2022 Annual Meeting, Election & Overall Accomplishments and Ongoing Projects Update

Dear Steiner Ranch Master Association (SRMA) Residents, Hope everyone is having a great start to the Summer. I am writing to you today to remind you of the upcoming SRMA Annual Board Meeting and Election and to reflect on the SRMA accomplishments over the past years and areas for improvement and upcoming community enhancement initiatives.

ANNUAL MEETING & ELECTION The 2022 SRMA Homeowners Annual Meeting and Directors Election are scheduled for Tuesday, June 21st beginning at 6:30 pm till 8:00 pm at the Towne Square Community Center (in person and Zoom). Please participate in the elections via online voting (which will be open from May 31st through June 19th, 2022) or in person or by proxy. The HOA counsel/attorney will oversee and moderate the end-to-end process, and election results will be announced at the Annual Meeting. This year the SRMA has three (3) open Board Director positions: • One At Large (Any SRMA homeowner may run for an At-Large seat on the Board). The At Large position was previously held by Shaun Cranston. Mr. Cranston provided significant leadership and was also instrumental in finalizing the new TDS contract and securing the construction team for Towne Square 2.0. • District 3 (Lakewood Hills, Las Brisas, Summer Vista, Savannah Point, Rio Mesa, Savannah, and The Fairways). Currently, Christina Morales has held the District 3 director seat and served for five years. She has been an integral part of the significant advances, particularly in updating our landscaping and amenities, including the dog park. We appreciate her significant contributions and wish her all the best in her future endeavors. • District 4 (Belcara, The Bluffs, Emerald Ridge, The Grove, Mediterra, Monterey, Palisades, Santaluz, Sierra Vista, Tierra Grande), incumbent director Mr. Garriss is running for this seat. During his term, Jonathan Garriss has provided significant thought leadership and has been deeply involved in several aspects of community governance, operations, and various key projects (landscape, dog park, Lake Club, Towne Square 2.0 planning). The current candidates running for the Board Election are: - Distict 3: Greg Kayne - District 4: Jonathan Garriss - At Large: Joe Ianello and Amy Yukich For more info, please visit: http://steinerranchhoa.org/sub_category_list.asp?category=85&title=2 022+SRMA+Election+Candidates My sincere thanks go to the GrandManors staff, committee volunteers, and the SRMA Board of Directors (Chris Langevin, Christina Morales, Jonathan Garriss, Shaun Cranston, Lawrence Spinetta, and Dr. Raj Singh) for their thankless service in developing the SRMA vision, strategy, and continue to execute it to date. COLLECTIVE ACCOMPLISHMENTS The significant accomplishments from the past four years (2018-2022 since the transition from self-managed to GrandManors) are testament to the GrandManors HOA staff and all Board and Committee volunteers’ dedication and service to our Community. Some of the highlights are: • Developed vision, mission, and core values for the HOA in 2018. • Transitioned from self-managed to GrandManors Professional Management in September 2018. The resulting automation, integrated software systems, and operational efficiencies helped the Association save approximately $450,000 annually, which has been funneled to various projects landscape, new amenities, parks, safety, and traffic. • Implemented process controls to improve financial governance and accountability in day-to-day operations. • Bylaws revised to 3-years terms for the Board of Directors to ensure the stability of the Board. • Updated bylaws to ensure there is no hung Board (3/3) via automatic elections within 60 days if Board cannot appoint a vacant seat (created either by resignation or removal). • Implemented Board Code of Conduct to improve Board governance and management.
