PRESIDENTS MESSAGE NOVEMBER 2014 Dear Cat Mountain Neighbors, I am excited to be working on this version of the newsletter. We have contracted with Peel, Inc. to publish and distribute a paper newsletter. They have been publishing newsletters for communities such as Barton Creek, Jester and Lakeway for many years and have over 100 communities in Texas. I am thrilled that we will once again reach 100% of the residents of Cat Mountain Villas. Peel does offer an online option for those of you who wish to “go green” and take advantage of it. Please look for information regarding their website, newsletter via email and iPhone application. You will have the option of how you receive the newsletter, via paper, email or thru their iPhone app. As we approach the end of the year we have a few construction projects on our list to complete. Most of these are road repairs around the neighborhood. We are in the bidding phase right now and will hopefully have a chance to complete them by year end. We are in the early stages of an infrastructure study to review the condition of physical assets in the community such as the clubhouse, pool, walls and roads. We will publish that as soon as we have it, which should be by mid-2015. The "book, magazine, music, dvd etc." swap in the Cat Mountain Clubhouse seems to be getting a bit more attention. We have adopted a “take an item, leave an item” policy so all residents can celebrate the love of reading, share / recycle unused items and continue to build our sense of community! If you would like to donate any items to help get the swap started please drop them off at the clubhouse anytime during regular business hours. Our Holiday party is set for Sunday, December 7, 2014 from 5:00-8:00 PM. More details can be found in the social committee news & events page. community. We have had about 20 homes sold in the past year and so there will likely be many new faces to welcome to the association. Also, we are always looking for volunteers to help plan, decorate, serve or clean up afterwards. If you are interested in helping please email our Social Committee Chair, Charlene Casillas at charcasi@aol.com I am happy to report our social groups have thrived this past year with our book club and wine club meeting regularly and neighbors really enjoying the comradery. If you would like to join either social club or would like to start one of your own, please email Charlene at the email address above. We are always looking for new ideas! The potential wildfire prevention project continues as we deal with drought stricken trees that must be removed. We are also cleaning up the deadwood from the common areas around the Cat Mountain Villas. We will continue to monitor and clear the dead trees to keep the trails safe and maintain the firebreaks. Lastly, it is very important that you contact Jesse via email and update him with your current email and phone contact info. We feel it is important to be able to reach out to all our residents quickly and efficiently in case of emergency. Our policy is not to sell or share your information with anyone and will only be used for HOA business. Also, don’t forget you can be updated on happenings in the neighborhood via our “Cat Mountain Community” Face Book Page or by joining NEXTDOOR.com. CAT MOUNTAIN HOMEOWNERS ASSOCIATION MANAGER’S REPORT NOVEMBER 2014

1. Maintenance Assessment (Homeowner dues). The Board will be considering whether to retain the current monthly rate of $45 per month or raise it for 2015. This will be considered at the October 13, 2014 Board meeting to allow sufficient time to inform all homeowners if there is an increase for 2015 and also for ordering the 2015 coupon book for each homeowner which will be mailed to be received by mid-December. A. The coupon book includes a form for homeowners that desire to pay on line to fill out and submit their application to BB&T (Branch Banking & Trust) in Largo, Florida that handles homeowner dues payments.

B. Homeowners that are currently paying their dues online will not receive a coupon book, but instead a letter regarding continuation of their online payment method. However, if there is an increase in dues for 2015, then the homeowner needs to update their payment with their payment provider, i.e. their bank, etc. 2. Pets / Dogs - Persistent complaints by various homeowners are received regarding dog owners not picking up after their pet(s), leaving waste bags at the clubhouse on in the HOA mail box, along the sides of the streets, at the plays cape, by the swimming pool, and as well as by the tennis courts and trails to the tennis courts. 3. Trash Cans - The other constant complaints are in regards to recycle/garbage containers being left out where it is visible from the streets. A provision in the Covenants (Declaration of Covenants, Conditions and Restrictions) requires that homeowners store their recycle/garbage containers so that it is not visible from the street. We all understand that we do not live in a perfect world, but we can all do the little things that do not really demand so (Continued on Page 5)

Hello fellow neighbors: I am Lee Blanchard, your Association Environmental Control Committee (ECC) Chairman. This article is intended to give you a brief summary of the ECC process used in evaluating plans you bring to the Association for modifying the exterior of your property. Briefly, the ECC sets policies and procedures by which plans will be evaluated for construction of new homes, modifications to existing homes or any other structure and landscaping that affects the exterior appearance of a property. If you anticipate new construction on your property, or modifying the exterior of your property, the first step is to review your copy of the Architectural Guidelines and Standards received at closing. These are available at our Association Office and can be obtained by calling our Association Manager Jesse Chargualaf at 512.451.3884. The guidelines and standards were created to provide a means for maintaining the exterior environmental and architectural harmony and unity of our homes while still allowing for individual creativity. They include a procedure by which plans are submitted for review and approval, and development conditions that address issues involving restrictions related to our neighborhood. Within is a list of accepted building materials to ensure compatibility and conditions imposed to ensure a safe and congenial atmosphere during plan implementation and construction. Reminder-In regards to making external improvements to existing structures that are not in the original approved final construction plan of a residence. For all properties in the Association, any external improvement (modification & addition to the existing residence or new installation of any structure) requires that the property owner submit their proposal for such modification, addition, or new installation to the Environmental Control Committee (ECC) for consideration and approval. The ECC project proposal form is posted on the Association's website or can be obtained from the office in the clubhouse at 6007 Mt. Bonnell Road. CAT MOUNTAIN WINE CLUB The Cat Mountain Wine Club was established in 2012 as a way for Cat Mountain residents to get out, join together, introduce themselves, socialize and enjoy a great glass of wine! Each social is a casual gathering where neighbors are asked to bring an appetizer or dessert to share along with a bottle of wine corresponding with a theme chosen by each events host. So far we have had such diverse themes as “Wines from the Alexander Valley, Cool wines with Fun Labels, Destination wines from your favorite travels, Spanish Wines, Italian Pino or Grigio wines, Italian Chianti, Valpolicella, or white wines such as Soave or Prosecco” plus a special Pinot Noir and Riesling wine tasting produced by a Cat Mountain Resident at his Labor Wines vineyard in Willamette Valley, Oregon. Wine Club Socials are either held at a home of a resident or at the club house and are always an evening of great conversation with great friends. Cat Mountain Book Club The Cat Mountain Book Club was organized in January 2012 and generally meets every third Thursday of the month. The club's book selections have varied: anything from historic autobiographies and fiction, to current affairs. The Book Club has also invited authors for special readings and to join in the conversation. The Cat Mountain Book Club invites new people to join us at any time. We select the books together based on recommendations from members and will be choosing them for the next quarter October 16, 2014 meeting. The time is always the same, 6:30 pm at the Cat Mt Clubhouse. Most everyone brings a snack/hors d’oeuvre (we keep it simple whatever you have that is convenient to bring) and wine or other beverage. We typically snack a bit then discuss the book till about 8 pm. It’s a great group, usually about 5-10 people each time with diverse backgrounds and interests (we have 17 on the email list).

Our organizer is Adrienne Boer (adrienne@rennlist.net) who sends reminders of meetings and other important communication to the group. If you have any questions regarding the book club feel free to send her an email. Updates are also posted via the “Cat Mountain Community” Face Book Page and on Nextdoor.com Cat Mountain Residents do not need permission to join our group and new members are always welcome and encouraged! The Texas Book Festival is coming to Austin soon! This free event will be held the weekend of Oct 25-26, 2014 at the Texas State Capitol building and nearby venues (see http://www. texasbookfestival.org). Our Book Club members often attend some of the sessions and get ideas for new recommendations. It’s a great chance to meet book authors who talk about their inspiration for writing. The final schedule will be included in the Austin Statesman on Sunday, Oct. 19, 2014 so look for a copy and see who is coming to Austin to present their newest books. Here are the books we have read so far—members may have copies to loan if you see one you want to read—the Cat Mt Clubhouse also has a bookshelf with free books for taking or for loan. Feel free to contribute good selections or swap for something you want to take. The Austin Public Library is another good source with online requests/renewals making it easy to use. CAT MOUNTAIN NATIONAL NIGHT OUT On Tuesday, October 7th, Cat Mountain Residents Art, Diana & Elena Guajardo organized a National Night Out Block Party in their Cat Mountain cul-de-sac where all neighbors were invited to lock their doors, turn on their lights and come outside to meet their neighbors! Not only was it a great turn out, but everyone brought fantastic desserts, Elena brought glow sticks for the kids and they had a great time playing games outside. (Continued on Page 11)

CAT MOUNTAIN HOA INFORMATION The Cat Mountain Homeowners Association (HOA) was established in 1987. Currently, it consists of 358 owners. The CMHOA includes 365 lots and 26 wooded acres in the hills of Northwest Austin near RM 2222 and Mesa Drive. The CMHOA includes several member-only facilities including a clubhouse, swimming pool, tennis courts and hiking trails. We hope there are many more cul-de-sac gatherings in the future and encourage everyone in the neighborhood to do the same. It’s always wonderful for residents to “Keep it simple” and have informal gatherings where people can get out, meet neighbors and take the first step of crime prevention.
