Do You Want To Be On The HOA Board Of Directors? Two board positions are up for election this year. As a member of the HOA board, you will have the opportunity to meet with the other board members once a month to discuss the matters of the HOA. The election takes place at the annual meeting which will be on October 14th if we have at least 40% of our HOA members attend in person or by proxy, or November 11th if there were not enough attending the October meeting. Any homeowner in the HOA can run for a board position. If you would like to run for a board position, you must submit your info (a short write up about yourself and why you want to be on the board) to Celeste at Goodwin Management (celeste. schulz@goodwintx.com) and to the Westside News Editor (westsidenewseditor@yahoo.com) no later than August 10th so that it can be included in the September and October newsletters. At the annual meeting the candidates will have a few minutes to present themselves before voting.

haunted trail? As many of you may have noticed, last year we didn’t have the Haunted Trail in October. There simply were not enough volunteers. We are in the same situation for the trail this year. The HOA is in desperate need of volunteers for not only the Haunted Trail, but many other things. Please look at the contact section of the newsletter and get in touch with someone about helping out in an area that may interest you.

Article X of the Declaration of Covenants, Conditions and Restrictions for Westside at Buttercup Creek

Each month a section of this Article will be reviewed to help homeowners be better informed. The complete set of Bylaws and CCR’s were given to you when you closed on your house, but can also be found at www.westsidehoa.org. Section 1. (a) Each lot and structure on that lot is to be used for single-family residential living. A single family is defined as being related by blood or marriage, or maintaining a common household as husband and wife, or by co-owners. No part of the Property shall ever be used or caused to be used or allowed or authorized in any way, directly or indirectly, for any business, commercial, manufacturing, mercantile, storing, vending, or other non-residential nature. Comment: This means that non-related “roommates” are not in harmony with the CCR’s, and you can’t run a business out of your home.

Westside at Buttercup Creek Wood Fences in the Neighborhood Wood fences are standard around most lots in our HOA. Although the fences were built a specific way and with specific materials, some HOA members have asked if those can be modified. The complete fence standard can be seen on the website, www.westsidehoa.org, but here is an explanation of the wood fence standard: All fence installations and modifications must be approved by the Modifications Committee prior to construction or installation as described in the Declaration. The default fence for all lots is a solid wood privacy fence made of 6’ long, nominal 1x4” double notched (45 degree top corners) cedar pickets tight-fit to form a solid visual barrier. All fences external to the lot (i.e. those exposed to public view) shall be constructed with their “smooth side” out. Fences along the perimeter of the neighborhoods (i.e. along Lakeline Boulevard, Buttercup Creek, and Austin Community College) shall be solid wood privacy fence panels made of 6’ long, nominal 1x6” double notched cedar pickets, smooth side out, with steel poles for support. White stone pillars of a common design shall be placed at periodic intervals along these fences. These fences shall all be stained with a matching cedar colored stain. Gates and driveways

are not allowed along these fences. While the maintenance of these fences is the responsibility of the respective Owners, the Association may provide, at its sole discretion, supplemental maintenance (in the form of repair, replacement, and staining) in order to maintain the external appearance of the neighborhood. Wood fence materials (other than those covered by the previous paragraph) may be left un-treated, sealed with a clear sealant, or stained and sealed with a cedar colored stain matching the fences along Lakeline Boulevard. The Declaration requires that fences must be maintained in harmony with respect to color, to those of neighboring lots. The default wood fence for all lots as mentioned above can be modified when being replaced to match the standards of the neighborhood perimeter wood fences, which is made of 6’ long, nominal 1x6” double notched cedar pickets, smooth side out, with steel poles for support. Homeowners may choose to use either wood or steel poles, but neither should be visible from the street. When replacing fences that divide homeowner lots, the homeowners who share that section of fence can decide if they want to have the “good neighbor” fence design or have the smooth side face one lot or the other.

Your car should be parked in your garage or in your driveway. Cars should only be parked in the street temporarily, and then put back in the garage or in the driveway. The only cars that should be parked in the street are those belonging to a visitor, or someone who doesn’t live in the HOA. Even those cars should not be there for more than a total of 48 hours in a 7 day period. This is a rule that everyone agreed to when moving into this HOA. It’s safer and makes the neighborhood look less cluttered. To report a parking violation, simply go to the new HOA website, www.westsidehoa.org, and click on “Report a Violation”.
