ANNExation of Vista Ridge Estates defeated
Camacho Elementary Bus Service to Continue

MHI, Inc. (parent company of Wilshire Homes) has decided to forgo the annexation of the Vista Ridge Estates into our existing HOA. This mean that the 100+ homes that are being built directly to our north will not have use of our amenities and will not pay dues into the Vista Ridge HOA. Tim Lehner and Randy Hutchison led the charge to nullify the annexation after learning of the development and MHI’s plans to build new homes but not add any new amenities added to the neighborhood. They were very concerned that no vote or notification was provided to existing residents. After consulting with an attorney they felt there was a strong case that
MHI had broken the law when they amended the Master Declaration of the neighborhood without any resident notification or vote. MHI was presented with this information and decided to restract the annexation without going to court. MHI also agreed to cover the legal fees associated with the drafting of the illegal annexation documents (which had been billed to the HOA) and the legal fees of the residents that had chipped in to support the fight against this annexation. MHI has chosen not to attempt a legal annexation but should they do so you will be notified and will have the ability to vote for or against it.
With the Christine Camacho Elementary School campus opening in August for the 2015-2016 school year, residents have raised concern over the possible loss of bus service to the new school. The Transportation Hazardous Routing Committee proposed that it was necessary for Vista Ridge to retain bus service, and this proposal was made final at the April 16th meeting of The Board of Trustees. The Vista Ridge community will continue to receive transportation services to Leander Middle School as well as Camacho Elementary School. Recently, Terri Breaux was named the Principal for Camacho Elementary. She is currently splitting her time between her responsibilities at Laura Bush Elementary and working on getting Camacho up and running. She is hoping to have an evening in late April/ Early May in which she can meet with the community and present LISD’s vision for the school. In a March school board meeting,
she mentioned that this vision includes being able to incorporate science, technology, engineering and math, in her classrooms. She is currently observing other STEM schools, outside of our state. The district is working to pull together an email group, so that

She is also looking forward to starting up a new PTA for Camacho, so we can have that up and running before school starts. There will more information coming in the next 4-6 weeks. CRIME WATCH VOLUNTEERS STILL NEEDED We still need volunteers for the neighborhood. These positions will be block captains for their area. Frio, Baranco Way, Cerezo, Chaparral and Arroyo Lindo have been assigned. There will be a meeting with the Leander police dept. on May 19th. Please note, when packages are to be delivered be sure to have them signed for by you or have them delivered to a neighbor if possible. Packages have been taken of porches. We have also noticed an increase in solicitors in the area.
Solicitors must have ID’s and approval forms from the City of Leander. Any person selling a service is required to obtain this. If asked to produce this form and ID and they refuse or make an excuse you have the right to call the Police. Also be sure to lock your vehicles when parked on your driveway or on the street this will prevent any auto from being entered and objects taken. Vista ridge pool is getting ready for summer Wind-screen mesh We will be installing sun and wind-screening mesh on the West side of the covered part of the pavilion. This will offer protection from the sun and wind and additionally will prevent very young people from squeezing between the bars, a safety concern. Cameras and WiFi at pool At the last CAG meeting, the purchase and installation of a camera system was approved. This will help deter antisocial or illegal behavior at the pool. Prior to activation, an access policy will be adopted which will restrict access to footage to a small number of people in specific circumstances. In addition, WiFi will be made available at the pool. Pool Work Day - May 16 May 16th will be a busy day. From 10-12 AM at the cabana we will have a CAG meeting. After, we will do some
cleaning and maintenence, including: cleaning the pool furniture and installing wind/sun-screen mesh. Pavilion reservation system We have a simple system setup to reserve the covered part of the pavilion (where the tables are). This is popular for birthday or other parties. Follow these steps to reserve your time. 1. Check the online Pool and Park Calendar (leandervr.com) 2. Email the Pool and Park Chair (LvrPoolAndPark@gmail.com) and request a time slot (3 hours max., 30 minutes between reservation, no reservations on holiday weekends). Your reservation will be tentatively entered on the calendar. 3. The P&P chair will acknowledge your request and send you a link to the reservation form. 4. Fill out the form and get the form back to the P&P Chair within a week, at which point your reservation is permanent. 5. On the day of your reservation, someone will make sure the area is clean and give you spare trash bags, as well as check you out when your time is up.

A note from the Liaison
It’s been a busy yet productive start to the year for the CAG. We have requested and received funding for some Capital Improvement and maintenance items. These items include, repairs to the electrical wiring and lights Randy Hutchison at the front entrance of the neighborhood, Camera and DVR system at the Amenity Center, Fence Repair and Staining on the North side of Vista Ridge Dr (between Olmos Dr and Baranco Way), and new park benches and a picnic table for the park. The cost for these items was included in this years budget and did not cause an increase in assessment fees. Thanks to the Lawn and Garden Committee we have cut at least $6000 of annual planting costs from the budget by putting together a plan for native plants at the front entrance which won’t need to be replanted every six months. With the summer swimming season fast approaching please take a look at the pool guidelines on the wall in the Pool Cabana. As the number of Vista Ridge homes increases so will the crowding at the pool. Please remember to only open the gate for people who are in your party. The Events and Pool and Park Committees are busy planning social events for the summer. These events are a great for enjoying the company of our great neighbors and meeting new residents as well. City and School board elections begin soon Three seats are up for election on the Leander City council. Incumbent Mayor Chris Fielder is running against part-time realtor Dan Mitchie. Incumbent Councilwoman Kirsten Lynch and Michelle Stevenson, vice chairwoman of the Leander Planning and Zoning Commision, are running for place 2. Service Manger Jerry Perez and real estate agent Shanan Shepard are running for place 3. Brand Manager Troy Hill and incumbent Councilman David Siebold are running for place 6.
Two seats are up for election on the LISD School Board. Trish Bode and Lisa Mallory are running for place 1 and Cobby Caputo and Don Hisle are running for place 2 Early Voting begins April 27th and election day is May 9th. In the city of Leander early voting can be done at Pat Bryson Hall 201. N. Brushy Street.
