing animal. Nitrogen oxides lead to smog and acid rain, and hydrocarbons produce smog. A catalytic converter becomes defective when too much raw fuel enters the exhaust system—causing the metals inside to start imploding. When this happens, severe black exhaust fumes (smells like raw fuel) and/or “bogging down” can happen and causes back pressure on the engine. Your check engine light will illuminate on your vehicle’s dashboard when this occurs.

WHAT CAN I DO TO PREVENT CATALYTIC CONVERTER FAILURE? TWO SIMPLE THINGS:

• Make sure your vehicle is tuned up on time; every time. Why? Once the spark plugs become worn, they will not burn fuel optimally—this causes raw fuel to enter and/or collect in the vehicle’s exhaust system. • Service your cooling system every two years or 30,000 miles (contrary to the manufacturer’s suggestion of five years or 100,000 miles. With wear and tear, your vehicle’s cooling system thermostat may be sticking “open,” causing continuous flow of coolant—never allowing the engine to reach its full operating temperature the majority of the time. The driver will never see this issue on the gauge. It’s a minute problem that will cause severe issues to the catalytic converter later down the road. If the vehicle continuously stays cool, the computer wants to dump more fuel in the engine than what is really needed. This again allows raw fuel to enter the exhaust thereby causing catalytic converter failure. Tommy Bludworth is an ASE certified technician with more than 15 years experience. ROUND ROCK RANCH RECIPE OF THE MONTH

Ingredients NOT AVAILABE ONLINE

• 2 lbs. carrot, sliced • 1/8 tsp. pepper • ½ Cup chopped onions • 1½ C milk • ¼ Cup oleo, divided

• 4 oz. processed • 3 T. flour • American cheese, cubed • ½ tsp. salt • 1 T. dried parsley

Cook carrots until tender crisp. Drain. In saucepan saute onions in 3 T butter. Stir in flour, salt, & pepper. Gradually add milk and bring to boil. Cook for 1 minute or until thickened. Stir in cheese until melted. Add carrots and parsley. Pour in greased 2 quart baking dish. Melt remaining butter and pour over carrots. Bake at 350º 20-25 minutes or until bubbly. (8-10 servings)
