Summer greetings Summerwood neighbors! We sincerely hope that as we emerge from the necessary constraints of the COVID-19 pandemic, you are enjoying the many amenities of our community. Over the past years you have spoken loudly in a myriad of ways on community issues; we heard you – we thank you! The Summerwood HOA Board of Directors (BOD) strive to be fiscally responsible and accountable while meeting the needs of the community. We value integrity, recognition of the value of our community, and the delivery of timely, efficient, and results orientated management of Summerwood. As such and after careful consideration, the BOD has voted to contract with Chaparral Management Company, an Accredited Association Management Company to meet the management needs of the community. Chaparral will assume the role of property manager on August 1st, 2021. Chaparral is proud of its elite group of employees; among which, the majority hold the PCAM, the highest credential in the HOA management industry. Employees have won multiple industry awards to include Manager of the Year and Newcomer Manager of the Year. In addition, some managers have served as President of local chapters of CAI, the industry’s trade group. Most importantly, Chaparral has been recognized for its exemplary customer service through timely responses, excellent communication, and genuine interest in, and respect for the communities they serve. An anecdote that speaks volumes is the fact that the company representative, prior to any contractual obligation, noted trash in the community and proceeded to pick up and dispose of the trash. This is a company that will represent the interest of Summerwood. Please join the BOD in welcoming Chaparral Management Company to the Summerwood Community. We look forward to a mutually beneficial partnership with the company. It is our belief that homeowners will see a greater level of responsiveness in the level of service and collaboration in the overall maintenance of our community. 2) What should I do if I have automatic drafts taken from my bank account to cover my assessment payment? After August 1, please stay tuned for the updated contact information for the new property management company. 3) Will there be additional information forthcoming? Additional information will be shared with homeowners. Please watch your email inbox as well as other forms of communication. If you have not already done so, please subscribe to www. Summerwoodlife.com 4) How will additional information be communicated? Via the www.Summerwoodlife.com website, email, USPS mail and on the Summerwood HOA private Facebook group. In addition, Chaparral Management Company will communicate directly with homeowners to provide an introduction and information. 5) How do I contact the new Management company or report a maintenance issue? Please look for an upcoming communication with contact information regarding Chaparral Management Company. 6) Will the onsite hours or days of operation change? Will we continue to have an Onsite manager? We will continue with the current onsite office hours. There will be an onsite office manager. As we work through the transition and onboarding process, any change and interruption of regular office hours will be communicated if necessary. 7) Will the rental of the clubhouse be affected? What happens if I need to reserve or cancel a reservation? The process for clubhouse rental remains the same. You would still complete the appropriate paperwork and work with the property management company to secure the date requested. 8) Will my Association dues increase due to the change in Management companies? Yearly assessments are set based on the expenses of the community. Budget planning for 2022 will begin shortly. At this point in time, we do not anticipate yearly dues being impacted by the change in property management companies. 9) Will I receive community updates if I don’t register on the Summerwoodlife.com website? www.Summerwoodlife.com will continue to be the primary vehicle for communication with homeowners for updates etc. There will also be communication from Chaparral Management Company via email and USPS. Greetings from your new chairman for The Summerwood Crime Watch Committee. My name is Scott Stein, a new resident to Summerwood in 2020 just as Covid-19 was locking everything down. My family and I are excited to be part of this beautiful community. I am a retired Fire Captain/Paramedic from Florida and an old U.S. Marine. Neighborhood security and crime watch is a committee tasked with making recommendations for improved security and acting as a liaison with our local Constables. As the chairman of this committee, I want to convey my desire to make OUR neighborhood a safer, more enjoyable community. This can be accomplished by each resident taking their personal security seriously. Small, individual acts every day can make our neighborhood safer. Law enforcement can only do so much. It is our responsibility to assist and be the eyes and ears for them. As this is my first time submitting an article for the monthly newsletter, I want to share a few suggestions: 1) Be an active participant in your security. Help law enforcement do their job. 2) Keep the area around your home tidy and well lit makes it harder for someone to hide and do you harm. 3) Ensure your house number is well lit and easily visible from the street. This allows public safety personnel to find your property quickly in case of an emergency. 4) Meet your neighbors and communicate with them; build relationships. We all quickly learned during the winter storm that by working together we can help those in need. These bonds help make our community a better, safer neighborhood. 5) Area lighting of your home can discourage intruders and protect your belongings. Lighting your home in front and back helps to protect both your belongings and your neighbors'. 6) Each month, the community hosts events. Come out and meet your neighbors! These events are great ways to improve OUR community. 7) Ensure your vehicles are locked. Vehicle theft is a common problem, and the best defense is a locked vehicle. Let us not make it easy for thieves. I will add tips to this list of things to consider improving our safety. Safety is our responsibility as well as the Constables and all law enforcement. Together we can make the Summerwood Community Association a safer place to live and enjoy. Scott E.
