Plum Creek Annual Fourth of July Celebration on Thursday, July 4th! Hosted by the Recreation Committee

Plum Creek Popsicle Run includes three distances to choose from – walk, jog, or run! On July 4, this 4-miler (7 a.m.), 3k/1k (start at 8:30 a.m.) event will start and finish at Negley Elementary in the Plum Creek neighborhood in Kyle, Texas. Participants will walk or run by and through some of the features of our neighborhood - including the pools, the golf course, the walking trail, the newest section of housing, and the playgrounds. Frozen treats will reward the participants at the finish line, provided by Lone Star Delights! In addition to the four-mile course, there will also be 3K and 1K options, so there is something for everybody in this family-friendly event. Race registration: athleteguild.com To volunteer for the

Come out for our annual 4th of July Parade and Picnic! The fun happens on Thursday, July 4th from 10:00 am to Noon. Decorate those wagons, strollers, bikes, and scooters and come out to march with your neighbors in the parade. If you don’t want to decorate your stuff or walk, please come out and cheer on those in the parade, it is a sight to see! The parade will start promptly at 10 AM on the corner of Witte and Negley and continue down Witte to McNaughton Park with the picnic to follow. Bring the whole family and enjoy the fun. We will have lunch for you at the park but be sure to bring blankets and lawn chairs for you to sit and eat on. The pool will be open, but we'll also have a dual-lane, land slide this year (not a water slide). Watermelon provided by Allison Pflaum, Hays Home Team.

• As I always mention.... check your irrigation systems. This will be the time when "smart watering" will be the most effective watering. A system in shambles will be problematic. • Speaking of water....be sure to check your municipality water schedules. Heavy spring

rains are not significant to sustain water if your dependent of water sources such as recharge zones. Some cities are already planning water schedules, so check yours to make sure you're being compliant. • Typically we feed our turf and plants in June. Be wise and use a fertilizer that is slow released and will not burn your plants. There are a lot of great organic fertilizers out there but again, follow directions for application. Never over apply and time your application with your next watering cycle. • Keep an eye on your turf. Insects start becoming aggressive when your turf goes under stress from high temperatures. Monitor and apply insecticides only when a pest is visible.

PLUM CREEK POST CURB APPEAL Spring is here. The days are longer and the temperature is still mild. It is time to get out there into the yard and tackle those lawn, tree and garden projects. Every home in Plum Creek is required to maintain a well-trimmed lawn, trees and shrubbery. Every yard should be weed free including those sidewalk cracks. Trees must be 7' above the sidewalk, 14' above the street and 6' above the yard. Getting a healthy yard and garden isn't rocket science but it does take time, patience and correct information. There are lots of instructive websites out there or contact our very own Garden Committee. If do-it -yourself is not your thing try hiring a local teenager from Nextdoor.com. Also, there are many affordable local landscape companies.

Volunteer for an Association Committee Committees are an important part of association operations, providing valuable advice to the board. The association just would not be what it is without our active and effective committees. They deserve our sincerest thanks. To be successful, our association needs fresh ideas and additional resident involvement in our committees; so we’d like your help on one of our committees. Committees give the board a way to gather information, offer new ideas and opinions and provide a training ground for future board members. All committees are advisory unless given specific decisionmaking authority by the board or CC&Rs. The board provides each committee with a job description, goals, and mission statement to help it succeed as a community resource. Our association can have several types of committees: • Administrative committees, like the architectural review committee, are set out in the association’s bylaws and CC&Rs. This is ongoing and permanent, often having clearly defined power and authority. • Standing committees, such as the gardening, welcome, safety, pool, dog park, and recreation committees, are established by the board for an ongoing and specific purpose. • Ad-hoc committees, are established by the board for specific projects or tasks. When the task is complete, the committee is disbanded. So if you thinking about running for the board, but first want to learn a little more about association operations, or if you’d like to contribute to your community or just want to get out and meet neighbors, volunteer for a committee. Plum Creek HOA Onsite Office Moving Locations in July! The Plum Creek HOA onsite office will be moving to a new office in July. We will still be near the neighborhood. The new onsite office address will be announced closer to the date of the move to limit confusion. Payment options are located three locations for owners to access: Townsq.io > Login, top right> you’ll need your account number and mailing zip code to create an account. www.goodwintx.com > Select Make a Payment at the top www.plumcreektxhoa.com > Login and select Community Pages> Payment Information Owners are mailed a quarterly billing statement. This statement will contain Ways to Pay. If you have not received a mailed billing statement in 2021, your mailing address may not be updated. How to update your mailing address- send an email to: pcoffice@ goodwintx.com or info@goodwintx.com The HOA onsite office does not process assessment payments. Payments are processed through the payment options provided by Goodwin & Company Management. Pool Keys and Rec Tags: We recommend requesting pool keys and rec tags by July 2nd and hope to resume pool key rec tag distribution by the 3rd week in July. We provide an Online Form that Owners and Tenants can complete to request a pool key card or rec tag. PLUM CREEK POST Important Information for Landlords If you are an owner who leases your unit, we’d like to make the leasing experience successful and positive for everyone by informing you of your responsibilities. This will help preserve your property value specifically and maintain the association’s property value in general. Your tenants may not be familiar with common-interest community living. Please take a few minutes to explain to them that living in a community association is very different from living in a rental apartment community. Specifically, your tenants, like all residents, are subject to the rules and regulations of the association, and it’s up to you to educate them and see that they comply. The association will assist you in this area, but the responsibility lies with you. We recommend you provide your tenants with written copies of all policies and rules and advise them on the proper use of the association’s facilities. You can obtain copies of these and other useful documents from the manager or on the Plum Creek resident website. We strongly recommend that you have a written lease agreement with your tenant. As a lessor (landlord) of a home in a community association, the lease you use must require tenants to comply with the association’s governing documents. In the event your tenant fails to comply with these documents, including the bylaws, or its rules and regulations, a representative of the association will mail a compliance notice to the mailing address on record in an attempt to remedy the problem. The association distributes pertinent information through the monthly newsletter and the Plum Creek resident website: www. plumcreektxhoa.com. Newsletters are mailed to the Plum Creek address. The resident website contains copies of the governing documents. The tenant can access the resident side of the website after they provide a copy of the current lease to the Plum Creek HOA office. Additionally, the Plum Creek HOA office emails a Weekly eNews to residents who have opted into receiving the eNews. This is another method used to keep residents informed of HOA events and policies. Follow these simple steps and you, the tenants and the association will all have a positive community association living experience: • Provide your tenants with copies of association rules. • Educate tenants about the need to follow association rules, and see that they comply. • Advise tenants on the proper use of association facilities. • Use a written lease agreement. • Make sure your lease requires tenants to comply with all association governing documents. • Provide the association with contact and lease information for your tenants. You should receive these by the 10th of each month. Speak to your local mail carrier about the delivery of the newsletter. 2. Check the Plum Creek website in the Resource Center for an electronic copy. 3. Contact the Plum Creek HOA office and request for an electronic copy to be emailed to you. 4. Check the newsletter editor's website for an electronic copy. • If you are asked to pull over during a traffic stop, and you feel the officer may be an impersonator, you may call 911 to verify an officer is asking you to pull over. A 911 operator will advise you on where to pull over. Turn on your hazard lights and look for a well-lit and safe exit. • Write down serial numbers and take pictures of all your valuable household items. If your items are stolen and then retrieved by law enforcement, serial numbers will help to identify the rightful owners of items which can then be used as evidence. • To help prevent car burglaries, please lock your car doors and park in your garage if possible. And please remove valuables from your car at night. This includes guns, electronics, merchandise, etc. • Keep the outside of your homes well-lit and trim bushes under windows. Try to keep a clear view of your property and eliminate places where someone may hide. • Install a good video alarm system. Look for a system that takes high quality video during the day and during the night. Look into video door bells as well. • Install an ANSI level III deadbolt and door handles sets to make it harder for burglars to pick your door locks. • All solicitors need a valid CoK permit. Call KPD if you feel suspicious of a solicitor. • Many of the car burglary crime sprees are committed by a group of criminal juveniles, who are repeat offenders. It is important to know your neighbors, so that you can more easily identify people who may be up to nefarious activity. • If you see suspicious activity, please call KPD.
