A
n elegant condominium in a wonderful location on the Flat of Beacon Hill is brand new to the market, and Andrew Friedland of ReMax/Destiny has listed No. 51 at 80 Beacon St. for $875,000. The two-bedroom residence is one of 10 in the six-story red brick building, which features arches, columns, pilasters and cast iron grillwork. Various public records say that the building was constructed in 1848 or in 1899, but the Hampshire House in the same block was built in 1910. Continued on page 18

T
he Modern, the most recent arrival in South End loft living, is getting ready to welcome its first residents. A little more than a year ago, the 25-unit development at 255 Northampton St. existed primarily on construction plans and in the imaginations of its developers, PEG Properties and New Boston Ventures, whose previous projects include the Allen House and Dover Lofts. The fully realized version is a handsome six-story building, designed by the architectural firm of Domenech, Hicks & Krockmalnic of Boston. Interior spaces are the work of awardwinning Boston designer Dennis Duffy. Exclusive marketing agents are David Crowley, Jamie Curtis, Rob Kilgore and Ricardo H. Rodriguez of Coldwell Banker Residential Brokerage. Prices range from $469,000 for an 845-square-foot, one-bedroom, one-bath unit to $765,000 for a 1,336square-foot, two-bedroom, one-bath unit with city views. Sixty percent of the lofts, including three live-work spaces for artists, have already been sold. The first floor of The Modern houses the lobby and the garage where tandem lift parking spaces are being sold separately. The second through sixth floors contain the residences, with
five units on each of the first three levels, four on the fifth floor, and four penthouses on the sixth floor. It would be possible to combine two of the penthouses for a much larger unit, and there are other possibilities for combining units throughout the building. The condominiums here are fully built out with state-of-the-art kitchens and excellent storage space. Most of them have one bedroom; all have one bath. Many have a private balcony and soon, a Zen garden will be created on the spectacular common roof deck. In the lobby, and in all of the building’s common spaces, Duffy has used warm, inviting colors like burgundy and mustard. Natural slate tile and striped carpeting are on the floors, and the textured walls are a signature Duffy touch. In the units themselves, Duffy also designed the kitchens and baths. A model has been created in Unit 502, a two-bedroom home, and young Boston designers Dustin Rock Axtman of Rock Axtman Design and Elyse Smith of Elyse Smith Interiors have collaborated to furnish it. “We asked them to maintain a subdued and sophisticated palette and also to create an interior that is functional,” says Coldwell Banker’s Rodriguez. oston’s South End continues to evolve as one of the most desirable neighborhoods in the city. The intersection of Berkley and Tremont streets has changed dramatically in the last decade, with the resurgence of local theatre, restaurants and new and renovated homes. Atelier | 505, a high-end residential development that combines luxurious condominiums with retail and cultural space, has been a corner-
stone of the area’s urban renewal success. Stephen Cohen of Keller Williams Realty Boston – Metro has listed a second floor corner unit for $1.599 million. “The property offers a combination of high-end New York-style building conveniences in the middle of Boston’s urban village,” said Cohen, adding that the staff is very attentive, including a top-notch concierge and doorman. “It also has corner exposures, high ceilings and unique

place that is elegant, modern and a little edgy.” The combination of unique pieces like a sculptural Roto-tiller blade with antiques and more modern furniture achieves that goal. “Some of the people who will live here are accustomed to more traditional homes, and we wanted to show how they could use their own furnishings in a contemporary way,” adds Smith. The designers also made an effort to use South End vendors for this project. “We think it’s great for people to know where they can go to find things,” they said. In Unit 502, the kitchen and bathroom are near the interior front door, and the open dining and living spaces take advantage of the floor-to-ceiling windows at the front of the home. The kitchen is really lovely. Duffy has used Carrara marble for both the island and the counters on the back wall. The island is fronted with brushed steel panels. Glassfronted Thermofoil cabinets with a soft metallic finish and the EcoResin backsplash in a complementary blue-gray combine with the pale marble to brighten up the entire rear corner of the room. The stainless steel appliances are all by Amana and include a gas stove, refrigerator, microwave and dishwasher. In addition to the furnishings in the living and dining areas, Axtman and Smith have defined the space through the use of color and texture. For example, two quite different area rugs on the polished concrete floor differentiate the dining room from the living room. To help maintain the open feeling of a loft, fabric curtains have been used in place of doors to the two bedrooms. While both of these rooms are bright, the front room features a floor-to-ceiling window. The closet space is excellent. In the bathroom, the wall above the long limestone vanity is mir-
