Vice President & Brokerage Manager The real estate market in the Wine Country continued to be strong as we moved into the second quarter of 2021 with metrics in every region showing strong, positive gains. The pandemic prompted lifestyle change for many, and Napa and Sonoma Counties continue to be desirable destinations for people seeking a combination of services, amenities, natural beauty, and a commutable distance to the greater Bay Area. This trend is driving the Wine Country real estate market as locals and outsiders alike seek a “new normal” work/life balance. According to the Bay Area Real Estate Information Services (BAREIS), there was a significant increase in sales activity of single-family homes in Napa County in Q2 2021 compared to Q2 2020. In the City of Napa, there was a 101% increase in number of units sold to 287 units, a 12% increase in average sales price to $1.2M, and a 113% increase in total sales volume to $355M. In the St. Helena/Yountville market, there was a 117% increase in total number of units sold to 26 units, a 14% decrease in the average sales price to $2.5M, and an 86% increase in total sales volume to $65M. Sonoma County also showed strong activity. The Town of Healdsburg saw a 128% increase in units sold to 89 units, a 1% decrease in average sales price to $1.6M, and a 125% increase in total sales volume to $142M. The Sonoma Valley saw a 95% increase in units sold to 181 units, a 26% increase in average sales price to $1.6M, and a 145% increase in total sales volume to $292M. The Town of Sebastopol saw a 92% increase in units sold to 98 units, a 14% increase in average sales price to $1.2M, and a 119% increase in total sales volume to $119M. The Sonoma Coast saw a 111% increase in units sold to 35 units, a 44% increase in the average sales price to $1.4M, and a 204% increase in total sales volume to $79M. Overall, Napa County saw a 100% increase sales volume from $255M in Q2 2020 to $510M in Q2 2021 and Sonoma County saw a 151% increase in sales volume from $718M in Q2 2020 to $1.8B in Q2 2021.
