Hope you all are having a great summer! The rains have been absolutely wonderful for our yards, rivers and lakes! Please take note to keep your yards mowed and trimmed to help save HOA $$$. Every notice that goes out to a homeowner as a reminder for regular maintenance, we homeowner’s pay for the paper and the postage. Right now we have hundreds of the notices going out every month. Please do your part to help reduce these fees. The pools have been very active this season and most residents are following the rules. Please remember if you have a party at the pool, we have a pool party agreement that must be filled out before your event. This is available on our website at www. roundrockranch.com along with a lot of other helpful information. If you do have a party or just a family barbeque or pizza get together at the pool, please

remember to take an extra trash bag and haul your trash home with you please. Now that we have once a week trash pick up, this includes the pools too. Unfortunately, the pools fall under a commercial description, so the fees are much higher than our residential pick up. The board is trying not to have to increase our number of containers to help save HOA $$$. We need your help and support!

Enclave Update We had quite the storm on Monday the 16th of July! The wind apparently knocked over one of the poles at Double Creek and Gattis School Rd, leaving the Rosenborough side without electricity for eight hours! In the 10 years that my family has lived in the Enclave, this is the first time power has been out for more than 30 minutes. That is a pretty good track record in my opinion. With the power out, that means there is no electricity to run the gates. We apologize for the inconvenience if you were stuck inside or outside of the gates Monday night during the storm. The inbound gate arm was released as soon as I could get over with the proper tools to disconnect it. In case you were wondering, Emergency Backup Batteries for both gates has previously been investigated and would cost several thousand dollars for each set of gates plus upkeep/maintenance and eventual battery replacement. It is on our lengthy list of future projects to consider with the first priority being having the roads resealed. On my morning walk Tuesday, I noticed many homes in the Enclave experienced broken tree limbs and fences. The standard cedar fence installed by the builders only has a life expectancy of about 10 years. This is shortened with 4x4 posts set in the concrete below ground level where they will deteriorate faster. A storm like Monday’s makes a 10 year old wooden post in the ground about as strong as a toothpick. If your fence is leaning, like ours now is, the best repair is to dig out the old concrete and reset a new post. Any repair or patchwork to existing wood is just a band-aid at best and unsafe for you and your neighbor.
During the Board’s property inspection with ProfCAM1 in May, we noted many homes with fences in poor repair and you may have already received a letter on this. Due to the circumstances of the storm, and the number of homes this has affected, the Board would like to extend a grace period of 90 days for all homeowners in the Enclave to arrange for the repair of their fences. Deed restriction violations for fences in poor repair and the accompanying fines will resume after November 1, 2012. We are all neighbors, so if you have circumstances that require more time than 90 days, please contact: Ward Phelan at ProfCAM1 @ 512-989-2929. Gate Update: Since ProfCAM1 has taken over the management duties, Gates have been their number one priority! The screen in the Briarton call box has been replaced, so visitors can now scroll through residents to find the call number. Gates on both sides have been strengthened with additional metal work, primed and painted. There have been some mechanical issues as well that are being taken care of as they arise. As of this writing, the exit gate on the Briarton side is intermittently remaining open and the gate repair people have put an electronic recording device on the gate to help determine what is causing this to happen.
