Excavation work to start for 37 lofts at The Modern 2.0
E
xcavation was expected to begin this week on the second phase of The Modern in the South End/Lower Roxbury neighborhood. To be called The Modern 2.0, the six-story complex with a “skyhouse” at 265 Northampton St., designed by DHK/Domenech, Hicks & Krolmalnic, will comprise 37 loftlike condominiums, mostly two-bedroom units. This will be one of the first new condo projects in the South End since 700 Harrison Ave. was constructed. The Modern 2.0 will be completed in a year. Seven of the homes will be artists’ live/work spaces, and four of those will be duplexes, with work and gallery space on the street level and living space on the upper floor, according to David Goldman of New Boston Ventures. PEG Properties + Design is teamed up with New Boston Ventures. Ricardo Rodriguez of Coldwell Banker Residential Brokerage, who will be marketing the homes, said that the one-bedroom units would have one bath and the two-bedroom condos, one-and-a-half baths. Prices will start in the high $300,000s, said Goldman. The size of the lofts will range from about 850 to less than 1,300 square feet, said Rodriguez.
Many of the condos will have private outdoor space of the living area, and the roof deck will join that of 255 Northampton to create one of the largest roof decks in the city. Approximately 3,400 square feet, the deck will have an outdoor kitchen with a gas grill and a bath. The rooftop landscaping will include a Zen garden and drought-resistant plantings. “The market is ready,” said Goldman. Danvers Savings Bank, which financed Dover Lofts on East Berkeley St. several years ago (and is another New Boston Ventures development), is providing the financing. Goldman said The Modern 2.0 addresses the demand for more two-bedroom units. Contemporary finishes will be similar to those in The Modern, but with a more subdued palette of whites and grays. The kitchens will be sleek with stainless steel appliances and stone counters. The floors in the upper units will have hardwood floors, but the first and second floors above the street-level garage will be poured concrete, which is more appropriate for artists’spaces. The Modern next door has 25 lofts, three of which are artist live/work condos, and garage parking. It was completed in 2007. Its location between Columbus Avenue and Tremont Street is close to cultural, academic and medical institutions and has easy access to the MBTA’s Orange Line at Massachusetts Avenue and the Green Line at Symphony Hall.
