Monthly Update

Well it's June already and it has been a busy month. The fence program is moving right along and we are in the contract finalization process with the contractor. The April 30 affected homeowners meeting was held and was very successful. There were 18 homes represented out of 36 which was a pretty good turnout. Several points were made by the board that was well received and these need to be brought to your attention. FIRST: In order to comply with restrictions imposed by the documents, it was necessary to have each homeowner contract with the installation company directly and contribute $15 per linear to the cost of replacing the fence towards the total cost of their section. The $15 per foot cost was based on the current actual cost of replacing cedar picket fence, a cost the home owner would have had to bear under any circumstances to replace their existing dilapidated 15+ year old fence. That money is then applied to the cost of the new fence at $42.50 per foot for a net cost to the association of $27.50 per foot. In the case where a homeowner has replaced their fence within the last 15 years, a pro rata adjustment of one dollar per foot per year of age would be used. Thus, a person that replaced the fence five years ago would only pay $5 per foot instead of the nominal $15 a foot. SECOND: A second point addresses what the Board will do about hardship cases. A decision was made to deal with these on a per case basis and not try to come up with a “one size fits all” fix. This approach was met with enthusiasm by the attendees so that is how they will be handled. AND NOW FOR THE REALLY GOOD NEWS: When the board initially started down this road in February, we were working with a very old quote from the contractor that built the existing section of fence on the corner of Great Oaks and O’Connor. The Board solicited quotes from the original contractor and various others to obtain the best pricing for the community. The end result is a reduction in price from $56.50 to $42.50 per linear foot. The winning big comes from a company that will be doing the Hunter Brook fence and, even better, both the owner and his principle company officer both live in Brushy Creek, a benefit that is difficult Copyright © 2012 Peel, Inc.

to quantify but certainly a plus. With the price reduction it is now possible to do an additional 1000 (approximately) feet of fence so we are looking very hard at doing the north side of Neenah also. (There is simply not enough money available to do the south side also at this time, so that will have to wait for action from future Boards). The intention is to get a contract signed at the next meeting, leading to a construction start in early June and completing in or before September. After seven years of hurdles and delays, the fence program is finally underway! ON A MORE SOMBER NOTE: The Board has initiated action by the management company (Goodwin) and its legal staff to enforce collection of unpaid dues in excess of $400. MOVING ON TO AN EVEN TOUCHIER SUBJECT: The Board is currently preparing a Community rules, regulations and enforcement policy booklet that will be distributed to all property owners in the near future. It seems that we, the Board, must continually remind the residents that we exist for only one purpose, “To Protect the Property Values” in the neighborhood and thereby the quality of life herein. BOARD MEMBER UPDATE: We have some new members on the Board and they are Keith Walkup and Anna Huckabee. Keith lives on Grape Cove and comes to us with wealth of prior experience having served on several HOA boards as representative for the Declarant (builder) which gives him a unique perspective. He is also has a background in accounting which the Board warmly welcomes. Anna lives on Braesgate and renews her appearance on the Board having served previously for two years (2008-2010). She is a retired PHD from the school system who is utterly unafraid to voice her well-reasoned opinions and we welcome her back with open arms. During this same period, Mike Baranowski resigned from the board in accordance with the attendance rule of the bylaws and Bob Grahl was removed in accordance with the rules of the bylaws. 1.In a large soup pot, brown the ground beef and onion over mediumhigh heat for 5 to 7 minutes.

(5-6 servings)

2.Add the remaining ingredients, reduce the heat to medium-low, and cook for 1 hour, or until the chili has thickened, stirring occasionally.

• 1 lb. lean ground beef • 1 medium onion, chopped • 2 cans(15 ozs ea.) pinto beans, undrained • 1 can(28 ozs) diced tomatoes, undrained • 1 can(15 ozs) tomato sauce • 1 can(4 ozs) chopped green chilis, undrained • 2 tablespoons chili powder • 1 teaspoon ground cumin • ½ teaspoon salt • ½ teaspoon black pepper

Note: Add a little hot pepper sauce or cayenne pepper if you like a spicier chili. Serve in bowls topped with all the classic chili fixin’s like shredded cheese, sour cream, chopped onion, or sliced jalapeno peppers.
