Plum Creek Yard Spirit Committee 2021 Yard of the Month(s) Landscaping Awards (April through September): Yard of the Month candidates for landscaping are judged solely on the exterior appearance of their property as viewed from the street. Yards will be judged on neatness, landscaping, and color. Overall appearance and factors include, but are not limited to, tidiness and neatness of the front and side yards, pruned and trimmed trees and shrubs, edged and defined lawns, borders and flower beds, and a visually appealing façade. Lawn: Healthy grass with no bare spots or excessive weeds. Grass shall be mowed and edged, and grass around foundations and fences shall be trimmed. Landscape and Flower Beds: Beds weeded, mulched and edged. Trees and shrubs pruned. Efforts made to improve upon builder landscaping, including the inclusion of color and the installation of new flowers, trees, and shrubs. Walkways and Driveways: Walkways and shall be clean. Walkways and curbs shall be edged and free of debris and dirt. Use of accent and safety lighting for an improved evening appearance. Aesthetics: The use of originality and creativity to create an inviting front entryway and a positive overall look to the landscaping and curb appeal. Formal or informal, use of color and textures, garden art, hanging baskets and pots. Decorative Awards (October and December): Yard of the Month candidates for decorative awards are judged solely on the exterior appearance of their property as viewed from the street. General maintenance and upkeep of the yard and home is included in the judging. Overall appearance, tastefulness, creativity, decorating in the “spirit of the holiday”, and a visually appealing façade are considered. October: The Yard of the Month award for October will be judged on the house with the best Halloween decorations. Spooks, goblins, black cats and pumpkins are all in order. Lights and animation are a plus. Judging will take place during the 3rd week of October. December: The Yard of the Month award for December will be judged on the house with the best Christmas decorations. Theme, creativity and originality in ornamental lighting and decorations will be considered, as will daylight and evening display. Judging will take place during the 2nd week of December. Make A Clean Sweep With the Community-Wide Garage Sale May 8th After a year of quarantine, we can filter what we no longer need. Start cleaning out those closets and get ready for Plum Creek’s Spring Community Garage Sale to be held Saturday, May 8th, from dawn until dusk. So, while you are doing your spring cleaning and you run across things you no longer want—hold onto them for a bit longer and sell them at Plum Creek’s Community Garage Sale! All homeowners may participate and should display their items on their front lawn for better crowd control. Our goal is to encourage visitors to park on the streets and not in alleys. Your cooperation is greatly appreciated and will help us to have a safe and pleasant garage sale experience. Also, kids are welcome to earn money by selling baked goods or drinks! So, start saving bags for your customers to take home their treasures in and newspapers for wrapping breakable items.

Front Porch Days of Schedule of Events The Spring Festival is coming up in May. It kicks off with the Community Wide Garage Sale. Pool Keys and Recreational IDs McNaughton Pool and Haupt Pool will tentatively open April 1st. All new residents will need their Pool Key and Recreational IDs to access the pools or walk the lake trails. New residents can obtain pool key cards at the HOA Office at 4100 Everett Ste. 150, or go to Plumcreektxhoa. com, sign in and compete the Online Form for Pool Keys and Rec Id’s. Residents, 11 years or older, must have a Rec Tag (recreational ID) to use the pools, fish at the lake, play at the basketball courts or go to the dog park. Rec tags are issued to any homeowner, tenant, or resident family member. • Tenants must show us a copy of their lease to get a pool key and recreational ID. • Tenants are charged $25 for each new Rec Tag and pool key. • The pool key is activated through the duration of the lease. • If a tenant renews their lease, they can email us a copy or show us a copy and we can extend the activation of their pool key. • At the end of the lease period, tenants are encouraged and expected to return Rec Tags to the HOA Office. • When a Rec Tag is returned by a tenant, $15 of the original $25 per Rec Tag is reimbursed. For example, a family of 4 (all 11 and older) renting a home in Plum Creek must purchase 4 Rec Tags at an original cost of $100. At the end of the lease period with the return of all 4 Rec Tags to the HOA Office, the family is reimbursed $60. This helps improve security at the pools and offset the cost of continual Rec Tag issuance to rental addresses due to turnover. If lost, homeowners and tenants can purchase a replacement Rec Tag for $10. One pool key is issued per address under the current owner. If lost or a second one is needed, they are available for $25.00 at the HOA Office. The HOA office only accepts checks or money orders. Also, you need to call the office at 512-262-1140, if you receive a key that is not working properly. Please remember to have your pool key and Rec Tag available when entering the pool. PLUM CREEK POST Please Trim Those Trees! With Spring around the corner and leaf blooming season it is time to trim trees! Due to safety concerns and the trees belong to the homeowner, we want to provide residents with the opportunity to prune their own trees. The HOA requests that you prune your trees seven (7) feet above the sidewalk to prevent injury and fourteen (14) feet above the street to prevent damage to emergency vehicles. Corner lots and roundabout lots need to clear limbs for sight distance of traffic signs and oncoming vehicular traffic at intersections. See the Architectural Guidelines for tree trimming requirements. City of Kyle and Hays CISD regularly drive through Plum Creek to inspect for drivability for large fire trucks and school buses. When raising your tree’s canopy, follow proper pruning techniques, including cleaning tools between trees and wound spraying any cuts on all OAK trees to prevent Oak Wilt. Snake Season As always, please be very careful gardening, playing in the yard, or using the trails and lake, especially in the evenings. C h e c k yo u r p o rc h a n d backyard before letting your kids or dogs outside. Examine your yard, porch, garage, and driveway, especially near the golf course, a drainage channel, natural area, or construction area. In addition, you may want to discuss the rattlesnake venom vaccine for your dog with your vet. If you spot a snake, leave the area immediately. If you find a snake or other critter and need assistance, you can contact Animal Control at 512-268-3232. Please do not kill snakes, most are nonpoisonous and Rattlesnakes are considered threatened. It is always better to retreat from any snake than engage it.

The pool committee does help with providing maintenance recommendations to the board of directors regarding the pool facilities. Your Commitment as a Homeowner The association is glad you’ve found a home in our community. We presume it has all the amenities you were seeking and you’re settling in nicely. This is the time the association likes to remind new homeowners that common-interest communities like ours create some unique obligations to the community and to other residents within it: Read and comply with the community’s governing documents. You should have received a package of documents well before you closed on your home. If you didn’t, check the association’s website or ask the manager or a member of the board for copies. Make sure you understand what’s included in them, particularly the rules about pets, parking, your home’s exterior maintenance, architectural guidelines and when you must pay association assessments. Provide current contact information to association board members or the manager. Add contact information on the association’s website: www.plumcreektxhoa.com. The management team uses the contact information provided on the website for emergencies. Be sure to update your mailing address to receive the monthly newsletters, notices of violations, and annual meeting notices. If you rent out your home, provide contact information for your tenants also for use in an emergency. Maintain your property according to established standards. The community’s appearance can add value to all the homes within it—including yours—so it’s important to keep landscaping neatly groomed and your home’s exterior well-maintained. Treat association leaders honestly and respectfully. Board members are homeowners—just like you—who have volunteered to give their time and energy freely to govern the community. While you should share your concerns about the community with them, do so in a way that’s constructive, informative and helpful. Attend board meetings and vote in community elections. Board meetings are open to all who wish to sit in and keep up with issues under discussion. The association is a democracy, and your voice and vote can affect important issues. Pay association assessments and other obligations on time. Your regular assessments pay for common-area maintenance, amenities and other shared expenses. If you don’t pay on time, the burden for paying your portion of the association’s bills, like water, electricity and trash removal, falls on your neighbors. Contact a board member or the manager, if you’re having problems, to discuss alternative payment arrangements. Ensure that tenants, visiting relatives and friends adhere to all rules and regulations. If you are leasing your home, you’re liable for maintaining the condition of the home and for the behavior of those who live in it. Deed Restriction Violations

Plum Creek HOA management is scheduled to inspect the property twice a month for violations of the deed restrictions. Spot inspections occur on an as needed basis. Frequently asked questions: 1. How long do I have to cure (fix) the violation? The violation needs to be cured by the next violation drive to avoid further violation notices. Contact us if you have questions regarding the time frame to cure a violation. 2. Do I maintain the planting strip between the sidewalk and the street? Each owner maintains their lot to the street curb. The section of grass/lawn between the sidewalk and street is part of each homeowner's lot. Check the lot survey provided at closing. 3. How can I plant new grass or replace a tree when watering is restricted? There are several options to consider-You can request a watering variance from the City of Kyle to water additional days for new plants. Also, hand watering is allowed during many stages of water restrictions. Drip irrigation is another tool to help establish trees. 4. Is xeriscaping allowed? Yes, and it is encouraged. Plum Creek adopted an approved plant list which includes native low water usage plants. You can get very creative on a minimal budget adding xeriscaped lawn features to your yard. See what works for your budget and how much time you want spend with yard maintenance. Take a drive around the neighborhood and see what other residents have installed. Remember: adding xeriscaping is a permanent architectural change to the exterior of your home and requires the submission of the ARC form and plans. Most common violations: 1. Screening of trash cans: Trash cans cannot be stored in the driveways or alleyways. They need to be stored in one of the following places to avoid receiving future violation notices: a. Inside the garage b. Behind the property fence c. Behind an approved screen d. Behind a bush so as not to be visible from the alleyway 2. Yard Maintenance: Weeds: The yard should be free of high weeds, weeds that grow through the fences, weeds that grow over the sidewalks, curbs and driveways. Dead Yard: Bald spots or dirt circles are not part of a maintained yard. Search the internet for options to help with dirt circles/ bald spots. Here are some options to explore, options may need prior approval before installation: 1. Add a mulch bed with edging 2. Add xeriscaped landscaping or other landscaping feature. 3. Trim tree limbs to allow more sun to get to the grass. 4. Add seed or sod in areas and hand water as needed. 5. Amend the soil. Need other ideas: Drive the neighborhood and see what your neighbors have added in their yards, consult the Garden Committee with questions or consult with a local nursery. **An Architectural change request form needs to be submitted when changing from a sod yard to a xeriscaped yard. Bushes: Keep bushes neatly trimmed and out of walking paths, sidewalks and alleyways. Trees: Tree limbs should be trimmed 7 feet above sidewalks and 14 feet over streets. Tree limbs and bushes on corner lots should not block line of sight for upcoming street signs and intersection. Not sure about trimming tree limbs? Refer to tree trimming documents, consult an arborist or local nursery or search internet. 3.Sheds: Sheds are allowed, but need prior approval before installation. The Declaration indicates that the shed materials need to match the existing home. Turn in the architectural request form along with a survey of your lot and a picture of the shed you want to install to the HOA office.

Plum Creek HOA onsite office moving locations in July! The Plum Creek HOA onsite office will be moving locations in July. We will still be near the neighborhood. The new onsite office address will be announced closer to the date of the move to limit confusion. This statement will contain Ways to Pay. If you have not received a mailed billing statement in 2021, your mailing address may not be updated. How to update your mailing address- send an email to: pcoffice@ goodwintx.com or info@goodwintx.com The HOA onsite office does not process assessment payments. Payments are processed through the payment options provided by Goodwin & Company Management. Pool Keys and Rec Tags: We provide an Online Form that Owners and Tenants can complete to request a pool key card or rec tag. Visit: www.plumcreektxhoa. com and register if needed. Select Online Forms. You will select the Online form for an Owner or Tenant. There is also a form located on the public home page at www.plumcreektxhoa.com > Resources> Public Online Forms When the office moves in July, there will be a brief delay in processing pool key card and rec tag requests. We will limit delays as best as possible. Order these items now to avoid delays in July.
