The beginning of a new year is a good time to reflect on what we’ve accomplished, consider our goals for the next twelve months and rededicate ourselves to improvement and growth. In 2014 the board commissioned a reserve study to help us better manage association funds. The study attempts to identify all association assets and forecast when replacement or repair will be necessary and the costs to be incurred so that funds can be set aside to cover them, eliminating the necessity of diverting operating cash. As a first time study, it is imperfect but it will become more accurate as time passes and records are properly maintained. At the beginning of 2014 the association had a reserve account balance of $210,274. Funds totaling $102,509 were expended towards replacement and staining of fencing along Creek Bend and replacement of perimeter wall along 3406. We also resurfaced the hike and bike trail at an expense of $14,000. We anticipate contributing $50K to the fund at year end giving us a projected beginning balance for 2015 of $157K. Projects scheduled for 2015 total $45,329 and include fencing along Cuero Cove, landscaping modifications, and maintenance and striping of the amenity center parking lot. These projects are subject to change depending on what the board decides to do about the perimeter wall. I believe that our common areas should reflect the standard expected of each homeowner. We can’t ask you to do more than we are willing to do. Some of our common areas have been suffering due to drought, irrigation problems and neglect. To address this, the association switched landscaping contractor this past fall. Services are now provided by a small, locally owned
business that can give us the personal attention we need. The owner has a great reputation and prior experience with Wood Glen. As part of the package a separate partnering company will provide monthly fertilization, weed treatment and turf disease management. You should expect to see noticeable improvement in the coming months. Now let’s talk about what each us can do to improve our neighborhood. A large part of our value as a whole is determined by the consistent high maintenance of each individual home and lot. Please fertilize, weed, water, mow and edge your grass regularly, prune your trees and bushes and mulch your beds. These are simple things that add greatly to the overall aesthetic of Wood Glen. One big problem that we receive a lot of complaints about is the amount of vehicle congestion on the streets. We all have either a two- or three-car garage. Our CC&Rs require that these be kept clear and that they be utilized solely for parking of motor vehicles. We’re going to work on enforceable solutions to this problem but right now, if you can’t park a single vehicle in your garage because it’s full of stuff – please set a goal for 2015 of clearing out at least one bay and using it, two would be even better. Every car removed from the street makes the neighborhood feel that much more open and improves the safety of our children. It also attracts the kinds of buyers who will pay more for a home. Update from November Board Meeting [Note: This update appeared on NextDoor.com and WoodGlen.org on November 21, 2014. Please sign up if you wish to receive timely information about your neighborhood.] The board held its November meeting on Tuesday, the 18th at my house on Becca Teal from 7:00pm until 9:00pm. We approved several financial items such as a landscaping refresh to the entrance of The Park, irrigation repairs throughout the neighborhood and a one year contract for service for our keyless entry system at the amenity center / tennis court. These items were all covered by our 2014 budget so they do not represent any unexpected outlays. We also discussed the 2015 budget and were close to a point where we could vote but wanted to re-negotiate a fee increase from our management company, CMA. We also discussed adding a budget item for a program to encourage pride-in-ownership. The details are not finalized but the idea is to recognize and reward homeowners who consistently maintain their properties to a high standard. The board was generally supportive of this idea. We would certainly like to increase our positive interactions with homeowners. We decided against any dues increase for 2015 but recognized that it will likely be necessary in 2016 and will communicate our financial situation and responsibilities clearly in coming months. The mod-com has suffered the loss of all but one of its long-term members in 2014. Two appointments were made to bring this number up to the requisite three but we’d like to increase this number to the traditional 5. There were six people at the annual meeting who expressed interest in serving on this committee and I requested written bios from each of them. These were handed out at the end of the meeting and I must say they were all excellent candidates. We will decide a course of action in December. The desire is to restore continuity and stability so we may have 7 members for a period while the newer ones get up to speed. After the meeting we shared some home-brew samples and chatted informally. The suggestion was made that once per quarter we should announce an open-mic period so homeowners can address the board. It’s a good idea which we will likely try out and tweak as necessary. We are genuinely interested in finding ways we can interact productively with you, our friends, neighbors and fellow homeowners. MAINTENANCE CALENDAR Trees – If you have low hanging branches, especially over sidewalks, please trim your trees. Now is also a good time to raise the canopy which can showcase your home and stimulate growth. Christmas Decorations – Please remove your Christmas decorations. If they are still up by the middle of the month you may receive a courtesy notice. Gardens and Beds – Be thinking ahead. Spring is on the way and it’s a great time to mulch your beds and trim your bushes. Mulch not only enhances the appearance of your property it also retains moisture and reduces watering needs.

FRUIT FLIES by Wizzie Brown Fruit flies can become a problem at any time of year because they are attracted to ripe or fermenting fruit. Fruit flies can be brought into the home from ripe fruits or vegetables picked from the garden or items purchased at the grocery store. Adults are small (about 1/8 of an inch) and usually have red eyes. The front portion of the body is tan while the back portion is dark brown or black. If given the opportunity, females can lay up to 500 eggs. Larvae feed near the surface of fermenting foods or other organic matter. Prevention is the best way to deal with fruit flies. Do not purchase over-ripened fruit or vegetables. Fruit and vegetables should be eaten in a timely manner or stored in the refrigerator. If storage in the refrigerator is not an option because you are ripening the item, place it in a paper bag and use a clothespin or chip clip to close the bag. All recyclables should be rinsed thoroughly before placing them into the recycling bin. The recycling bin and garbage can should be cleaned out on a regular basis to eliminate any spilled material. To eliminate a fruit fly infestation, all sources must be located and eliminated. Insecticides will not help if sources are not eliminated. While searching and eliminating breeding sources, a trap can be constructed to capture adult flies. Create a paper funnel by rolling notebook paper and place the funnel into a jar that contains a small amount of apple cider vinegar in the bottom. The Modern Game: “The Forehand Return Serve Drop Shot” In previous newsletters, I offered tips on how to execute the basic strokes for players who are just beginning to play tennis or who want to resume playing. I am now offering suggestions on how to play the “modern” game mostly geared towards players who are happy with hitting the ball over the net and controlling the point with consistency. These players may already be playing for leagues or in tournaments and are looking for more “weapons” on the court. In this issue, I will offer instructions on how to execute “The Return Serve Drop Shot.” This shot is used when an opponent is expecting a deep service return and the player “surprises” the opponent with a short angle drop shot. It can be used in both singles and doubles play. In the illustrations, Fernando Velasco, Director of Tennis and teacher at of the Grey Rock Tennis Club, shows the proper technique to execute this stroke. Velasco is presently ranked #1 in Singles and Doubles in the USTA Men’s 70 Division in Texas, and #13 in Singles
and #8 and #10 in Doubles in the US. Step 1: The Back Swing: When Fernando sees the opportunity, he makes a quick turn of his upper body and takes the racket high and back. The head of the racket is now at shoulder height, his shoulders are turned, and his eyes are focused on the incoming ball. Step 2: The Point of Contact: The success of the drop shot is to “cup” under the ball with the strings. The grip is relaxed and ready to push the ball forward and under the ball as he makes contact with it. His left shoulder is almost opening and his weight is moving through the shot. Step 3: The Follow Through: In order to get maximum underspin, Fernando is keeping the right hand extended as long as possible. His weight is going forward. The left hand is left leaning forward for better balance. As the shot goes over the net, and it was successful, Fernando will run towards the net, expecting his opponent to either lift the ball short, or try to drop shot his drop shot.
