Board Message Thank you to all homeowners who attended the Zoom Annual Meeting on Sunday, January 30. The meeting featured a recap of 2021 and a look ahead to 2022 by Board President Denise Hogan, and a review of our excellent financial condition by Board Treasurer Jim Lloyd. The highlight of the meeting was a presentation by three important speakers: Jonathan Coon, owner of the 144-acre Camelback property across Loop 360 off Bridgepoint Drive; Lucas Short, Project Manager for Texas Department of Transportation in charge of the Loop 360 changes for Courtyard Drive and all other intersections; and Alison Alter, District 10 City Council representative. We appreciate these busy folks taking the time to update us on issues that affect us now and will have an impact in the future.

In that light, the HOA Board of Directors is considering a plan to return some or all of the Compliance process to Goodwin Management. Residents should know that the courtesy email that currently comes from a Board member or Compliance Committee representative will likely be coming from Goodwin in the near future. Only after the resident has been given the appropriate time to resolve any compliance issue will enforcement emails be issued. You may also review the ECC Guidelines & the Courtyard Declaration on the same website and location to refresh your knowledge of requirements.
We know you have all had many, many reminders, and here’s one more: the annual assessment of $315 was due by January 31, so if you have NOT YET paid your annual assessment, please contact Marilyn Childress immediately at Marilyn. Childress@GoodwinTX.com, or by phone at 512-750-2883. Our goal is NO LATE fees this year and everyone paid up on time!
It i s n o r m a l a n d c u s t o m a r y t h a t the Compliance function in managed Homeowner Associations be carried out by the management company, and Goodwin Management has performed this function for the Courtyard in years past. We look forward to giving our neighborhood volunteers the opportunity to focus on community projects and events, rather than the day-today jobs of HOA management. If you have any questions about this process and how it might work, please contact any Board member or Marilyn Childress.
As we look forward into 2022, we know that construction is expected to begin soon on the Camelback property, and that the property will be primarily a high-end Four Seasons Condominium community with related amenities. COURTYARD BOOK CLUB Tuesday, March 1, 2022
What do Babe Ruth, Charles Lindbergh, a famous flag pole sitter, and Al Jolson’s The Jazz Singer have in common? They were all part of the story of America’s summer of 1927. One Summer: America 1927 by Bill Bryson tells those stories and more about how America captured the world’s attention with bravery, daring, disaster, scandal, sports and more. The nonfiction book will be the subject of the Courtyard Book Club’s March 1 meeting that begins at 1 p.m. While the book is a work of nonfiction, it is told by an accomplished storyteller in Bryson, who makes mere biography and facts come alive through his memorable style. The Courtyard Book Club usually meets at the home of its chair, Lou Blemaster, 5612 N. Scout Island Circle, at 1 p.m. the first Tuesday of each month. Depending on the Covid situation, the March meeting might be by Zoom rather than in-person, so please check your email for particulars about the meeting. Even those who haven’t read the monthly book are welcomed to join your neighbors for some interesting discussion. A REMINDER TO ALL RESIDENTS:
FIRE SAFETY COMMITTEE
The leaves continue to fall! As we are all cleaning up our yards, please remind your yard crews: NO YARD WASTE should be left in the street or piled along the curbs. Any yard debris should be swept and bagged for collection. Help keep Bull Creek free and clear of leaf litter. DO NOT allow your leaves to accumulate along your curb, as all of this debris will be deposited into Bull Creek through the storm drains. Leaf litter can build up in Bull Creek causing a vegetative sludge and hampering recreation. It may also serve as a breeding ground for mosquitos.
Hopefully each of us in the Courtyard Community enjoyed the holidays and entered 2022 happy and healthy.
Please trim back any plants, bushes or trees that cover the sidewalk – especially those at eye level. The City of Austin collects yard trimmings curbside each week. Please place your lawn and garden waste in your green compost bin or in city-approved yard waste bags. Yard waste bags are available for purchase at area grocery and home improvement stores. Thank you!
As we encounter February we should take some precautions just in case we have a repeat of 2021. Fireplaces and non-electric or gas heaters using flammable fuel must be monitored and used with caution. Fire and CO2 alarms and fire extinguishers should be in place for additional protection. As a reminder, in case of temporary evacuation or relocation, the Red Cross Ready, Set, Go website, (https://www.ready.gov/kit) has recommendations for assembling a basic go-pack of essential items; registering on the Warn Central Texas website (https://warncentraltexas.org) can provide notification when emergencies occur; the Texas Division of Emergency Management website (https://tdem.texas.gov/stear/ is an emergency management resource for individuals with mobility, disability or other issues that make evacuation difficult. Although registering does not guarantee that specific services will be available, it is still a resource. Also as a reminder, despite the cold weather, all the rain and our green Central Texas during much of the year-end into January, there is a consequently greater wildfire risk in the event of drought as the year unfolds. Rain, sunny skies and warming temperatures encourage growth in the woodlands and grasslands with hot dry late spring and summer weather creating greater combustible fuel. We cannot be complacent when it comes to wildfire. Even in December and early January, Texas A&M Forest Service, local fire departments and regional fire services responded to 10 wildfires with over 49,000 acres burned in west and south Texas due to high winds, dry conditions and overgrowth of tall grass, shrubs and mesquite. Think of that as 49,000 football fields.

Although we don’t have acres of tall grass, shrubs and mesquite, we are in the Wildland Urban Interface (WUI), densely packed together with ground vegetation, undergrowth, trees and houses right next to one another. The Texas A&M Forest Service wildfire risk assessment for the Courtyard community determined that we are in a highrisk area, and there are actions and opportunities we should take advantage of to reduce wildfire risk to our homes. These include: Obtaining a Home Ignition Zone (HIZ) evaluation to determine how best to defend each home against “ember intrusion” the most likely source of ignition that could destroy a house. Creating a “defensible space” around homes of at least 30 feet in response to findings from the evaluation. Managing vegetation and reducing potential fuel sources in our common areas.
