Over time, we’ve seen the good years, and we’ve seen the more challenging years,” said Wiebe. It has been steadier in recent years though. “We see growth but probably not rapid growth … it’s just leveled out. “What’s so unique about the Morden area is that we will have different areas, different clusters of development,” added Wiebe, who noted they are seeing a long time goal come to fruition with the development of the Agassiz Estates area on the west end of Morden with 30 or 40 lots opening up that have potential for features like walkout basements and back yards that can be well treed and green. “There are very unique properties that people can build on.” Another change he has observed is farmland prices have really risen dramatically over the years. “We go west of town, and I remember the days I would sell land at $500 an acre. Now it’s more like $3,900 an acre.” They also do so some property management, and Wiebe said they have seen conditions change as well with rental properties. “Over the last five to seven years, we have had almost a zero vacancy rate but that is changing quite drastically. I think we will see that market probably leveling a bit. There’s more apartments available; people can pick and choose what they like.”

Customer service remains at the heart of the real estate business, but how that business is done has evolved greatly in the last 30 years. The biggest impact of course has come through technology like the Internet, observed Ron Wiebe, who started business in downtown Morden in 1982. “When the sun set, the real estate business didn’t really quit. You had to be there when people wanted to look at homes. We would ask people what they want in a home, then we would line up five or six homes,” he commented. “Now, with the the Internet … people have all the information at their fingertips.” Ron Wiebe Agencies has always been in downtown Morden but in different locations. Originally in a building beside the Royal Bank, across the street the owner of a hardware store that was going to close sold the building. Then came Krahn and Friesen, which needed a bigger building, so they swapped locations. Another major change for the firm was after 15 years of also dealing with general insurance, they sold that portion of the business. Wiebe noted most of their business is residential but they also do farm and commercial. And while Morden is their main market, they also go west to communities like Miami, Darlingford, Manitou and Crystal City. They have seen conditions change drastically in smaller communities like

So much has changed for Don Friesen since he came into the real estate business in Winkler 24 years ago. Having bought Choice Realty in April 1990 from Henry Penner, Friesen recalled that market conditions were drastically different at that time. “We started at the beginning of the recession. It was tough,” Friesen said recently from the realtor’s office on Main Street in Winkler. “The interest rates were high … mortgage rates were hovering probably around 12, 14 per cent at the time. Factories were threatening to shut their doors. It was tough.” Both Friesen and the firm however persevered, and he said it has been a whirlwind over the last 24 years as the business has steadily grown along with Winkler’s growth from town to city status. Now operating with over half a dozen staff, Choice Realty has had to move a few times as it outgrew its various locations – moving from the Southland Mall to Norquay Drive in 1994 and then to its current location on Main St., where it doubled its space about eight years ago. Friesen said they have seen the market not only grow but also change in some ways over the past couple decades as the community has developed. “There’s been so much growth in the surrounding areas, which has kept us very busy,” commented Friesen, who also noted how much the local housing market has stabilized in that time. “As the city has grown, those spikes have leveled off,” he noted.
I TRULY BELIEVE THAT’S WHY WE’VE BEEN SUCCESSFUL. Friesen said that Winkler continues to be the primary market for Choice Realty but their reach extends south to the border, east to Altona, north to Highway 23 and now west to Morden. And the pace of business continues steady. “Year round, there’s always someone looking to move or relocate or upgrade,” said Friesen, who added investment properties have also become a significant market for them now. Condos and rental properties have become a growth area in recent years especially with lower interest rates. They also continue to deal with commercial and industrial properties while they have also been involved in leasing in recent years. Through it all, he said their strength has been that they “have great people working here. “We’ve developed a team-like atmosphere in a straight commission sales world. We have friendly competition in the office but we work as a team. I truly believe that’s why we’ve been successful.”

By Lorne Stelmach Striking out on your own in business can be daunting for many people, but it seemed to be the natural thing to do for Brenda Dyck. The long time Winkler resident sees herself as an entrepreneur at heart. She and her husband have owned a number of businesses, so starting her own firm seemed to just be right for her when she started Westwind Realty in June 2010. And starting up in a growing market like Winkler didn’t dissuade Dyck, who said she doesn’t see other firms as competition because they all work for the community. “I wanted something where I could work from my home,” said Dyck, in explaining her rationale for starting her own company. There are obvious advantages to being home-based including keeping the overhead costs low, but Dyck sees it as being a potential opportunity for others like her. “It’s a good opportunity for others,” said Dyck, who brought John Elias on board and now also has a couple other people working towards joining the company. “We’re looking to expand in the near future.” Dyck said Winkler is a great market that has been growing steadily. “I have built a clientele. I’m no longer going out and searching for work. People are coming to me,” she commented. And there’s always movement in the market, she added. “It is an awesome community. There’s always more opportunity, and
there’s always more development. It never ceases to amaze me how it keeps on growing.” Winkler is her primary market, but she also gets clients in nearby communities such as Lowe Farm, Roland and Plum Coulee. “I like to stay local because I’m more familiar with the area,” said Dyck. “We lived in the country … so I know about that market as well. We’ve also owned our own businesses before and sold our own businesses, so that gives us quite a bit of background knowledge.” Dyck agreed that immigration has been a significant factor in the market although “it has trailed off somewhat … but they’re still coming in. “I think there always will be. We’re not going to have the huge impact like we had here a number of years ago, but I don’t think it will stop. They’re coming all the time … just not in crowds.” In the end, what matters most to Dyck is the people who they serve. And, for her personally, she is thankful for what this has provided for her. “I’m just very thankful. I don’t want to take for granted,” said Dyck, noting her battle with cancer in 1999. And she encourages others to step out in faith and pursue their dreams. “Whatever you desire to do, just move forward and try it. If you’ve never tried what you would like to do because you think you can’t, how will you ever know?”

I love people and enjoy working with them. After enjoying about 20 years in the agriculture retail business, the opportunity presented itself to become involved in the real estate industry. It was fitting to open an office in Morden since she has lived in and around Morden for nearly 30 years and has a passion for Morden and its history and character. He noted they can be dealing with potentially a total market area of around 40,000 both urban and rural combined. “Our main market is within a 20 mile radius … our main focus is Winkler and the RM of Stanley,” he said. “It’s a good market. There’s still people looking all the time. The size of the city, the size of the area, there’s constant movement … either you’re upgrading or moving across or in town … retirees are moving.” There are many factors that drive the market including a solid industrial base and growing commercial sector, said Reimer. “The big thing is the industries in Winkler and Morden are so strong.” Immigration has also been a factor as well though that has slowed. “The last little while has been quieter. There were a lot of rural sales at the time … about five years ago.” Prospects for the area in general are good though. “The city is expanding to the west again. There’s going to be more lots for sale, more homes being built. And the commercial, in the north end, is starting to kick in a little more. “I think it’s going to be good, as long as interest rates stay down … it’s a really good marketplace.” And for Crocus, he noted they have the benefit of having possibly the most experienced firm in the area with over a 100 years of combined experience and who know the area well. “There’s lots of experience … good people who will work hard for you.”
Real Estate
It’s obvious that the area’s real estate market has grown in recent years with the pace of development across the south central region of the province. Randy Reimer though still pauses to think how much it has changed in a relatively short span of time especially in the Winkler area. “When I sold my first $100,000 house, I thought ‘that is insane’,” commented Reimer, who is part of a team of nine realtors at Crocus Real Estate in Winkler. “Now it’s you can’t look at a $100,000 house … now $200,000 is normal. Prices have basically doubled in the last 20 years.” Reimer started in real estate in 1992 then in 1997 had the opportunity to buy Winkler Real Estate. In March of that year, they moved into office space in Crocus Place downtown and changed the name of the company to Crocus Real Estate. They soon outgrew that location however and moved into their own new building on Main St. in 2008. He said the Winkler area is a great, solid market for real estate. “We’ve had lots of good years … the city and the area has grown so much,” said Reimer, who noted they started with three realtors but now have a staff of ten including one administrative position. Their business is primarily residential but they also do commercial and farmland as well as offering an appraisal service.

By Lorne Stelmach Border Real Estate has been serving the area for almost four decades already, and the business continues to expand in the region. Its growth recently saw the firm celebrate the opening of a new Morris location. And that is just one of many signs of Border Real Estate’s well established presence in the local area. These units are pre-selling for September 2014 possession.
