NOTICE: 2022 Annual Dues Invoices Have Been Mailed In October, the Briarhills POA Board of Directors voted to increase annual dues for 2022. The annual dues for 2022 are $916. Annual statements were mailed to property owners recently. If you do not receive your statement in the mail by December 15th, please email the BPOA Office at officemanager@briarhillspoa. org and request another copy. We strongly encourage residents to pay their dues online. When paying online, you will receive a payment confirmation by email which serves as your receipt and eliminates any question as to whether the BPOA received your payment on time. Instructions for paying online can be found on your account statement. There is no fee to pay online by e-check. Remember, payments are due by January 1st and will be considered late if payment is not received by February 28th.

Fall Gardening Day A cold front had just moved through, and the morning of Saturday, October 16th felt cool and refreshing in our community garden at the clubhouse. That morning, volunteers trickled in with gloves in hand and eager to help. At peak times we had 45 volunteers with 90 busy hands getting the garden ready for fall. Kids pulled weeds, recreated a flowerbed, and planted a pomegranate tree. Adults trimmed the roses on the patio and cut back the big, healthy prairie grasses along the pool fence. We spread four cubic yards of mulch together. After two hours, we sowed new wildflower seeds and planted some lovely, pink blooming mulley grasses. After all of our hard work, we feasted on donated treats, kolaches and cookies. Many hands can accomplish so much in a short time, and our community is thankful for everyone who came to help. It was great fun to work together in the laugh filled garden with our neighbors, and we are looking forward to the next opportunity in the spring! With best wishes for the festive season! Briarhills Fall Campout a Success Thank you to all of the residents who came out to enjoy campfire smores and sleep out under the stars on November 5th. Despite the chilly temperature, the Briarhills Fall Campout was a great success with more than 15 tents in attendance. At the peak of the evening, we had over 100 residents present. A big thank you goes to Constantin Platon for organizing the event and to Jeff Dingler for donating the smores and other snacks. Due to the popularity of the campout, plans are being made to host another one in the spring! Briarhills - December 2021

BRIARHILLS AMENITIES & ELECTRONIC ACCESS CARDS

Available for the use and enjoyment of each resident is the Briarhills POA Recreation Center. The Recreation Center includes four and two-tenths (4.2) acres equipped with a swimming pool for the family, a wading pool for tots, lighted tennis courts, playground equipment, a community clubhouse, basketball court and off-street parking. Electronic access cards are required to access the pool, unisex restroom and tennis courts. Registered property owners and tenants may receive 2 cards per property address. Check the website or contact the POA office to obtain access cards.

SWIMMING POOL The swimming pool is normally open from Memorial Day weekend through the start of school in August, six days a week (Tuesday through Sunday). The pool is staffed with certified lifeguards during swim season and maintained by a reputable pool management company.

TENNIS

BRIARHILLS COMMUNITY CENTER

The Briarhills Community Center may be reserved by residents for private events. Check the website or contact the POA office to make a reservation.

MONTHLY BOARD MEETINGS

The BPOA board meets at the Briarhills Community Center on the second Monday of every month at 6:30 p.m. Residents are invited to attend these meeting where the board will discuss and make decisions on issues that will impact the Briarhills POA community.

POA MAINTENANCE FEES

Invoices for BPOA dues are mailed in early December. Please contact the POA office if you do not receive your invoice by December 15. Non-receipt of the invoice does not preclude payment of the dues.

BRIARHILLS We know property owners do not like to receive Deed Restriction Notices. We also do not like to send them! Every letter costs the POA money. Help us cut down on deed restriction notices by checking over your property for the most common violations listed below:

Please look over the exterior of your home. Is the paint chipping or fading? If so, it is probably time for a fresh coat of paint. Does the exterior of your home have black mildew on the brick, siding, chimney, mailbox or garage? What about your driveway and sidewalk, are they dirty and dingy looking too? If so, the exterior of your home could use a good power washing. Do you have a tiled roof that is dirty and needs cleaning? If so, now is a good time to have your roof professionally cleaned. Are your gutters full of leaves and pine needles? Are your gutters sagging or pulling away from the trim of your home? Please maintain your gutters so that they work properly and do not become an eye sore. Please look over your home’s mailbox. Is the post of your mailbox straight or is it leaning? If it is leaning, deteriorating, rusting or not strongly secured now is the time to repair or replace it. What about your actual mailbox? Is it dented, faded, rusted or not properly attached to the post? If so, please replace it with a new one. Is your house number on your mailbox, home and/or at the curb missing numbers? If so, please replace them. Please look over your home’s landscaping. Is your front yard full of leaves, branches and other yard clippings? Do your bushes and trees need trimming? Please maintain your yard throughout the winter months even when it may not need mowing. Yards must stay neat and attractive! Please inspect wooden fences and repair missing or broken fence pickets. If your fence is painted or stained, be sure it still looks good and doesn’t need a new coat of paint or stain. Are the sidewalks in front of your home full of mud? Please clear and keep our sidewalks walkable! Please review your home’s trash and recycling. On collection days do you bring your trash and recycling containers in promptly? Trash cans must be collected timely and stored away from street view. Trash and recycling containers should not be left out at the curb or stored on your driveway. Please do your part to keep Briarhills Beautiful! Thank you!

The Need for Trees

Did you know that the Briarhills POA requires each property to have trees in their yard? “The Owner of each lot, as a minimum, shall spot sod or sprig with grass the area between his Living Unit and the curb line(s) of the abutting street(s), and shall plant in the same area at least two trees, each having a minimum diameter of three inches (3”) at a height twelve inches (12”) above finish grade. The grass and trees shall be of a type and within standards prescribed by the Architectural Control Committee, and such Committee’s approval of the proposed locations of the trees shall be obtained before they are planted. “ (Briarhills Deed Restrictions #22) According to the Houston Area Urban Forestry Council’s Tree Planting Guide, “mid-November to late-February is the best time to plant trees in the Houston area.” The following trees (from the City of Houston Tree Ordinance List) are deemed acceptable: • Elm varieties (Winged, American, Allee, Drake, Chinese, or Cedar) • Oak varieties (Nuttall, Camby, Willow, Monterray, Loquat Leaf, Shumard, Post, Water, Chinkapin, Swamp Chestnut, Bur, Overcup, Laurel, Southern Red, Texas Red, Bigelow, Lacey, White, Sawtooth, or Live) • Hawthorn varieties (Parsley or Pasture) • Maple varieties (Texas Sugar, Chalk, or Red) • Holly varieties (Dahoon, Possum-haw, Yaupon, American, East Palatka, or Savannah) • Cypress varieties (Bald or Montezuma) • Hickory varieties (Bitternut, Mockernut, or Black) • Ash varieties (Texas, White, or Green) • Persimmon varieties (Texas or Eastern) • Pine varieties (Lolbolly, Longleaf, or Spruce) • Gum varieties (Sweet or Black) • Tupelo varieties (Swamp or Water) • Crape Myrtle varieties (Fantasy or Natchez) • Laurel varieties (Texas Mountain or Cherry) • Magnolia varieties (Southern or Sweetbay)Other varieties (Bradford Pear, Mexican Plum, Mesquite, Waxmyrtle, Black Walnut, Pecan, Ginko, Mexican Sycamore, Catalpa, Eastern Red Cedar, Tulip, Dawn Redwood, Japanese Zelkova, Wholly bucket, Anacua, Chinese Pistache, Black Cherry, Basswood, Mexican Buckeye, Western Soapberry, Eve’s Necklace, Carolina Buckthorn, Parrotia, Retama, Eastern Hophorn Bean, Southern Crabapple, Golden-rain, Two-winged Silverbell, Mayhaw, Smoke, Fringe, Chinese Fringe, Eastern Redbud, American Hornbeam, River Birtch, Wright Acacia, Rusty Blackhaw) Copyright © 2021 Peel, Inc.
